Property Tax Reevaluation – Mecklenburg County, Charlotte-NC 2023

March 21, 2023 by Danielle Edwards

Mecklenburg County Tax Reassessment, Charlotte- NC

PROPERTY TAX – Mecklenburg County Homeowners Hit PLAY before you PAY!!

Whatever we purchase, either online or offline; whether it’s tangible or not, let’s admit it there’s always a value added tax on it. Sometimes we might not notice but we ALWAYS PAY TAXES. And today we’re not only talking about Taxes, we’re discussing a reassessment year that happens every 4-8 years.

NOTE:  They will send you the new value in the mail, but then they “normally” adjust the tax rate for the value in June.  In past years, everyone panics, and then the county sets the new tax rate and that % is applied to your value.

For a much brief and short discussion, watch my video:

Property Tax is  a real estate ad-valorem tax, which can be considered a regressive tax, commonly calculated by a local government. It is based on the value of the property which can be real estate or – in many jurisdictions – also tangible personal property. Under the North Carolina Law it requires at least (8) eight years to conduct a property reassessment to determine it’s market value. On the other hand, Mecklenburg County has advanced their cycle to conduct the procedure every four (4) years.

Here are three (3) different criteria to consider:

  •  THE CHARACTERISTICS MATCH THEIR FILE

– For example: you permanently added a screen porch and spent about $30,000 – 80,000 on it. You’ll be receiving a notification from Mecklenburg County informing you that there will be an assessor visiting you.

Every detail, changes, upgrades will be assessed by them.

  • COMPARABLE SALES

– are comparable properties in a specific area that you’re looking to buy or sell in. They are used to determine the home value by comparing it to similar properties sold in the same neighborhood.  You will contact your local trusted real estate agent and they should be able to assist you. If you don’t have one, then hopefully you will think to contact me as your local Charlotte real estate agent!

  • ANY KNOWN IMPROVEMENTS

– Any improvement or changes you put to the house that can be taxed on.

For instance, you noticed that there might be some errors on the declared tax, there are also options for you to do.

  • Reach out to them and do an informal review
  • Formal review , go in front of them to argue your case

Visit the Mecklenburg County website for more information on this link:

Public Charter Schools Options in North Carolina

March 8, 2023 by Danielle Edwards

Public Charter Schools Options in North Carolina

by Charlotte Realtor, Joanna Warren – Hefferon | Edwards Team

A charter school is a school that receives government money moreover runs separately from the local, well-established state education system.

The State Board of Education has given its approval to public charter schools. Managed by the autonomous, nonprofit boards of directors. The majority of charter schools’ funding comes from state and municipal taxes. These institutions are open to all students. Those who are not permitted to charge tuition, discriminated in admissions. Or also have affiliations with any specific religion or religious group too. Many of the rulers that govern district schools do not apply to charter schools. Charter schools are nonetheless subject to the State’s assessment and accountability system.

The population of Charlotte and the nearby towns is growing yearly. The need to move due to a career as well as the expense of living.  It can also be the desire to be nearer to family, and other factors beauty of our state’s geographic position. The mountains are a day journey away from where we live, and a short drive to the coast. Fortunately, Charlotte is a great place for both families who have settled here already.  And those who want to move here, and neighboring areas offer a wide range of schools to all. Our traditional public schools, public charter schools, public magnet schools, and private schools are all available. Its available  in the area learning pods, homeschooling, and online academies.

Martin Luther King Jr. once said, “The function of education is to teach one to think intensively and to think critically. Intelligence plus character- that is the goal of true education”

I had no idea what a charter school was once I enrolled my daughter.  Enrolled in one close to our house during the always-memorable summer of 2020. I had attended Charlotte Mecklenburg public schools as a child then graduated from a relatively small private school. When our public school system before,  decided not to provide a real kindergarten experience. It was crucial to her father and I that she attend school in person.

As a parent, volunteer, and vice president on the PTO Board for the past 2.5 years.  I’ve discovered the benefits and drawbacks of being associated with a nearby charter school.
Charter schools are independent, tuition-free public schools in North Carolina that are freed from the majority of the laws, rules, and regulations that govern regular public schools. But holding NC charter schools accountable uses the State’s assessment and accountability system. Each of the NC charter schools is free to offer specialized courses and employ various teaching strategies thanks to their degree of independence.

