How to prepare your Home for Winter Showings

Winter can be a challenging time to sell a home, but with a little preparation, you can make sure your property is ready to impress potential buyers.

Here are a few tips to help you prepare your home for winter showings:

1. Basically The home’s exterior should be cleaned. Power wash any grimy siding or stone pathways, additionally make sure all leaves and debris have been cleared from walkways and porches, and touch up paint where necessary on window frames and trim.

2. So that prospective buyers can readily access the home, keep snow accumulation off of the paths. Make sure snowdrifts do not also obstruct the entrance doors.

3. Remove any window treatments so that you can prevent natural light from entering the house. During showings, this will make your home’s interior appear spacious and light.

Charlotte real estate agent dances to raise money for Charlotte Homeless

Danielle Edwards is a dancing superstar at night in addition to being an award-winning Charlotte Realtor during the day.

  • For the Dancing with the Stars of Charlotte Gala, realtor Danielle Edwards dances with the Charlotte Ballet.
  • She will donate half of her proceeds to the Canopy Housing Foundation to assist Charlotte residents who are experiencing housing insecurity.
  • The Charlotte Ballet will receive the remaining half of the revenue.

To assist the 3,000 Charlotte residents who are homeless, she will donate half of the money she makes to the Canopy Housing Foundation. According to Edwards, the housing market is difficult for everyone, including renters, homeowners, and renters who want to become homeowners.

As a Charlotte Realtor, she stated, “I witness it every day with regular first-time homebuyers and the fact that the city has become expensive.”

The Canopy Realtor Association reports that Charlotte’s median sales price increased by over 7% this year, reaching $375,000 in January. In an effort to maybe change someone’s life in the Queen City, Edwards is battling through the discomfort while performing twists and turns.

She remarked, “I think that’s a win if I can just make a small impact and a small difference to bring awareness and maybe help alter a few lives here in Charlotte, NC.”

8 Things to Know About Moving to Charlotte

No doubt, Charlotte, NC  is a fun and exciting place to visit. Whether you’re a sports fan, a history buff, or just looking for a fun night out on the town, Uptown Charlotte has something for everyone. But if you’re planning on relocating to the Queen city, here are 8 things to know about moving to Charlotte, NC and tips on moving to Charlotte NC.

#1 Uptown is downtown.

Uptown Charlotte is the central business district of Charlotte, North Carolina, and is a vibrant and exciting place to visit. The area is home to various attractions, including the NASCAR Hall of Fame, the Mint Museum, and the Levine Museum of the New South. It also has a wide range of restaurants, shops, and entertainment venues. Uptown Charlotte is home to a number of entertainment venues, including Bank of America Stadium (home of the Carolina Panthers NFL team), and Spectrum Center (home of the Charlotte Hornets NBA team). In addition, the area is home to a number of several greenspaces including Romare Bearden Park and the Little Sugar Creek Greenway.

#2 Charlotte is home to many diverse neighborhoods.

Charlotte, North Carolina is a diverse city with a variety of neighborhoods that reflect its cultural and economic diversity. Some of the city’s neighborhoods are more affluent and primarily residential, while others are more urban with a mix of residential, commercial, and industrial areas. Communities in Charlotte known for their diversity include Plaza Midwood, which is home to a mix of professionals, artists, and families. #4 Greenways, greenways, and more greenways!

Charlotte has greenways in every pocket of the city and they will all connect by the end of 2023, making for one seamless intracity greenway called the Cross Charlotte Trail (XCLT). These trails are typically located along natural corridors such as rivers, creeks, and abandoned rail lines, and they can be used for activities such as walking, biking, and running. There are several greenways in Charlotte, including the Little Sugar Creek Greenway, which runs through the city’s center and connects several neighborhoods and parks. Other greenways in the city include the McAlpine Creek Greenway, the Stewart Creek Greenway, and the Four Mile Creek Greenway. Greenways in Charlotte are managed by the Charlotte Department of Transportation. They are an essential part of the city’s network of trails and bikeways. They provide residents and visitors with opportunities to enjoy the outdoors and engage in physical activity, and they also serve as essential corridors for wildlife habitat and conservation.

#5 Lots of roads in Charlotte change names.

