How to prepare your Home for Winter Showings

Winter can be a challenging time to sell a home, but with a little preparation, you can make sure your property is ready to impress potential buyers.

Here are a few tips to help you prepare your home for winter showings:

1. Basically The home’s exterior should be cleaned. Power wash any grimy siding or stone pathways, additionally make sure all leaves and debris have been cleared from walkways and porches, and touch up paint where necessary on window frames and trim.

2. So that prospective buyers can readily access the home, keep snow accumulation off of the paths. Make sure snowdrifts do not also obstruct the entrance doors.

3. Remove any window treatments so that you can prevent natural light from entering the house. During showings, this will make your home’s interior appear spacious and light.

HOW TO RAISE MONEY FOR CHARITY

How I raised over $107,000 for charity in Charlotte, NC

MY DANCING WITH THE STARS JOURNEY

Raising funds for charity is a noble cause and a way to impact the world positively. Whether you are an individual, a group, or an organization, there are several effective ways to raise funds for charity. In this article, I will discuss some of my most effective ways, which helped me raise over $107,000 for the CHARLOTTE BALLET and the Canopy Housing Foundation.

“I recently was honored to do dancing with stars here in Charlotte, which is a charitable gala where pretty much you’re responsible for raising a ton of money and all proceeds. In my case, for split 50/50 between the Charlotte Ballet and my charity of choice, Canopy Housing Foundation. What I did not have going for me is I was not a corporate executive, like my fellow competitors that have big companies like big name banks you would think of. Yeah, that could write big checks.”

WHO DO YOU KNOW?

Make a list of everyone you know and businesses you support. Car dealer, roofer, dentist, doctor, anyone you have given to support. Reach out to them and ask them to support you with your donation. The ones that you think have a prize that would be exciting, ask them for. Think of your friends with AIR BNBs. However, that might be in person, by email, or by text. I would send them a video on my phone.

I made a separate list of who maybe had a service. Please think of any of your friends who own Air-BNBs who would donate their rental.

Lastly, don’t forget your local jewelry store, or maybe you purchase your wedding ring. For example, we have Diamonds Direct. They gave me a $900 diamond necklace that I could raffle off.

EMOTIONAL FUNDRAISING

People want to know how their donation is going to make a difference. In my situation, I was raising money for the homeless here in Charlotte,NC. For instance, $5 donation can buy lunch, $50 can provide a blanket, and so forth.  This is where I got creative.

I used pets and kids holding up little signs to open people’s hearts, hoping it would open their charitable contribution to my cause.

I also created a separate page on Facebook for my journey, which is still there, Dancing with the Stars Journey, where I invited people to like and follow where I could place all my information and then any time I post anything or email, telling anyone I literally could send it there so they could watch my progress.

KENDRA SCOTT

Kendra Scott is amazing. You can apply to see if your charity is one they would accept.

Then they’ll either offer you to do an in-store event where you can capture that shopping too!  They will give 20% back to your charity, and in my case, a 48-hour online option where I could promote that online. I was able to raise an additional $954 doing this. Not to mention I added to my Kendra Scott collection.

ONLINE AUCTION

I did the raffle. I found it easier because my specific gala did not have an easy way to do a silent auction where I can have individual sheets of paper out.  And honestly, it was analysis paralysis, and I was getting a little overwhelmed, so I did a raffle!

So I divided the pro prizes into ‘Realtor prizes,’ ‘local Charlotte friend prizes,’ and ‘people who live anywhere prizes.’  The more they donated, the more chances they had to win.  I think this helped raise a bit more towards the end.  I used Flippity.net to create a fun wheel to choose the winners randomly.


 

CORPORATE MATCHING

There’s so much free money out there. If you Google ‘corporate matches, ‘ it will give you a list of all the companies that do corporate matches.

And hopefully, that will get your brain thinking of who you know.  For example, the Bank of America, Wells Fargo, Ally Bank, and General Mills, to name a few.  Reach out to those friends and ask if they would consider donating to this cause. And if you go the extra step to donate, clarify what they need to do to ensure the match is the right charity, and it counts towards your event.

Normally big banks, law firms, and medical practices donate large sums of money.

 

SOCIAL MEDIA PROMOTIONAL FUNDRAISING

Sometimes when you blanket it on social media, people think they don’t need you. And a simple direct message or text goes a long way.

At the end of the day, remember whatever it is you’re doing, you’re doing it to make a huge impact.  Don’t be afraid to have fun with this on social media.  Hopefully, you’re good at social media, and you can put it on Instagram or TikTok and make funny videos out of it.

When buying a home, there are many costs that go beyond the down payment and mortgage.

Homebuyers should factor in several additional expenses such as closing costs, appraisal fees, transfer tax, homeowner’s insurance fees and more. What’s more, these costs differ by state.