North Carolina charter schools are primarily funded through state and local tax dollars.

Families choose a charter school that they’d like for their child or children to attend, hence enroll into a random lottery. “In our school, once you are notified of admission, you’ll have three days to accept or deny the seat,” says Rachelle Patterson, the registrar of Union Day School. After 3 days, the lottery system will automatically rescind the offer and notify the next family. If you do choose to accept the spot, you’ll have 5 days to complete and turn in your paperwork”.

Choosing a school for your child is basically a big responsibility. Generally in making the decision to attend a charter school you are choosing a tuition-free, independent public school. Nonetheless, the majority of charter schools function more like private schools since they are exempt from many of the laws governing public schools.

“A charter school is a fantastic free alternative for your child if its leadership, educational philosophy, and mission coincide with those of your family,” Dr Michael Lindsay, Executive Director, Union Day School. For our family, the smaller class sizes, tuition free education that rivals a private school education, and the tight knit feeling of community, are just a few the many reasons we are fans of this type of school. Being a parent who holds experiences with the larger size of a public school, and the intimate atmosphere of a very small private school, I believe that this option creates a wonderful choice for those who fit somewhere in between.

Charlote Real Estate Market Forecast 2023

January 28, 2023 by Danielle Edwards

Charlotte Real Estate Market Forecast

2023-2022 home sales across the Charlotte region trend back to 2019 levels.

Article by Canopy Realtor Association shared by Danielle Edwards

CHARLOTTE, N.C. — At the end of 2022, existing-home sales across the 16-county Charlotte region declined 15.3 percent year-over-year, as 50,286 homes sold across the region last year. The region had approximately 9,300 more home sales in 2021 than in 2022, which included 12 consecutive months of year-over-year declines. 2022’s sales were on par with sales at the end of 2019, which was a healthier year of sales, due to the overall pace of the market and amount of inventory. There were 3,0

65 closed sales during the month of December 2022 throughout the region, which is down 37.7 percent year-over-year. Sales included in this report, come from Canopy MLS and include single-family and condo-townhome data only, for the 16-county region.

A gauge of buyer interest, pending contracts, fell throughout the year and totaled 47,477 houses under contract, a 20.5 percent decline from contract activity in 2021.. In part because the FED increased interest rates in response to inflationary pressure during 2022, buyers withdrew from the market. Contract activity reached a low point in December with 2,472 homes signing contracts, a decline of 32.4 percent from the previous year. Contract activity is typically a forward-looking indicator and a good predictor of future sales.

“Our region has experienced a tremendous amount of growth over the last year, even though year-over-year sales activity didn’t reach the level of activity we saw during the height of the pandemic,” said Tiffany Johannes, the 2023 president of Canopy Realtor® Association/Canopy MLS and Realtor®/Broker-In-Charge with RE/MAX Executive Ballantyne. We observed a return to a relatively healthier timing and pace of activity during most of last year and will continue to do so because 2021 was an outlier and an unhealthy market. If there’s any good news, it’s that the slower pace of sales should let inventory increase and possibly provide purchasers more options later this spring.

Year-end statistics reveal that with 57,973 residences posted during the year, new listing activity—which is a proxy for seller activity—was down 10% from 2021. During the month of December sellers listed 2,418 homes for sale, a 31.3 percent year-over-year decline. As buyers pulled back last year, seller activity also declined.

Inventory had 6,479 homes posted for sale as of report time on January 5, 2023. A 54 percent increase from the 4,206 homes for sale at the same time last year. Months of supply rose 100% to 1.6 months, indicating that the area is still in a seller’s market. That is far from being balanced at six months of supply. Prices continued to rise year-over-year in December.

The average sales price was $444,600 for the entire year. It was up 14.9% from the previous year, and the median sales price was $379,890. The initial list price to sales price ratio rose to 99.7%. As a result of sellers continuing to be able to sell their houses for virtually their full asking price. Only for the month of December, the median sales price ($373,625) and average sales price ($436,920). Then both grew by 6.8 and 7.3 percent over the prior year. The percentage of original list price to sales price in December dropped further, to 94.7 percent.