There are several roads in Charlotte, North Carolina, that change names as they pass through different neighborhoods or jurisdictions. One example is Independence Boulevard, which changes its name to Eastway Drive as it passes through the east side of the city. Other roads in Charlotte that change names include:

  • Fairview Road: Changes to Sardis Road, which turns into Rama Road in the southeastern part of the city
  • Providence Road: Changes to Marvin Road in the southeast part of the city
  • South Boulevard: Changes to Park Road in the South Park neighborhood
  • Beatties Ford Road: Changes to Rozzelles Ferry Road in the northwest part of the city
  • Billy Graham Parkway: Changes to Statesville Road as it passes through the north side of the city
  • Wilkinson Boulevard: Changes to Freedom Drive in the northwest part of the city

It’s important to pay attention to road signs and be aware of these name changes, as they can confuse visitors or newcomers to the city.

There I said it! Charlotte, North Carolina has a thriving food scene, and BBQ is one of the city’s specialties.

There are several BBQ restaurants in Charlotte that are known for their delicious, slow-smoked meats and flavorful sauces. Some popular BBQ joints in Charlotte include:

  • Midwood Smokehouse, for its award-winning BBQ and craft beers
  • Mac’s Speed Shop, which serves up classic BBQ dishes such as pulled pork and ribs
  • Smokey Joe’s BBQ, which is known for its traditional southern BBQ
  • Sauceman’s BBQ, which serves up a variety of BBQ meats and sides.

In addition to these conventional BBQ restaurants, Charlotte also has a number of newer, more modern. BBQ spots that offer unique twists on classic BBQ dishes. With such a wide range of BBQ options to choose from. there is something for every BBQ lover to enjoy in Charlotte.

#7 Taxes are higher in Charlotte, NC

Charlotte has relatively high property taxes compared to other cities in the state. According to the Tax Foundation, the average effective property tax rate in Charlotte is 1.29%. This is higher than the state average of 0.77%. In addition to property taxes, Charlotte residents also pay state and local sales taxes. The state sales tax rate in North Carolina is 4.75%, and the local sales tax rate in Charlotte is 2.5%, for a total sales tax rate of 7.25%. The state income tax rate in North Carolina ranges from 5.25% to 7.25%, depending on income level. Several factors contribute to Charlotte’s growth, including its strong economy, diverse job market, and high quality of life. Charlotte is home to several major corporations and financial institutions, and it has a thriving startup scene and a growing tech sector. The city is also home to several universities and colleges, which helps act a diverse and educated workforce. In addition to its strong economy, Charlotte is known for its attractive natural setting and outdoor recreation opportunities.  Currently, Zillow has CHARLOTTE ranked as the #1 market to watch for 2023.

How to Give Back This Holiday Season in Charlotte, NC

It’s the most wonderful time of the year! The city is lit, the food is decadent, and the parties are fun. But we all know what’s important—enjoying quality time with the people you cherish and helping your community by giving your time, gifts, or donations to those in need. As it is said, it is better to give than receive. And there’s no better time to apply that mantra than during the holiday season. Here’s a list of nonprofits you can support and ideas on how to give back this holiday season in Charlotte, NC.

The Salvation Army

The Salvation Army’s Angel Tree program helps provide Christmas gifts for children in need. You can choose a gift from the Angel Tree registry through a partnership with Walmart and drop off the gift at their Christmas Center located at 2708 Yorkmont Road, Charlotte, NC 28208. Distribution starts on December 16th. And donations are always accepted in lieu of gifts.

The CMPD Explorers

The CMPD Explorers Christmas Project partners with the Salvation Army Christmas Assistance Program to provide Christmas presents for hundreds of children in the Charlotte area. They accept toy donations for children under 14 years old at any Charlotte Fire Station or CMPD office. You can also set up a toy drive at your business, school, or church. Of course, donations are always accepted as well!

Toys for Tots

Toys for Tots makes a huge impact in Charlotte. Last year, they distributed 19,796 toys to children in need. You can request a Toys for Tots box to put in the lobby at your business, school, or church. Or you can find a list of public boxes to donate toys here.

Charlotte Rescue Mission

Charlotte Rescue Mission. This faith-based organization is dedicated to helping people and families impacted by addiction. During the holiday season, Charlotte Rescue Mission accepts money, food, clothes, and medicine donations. They also accept notes of hope and encouragement.

Thompson Child & Family Focus

Thompson Child & Family Focus make the holidays magical for almost 800 children by stuffing their stockings and their hearts. Secret Santa wish lists are available through a Child’s Place, Friends of the Children, Wraparound, and Family partners.

A Roof Above

A Roof Above serves the housing-insecure families of Charlotte. They depend on community donations to help get them through the winter comfortably. They also host a collection drive during the holiday season or you can purchase items from their Amazon Wishlist.

