The Advantages of Working with a Real Estate Agent

If you’re thinking about buying or selling a home in Charlotte, NC, one of the most important decisions you’ll make is choosing a real estate agent otherwise you’ll might be a bit confused of how the process goes. 

Here are some reasons why it’s worth it:

  • You’ll save money:
    A real estate agent will take the time to help you find the right house for you, and they’ll make sure you get the best deal possible on the house you intend to purchase or sell.
  • They know the market:
    They’ll be able to tell you about the housing market, likewise can help you determine whether or not now is a good time for you to buy or sell a house.
  • They can negotiate with sellers:
    Most agents have experience negotiating with real estate agents—so they know what it takes to get fair prices when selling their own homes (or those of other people).
  • Use of the MLS.
    Only real estate agents have access to the Multiple Listing Service (MLS), a database of all houses for sale in a certain area. This means that you won’t have access to this important resource once you aren’t working with an agent.
  • They’ll help you save time.
    A competent real estate agent will be able to handle every aspect of the transaction so you can concentrate on your daily activities.
  • They have a group of experts in their network.
    An effective real estate agent will have a network of experts they simultaneously collaborate with, including loan officials, inspectors, contractors, etc.

8 Things to Know About Moving to Charlotte

No doubt, Charlotte, NC  is a fun and exciting place to visit. Whether you’re a sports fan, a history buff, or just looking for a fun night out on the town, Uptown Charlotte has something for everyone. But if you’re planning on relocating to the Queen city, here are 8 things to know about moving to Charlotte, NC and tips on moving to Charlotte NC.

#1 Uptown is downtown.

Uptown Charlotte is the central business district of Charlotte, North Carolina, and is a vibrant and exciting place to visit. The area is home to various attractions, including the NASCAR Hall of Fame, the Mint Museum, and the Levine Museum of the New South. It also has a wide range of restaurants, shops, and entertainment venues. Uptown Charlotte is home to a number of entertainment venues, including Bank of America Stadium (home of the Carolina Panthers NFL team), and Spectrum Center (home of the Charlotte Hornets NBA team). In addition, the area is home to a number of several greenspaces including Romare Bearden Park and the Little Sugar Creek Greenway.

#2 Charlotte is home to many diverse neighborhoods.

Charlotte, North Carolina is a diverse city with a variety of neighborhoods that reflect its cultural and economic diversity. Some of the city’s neighborhoods are more affluent and primarily residential, while others are more urban with a mix of residential, commercial, and industrial areas. Communities in Charlotte known for their diversity include Plaza Midwood, which is home to a mix of professionals, artists, and families. Another diverse neighborhood is NoDa (short for North Davidson), which is known for its arts scene and eclectic mix of residents. The Elizabeth neighborhood has a mix of single-family homes and apartments. And, Dilworth is a residential area with a mix of restaurants, and South End is a more urban neighborhood with a mix of residential and industrial areas.

#3 Charlotte has beautiful lakes.

Lake Norman and Lake Wylie are two popular lakes located in Charlotte, NC. Both lakes are known for their beautiful natural surroundings and offer a variety of recreational activities for residents and visitors. Lake Norman, which is located just north of Charlotte, is the largest man-made lake in the state. It is home to a number of marinas, restaurants, and other amenities. Lake Wylie, which is located just south of Charlotte, is a smaller lake. It is home to a number of parks and recreational areas, as well as several marinas and boat ramps. Both Lake Norman and Lake Wylie are popular destinations for residents and visitors to the Charlotte area. They offer a wide range of recreational activities and amenities. Whether you are looking to relax on the beach, go fishing, or enjoy a day out on the water, these lakes have something for everyone.

#4 Greenways, greenways, and more greenways!

Charlotte has greenways in every pocket of the city and they will all connect by the end of 2023, making for one seamless intracity greenway called the Cross Charlotte Trail (XCLT). These trails are typically located along natural corridors such as rivers, creeks, and abandoned rail lines, and they can be used for activities such as walking, biking, and running. There are several greenways in Charlotte, including the Little Sugar Creek Greenway, which runs through the city’s center and connects several neighborhoods and parks. Other greenways in the city include the McAlpine Creek Greenway, the Stewart Creek Greenway, and the Four Mile Creek Greenway. Greenways in Charlotte are managed by the Charlotte Department of Transportation. They are an essential part of the city’s network of trails and bikeways. They provide residents and visitors with opportunities to enjoy the outdoors and engage in physical activity, and they also serve as essential corridors for wildlife habitat and conservation.