The property market’s slowing down is just one of many indicators that point to a recession this year. This is according to many experts, Johannes added. But buyers need to understand that a recession doesn’t necessarily equate to home prices falling. Rates are anticipated to fall further. As inflation continues to reduce, even if the era of rates of 3% is probably over. Housing would be crucial to an economic recovery, according to our current outlook, and any recession would be minor.

Time on market across the region showed homes sold quickly throughout 2022, leaving buyers little time for negotiation.  List to close averaged 77 days last year compared to 73 days in 2021. The metric that accrues for “Active” and “Under-contract-show” statuses, showed homes averaged 22 days on market in 2022. It was compared to 19 days on market in 2021.  However, on December, List to Close increased from 75 days in 2021 to 99 days in 2022. And while days on market in December, increased from 20 days in 2021 to 41 days in 2022.

Charlotte Real Estate Agent Danielle Edwards

“Charlotte, NC and the Carolinas in general rank among the top 5 States where people are moving to. Not only that many experts rank Charlotte, NC as the market to watch in 2023. Charlotte Real Estate Agent, Danielle Edwards with RE/MAX EXECUTIVE has seen buyers that have been on the sidelines starting to resurface. It is really hard to tell what our market is like. This is because like most areas we experience a seasonal slow down this time of year.
2021 was an unhealthy market, and now it is about re-educating sellers on how to price their home properly, and education buyers on ways to still win.

When I meet with new buyers I don’t just meet them at a house. I sit with them in my office and we go over their wants and needs, the different areas, and how to strategize a game plan that will have their house search here in Charlotte, NC be affective.”

DANCING WITH THE STARS – CHARLOTTE

December 14, 2022 by Danielle Edwards

CHARLOTTE BALLET PRESENTS DANCING WITH THE STARS

Star Dancer- Danielle Edwards

Dancing to ensure homelessness is center stage

Dancing with the Stars Charlotte

What is the Charlotte Ballet Dancing with the Stars event about?

Since 2013 the Charlotte Ballet presents Dancing with the Stars, pairing local community and corporate leaders and Star Dancers with our professional dancers. Together the six duos compete to raise funds for their charity.

I am proud to announce that I have been chosen to be a star dancer for this event.  It is one of the most fun, glamorous, charitable events in Charlotte for 2023. I have been paired with Professional Ballet Dancer Maurice Mouzon.

I have a goal of $150,000 to raise for my chosen charity the CANOPY HOUSING FOUNDATION.   All proceeds are split 50/50 between the Charlotte Ballet and CHF.

Gala Ticket Tier Information

Benefitting Charity:  CANOPY HOUSING FOUNDATION

As part of its commitment to focusing on the full housing continuum (from homelessness to homeownership), the Foundation will utilize the funds raised to address identified needs of the 3,000+ housing-insecure people in our community.  Specifically, the Foundation will target the funds to address the needs of the area’s estimated 375 homeless families with children.  Working with local service organizations, the Foundation will seek to understand the best placement and utilization of these funds to create a lasting impact.

Canopy Housing Foundation is the charitable arm of the CANOPY Realtor Association(CLT).  Allows Realtors to address unmet housing needs and advocate for fair and affordable housing standards and practices.  Since 1985 it has made a difference in our community through programs, events, and financial donations and grants to area nonprofits.

I have enjoyed working with Habitat for Humanity annually on Realtor Care Day to see these funds at work all over our area from the center city of Charlotte to Matthews.  It is my hope that this money raised can make an even bigger impact so that hopfully one day everyone will have a place to call home.

THREE WAYS TO SUPPORT MY CHARITY AND CHEER ME ON!

The event is Saturday, March 4, 2023, at the Knight Theater in Uptown (and sells out)!

  1. Purchase tickets- Tickets go on sale on December 21, 2022, and you can choose from two ticket tiers.
  2. Vote- is open to anyone online in advance of the event. $1 = 1 vote and the website will record the voting credit in real time to my running total on the website. Think of voting as a donation if you can’t come to the event but want to support the cause! Both ticket sales and voting all count towards my $150k goal.
  3. Sponsorship / Employee matching / Donations- If you own a business, have employee matching programs, or need a tax deduction for 2022 or 2023 I would love your support. I will also be doing videos for local businesses that support me to give them exposure too.