The Harvest Center

The Harvest Center of Charlotte invites families to assist with meal preparation and serving local Charlotteans in need. They encourage you to also sit down, eat and socialize with those you serve to build new friendships and connections. They also welcome volunteers to help with move-in preparations and campus beautification.

Neighborhood Cookie and Hot Cocoa Stand

And, one of my favorites, if you have a little entrepreneurial spirit at home, set up your own cookie and hot cocoa stand with proceeds going to your favorite local charity!

Who doesn’t love the beautiful display of colors lighting up the night sky? South Carolina fireworks are some of the best in the country too. Many other states only allow the sale of “safe and sane” fireworks, but South Carolina allows the purchase of any Consumer-class (C-class) fireworks, with a few exceptions. Fireworks are legal to light every day. So, be safe and respectful of your neighbors, and enjoy shooting fireworks all year in South Carolina.

My personal favorites are the charming beaches surrounding Charleston, SC. Enjoy spending your days on Folly Beach and later eating at some of the finest restaurants in the country in beautiful, historic Charleston, SC.

South Carolina enjoys some of the lowest property tax rates of any state. The current tax rate below the NC border is 0.560%, compared to 1.05% in Charlotte’s Mecklenburg county. This difference is a savings of almost $2,000 a year when comparing a $400,000 house in South Carolina vs. Mecklenburg county!

5 Things to Know about Living in Indian Land, SC

Indian Land, SC, is becoming one of the top Charlotte, NC suburbs. Forbes magazine named Indian Land a top “Boom town” in the nation. And for a good reason. There’s a lot of love about this beautiful, sprawling setting, located just south of Charlotte in Lancaster county. Read on to learn about the benefits of living in Indian Land, SC.

LOCATION

Indian Land is an unincorporated community in the northernmost part of Lancaster County, SC. It offers peaceful country living, affordable homes, and taxes and is just a short drive from all of the amenities in nearby Charlotte and Fort Mill. Indian Land is 15 minutes from the Ballantyne area and only 45 minutes from uptown Charlotte, making it a suitable choice for South Charlotte commuters and retirees. 

LOWER TAXES

South Carolina enjoys some of the lowest property tax rates of any state in the US. And Indian Land is no exception. DEVELOPMENTS

Indian Land, SC, is booming! Residential and retail communities continue to develop, and many of the communities cater to the active adult lifestyle. 

  • Bridgemill: Homes range from $600,000 to over $1 million. Beautiful lots, landscaping, and, yes, sidewalks! You are close to TONS of shopping, restaurants, a movie theater, the YMCA, doctor’s offices, and the highway. Watch my video below to see the beautiful Bridgemill. 

  • Sun City at Carolina Lakes: The largest Active Adult golf course community in the Charlotte region that lies on the banks of the Catawba River in SC. This 3,160-home community across 1,512 acres of scenic hills and forests allows residents to enjoy a low-maintenance lifestyle and access amenities, including two large clubhouses and an 18-hole golf course.
  • CrossRidge Center is a 190-acre mixed-use commercial development site just miles from Charlotte’s affluent Ballantyne Community. The site offers more than 1,500 feet of frontal-facing property on Hwy 521. 
  • ParkStone at Indian Land: ParkStone has begun clearing the ground on approximately 46 acres of Land off of 521. The plan includes a mix of medical, commercial, and retail space adjacent to 266 luxury apartments in 10 buildings.

AMENITIES

Although Indian Land has more of a rural vibe and no real “downtown,” plenty of businesses keep you close by. The commercial areas include food and local restaurants, convenience stores, grocery, and even a Super Walmart. 

The best part of living in Indian Land is the connection to the Land and nature. Outdoor lovers will appreciate the Andrew Jackson State Park, which offers hiking, canoeing, camping, fishing, and picnicking. The park has plenty of recreational attractions, including a campground, a fishing lake, picnic shelters, and nature trails.

Indian Land, SC Homes for Sale

Also nearby is the Landsford Canal State Park, a former canal on the banks of the Catawba River. The park is the perfect site for hiking and mountain biking since many trails exist.

For families or retirees interested in joining a social club, the Firethorne Country Club is just across the NC border and a local Lancaster, SC favorite. A luxury country club with a reasonably challenging golf course and a very active tennis league. It is located three miles south of Ballantyne and is part of the club group. 

ECONOMY

Although Indian Land is a small rural town, it’s the home to the HQs of several major businesses, including Continental Tire North America, Red Ventures, Sharonview Federal Credit Union, The Inspiration Networks, and Movement Mortgage. Also located here are large branches of Honeywell, URS Corporation, TriNet, and Keer America Corporation.
