DIY Home Improvement – WOOD MAINTENANCE TIPS

October 20, 2023 by Danielle Edwards

What WOOD you do? | HOUSE HACKS

by Charlotte Realtor- Danielle Edwards

As an experienced Charlotte real estate agent, I have seen horror stories when it comes to DIY projects that have repercussions when you go to sell your home. I thought I would highlight these tips here.

  • If I am replacing an old deck, should I get it permitted?

YES!  I know it costs more money to get your wood deck permitted.  This is ONE improvement I would not skip the permit.  I have seen a homeowner who “did it themselves” and was so proud they took down the old deck and replaced it with what was there.  The only problem was that it wasn’t done to the current code and was still stuck in 1986.  Needless to say, that was a real pain to go back and correct.  This also happens while you are trying to move and buy another home.  Talk about stress!  So, do yourself a favor— GET THE PERMIT.

  • If I am putting in a new deck, but I am REALLY handy and know a guy who can tell me the code, do I need to get it permitted?

YES! See #1.

  •  Should I paint my exterior wood trim ever 3 years?

YES!  This is general maintenance and will save you thousands is a more costly repair if all your wood starts to rot.

  • Do my gutters protect my wood?

YES!   When gutters are clogged, then water splashes in places it shouldn’t.  Most of the time, it is happening in areas you can’t see from the ground.   However, that home inspector will certainly find it when you go to sell.  There are a few ways around this.

1. Clean your gutters 1-2x a year as needed.  You can hire someone, or if your home isn’t too tall, a ladder and a leaf blower work.  (not responsible for any injuries)

2. Install lead guard gutters-  do the math.  Knowing you will be in your home for 7+ years or more will pay for itself and the peace of mind.

3. Trim/remove trees that are over your roof or near your roof.   Don’t get me wrong, I love trees.  But, BOY, do they cost money when things go back?  For those of you new to Charlotte, we have clay soil.  When we get a lot of these older trees, do go BOOM.  You can choose upfront the risk you want to take on it hitting your car or your house.   Also, critters get in your home when limbs are over your roofline.  One of my biggest PET PEEVES is tree care.

    1. Trim away from home
    2. Remove dead trees
    3. If roots are affecting driving than eventually it will get into your pipes… $$

  •  What lies beneath- Crawl Space

Water and wood are NOT friends.  See number #4; if the gutters are not working as they should, then water is getting into your crawl space.  Affecting beams and other good things holding up your precious home.  Ask your HVAC guy or hire a crawl space company to check it out every few years.  This will cost you $5,000-$10,000 if you forget about under your home and find out issues once under contract.

Many crawl space issues have to do with the grading of your property, too!  Remember— water away from your home.  French drains and sump pumps are your best friends if you have a lot that needs it.

  • Show me the money- Trex Deck

Yes, I know this is expensive.  However, if you will be in your home 7+ years, it will save you repainting, replacing, or worrying about your deck ever again!  Just make sure it is done with a permit,  see #2.

Buying a Haunted House: Hiring a Medium Specialist

October 19, 2023 by Danielle Edwards

MEDIUM SPECIALIST CHARLOTTE

How to Hire a Medium Specialist for a Clearing

Buying a haunted house? Or does it have bad juju?

Buying a house is a monumental decision typically involving thorough inspection, meticulous paperwork, and financial planning. However, what if the house of your dreams comes with an eerie twist? What if it’s rumored to be haunted? Or did you know there was a divorce? Or just some really toxic sellers you just had to deal with?

For those who are intrigued by the supernatural or simply undeterred by the idea of sharing their home with spirits, purchasing a haunted house might be an enticing adventure.

However, most people want their home to be a happy place that they can make their own.

In this blog, we explore the buying journey and the intriguing process of hiring a medium specialist to perform a clearing.

Chapter 1: The Haunted House

Haunted houses have a unique allure. They often come with stories of unexplained phenomena, strange occurrences, and even legends of ghostly inhabitants. Some people are drawn to the idea of living in a house with a history, while others may be skeptical or downright fearful. Regardless of your stance on the supernatural, deciding to buy a haunted house is a decision worth careful consideration.

Before diving into this unique housing venture, it’s essential to:

1. Research the History: Understand the house’s history, especially any documented paranormal activity. Local archives, previous owners, and neighbors might offer valuable insights.

2. Consult Experts: Hire a home inspector with experience in haunted properties. They can provide an objective assessment of the house’s structural and functional aspects.