Businesses or larger groups can also consider getting a table that comes with sponsorship recognition too!

Do you know a company or business that would be interested? Do you know a business that would provide a raffle item for a silent auction?

Thank you in advance for considering donating to the Charlotte Ballet/Canopy Housing Foundation when you consider your charitable donations for 2022/2023.  Donations can also be split for this and next year too!

We’d like to inform everyone that we have just recently created a Facebook page. We’ll be posting updates and live videos on my journey, and answering questions in real-time!  Who knows you could maybe help vote for the music I choose to dance with.

Thank you for continuously supporting us in this Journey. Please help us grow and gather more engagement and support to make this event possible and make the goal happen.  By sharing my posts or gathering your friends you also can help the homeless in our community and enable the Charlotte Ballet to thrive.

” A life worth giving is a life of living. Dancing for Shelter” -Let’s give joy and love to the homeless.

How to Give Back This Holiday Season in Charlotte, NC

December 14, 2022 by Danielle Edwards

How to Give Back This Holiday Season in Charlotte, NC

It’s the most wonderful time of the year! The city is lit, the food is decadent, and the parties are fun. But we all know what’s important—enjoying quality time with the people you cherish and helping your community by giving your time, gifts, or donations to those in need. As it is said, it is better to give than receive. And there’s no better time to apply that mantra than during the holiday season. Here’s a list of nonprofits you can support and ideas on how to give back this holiday season in Charlotte, NC.

The Salvation Army

The Salvation Army’s Angel Tree program helps provide Christmas gifts for children in need. You can choose a gift from the Angel Tree registry through a partnership with Walmart and drop off the gift at their Christmas Center located at 2708 Yorkmont Road, Charlotte, NC 28208. Distribution starts on December 16th. And donations are always accepted in lieu of gifts.

The CMPD Explorers

The CMPD Explorers Christmas Project partners with the Salvation Army Christmas Assistance Program to provide Christmas presents for hundreds of children in the Charlotte area. They accept toy donations for children under 14 years old at any Charlotte Fire Station or CMPD office. You can also set up a toy drive at your business, school, or church. Of course, donations are always accepted as well!

Toys for Tots

Toys for Tots makes a huge impact in Charlotte. Last year, they distributed 19,796 toys to children in need. You can request a Toys for Tots box to put in the lobby at your business, school, or church. Or you can find a list of public boxes to donate toys here.

Why Now is the Best Time to Buy

December 2, 2022 by Danielle Edwards

Why Now is the Best Time to Buy

It’s the most wonderful time of the year! And, yes, even in real estate! We know a lot of buyers are asking the same questions right now: Should I wait for interest rates to come back down before I buy a home? Let me explain why now, even with the higher interest rates, is the best time to buy a home.

Charlotte is one of the top 5 cities to move to for work and honestly, buying a house today saves you big bucks in the long run.

  • No more paying $100K over asking.
  • No more waiving inspections and appraisals.
  • No more as-is offers.
  • No more bidding wars!
  • You will be able to negotiate a fair price.
  • You will receive seller concessions if the inspection reports indicate repairs are needed.
  • PLUS, you can REFINANCE as soon as rates come back down in a year or two.

Check out this handy comparison of what buying a house today vs. 6 months ago looks like:

5 Things I Love About South Carolina!

November 18, 2022 by Danielle Edwards

5 Things I Love About South Carolina!

South Carolina is a sure bet if you’re looking for big-city amenities with a slower pace of life. I sell a lot of homes on the South Carolina side of Charlotte, primarily to families looking for top-rated schools and retirees looking to take advantage of all the recreational opportunities this beautiful palmetto state has to offer. Watch my video to learn about the top 5 things I love about South Carolina.