#5 Lots of roads in Charlotte change names.

There are several roads in Charlotte, North Carolina, that change names as they pass through different neighborhoods or jurisdictions. One example is Independence Boulevard, which changes its name to Eastway Drive as it passes through the east side of the city. Other roads in Charlotte that change names include:

  • Fairview Road: Changes to Sardis Road, which turns into Rama Road in the southeastern part of the city
  • Providence Road: Changes to Marvin Road in the southeast part of the city
  • South Boulevard: Changes to Park Road in the South Park neighborhood
  • Beatties Ford Road: Changes to Rozzelles Ferry Road in the northwest part of the city
  • Billy Graham Parkway: Changes to Statesville Road as it passes through the north side of the city
  • Wilkinson Boulevard: Changes to Freedom Drive in the northwest part of the city

It’s important to pay attention to road signs and be aware of these name changes, as they can confuse visitors or newcomers to the city.

#6 Amazing BBQ… Better than Texas or Midwest.

There I said it! Charlotte, North Carolina has a thriving food scene, and BBQ is one of the city’s specialties.

There are several BBQ restaurants in Charlotte that are known for their delicious, slow-smoked meats and flavorful sauces. Some popular BBQ joints in Charlotte include:

  • Midwood Smokehouse, for its award-winning BBQ and craft beers
  • Mac’s Speed Shop, which serves up classic BBQ dishes such as pulled pork and ribs
  • Smokey Joe’s BBQ, which is known for its traditional southern BBQ
  • Sauceman’s BBQ, which serves up a variety of BBQ meats and sides.

In addition to these conventional BBQ restaurants, Charlotte also has a number of newer, more modern. BBQ spots that offer unique twists on classic BBQ dishes. With such a wide range of BBQ options to choose from. there is something for every BBQ lover to enjoy in Charlotte.

#7 Taxes are higher in Charlotte, NC

Charlotte has relatively high property taxes compared to other cities in the state. According to the Tax Foundation, the average effective property tax rate in Charlotte is 1.29%. This is higher than the state average of 0.77%. In addition to property taxes, Charlotte residents also pay state and local sales taxes. The state sales tax rate in North Carolina is 4.75%, and the local sales tax rate in Charlotte is 2.5%, for a total sales tax rate of 7.25%. The state income tax rate in North Carolina ranges from 5.25% to 7.25%, depending on income level. While the tax burden in Charlotte may be higher than in some other cities, it also has a strong economy and a high quality of life, making it an attractive place to live and work.  2023 is a TAX REVALUATION year.  Learn about that here

#8 Charlotte is rapidly growing because everyone is moving here

Charlotte has experienced significant population growth in recent decades. According to data from the U.S. Census Bureau, the population of Charlotte increased by 23% between 2010 and 2020, from 731,424 to 903,393. The city’s population is expected to continue growing in the coming years. Several factors contribute to Charlotte’s growth, including its strong economy, diverse job market, and high quality of life. Charlotte is home to several major corporations and financial institutions, and it has a thriving startup scene and a growing tech sector. The city is also home to several universities and colleges, which helps act a diverse and educated workforce. In addition to its strong economy, Charlotte is known for its attractive natural setting and outdoor recreation opportunities.  Currently, Zillow has CHARLOTTE ranked as the #1 market to watch for 2023.

How to Give Back This Holiday Season in Charlotte, NC

It’s the most wonderful time of the year! The city is lit, the food is decadent, and the parties are fun. But we all know what’s important—enjoying quality time with the people you cherish and helping your community by giving your time, gifts, or donations to those in need. As it is said, it is better to give than receive. And there’s no better time to apply that mantra than during the holiday season. Here’s a list of nonprofits you can support and ideas on how to give back this holiday season in Charlotte, NC.

The Salvation Army

The Salvation Army’s Angel Tree program helps provide Christmas gifts for children in need. You can choose a gift from the Angel Tree registry through a partnership with Walmart and drop off the gift at their Christmas Center located at 2708 Yorkmont Road, Charlotte, NC 28208. Distribution starts on December 16th. And donations are always accepted in lieu of gifts.

