Pine Bluff, NC —  Like-New Homes in Stanly County

Pine Bluff Homes for Sale — the Smith Douglas Neighborhood That Sits in Two Counties

Pine Bluff is finished, and all 112 homes are built. Smith Douglas has moved on, and every house here is now a resale. I’m writing about it anyway, because this neighborhood straddles the Stanly–Cabarrus line — and two identical houses on the same street can carry different tax bills and different school assignments.

Most of this community sits on the Cabarrus County side, with a smaller section in Stanly County. You’re close to big-box shopping and restaurants, with easy access to Concord, Albemarle, the Uwharrie Mountains, Lake Tillery and Badin Lake.

Smith Douglas Homes, 112 single-family homes on 90-foot homesites, plans running roughly 1,436 to 3,005 square feet with 3 to 5 bedrooms and 2 to 4.5 baths. While Smith Douglas was still selling here, base pricing started around $328,990 — useful as a floor when you’re judging what a resale is worth today. Inside the neighborhood: sidewalks throughout, a natural-surface walking trail, and a tot-lot playground. You’re roughly 12 miles to I-485 Exit 41 via Albemarle Road, about 15 miles to Concord, and about 25 miles from uptown.

That number is worth sitting with. Smith Douglas was selling here from around $328,990 at the entry point. A two-story resale asking $425,000 tells you what the market decided this neighborhood became once it was finished, and it’s the clearest argument I can make that the 90-foot lots and the small community size were worth paying for.

Here’s the part a listing site won’t tell you: it’s been on the market 71 days.

Across this area, the average time from listing to closing runs about 98 days — and a meaningful chunk of that is the 30 to 45 days a home spends under contract getting to the closing table. Strip that out and a typical home here is finding its buyer well before day 71. This one hasn’t.

That doesn’t make it a bad house. In a 112-home neighborhood with zero competing inventory, a seller can afford patience, and a buyer pool this narrow takes time to produce the one person who wants exactly this. But 71 days is 71 days, and a seller who has covered ten more weeks of mortgage, taxes and insurance than they planned on is a seller in a different frame of mind than they were in week two.

If you want this house, that’s your leverage — and price is not where I’d spend it. Seller-paid closing costs and a rate buydown out of the proceeds will do more for your monthly payment than the equivalent knocked off the price, and sellers protect the closing number because it becomes the comp for all 111 of their neighbors. Many will hand you considerably more in contributions than they’d ever take off the top.

One listing also means this page goes out of date the moment it sells. If you’re reading this and it’s gone, ask me anyway — I watch this neighborhood and I usually know what’s coming before it’s live.

The lots are the story

Every home comes with a two-car garage and sits on a 90-foot homesite. Ninety feet is meaningfully wider than what most production builders are platting in this price band right now. It’s the difference between a side yard and a walkway.

If you’ve toured newer communities and come away with a vague sense that the houses felt stacked up, lot width is almost always what you were reacting to — and it’s the one thing you cannot renovate your way out of after closing. You can redo a kitchen. You cannot move a property line.

Floor plans

Smith Douglas offered nine plans here: The Phoenix, The Benson II, The Langford, The Coleman, The Lancaster, The McGinnis, The Harrington, The Avery, and The James. The Phoenix anchored the entry point at 1,436 square feet with three bedrooms and two baths; the largest plans run past 3,000.

That’s a wide range for a community this size, and it matters more than it sounds like it does. A first-time buyer and a family needing five bedrooms can both land here, which keeps the neighborhood from turning demographically monolithic — and keeps your resale pool wide when you eventually sell.

Amenities: what’s here, and why less can be the right call

Walking trails, sidewalks, tot-lot playground. No pool, no clubhouse.

For a lot of buyers I’d frame that as a feature, not a gap. Amenities are paid for through HOA dues in perpetuity, and a pool you use four times a summer is an expensive pool. If a full amenity package is what you want, there are communities nearby that have one and I’ll show you those. If you’d rather keep dues low and use the public parks, Pine Bluff is built for you. Get the current dues figure and the governing documents in writing either way.

What buying here actually looks like now

With the builder gone, three things change, and none of them are obvious from a listing photo.

There are no incentives. No design center credit, no closing costs covered, no below-market rate through the builder’s lender. Every one of those was worth real money at Pine Bluff while Smith Douglas was still selling, and every one of them is off the table. If you’re comparing a resale here against a new home down the road, compare the financing side by side, not just the price — a builder buydown can be worth more than the price difference between the two houses.