 

Closing Costs:

Closing costs typically include lawyer fees, title search fees and other administrative expenses associated with the completion of a sale agreement. Depending on where you live, closing costs could range from 2-5% of the purchase price of the home.

 

Appraisal Fees:

Appraisal fees generally depend on the size and complexity of the property being appraised but can range from $200-$1000 or more in some cases.

 

Transfer Taxes:

Transfer taxes are state or local fees that are paid on the sale of a house. The amount of transfer tax can range from 0-2% of the purchase price, depending on where you live.

 

Homeowner’s Insurance Fees:

Homeowners insurance is an annual fee that pays for repairs and damages to the home. Generally, this type of insurance costs between 0.2-1% of the purchase price annually.

 

Inspection Fees:

Home inspections typically cost around $500-$1000 but can vary widely depending on factors such as the size of the house and any special features it may have.

 

Closing Costs:

Closing costs can include fees for attorney’s services, title insurance, loan origination fees and other charges associated with obtaining a mortgage. Depending on your location, closing costs generally range from 2-6% of the purchase price.

 

Utility Bills:

Utility bills cover water, electricity, gas and other features such as trash pickup. These bills can range from a few hundred dollars to thousands of dollars per month, depending on your location, the size of your home and how energy efficient it is.

 

Maintenance & Repairs:

Home maintenance and repairs may cost anywhere between 2-4% of the purchase price annually. This includes costs for basic maintenance like mowing the lawn, as well as larger projects such as replacing a roof or an HVAC system.

 

Property Taxes:

Property taxes are paid annually and are calculated based on the assessed value of your home. The amount can range from 0.5-2% of your purchase price each year.

 

Insurance:

Homeowners insurance is typically required by the lender and can range from 0.2-1% of the purchase price each year. The cost may depend on your location, the size of your home and other factors.

 

HOA Fees:

If you are buying a condo or a home in a planned development, you may have to pay homeowner association (HOA) fees which cover shared amenities such as pools, common areas and parking lots. The cost of these fees can vary greatly depending on the type of property and the amenities offered.  Some communities will have capital contribution fees also, you see this more in the master plan communities.

Public Charter Schools Options in North Carolina

A charter school is a school that receives government money moreover runs separately from the local, well-established state education system.

The State Board of Education has given its approval to public charter schools. Managed by the autonomous, nonprofit boards of directors. The majority of charter schools’ funding comes from state and municipal taxes. These institutions are open to all students. Those who are not permitted to charge tuition, discriminated in admissions. Or also have affiliations with any specific religion or religious group too. Many of the rulers that govern district schools do not apply to charter schools. Charter schools are nonetheless subject to the State’s assessment and accountability system.

The population of Charlotte and the nearby towns is growing yearly. The need to move due to a career as well as the expense of living.  It can also be the desire to be nearer to family, and other factors beauty of our state’s geographic position. The mountains are a day journey away from where we live, and a short drive to the coast. Fortunately, Charlotte is a great place for both families who have settled here already.  And those who want to move here, and neighboring areas offer a wide range of schools to all. Our traditional public schools, public charter schools, public magnet schools, and private schools are all available. Its available  in the area learning pods, homeschooling, and online academies.

Martin Luther King Jr. once said, “The function of education is to teach one to think intensively and to think critically. Intelligence plus character- that is the goal of true education”

I had no idea what a charter school was once I enrolled my daughter.  Enrolled in one close to our house during the always-memorable summer of 2020. I had attended Charlotte Mecklenburg public schools as a child then graduated from a relatively small private school. When our public school system before,  decided not to provide a real kindergarten experience. It was crucial to her father and I that she attend school in person.

As a parent, volunteer, and vice president on the PTO Board for the past 2.5 years.  I’ve discovered the benefits and drawbacks of being associated with a nearby charter school.
Charter schools are independent, tuition-free public schools in North Carolina that are freed from the majority of the laws, rules, and regulations that govern regular public schools. But holding NC charter schools accountable uses the State’s assessment and accountability system. Each of the NC charter schools is free to offer specialized courses and employ various teaching strategies thanks to their degree of independence.

North Carolina charter schools are primarily funded through state and local tax dollars.

Families choose a charter school that they’d like for their child or children to attend, hence enroll into a random lottery. “In our school, once you are notified of admission, you’ll have three days to accept or deny the seat,” says Rachelle Patterson, the registrar of Union Day School. After 3 days, the lottery system will automatically rescind the offer and notify the next family. If you do choose to accept the spot, you’ll have 5 days to complete and turn in your paperwork”.

Choosing a school for your child is basically a big responsibility. Generally in making the decision to attend a charter school you are choosing a tuition-free, independent public school. Nonetheless, the majority of charter schools function more like private schools since they are exempt from many of the laws governing public schools.