The CMPD Explorers

The CMPD Explorers Christmas Project partners with the Salvation Army Christmas Assistance Program to provide Christmas presents for hundreds of children in the Charlotte area. They accept toy donations for children under 14 years old at any Charlotte Fire Station or CMPD office. You can also set up a toy drive at your business, school, or church. Of course, donations are always accepted as well!

Toys for Tots

Toys for Tots makes a huge impact in Charlotte. Last year, they distributed 19,796 toys to children in need. You can request a Toys for Tots box to put in the lobby at your business, school, or church. Or you can find a list of public boxes to donate toys here.

Charlotte Rescue Mission

Charlotte Rescue Mission. This faith-based organization is dedicated to helping people and families impacted by addiction. During the holiday season, Charlotte Rescue Mission accepts money, food, clothes, and medicine donations. They also accept notes of hope and encouragement.

Thompson Child & Family Focus

Thompson Child & Family Focus make the holidays magical for almost 800 children by stuffing their stockings and their hearts. Secret Santa wish lists are available through a Child’s Place, Friends of the Children, Wraparound, and Family partners.

A Roof Above

A Roof Above serves the housing-insecure families of Charlotte. They depend on community donations to help get them through the winter comfortably. They also host a collection drive during the holiday season or you can purchase items from their Amazon Wishlist.

The Harvest Center

The Harvest Center of Charlotte invites families to assist with meal preparation and serving local Charlotteans in need. They encourage you to also sit down, eat and socialize with those you serve to build new friendships and connections. They also welcome volunteers to help with move-in preparations and campus beautification.

Neighborhood Cookie and Hot Cocoa Stand

And, one of my favorites, if you have a little entrepreneurial spirit at home, set up your own cookie and hot cocoa stand with proceeds going to your favorite local charity!

Fireworks All Day, Everyday

Who doesn’t love the beautiful display of colors lighting up the night sky? South Carolina fireworks are some of the best in the country too. Many other states only allow the sale of “safe and sane” fireworks, but South Carolina allows the purchase of any Consumer-class (C-class) fireworks, with a few exceptions. Fireworks are legal to light every day. So, be safe and respectful of your neighbors, and enjoy shooting fireworks all year in South Carolina.

Are you starting to sense a vibe about South Carolinians? Yep, they sure know how to have a good time! Because the state does not operate liquor stores in South Carolina, SC liquor stores can compete, driving down the costs. My personal favorites are the charming beaches surrounding Charleston, SC. Enjoy spending your days on Folly Beach and later eating at some of the finest restaurants in the country in beautiful, historic Charleston, SC.

Lower Taxes

South Carolina enjoys some of the lowest property tax rates of any state. The current tax rate below the NC border is 0.560%, compared to 1.05% in Charlotte’s Mecklenburg county. This difference is a savings of almost $2,000 a year when comparing a $400,000 house in South Carolina vs. Mecklenburg county!

Charlotte is a stone’s throw away from the South Caroline border. South Carolina offers peaceful country living, affordable homes, and cheaper taxes. SIDING – What’s the difference between MASONITE, VINYL, and JAMES HARDIE or fiber cement sidings?

One of the questions I get is “What’s the difference between masonite, vinyl, and James Hardie or fiber cement board?”

Vinyl – it is plastic. What I love about this is it is very easy to pressure wash, and very low maintenance.

 

 

 

 

Masonite – they don’t make this siding anymore. They found overtime that when it gets wet, this happens:

 

 

 

 

 

If you’re keeping up with your masonite siding on an older home, that’s fine. However, you can’t do repairs and get an equal replacement.

For those of you looking to build a home or you’re buying a newer home, you’re only going to see two types of siding: vinyl and fiber cement board.

Fiber cement board has all the benefits of other sidings. Labor costs are higher because it requires more manpower to deliver and install. It could actually be two or three times higher than vinyl siding. It is made of cement, reinforced with cellulose fibers. Its durability is class A1 fire rating; it is impervious to wood boring insects; it does not rot; and has resistance to deterioration from salt and ultraviolet rays.

A guide to all things South End Charlotte

The best breweries, restaurants and more

If you’ve lived in Charlotte for more than a month, chances are, you’ve heard South End is a pretty happening area within our bustling city. If you’re a Charlotte native, you probably still can’t believe how much the area has changed since it was a dead-zone with very little activity just over a decade ago. 