Fireworks All Day, Everyday

Who doesn’t love the beautiful display of colors lighting up the night sky? South Carolina fireworks are some of the best in the country too. Many other states only allow the sale of “safe and sane” fireworks, but South Carolina allows the purchase of any Consumer-class (C-class) fireworks, with a few exceptions. Fireworks are legal to light every day. So, be safe and respectful of your neighbors, and enjoy shooting fireworks all year in South Carolina.

Cheaper Liquor and Gas

Are you starting to sense a vibe about South Carolinians? Yep, they sure know how to have a good time! Because the state does not operate liquor stores in South Carolina, SC liquor stores can compete, driving down the costs. So go on down to Frugal MacDoogal’s at the Carowinds exit and enjoy your savings — and don’t forget to gas up while you are there!

Beaches, Beaches, Beaches

From famous rockin’ Myrtle Beach to upscale Hilton Head Island to quieter beaches like Daufuskie Island, there’s a beach for every personality and lifestyle. My personal favorites are the charming beaches surrounding Charleston, SC. Enjoy spending your days on Folly Beach and later eating at some of the finest restaurants in the country in beautiful, historic Charleston, SC.

Lower Taxes

South Carolina enjoys some of the lowest property tax rates of any state. The current tax rate below the NC border is 0.560%, compared to 1.05% in Charlotte’s Mecklenburg county. This difference is a savings of almost $2,000 a year when comparing a $400,000 house in South Carolina vs. Mecklenburg county!

Location

Charlotte is a stone’s throw away from the South Caroline border. South Carolina offers peaceful country living, affordable homes, and cheaper taxes. And it is just a short drive from all of the amenities in nearby Charlotte, making it a suitable choice for South Charlotte commuters and retirees. I’ve helped buyers in the communities of Fort Mill, Indian Land, Lancaster County, and York County find the home of their dreams, and I can help you too!

5 Things to Know About Living in Indian Land, SC

November 17, 2022 by Danielle Edwards

5 Things to Know about Living in Indian Land, SC

Indian Land, SC, is becoming one of the top Charlotte, NC suburbs. Forbes magazine named Indian Land a top “Boom town” in the nation. And for a good reason. There’s a lot of love about this beautiful, sprawling setting, located just south of Charlotte in Lancaster county. Read on to learn about the benefits of living in Indian Land, SC.

LOCATION

Indian Land is an unincorporated community in the northernmost part of Lancaster County, SC. It offers peaceful country living, affordable homes, and taxes and is just a short drive from all of the amenities in nearby Charlotte and Fort Mill. Indian Land is 15 minutes from the Ballantyne area and only 45 minutes from uptown Charlotte, making it a suitable choice for South Charlotte commuters and retirees.

LOWER TAXES

South Carolina enjoys some of the lowest property tax rates of any state in the US. And Indian Land is no exception. The current tax rate in Lancaster County is 0.560%, compared to 1.05% in Charlotte’s Mecklenburg county. This difference is a savings of almost $2,000 a year when comparing a $400,000 house in Lancaster County vs. Mecklenburg county!

DEVELOPMENTS

Indian Land, SC, is booming! Residential and retail communities continue to develop, and many of the communities cater to the active adult lifestyle.

  • Bridgemill: Homes range from $600,000 to over $1 million. Beautiful lots, landscaping, and, yes, sidewalks! You are close to TONS of shopping, restaurants, a movie theater, the YMCA, doctor’s offices, and the highway. Watch my video below to see the beautiful Bridgemill.

  • Sun City at Carolina Lakes: The largest Active Adult golf course community in the Charlotte region that lies on the banks of the Catawba River in SC. This 3,160-home community across 1,512 acres of scenic hills and forests allows residents to enjoy a low-maintenance lifestyle and access amenities, including two large clubhouses and an 18-hole golf course.
  • CrossRidge Center is a 190-acre mixed-use commercial development site just miles from Charlotte’s affluent Ballantyne Community. The site offers more than 1,500 feet of frontal-facing property on Hwy 521.
  • ParkStone at Indian Land: ParkStone has begun clearing the ground on approximately 46 acres of Land off of 521. The plan includes a mix of medical, commercial, and retail space adjacent to 266 luxury apartments in 10 buildings.