3. Assess Your Comfort Level: Reflect on your personal beliefs and comfort level about living in a haunted house. Your mental and emotional well-being should be a top priority.

Chapter 2: How do I know if someone died in the home or something bad happened?

In North Carolina and South Carolina, there are no specific state laws that require a realtor to disclose whether someone died in a home. In many U.S. states, including North Carolina, real estate laws typically do not mandate disclosure of deaths that occurred in a property, whether they were natural deaths, accidents, or even homicides.

However, disclosure laws and regulations can vary by state and sometimes even by locality. It’s essential to consult with your real estate agent or research the specific disclosure requirements in your area, as they might differ from the general statewide regulations.

Even if a realtor is not legally obligated to disclose this information, they should always conduct business ethically and honestly. If you have concerns about the property’s history, you can ask your realtor if they know about such events.

Some sellers may voluntarily disclose this information to avoid potential disputes or if they believe it might affect the sale of the property.  If the Realtor knows about it, then it is a material fact, and it should be disclosed.

It’s also a good idea to look up the property’s history independently. For information on any notable events that may have taken place in the residence, you can check online databases for public documents or even ask your neighbors. If this matter concerns you greatly, you might think consider engaging a property history researcher to assist in locating pertinent details regarding the property’s past.

Chapter 3: Hiring a Medium Specialist

If you’ve decided to go ahead with the purchase and believe supernatural entities are in your new abode, hiring a medium specialist for a clearing can be a fascinating and potentially comforting experience.

A medium specialist has heightened intuitive and psychic abilities and can communicate with spirits and energies beyond the physical realm. Here’s what to expect when hiring one:

1. Preliminary Consultation: Before the clearing, you’ll have a consultation with the medium specialist. This is an opportunity to discuss your concerns and expectations.

2. Spirit Communication: The medium specialist will attempt to communicate with any spirits residing in your home. They may ask questions and allow spirits to share their stories or concerns.

3. Clearing Rituals: Depending on the medium’s practices, they may perform rituals, such as smudging with sage, chanting, or using crystals, to cleanse the space and encourage any lingering spirits to move on.

4. Protection Measures: The medium may offer advice on protecting yourself and your home from future paranormal activity. This could involve maintaining positive energy or placing protective symbols in your home.

Chapter 4: The Aftermath

After the clearing is complete, you might experience a sense of relief or heightened awareness of your surroundings. Some people report feeling more at ease in their haunted homes, while others may need additional clearings or support to deal with any lingering energy.

It’s important to keep in mind that the effectiveness of a clearing varies from case to case. Some people may find their home completely free of paranormal activity, while others might continue encountering unexplained phenomena.

Maintaining an open dialogue with your medium specialist and practicing any protection measures they recommend is key.

Most Desirable Cities to Live

September 8, 2023 by Danielle Edwards

Where would Americans rather be living?

Individual tastes, lifestyles, and priorities can greatly impact where Americans desire to live. While some Americans could like suburban or rural settings, others might choose metropolitan locations. Given that everyone has different preferences and demands, it is crucial to understand that there is no universally applicable solution. However, the following trends and circumstances may have an impact on where many Americans choose to live.

According to 1,000 survey respondents, the most underrated U.S. cities are:

  1. Seattle, WA
  2. Tampa, FL
  3. Charlotte, NC
  4. St. Louis, MO
  5. Boston, MA
  6. Austin, TX
  7. Birmingham, AL
  8. Baltimore, MD
  9. San Jose, CA
  10. Atlanta, GA

Americans rated Seattle as the most attractive city in the United States for the year 2023, according to roughly one in five respondents (19%). The Emerald City is a top pick for Gen Z (21%) and millennials (17%), respectively, trailing only Los Angeles (19%) in popularity among young people.

It’s simple to comprehend Seattle’s allure. The city is renowned for its lovely neighborhoods, thriving food scene, proximity to nature, and year-round recreational options. Yet these attractions come at a heavy cost to locals.

The same survey’s “Most Underrated” and “Most Overrated” lists included Tampa, Atlanta, and Boston, while the “Most Desirable Cities to Live” list had New York City at number four. Our main lesson from it is that everything comes down to personal preference.

Every city has advantages and disadvantages, and what one individual may consider to be overrated may be their ideal vacation spot. The most important thing is assisting your clients in choosing a location that matches their goals and values, whether it be the bustling city life or the peaceful charm of a smaller town.