What replaces it is an individual seller, and individual sellers negotiate on things builders never will: closing cost contributions, repair credits after due diligence, a rate buydown paid out of proceeds, appliances, a closing date that solves their problem. That’s where the money is on a resale, and it’s why I track seller contributions on every comp instead of just list and close price. Two homes can close at the same number and leave you in completely different positions.

Inventory is thin. One hundred twelve homes doesn’t produce many listings in a year — right now it’s producing exactly one. If Pine Bluff specifically is what you want, waiting for something to appear on a search alert is how people miss them.

The homes have history now. First owners, first roofs, first HVAC systems, and whatever was or wasn’t fixed along the way. Which brings up the thing almost nobody checks.

The builder warranty question nobody asks

Production builders in this market typically issue a tiered warranty — roughly one year on workmanship, two years on systems, ten years on major structural components. The structural coverage generally runs with the home rather than the original buyer, which means a resale here may still carry structural coverage the seller has forgotten about and the listing agent never mentions.

Before you write, find out: what warranty was issued, what’s still in force, who administers it now, whether it transfers automatically or requires notice, and whether any claims were filed. Ask for the original warranty documents as part of your due diligence request. If a claim was filed and resolved, that’s not a red flag — it’s information, and occasionally it’s a repaired problem you’d rather know about than discover.

This is a five-minute ask that buyers almost never make, and on a ten-year structural item it can be worth tens of thousands of dollars.

Know which county and which schools before you write an offer

This community gets listed under two different towns depending on where you look — the builder’s own site had pages for both Midland and Locust, and the sales office carried a Midland 28107 mailing address. That isn’t unusual out here. Town limits and county lines in this corridor don’t follow mailing addresses, and the Stanly–Cabarrus line runs right through the neighborhood.

Two things ride on getting it right:

Schools. Commonly listed for this address: Bethel Elementary, C.C. Griffin Middle, and Central Cabarrus High. Assignments get redrawn, and an address near a county line is exactly where people get this wrong. If schools are driving your decision, confirm the specific homesite directly with the district before you go under contract. I’ll make that call with you.

Taxes. North Carolina property tax is county plus municipality plus fire district, and the two counties meeting here price differently. Current rates:

On a $375,000 home, a swing of even two tenths of a point is roughly $750 a year — about $62 a month, every month you own it. Your lender will estimate from a county average when they issue your pre-approval, and escrow gets trued up to the real number later, usually after you’ve already set your budget around the wrong one.

Pulling the parcel and confirming the exact jurisdiction takes me about ten minutes. It’s the highest-value ten minutes in the whole transaction out here, and almost nobody does it.

How Pine Bluff compares now that it’s finished

Pine Bluff isn’t competing with the new-construction communities around it anymore. It’s the alternative to them, and for a certain kind of buyer that’s the point.

When you buy new, you’re buying a rendering and a promise. You don’t know what the streetscape looks like once every lot is built, whether the drainage works in a hard rain, how the neighborhood fills out, or what the HOA does once the builder hands over control. At Pine Bluff all of that has already happened and you can stand in it. The grass is established, the trees have years on them, the sidewalks connect to something, and nobody is running a dump truck past your window at seven in the morning.

What you give up is choice. No design center, no lot selection, no picking a plan. You buy what’s listed when it’s listed — and right now that means one house.

How I’d frame the corridor today:

  • Pine Bluff (Smith Douglas) — built out and settled, 90-foot lots, wide plan range, minimal amenities and correspondingly simple dues. Resale only.
  • Meadow Creek Village (Century Communities) — still selling, different builder approach and price positioning
  • Whispering Hills and Streamside (True Homes) — still selling, the Integrity collection, a different value proposition
  • Locust Valley — established, mature lots, no builder warranty
  • Crossroads (D.R. Horton) — also sold out and resale only, worth comparing head to head with Pine Bluff

The right one depends on whether you’re optimizing for lot size, monthly payment, square footage, or how finished the neighborhood feels the day you move in. Those four pull in different directions, and no builder’s website is going to tell you that.

Streamside is a True Homes community tucked into the western edge of Stanly County, NC. A few minutes off Highway 24-27 and close enough to Locust that errands never become a project. Single-family plans run roughly 1,680 to 3,954 square feet with 3 to 5 bedrooms, there’s a neighborhood playground, and pricing has been starting in the      low $300s if you are looking for homes for sale they are still building in this community.