AMENITIES

Although Indian Land has more of a rural vibe and no real “downtown,” plenty of businesses keep you close by. The commercial areas include food and local restaurants, convenience stores, grocery, and even a Super Walmart.

The best part of living in Indian Land is the connection to the Land and nature. Outdoor lovers will appreciate the Andrew Jackson State Park, which offers hiking, canoeing, camping, fishing, and picnicking. The park has plenty of recreational attractions, including a campground, a fishing lake, picnic shelters, and nature trails.

Also nearby is the Landsford Canal State Park, a former canal on the banks of the Catawba River. The park is the perfect site for hiking and mountain biking since many trails exist.

For families or retirees interested in joining a social club, the Firethorne Country Club is just across the NC border and a local Lancaster, SC favorite. A luxury country club with a reasonably challenging golf course and a very active tennis league. It is located three miles south of Ballantyne and is part of the club group.

ECONOMY

Although Indian Land is a small rural town, it’s the home to the HQs of several major businesses, including Continental Tire North America, Red Ventures, Sharonview Federal Credit Union, The Inspiration Networks, and Movement Mortgage. Also located here are large branches of Honeywell, URS Corporation, TriNet, and Keer America Corporation.

Relocating From New Jersey to the Carolinas – Thank You, Danielle!

November 9, 2022 by Danielle Edwards

Relocating From New Jersey to the Carolinas – Thank you, Danielle!

Selling gorgeous homes in beautiful areas can be a lot of fun as a real estate agent. But my clients are what makes real estate fulfilling. Meet Kelly. I helped her on her journey, relocating from New Jersey to the Carolinas. Kelly had a list of specific needs as a mom to three kids. She wanted to be close to friends they knew in the area and needed space for her husband to have an office. Kelly also needed to live in a place where she could help relocate her extended family from NJ soon. Not only did we find Kelly the house of her dreams, but we also set her up with all of the information and resources she needed to make the Carolinas feel like home — and I made a new friend to boot!

Listen to Kelly’s client testimonial here:

Three Reasons You Should Consider Relocating to the Carolinas.

Those who already live in the South know the advantages of planting roots here. There is a lot to love about the South: mild temperatures, four seasons, spacious homes, lower taxes, affordable living, and quick getaways to the beaches and mountains. Here’s why so many Northerners are moving down South.

1. Affordability

If you’re spending a ton of your hard-earned money on housing, utilities, and taxes up North–and without a decent yard–you may want to consider relocating from New Jersey to the Charlotte, NC, area. The cost of living in the South is the #1 reason people choose to relocate here. If you’re making a $100k salary in New York City, you’ll only need to earn $40k a year to maintain the same standard of living in Charlotte, NC! Everything, from housing to childcare to dining, is less expensive in the South.

2. The Weather

We all know the #2 reason northerners relocate to Charlotte, NC is the weather! You’ll be hooked once you’ve lived a full year in this beautiful area. Yes, the South can get hot, but Charlotte is closer to the mid-Atlantic, giving you some protection against the hottest climates of the South. Thankfully, we boast some of the best coastlines and pool companies in the country, making it easy to stay cool in the heat down here.

And the fall and winter months are sure to make up for those Vitamin-D-filled summers. You may get a few inches of snow, but you can throw away your shovel because the sun will melt it in the morning! And you like fall leaves, you say? Well, enjoy the beautiful scenery in Charlotte and the NC Mountains — boasting some of the most vibrant fall colors in the country.

3. ROOM to Stretch

It’s no surprise that you’ll find bigger homes on larger lots in the South. Those extra square feet can prove necessary with a growing family or a permanent remote worker in the home. With the average list price of a house in Charlotte at $410k in October 2022, Charlotte still has a lower cost per square foot than up North, so you get more house for less money. And it’s more than your own home. Charlotte has less traffic and congestion and more green space and parks to inhale. And exhale.

Are there more reasons to move to Charlotte, NC? Absolutely! Let’s not forget the mouth-watering southern cuisine. Or the proximity to endless getaways, from the breathtaking NC and SC beaches to the charming mountain towns of NC, VA, and TN. If you want more reasons to chat about your specific needs, I’m here to help you start your next adventure in the South.

If you want help getting to know this area – let’s talk!