For our family, the smaller class sizes, tuition free education that rivals a private school education, and the tight knit feeling of community, are just a few the many reasons we are fans of this type of school. Being a parent who holds experiences with the larger size of a public school, and the intimate atmosphere of a very small private school, I believe that this option creates a wonderful choice for those who fit somewhere in between.

Charlotte Realtor Supports Homeless

Charlotte real estate agent dances to raise money for Charlotte Homeless

Danielle Edwards is a dancing superstar at night in addition to being an award-winning Charlotte Realtor during the day.

  • For the Dancing with the Stars of Charlotte Gala, realtor Danielle Edwards dances with the Charlotte Ballet.
  • She will donate half of her proceeds to the Canopy Housing Foundation to assist Charlotte residents who are experiencing housing insecurity.
  • The Charlotte Ballet will receive the remaining half of the revenue.

To assist the 3,000 Charlotte residents who are homeless, she will donate half of the money she makes to the Canopy Housing Foundation. According to Edwards, the housing market is difficult for everyone, including renters, homeowners, and renters who want to become homeowners.

As a Charlotte Realtor, she stated, “I witness it every day with regular first-time homebuyers and the fact that the city has become expensive.”

The Canopy Realtor Association reports that Charlotte’s median sales price increased by over 7% this year, reaching $375,000 in January. In an effort to maybe change someone’s life in the Queen City, Edwards is battling through the discomfort while performing twists and turns.

Common myths and misunderstandings about real estate brokers are spreading frequently, which harms the reputation of these experts.

These are top 6 widespread misconceptions regarding real estate brokers:

  1. Real estate agents are wealthy: Not all real estate agents make a good living, though some do. It depends on their experience, market conditions, and how hard they work.
  2. Agents only represents the seller: There are many others work as buyer’s agents and represents the interests of the buyer.
  3. Agents are not needed to have licenses; nevertheless, this rule may differ in different jurisdictions or nations. Obtaining a license frequently involves passing tests, education requirements, and background checks.
  4. In addition to simply showing properties, real estate agents also carry out a number of other duties. They also provide advice on pricing, manage negotiations, and collaborate with other professionals like inspectors and bankers to help clients through the buying or selling process.
  5. Always pushing for the highest price: While advising customers to offer their property at a higher price, brokers must also consider the realities of the market. Agents must be able to persuade potential purchasers of their case, and closing the sale is their first priority—not overpricing the property.

If you’re thinking about buying or selling a home in Charlotte, NC, one of the most important decisions you’ll make is choosing a real estate agent otherwise you’ll might be a bit confused of how the process goes. 

Here are some reasons why it’s worth it:

  • You’ll save money:
    A real estate agent will take the time to help you find the right house for you, and they’ll make sure you get the best deal possible on the house you intend to purchase or sell.
  • They know the market:
    They’ll be able to tell you about the housing market, likewise can help you determine whether or not now is a good time for you to buy or sell a house.
  • They can negotiate with sellers:
    Most agents have experience negotiating with real estate agents—so they know what it takes to get fair prices when selling their own homes (or those of other people).
  • Use of the MLS.
    Only real estate agents have access to the Multiple Listing Service (MLS), a database of all houses for sale in a certain area. This means that you won’t have access to this important resource once you aren’t working with an agent.

Dancing for Shelter: Can you help end Homelessness?

Realtors, friends, clients, strangers, followers.. anyone with a Heartbeat I NEED YOU!

I am participating in DANCING WITH THE STARS for CHARITY here in Charlotte, NC.

My chosen foundation is the CANOPY HOUSING FOUNDATION.  I know some of you are not familiar with this charity so here is a fun video to learn about!

It is the charitable arm of the CANOPY REALTOR ASSOCIATION and will use the money raised to focus on the homeless issue in our hometown.  Every homeless person has a different story.  It could be domestic violence, loss of a job, can’t afford housing so they have to live on the streets.

The Canopy “HOUSING” Foundation strives to have the basic need of SHELTER- met. (learn more about CHF at the end)

Can you join me?  My goal is to educate the public that REALTORS do more than just sell homes.  I would say MOST of us pour back into our community.

Not to mention being in last place because I’m against big corporate executives is tough.