The Housing Market Heats Up

September 1, 2023 by Danielle Edwards

Housing Market 2023

Prices Rising, Inventory Increasing

Housing prices in the US housing market have increased rapidly in recent years. Prices are expected to increase 5-10% by 2024, continuing the current trend.

This pressure to increase prices is due to many reasons. One of them is the persistent supply crisis. For years, fewer and fewer homes have been listed for sale, and this trend is not expected to change anytime soon. Rising mortgage interest rates are another reason. Although mortgage rates remain historically low, they have increased recently and are expected to continue rising through 2024.

As mortgage costs and interest rates rise, it is becoming more and more difficult for buyers to purchase a home. First-time buyers, who are often more sensitive to property market fluctuations, will be particularly affected.

Learn more about what is happening with the Housing Market with our Video posted below:

So, what should homebuyers do in 2024?

Here are a few tips:

  • Start saving early. The sooner you start saving for a down payment, the better. This will give you more options when it comes time to buy a home.
  • Get pre-approved for a mortgage loan. This will show the seller that you are serious about buying the home and have the necessary financing. Be prepared to act quickly. Homes are selling quickly in today’s market, so you should be ready to make an offer as soon as you find the right home.
  • Be prepared to act quickly. Homes are selling quickly in today’s market, so you need to be prepared to make an offer as soon as you find a home you like.
  • Be flexible with your expectations. You may need to be willing to compromise on your desired location, size, or features to find a home you can afford.

The housing market in 2024 is expected to be challenging, but it is still possible to buy a home. By following these tips, you can increase your chances of success.

Here are some additional things that homebuyers can do to prepare for the 2024 housing market:

  • Get a good understanding of your budget. This includes knowing how much you can afford to spend on a monthly mortgage and your down payment savings.
  • Research different neighborhoods and home types. This will help you narrow your search and find a home that meets your needs and wants.
  • Get pre-approved for a mortgage. This will give you an idea of how much you can borrow and your monthly payments.
  • Work with a real estate agent who is familiar with the local market. They can help you find the right home and negotiate the best price.

The housing market is always changing, so staying current on the latest trends is important. By doing your research and being prepared, you can increase your chances of buying a home in 2024.

The housing market is still hot in 2023, but there are some signs that it is starting to cool off. Home prices are still rising, but at a slower pace than in recent months. The number of homes for sale is also increasing, giving buyers more options.

In April 2023, the median sales price of a home in North Carolina was $302,549, a rise of 4.4% year. But year over year, the number of properties sold fell by 16%. The median number of days on the market climbed from the prior year by 10, reaching 36 days.

California, Florida, and Texas are some more states that are experiencing an increase in housing costs. But in these states, the rate of price growth is also slowing down.

There are a few factors that are contributing to the cooling of the housing market. One factor is rising interest rates. The Federal Reserve has raised interest rates several times in recent months, making borrowing money more expensive. This is making it less affordable for buyers to purchase homes.

Another factor is the increasing inventory of homes for sale. More homeowners are listing their homes for sale, giving buyers more options. This is also helping to slow the pace of price growth.

It is still too early to say whether the housing market is headed for a crash. However, the signs are pointing to a cooling market. Buyers looking to purchase a home should be prepared to act quickly, as inventory will likely continue to decrease.

LEARN ABOUT MECKLENBURG TAXES

July 31, 2023 by Danielle Edwards

TAXES YOU NEED TO KEEP IN MIND

Knowing anything is power, I wanted to provide you with this information on the Mecklenburg taxes. I wanted to communicate this to my Realtor partners because that is what my management team sent me.

Since Mecklenburg County is mandated to update the assessed values of all properties every four years, they just published their new tax rates. To check the new tax rate for any purchase transactions in Mecklenburg County, you must pull up the tax bill using the link below.

New tax rates here 2023—2024-Tax-Rate-Chart.pdf (widen.net)

Below is a screenshot of where this can be found.

You then need to figure out which municipality it’s in.  For example, the screen shot below is in Charlotte so the new tax rate is .7335.  The new assessed value for this property is $1,093,500 so to calculate the taxes, you take $1,093,500, multiply by .007335 to get the annual amount, and then divide by 12 to get the monthly amount that you should put into PCL.  So the monthly taxes for this property will be $668.40.  You should NOT be looking at the prior year’s tax bill to obtain the property taxes since the new assessed values and tax rates are now out.