Although this Charlotte hot-spot is full of new and exciting activity, it actually boasts quite the history. For example, in the late 1800’s, a railroad was developed through the heart of South End. You may have seen the remnants of it near Atherton Mill, along today’s light rail tracks. To read more about the history of South End, click here. South End Breweries 

Lenny Boy Brewing

Possibly the best thing about Lenny Boy Brewing is the ample amount of parking space. The brewery right on South Tryon, within a gated parking lot. Most weekends you’ll find a food truck parked outside beside the patio area. In addition to a great beer selection, Lenny Boy also serves Kombucha on tap. 


Suffolk Punch

Suffolk Punch is nestled right along the lightrail at New Bern station. The first thing you’ll notice when you step foot into this brewery is the heaps of greenery hanging from the ceiling. They’ve got a brunch that’s to die for and an outdoor seating area with an extra bar outside. During the winter, they cover the outdoor seating area to keep it heated. If you’re looking for a trendy spot to show off to an out-of-towner, this is it. 


Triple C

Triple C brewery is just up the street from Suffolk Punch. One of Charlotte’s OG breweries, you won’t find many instagram photo-ops, but you will find delicious beer and a laid back crowd. If you ever need an awesome event space, check out their Barrel Room. 

Sycamore Brewing

Sycamore seems to be the spot that all the youngest professionals gravitate to. That being said, it’s always full of adorable dogs. During the summers, Sycamore Brewing hosts Food Truck Friday, so you can find dozens of Charlotte’s best local food trucks in their back lot, right along the light rail. Parking isn’t bad either. You can park along the road or in their designated parking lot. This place is ALWAYS crowded, and for good reason, so get there early if you want to avoid the crowd. 


 

Wooden Robot

If there’s one thing Wooden Robot is best known for, it’s the Good Morning Vietnam beer. Somehow this beer is light and rich at the same time. It’s sweet but refreshing and– just try it for yourself. Actually, Wooden Robot’s entire menu is full of delicious beers you’ll love. The inside can get a little cramped, but they have a great outdoor patio space in the heart of South End as well. 

The Unknown

Another OG Charlotte brewery, the Unknown is tucked away in the Gold District (north-western corner of the South End area.) The Unknown doesn’t seem to get quite as much buzz as the newer South End breweries, making a great getaway spot from the crowds of South End. You’ll love their beers and the fun atmosphere 

 

South End Restaurants

Link & Pin

Lunch, dinner, and weekend brunch. Great place for small plates to share with a group. Brunch options includes chicken and waffles and shimp and grits. Super trendy and instagrammable. 

The Waterman

Newer spot in Sedgefield Harris Teeter plaza. Has an awesome rooftop patio and $1 oyster happy hour. You’ll love the cocktails and appetizer options. 

The Dunavant

$20 steaks and all you can eat fries towards Sycamore brewing. In a renovated warehouse space with tons of character. 

Luna’s Living Kitchen

In the heart of the revamped Atherton Mill shopping center, you can find delicious plant-based options at Luna’s along with lots of good smoothie options. A great place to stop in while shopping at Atherton’s endless array of newly opened shops. Tall windows, exposed brick, natural light, and eclectic furniture. You’ll love this atmosphere!


Mac’s Speed Shop

A South End staple. Great place to get some pulled pork and listen to live music. Open air bar area in the summertime. A little grungier and different from the trendy millennial spots popular to this area.

Callie’s Hot Little Biscuit

Another Charleston restaurant has made its way to Charlotte! This grab-n-go biscuit counter is on Tremont and offers a range of sweet and salty biscuit meals. 

Bang Bang Burger

Might be the best burger in Charlotte. On Tremont next to Zeppelin’s. 

Common Market

Everything from breakfast sandwhiches to candy bars. Stop at Common Market for a midday snack, or beer, or meal. This eclectic market is another South End staple, and the new location on Tremont is bigger and better than ever. 

O-Ku

Charleston concept in Charlotte. Delicious sushi in a fun atmosphere. Great place for a girls night or a date. 

Seoul Food  Meat Company

Unique korean dishes and asian craft beers. Book a private karaoke bar or play one of the many games in the outside area. 


Let’s Meat

From the owners of Seoul Food, this all you can eat asian style BBQ joint let’s you cook your own meat on the tables’ built in burners

Root’s Cafe

Such a cozy little restaurant with delicious and pretty healthy food options! They recently added a patio that makes this the perfect springtime destination for a tasty lunch or brunch. If you’re looking for a quaint and intimate event space, this is a great option!