Provides one hygiene kit (contains all of the basic materials for good hygiene health such as toothbrush, toothpaste and soap)

Provides a pillow and a blanket for a homeless individual

Provides clean undergarments for an individual who is currently homeless as well as one clean, new t-shirt and a small assortment of hygiene products

Equips families with two essential kits (a cleaning kit and a kitchen kit) as they move from homelessness to more permanent housing

Provides a completely furnished home for a homeless individual utilizing local partnerships and furniture donation banks

Assists a family that is unsheltered in rebuilding their lived with rental assistance, medical assistance, food, clothing, transportation and job assistance

Assists a family of 4 (living below the poverty level) in obtaining secure and stable housing for one month period through a rental partnership program orchestrated by local rental agencies

Re-locate 30 families or individuals into transitional, temporary housing at a cost of $100 each – setting them on a path towards a new life

About Canopy Housing Foundation

Through Canopy Housing Foundation, which serves as the charitable-arm of Canopy Realtor® Association, allows area Realtors® to address unmet housing needs and advocate for fair and affordable housing standards and practices. Since 1985, the Foundation has been working to make a difference in the communities it serves through a number of programs, events and financial support. Here’s how:

 

Habitat for Humanity Support Program

Canopy Housing Foundation conducts a Habitat Support Program to fund regional Habitat organizations in Haywood, Iredell and Mecklenburg Counties. In 2022, the Foundation awarded $21,000 to seven-area Habitat for Humanity organizations. Since 2007, the Habitat Support Program has awarded more than $296,700 to regional Habitats.

Community Grants Program

Canopy Housing Foundation’s second grant initiative, the Community Grants Program, aids local housing organizations in Mecklenburg, Iredell and Haywood counties, whose purpose is expansion, improvement and sustainability of housing in our community. Launched in 2009, the program annually awards funds to area nonprofits addressing unmet housing needs. In 2022, Canopy Housing Foundation awarded $50,000 in grants to 17 area nonprofits. To date, the Community Grants Program has awarded approximately $444,800 to area nonprofits in the community.

 

Strides for Shelter 5K Run/Walk

Open to the community, Canopy Housing Foundation’s Strides for Shelter 5K Run/Walk is one of the only local races dedicated to addressing homelessness. More than 600 runners participate each year in this community-wide race. This year, the Strides for Shelter 5K Run/Walk was held on Oct. 22, 2022. Each year, the race benefits a local housing nonprofit. Since 2016, the Foundation has returned more than $125,000 from race proceeds to the following local beneficiaries:

  • 2016 – Housing First Charlotte-Mecklenburg/Urban Ministries – $5,000
  • 2017 –A Child’s Place – $15,107.66
  • 2018 – Men’s Shelter of Charlotte – $20,555.43
  • 2019 – The Relatives – $25,222.22
  • 2020 – Cancelled due to COVID-19
  • 2021 – Hope House Foundation – $26,760
  • 2022 – Charlotte Rescue Mission – to be announced Dec. 16, 2022

 

Realtors® Care Day

Realtors® Care Day is Canopy Housing Foundation’s annual all-day home repair project to assist homeowners with critical exterior home repairs and provide safety modifications for the elderly and disabled in Mecklenburg, Iredell and Haywood Counties. Launched in 2009, Realtors® Care Day brings together almost 400 volunteers, from Realtors® to contractors, Habitat for Humanities and other housing partners to repair multiple homes during National Fair Housing Month (April), while helping to change the lives of the homeowners living in them.  Realtors® Care Day has evolved to include work on community sites, like Serenity House of Mooresville where exterior and interior painting was done and Harvest Center of Charlotte where a community garden was planted. Since inception, the program has helped 300 families and organizations and has had a financial impact exceeding $1.2 million. The 2022 Realtors® Care Day project was held on April 29, 2022.

Project REACH

In 2017, Canopy Housing Foundation started Project R.E.A.C.H. (Realtors® Engaging And Creating Hope) as a vehicle to provide Realtors® with hands-on community service experiences at five local nonprofits annually. Each year approximately 125 Realtors® donate their time and volunteer with local community nonprofit partners, identified by Canopy Housing Foundation’s Fair and Affordable Housing Advisory Group (FAHAG).

Canopy Housing Foundation Awards & Scholarships

Through Canopy Housing Foundation, Realtors® are able to annually recognize individuals, projects or groups that are making outstanding contributions to the community.  The Humanitarian Award, established in 2007 is, given annually in December.  Upon receiving the Humanitarian Award, recipients may designate a nonprofit organization of their choice to receive $5,000 from the Foundation. Since its inception, the foundation has returned more than $50,000 to community organizations through the Humanitarian Award program.

In 2019, the Canopy Housing Foundation instituted the YES Award to recognize and celebrate the area’s youth who are engaged in improving the quality of life in the region. Young people engaged in service mature into adults who serve the community. Youth ages 10-18 are eligible and the chosen recipient is honored by receiving a commemorative plaque and $500 to be donated to the charity of their choice in their name.<h/5>

Each year Canopy Housing Foundation – Western Region (Haywood County) provides two scholarships to graduating seniors. Scholarship applications are reviewed by a panel of Realtors® in Haywood County, who make its recommendation for recipients to Haywood County Schools Foundation. Since 2020, $5,000 has been invested in these students and their continuing education.