That’s the brochure version, and you can get it anywhere. What follows is the part I’d tell you standing in the parking lot of the model home — including one detail about this specific community that can swing your monthly payment by almost a hundred dollars, and that almost nobody catches before they sign.

This is a perfect pocket to have a community with amenities and access to small town charm.

First, figure out which town Streamside is actually in

You will see this community listed under three different towns depending on where you look — Stanfield, Red Cross, and Locust all show up. That isn’t sloppiness on anyone’s part. Out here, town limits weave around in ways that don’t follow the mailing address, and a neighborhood can carry a Stanfield ZIP while sitting outside the Town of Stanfield.

It matters because North Carolina property tax is county rate plus town rate plus fire district, and in this corner of Stanly County those three add up very differently. Here are the 2025–26 Stanly County rates, per $100 of assessed value:

Same house, same price, same schools — and a spread of roughly $1,100 a year, or about $93 a month, depending purely on which side of a line the lot falls on. Over a seven-year hold that’s close to $8,000.

Your lender will estimate taxes from a county average when they write your pre-approval. Your escrow will be trued up later to the actual rate. I pull the parcel and confirm the exact jurisdiction and rate before my clients commit to a homesite — it takes ten minutes and it’s the highest-value ten minutes in the whole process out here.

Schools

As currently assigned by Stanly County Schools:

  • Endy(Dual Immersion) Elementary (K–5) — about 7.2 miles
  • West Stanly Middle (6–8) — about 2.3 miles
  • West Stanly High (9–12) — about 1.7 miles
  • Oakboro Stem School k-8(Lottery Charter)

Note the elementary assignment — buyers often assume Stanfield Elementary because of the mailing address, and the builder’s own materials list Endy. Assignments change, so if schools are driving your decision, verify the specific address directly with Stanly County Schools before you go under contract. I’m happy to make that call with you.

Why buyers shortlist Streamside

  • Floorplans that scale: the range covers an efficient three-bedroom all the way to a five-bedroom with a bonus level, so the community works for a first purchase and for a family that needs a guest suite and a home office.
  • Errands stay simple: groceries, dining, and daily needs are minutes away in Locust, and Albemarle is a short drive for anything else.
  • Weekends are already planned: Morrow Mountain State Park, Lake Tillery, and the Uwharrie backcountry are all close enough for an afternoon, not a road trip.
  • Commuting works: the 24-27 corridor toward Midland and Concord moves well outside of peak hours, and plenty of people here make that drive daily.
  • Playground on site and a layout that keeps the neighborhood walkable for kids.

What it actually costs to own here

Purchase price is the number everyone compares. It’s the one that tells you the least. Before you decide what you can afford at Streamside, get real numbers on all five of these:

  1. Property tax at the correct jurisdiction — see the table above. Not the county average.
  2. HOA dues and what they cover. Confirm the amount in writing, ask whether the builder still controls the association, and ask when control transfers to homeowners.
  3. Homeowners insurance. New construction usually prices favorably here, and it’s worth getting an actual quote on the specific plan rather than an estimate.
  4. Your rate, and who’s paying to lower it. This is where the money is right now — more on that below.
  5. What the lot costs you long-term. A premium homesite is paid for once. A homesite that bakes in afternoon sun or backs to a future road is paid for every month you live there and again when you sell.

Touring notes: what to look at, in what order

Model homes are built to be persuasive. That’s their job, and they’re good at it. Here’s how I walk a community like this one with a client.

Walk the lots before you walk the plans. Decide where you want to live inside the neighborhood, then find out which plans fit there. Doing it the other way around is how people end up in love with a floorplan on the only available homesite they’d have rejected on foot.

Check the sun. Stand in the great room and figure out where west is. In this part of the state, a wall of west-facing glass with no shade is an afternoon you can’t use and a power bill you’ll notice.

Count the storage. Square footage marketing rarely reflects closets, pantry, garage depth, or whether there’s any attic you can actually reach. Storage is the single most common regret I hear a year after closing.

Ask what’s behind you and what’s beside you. Which lots are still to be built, what the grading plan does with water, and what the land adjacent to the community is zoned for. Ask the question while you still have leverage.

Separate upgrades that pay from upgrades that don’t. Structural choices you cannot add later — an extra bay, a finished bonus room, a rear covered porch, the right window placement — deserve your budget. Finishes you can swap in five years at your own pace generally don’t. I’ll go through the option sheet line by line with you and tell you which is which, based on what actually shows up in Stanly County resale values.