Hawker’s

Asian street fare style menu with awesome drink options. Fun atmosphere and even better location! Head to Jenni’s afterward for ice cream!

Superica

Delicious tex mex, perfect for lunch, dinner and weekend brunch. Huge restaurant with delicious margaritas. The lunch specials are awesome. 

Barcelona Wine Bar

Such a fun spot with an amazing atmosphere right beside Superica. You’ll love the warm bread they serve, and the plethora of spanish tapas options on the menu. 

Price’s Chicken Coop

A Charlotte staple, Price’s is arguably the most delicious fried chicken in the city. You won’t find any instagram-worthy photo ops at this gem, but the hole-in-the-wall nature of this restaurant makes it as unique as it is!

Flower Child

Delicious health food options with an extremely charming atmosphere. You order-at-the-counter but it doesn’t feel fast casual. You’ll love the patio in the summertime and the delicious drink options.

Nekter Juice Bar – delicious fresh squeezed juice and smoothie options
Stable Hand Coffee – craft coffee bar on remount (previously Hex)
Not Just Coffee – Charlotte’s trendiest coffee spot, natural light, brick, lots of greenery



Golden Cow – Delicious local ice cream, new flavors all the time
Jenni’s Ice Cream – Another delicious ice cream choice, dairy free options, get yourself a cone and go take a photo in front of South End’s heart mural wall
Clean Juice – another fresh juice and smoothie option for all the Charlotte health fanatics



Central Coffee – Local coffee shop, great place to sit and work for an afternoon

South End Fitness Studios

When it comes to navigating South End, you’ll find something fun to do or delicious to eat with every corner you turn. It’s home to the majority of breweries in Charlotte, and new restaurants seem to be opening up each week. While parking seems to be more of an issue as this area grows, it’s also become more pedestrian-friendly as more millennials and professionals move to the area. Uptown Charlotte’s Four Wards

What to do, where to eat, and what you’ll find

One of the unique things about uptown Charlotte (besides the fact that it’s called ‘Uptown‘) are its 4 distinct wards, which divide our city into quadrants. They meet at the intersection of Trade and Tryon. Each quadrant of the city is a little different from the next. Each has its own personality. Keep reading to learn about the history of Uptown Charlotte’s four wards, and what gems you can find there. 

First Ward

The first of uptown Charlotte’s four wards is the eastern-most quadrant. You’ll find beautiful townhomes, craftsman style houses and tree-lined streets here, all with a breathtaking backdrop of our skyline. 

First Ward must-do’s

7th street public market:

a bustling food hall full of delicious eats and local vendors. You can shop for Charlotte retail items like hats and bumper stickers at CLT find, or you can have a delicious crepe from Hazelnuts. It’s a great place to visit with the family on a rainy Saturday, or a prime spot for a coffee meetup during the week. It sits right on the 7th street light rail stop.

First Ward Park:

First Ward Park sits just across the street from 7th Street Public Market. In the summer you’ll find kids running through the fountains that sprout up from the ground while yogi’s practice poses on the lawn. While your kids play, you can get some exercise in on the built-in equipment.

ImaginOn:

ImaginOn is an amazing children’s library and theatre. The facility is a collaboration between the Charlotte Mecklenburg Library and Children’s Threatre of Charlotte. It has a children’s library, a teen-onky library, interactive exhibits, and multiple theatres.

The Mecklenburg County Library:

A library may not seem all that exciting, but the one coming soon to the First Ward of uptown Charlotte certainly is. The building plans speak for themselves. Check it out here!

 

Second Ward

The second of uptown Charlotte’s four wards is the southernmost quadrant. The Second Ward is probably best known for the epicenter, a hub of bars and restaurants that comes to life late-night. You’ll find a lot of modern luxury style apartments in the Second Ward. Perhaps the most exciting new addition to this ward is the Whole Foods on Stonewall. Speaking of Stonewall, the soon to be corridor of buildings that are currently under construction on this street is said to become the new “Trade and Tryon” which has always been considered the “heart of our city.”

Second Ward must Do’s

Nascar Hall of Fame:

A museum dedicated to Nascar. Whether or not you’re a Nascar person, the history of the sport is fun to learn about. During the holidays, there’s an ice rink here!

City Lights rooftop bar:

At the top of the Le Meridien hotel, you’ll find some of the best skyline views at this swanky rooftop lounge.

Fahrenheit:

Another amazing skyline view with delicious bites to go along with it. You may just see a famous athlete dining here. After dinner, grab a drink on the patio next to one of the many gas fire pits. Don’t forget to grab a photo while you’re up there!

Third Ward:

The third of Charlotte’s four wards might have the most potential for future growth, but that doesn’t keep it from being busier than ever thanks to the BB&T ballpark. You’ll find quaint bungalow style houses and contemporary condominiums in this northern quadrant of uptown Charlotte. It’s also home to Johnson and Wales University.

Third Ward must do’s

Visit Brevard Court and Latta Arcade:

A bite-size piece of history plopped down into a concrete cityscape. You’ll find one-of-a-kind shops and restaurants in this little brick alleyway, dotted with edison lights throughout.

Romare Bearden Park:

Another fun uptown fountain the kids will love, only with better views. This fountain lights up colorfully at night and sometimes you may be lucky enough to stumble upon a musician putting on a show.

Knights Game at BB&T ballpark:

You’ll love the liveliness as much as the views at Charlotte’s baseball stadium. Fun for the whole family!

Graham Street pub:

A new Third Ward restaurant with a rooftop patio. Perfect for pregaming for the big game, or for a bite afterward!

Fourth Ward

Charlotte’s Fourth Ward, or westernmost quadrant, is perhaps the “coziest” of the wards. The streets are quiet and lined with trees, historic homes and charming brick buildings. Something about the Fourth Ward feels, well, unlike uptown Charlotte. If you’re a jogger or just looking for some fresh air, this is the best place to get outside in uptown Charlotte.

Fourth Ward must do’s:

Alexander Michael’s:

Similar to Brevard Court, Alexander Michael’s (also known among locals as Al Mikes) almost seems out of place, like a little piece of history plopped down into the city. You’ll recognize it by the old school pickup truck parked out front.

Dandelion Market:

A go-to for small plates and brunch, you’ll love the atmosphere in this restaurant. If you’re not the partying type, just be weary of showing up too late, as the tables literally get suspended from the ceiling to make room for the dance floor after 10pm.

Discovery Place:

Another great option for kids! Discovery Place is a museum with science and technology centered exhibits, many of which are interactive.

There are endless amounts of places to eat and things to do in each of the four wards of Charlotte. Uptown Charlotte is ever changing, with dozens of new things opening up every week and new construction being delivered constantly! Venture into the heart and soul of our growing city and check out the personalities of each ward for yourself!

How do I prepare for the Real Estate Market this year? This is probably the most popular question I get asked by buyers and sellers alike. According to the news, homes are just “flying off the shelves.” This might actually be true if you are a first-time home-buyer looking in the $100-$300k range. So many millennials are entering the Real Estate Market during an extreme shortage of listings, causing the demand for this price-point to be pretty painful for buyers.

Can you guess the average number of days that a house stays on the Real Estate Market? 1 day. That’s right.  GONE.

First, let’s talk to my buyers…

How to win a multiple offer situation or a home under $300k in Charlotte

1. For starters, get yourself a seasoned and EXPERIENCED buyer’s agent. This is vital for a few reasons:

  • Competition. 8-12 hours after a listing has hit Zillow or Realtor.com, your competition has already seen it, and maybe even booked an appointment.  Realtors have access to listings the nano-second it goes live.  You want someone that is available to show you property ASAP.
  • Availability. You’ll have an agent to come to ANY time ANY day of the week with questions and concerns. As a Realtor, I work non-stop.  I have no “off-hours.”  Believe it or not, there are some agents who don’t work Sundays or after 5 pm.
  • Multiple-Offer Situations. The right buyer’s agent will prepare you to win multiple offer situations (stressful bidding wars) and keep a leg-up over your competition well before your perfect home hits the market. To find out what exactly I do to prepare my buyers and make their process as seamless as possible, please contact me and I will ensure you are ready to win your dream home once we find it.  I have an excellent multiple offer track record!

2.  Get to know your area’s school zones.

Have a home in mind? Become familiar with the neighborhood, schools, and area so you are not wasting time deciding on anything BUT the home.  If you think you will have children in 5 years, please look at the schools unless you want to move again (and prepare for a new Real Estate Market later!)  I can’t stress this enough.