New construction: bring your own agent, and bring them first

Do you need an agent for new construction?

The friendly person at the desk in the model home is paid by the builder to represent the builder. That is not a criticism — it’s their job, and most of them do it well. It just means nobody in that room is working for you until you bring someone who is.

Here’s the part that catches people: at most builders, whoever you register with on your first visit is who you’re stuck with. Walk in alone on a Saturday to “just look,” and you can forfeit your right to independent representation for that entire purchase — even though the builder had already budgeted to pay for it and keeps the diffrence when you don’t use it.

Having me there costs you nothing and changes what you can ask for: incentive stacking, rate buydowns through the builder’s lender, closing cost contributions, design center allowances, standing inventory pricing, warranty terms, and an inspection schedule that includes a pre-drywall walk instead of just the final. Builders negotiate on terms far more readily than on the price that becomes the comp for every neighbor in the community — if someone knows which levers to pull and when in the quarter to pull them.

This Locust NC Neighborhood Sold Out — Now It’s Resale Only

Crossroads by D.R. HORTON is sold out. The builder is gone, the last home closed, and every house in this neighborhood is now a resale. I’m writing about it anyway — and if you’re home shopping Locust, this may be the most useful post on this site for you.

Why a sold-out neighborhood is worth reading about

Two reasons, and the second one is the one nobody tells you.

The first is simple: what sold here tells you what’s about to happen at the communities still building. Crossroads went. If you’re standing in a sales office somewhere else in Locust wondering whether you have time to think it over, that’s your answer.

The second is better. A two-year-old house in a brand-new neighborhood is frequently a smarter buy than a new build, and almost nobody in my business says so out loud, because there’s no builder co-op check attached to saying it.

What you actually get buying a resale here

When you buy new construction, the base price is the beginning of the conversation. The fence isn’t in it. Neither are the blinds, the sod in the back yard, the patio, the gutters in some cases, the appliance upgrade, or the closet systems. Those are line items, and they’re where builders make their margin.

The first owner at Crossroads already paid for all of that. Two or three years on, it’s in the house — and it’s priced as part of the house, not as an upgrade sheet.

You also skip the wait. New construction in this market runs somewhere between six and nine months from contract to keys, and that’s when nothing goes wrong. A resale closes in thirty.

And you get to see the neighborhood as it actually is. Not a rendering, not a model home with a fireplace the base plan doesn’t include — the real streets, the real landscaping, the real neighbors, on a Saturday.

The honest trade-off: you don’t pick your finishes, and you’re buying someone else’s taste in flooring and paint. You also don’t get a builder’s structural warranty. For plenty of buyers that’s worth the discount and the speed. For some it isn’t, and I’ll tell you which you are once I know what you’re after.

What’s in here

D.R. Horton built seven floor plans at Crossroads, running 1,618 to 3,180 square feet, three to five bedrooms, in both ranch and two-story layouts.

That’s a wide range for one neighborhood, and it matters more than it sounds. A community that houses a first-time buyer in a 1,600-square-foot ranch and a family of six in a 3,100-square-foot two-story doesn’t turn over all at once and doesn’t end up demographically flat. You get neighbors at different life stages, which is most of what makes a street feel like a street.

Standard finishes ran to birch cabinets with crown molding, granite countertops, tile backsplash and stainless appliances, plus D.R. Horton’s smart home package — video doorbell, smart lock, thermostat, lighting and garage door control.

Some of these homes were also built with unfinished basements, which is genuinely rare here. Almost everything new around Locust and Oakboro is slab-on-grade. If you’ve been hunting for a new-ish home with a basement in Stanly County and coming up empty, that’s not you missing something — there aren’t many. Crossroads has some.

The pool, and the number that explains why it sold

Crossroads has a pool with a cabana, a playground and a pond, and HOA dues run about $82 a month.

Go and count how many other new communities in Locust have a pool.

That’s your answer. Amenities get paid for through dues in perpetuity, so a full amenity package usually arrives with a monthly number that makes people wince. Crossroads landed on a combination — real amenities, modest dues — that most communities have to choose between.

Worth saying the other side, because I say it to buyers constantly: a pool you use four times a summer is an expensive pool, and there are people for whom Pine Bluff’s no-pool, lower-dues approach is the better trade. But if you wanted amenities in Locust without a heavy monthly, this was the one.

Where it is

Crossroads sits at 109 Hickory Ridge Drive, Locust, NC 28097, about 28 miles from uptown Charlotte.

  • Locust Elementary — 1 mile