3. Show me the Money!

The more money you have available to put towards a down payment, the better and the more flexible you will be with closing the deal in a timely manner; and therefore, the more appealing you will be to the sellers and the seller’s agent.  Often times, you may be up against cash buyers.  Cash buyers can close in 14 days! Talk about a seller’s dream.
Save up for a downpayment so you can get a leg up on your competition!

4. Don’t get caught up in asking for personal property.

Keep it as clean as possible.  You can always ask for that after you have come to contract terms.

When is the best time to contact a Buyer’s Agent? (Danielle Edwards)?
ASAP!  Don’t wait till your lease is up in 30 days.  You should be contacting your agent at least six months in advance.  The sooner the better! Read the Working with Real Estate Agents brochure.  90% of all buyers have representation.

The seller compensates the agent.  In exchange, you get someone who is looking out for you through finding the home, negotiation, problem-solving (trust me, most of what I do is problem-solving), repairs (the most stressful part) and coordination of closing.  Would you really want to do all that yourself?

Alright, sellers. It’s your turn.

Dear Sellers,

Let’s get to the point. If your home is over $300k, it is not part of the mass craze of homes selling in one day.

I am sorry to break this to you.  With new construction going up everywhere, and the majority of Baby Boomers downsizing from their 4,000 sqft+ homes, there is A LOT of competition.  Buyers looking for homes over $400k are most likely NOT first time home buyers.  This crowd has likely already owned a home and are now looking to cross everything off their wishlist with their second or third home.  Most buyers these days spend hours watching HGTV and expect every house to look like the “after” portion of Fixer Upper.  They also have new construction options that are often right around the corner from your well-built 1980s brick home and have all the bells and whistles with a teeny-tiny yard to maintain.

So what can you do?

Wait for it…

Well, contact me of course!  In all seriousness,  there is A LOT of work to be done to get your home ready to sell.  I have the numbers (and the experience) to prove it.  All of my previous listings that underwent some serious hard work (as well as minor adjustments) in preparation to hit the Real Estate Market, sold quicker.  The ones that didn’t, sat on the market.  Those sellers eventually had to cave and make changes that I suggested and guess what? They sold.

Things that make a home take longer to sell:

1. The Lot

If your lot is less than ideal, your price should reflect that. Do you have a sloped or high-pitched driveway? Is it kid-friendly? Does it back up to a highway, road, unsightly or ill-maintained neighboring home?  Most deficiencies can all be overcome by a lower price.  I firmly believe there is a buyer for every home.  You don’t want to waste the first 30-60 days on the market receiving the same feedback about your lot over and over.  Imagine having to keep your home immaculate 24/7 while dealing with the pets and children (if you have any).  Stressful.  The only exception to this is if you don’t actually live in the home you’re selling. Regardless, have your listing price reflect the quality of your lot will allow us to find that buyer that doesn’t mind the EMF tower in the backyard.

2. The Wallpaper

It has got to go… unless it is the new, trendy kind of wallpaper hitting the home-decor stores lately.

3. Heavy curtains covering transom windows

Dark, drab rooms are not very inviting. In case you haven’t heard, natural lighting is “all the rage” right now. Studies show that living in a home with plenty of natural light is beneficial for your immune system and overall happiness levels.

4. Overimproved home

In today’s Real Estate Market, you might have trouble if your home is recently updated or has new additions while surrounding homes are outdated, small, and poorly maintained.

5. Undesirable schools

Buyers that are hoping to have kids or who already do, will be looking for a home in a top-level school district. Unfortunately, there’s not much we can do when it comes to the school district your home is stuck in. But we can highlight other perks that outweigh the cost of undesirable schools and even get familiar with nearby private schools.

6. Poor maintenance

I have a lot to say when it comes to maintaining your home. In fact, I wrote a book about it. You can find it here. If your home has been poorly maintained over the years, it will take a lot of work to get it in top-selling shape– but together, we can make it work.

Let’s be honest: Interest rates are expected to rise and there is a lot of new inventory entering the market as well. When interest rates rise it affects the buying power that future homeowners have.  You only have one chance to make that first impression to buyers. And Buyers, you only have once chance to make the right offer to a Seller.  Whichever side of the coin you are on, I can assist you.
