Selling gorgeous homes in beautiful areas can be a lot of fun as a real estate agent. But my clients are what makes real estate fulfilling. Meet Kelly. I helped her on her journey, relocating from New Jersey to the Carolinas. Kelly had a list of specific needs as a mom to three kids. Three Reasons You Should Consider Relocating to the Carolinas.

Those who already live in the South know the advantages of planting roots here. There is a lot to love about the South: mild temperatures, four seasons, spacious homes, lower taxes, affordable living, and quick getaways to the beaches and mountains. Here’s why so many Northerners are moving down South.

1. Affordability

If you’re spending a ton of your hard-earned money on housing, utilities, and taxes up North–and without a decent yard–you may want to consider relocating from New Jersey to the Charlotte, NC, area. The cost of living in the South is the #1 reason people choose to relocate here. If you’re making a $100k salary in New York City, you’ll only need to earn $40k a year to maintain the same standard of living in Charlotte, NC! Everything, from housing to childcare to dining, is less expensive in the South.

2. The Weather

We all know the #2 reason northerners relocate to Charlotte, NC is the weather! You’ll be hooked once you’ve lived a full year in this beautiful area. Yes, the South can get hot, but Charlotte is closer to the mid-Atlantic, giving you some protection against the hottest climates of the South. Thankfully, we boast some of the best coastlines and pool companies in the country, making it easy to stay cool in the heat down here.

And the fall and winter months are sure to make up for those Vitamin-D-filled summers. You may get a few inches of snow, but you can throw away your shovel because the sun will melt it in the morning! And you like fall leaves, you say? Well, enjoy the beautiful scenery in Charlotte and the NC Mountains — boasting some of the most vibrant fall colors in the country.

3. ROOM to Stretch 

It’s no surprise that you’ll find bigger homes on larger lots in the South. Those extra square feet can prove necessary with a growing family or a permanent remote worker in the home. With the average list price of a house in Charlotte at $410k in October 2022, Charlotte still has a lower cost per square foot than up North, so you get more house for less money. And it’s more than your own home. Charlotte has less traffic and congestion and more green space and parks to inhale. And exhale.

Are there more reasons to move to Charlotte, NC? Absolutely! Let’s not forget the mouth-watering southern cuisine. Or the proximity to endless getaways, from the breathtaking NC and SC beaches to the charming mountain towns of NC, VA, and TN. Ballantyne is located in South Charlotte across a 2,000-acre tract of land along the South Carolina border. I LOVE FALL! Unwinding after a busy, event-filled summer, getting back on a schedule, and enjoying more of my home is just what I need to keep going during the active months of the year. My favorite part of fall is slowing down, cozying up with a good book under a heavy blanket, and enjoying my favorite glass of red wine. And, of course, the crisp fall air! But, while I’m taking care of myself in the fall, I also care for my home. Here are some of my favorite fall tips for your home in Charlotte, NC.

The Teal Pumpkin Project

Teal Pumpkins make trick-or-treating more inclusive for children with food allergies and other intolerances. A teal pumpkin on your porch indicates that, besides candy, you offer non-food knick-knacks and safe treats for all trick-or-treaters.

 

Aerate Your Lawn

Fall is the time to aerate your lawn in Charlotte, NC. Lawn aeration involves perforating the soil on your property with small holes, which helps improve the absorption of water, air, and nutrients by the grass’s roots, resulting in a greener, healthier lawn.

Inspect Your Chimney

Inspecting your chimney and fireplace in the fall has several benefits. First, chimney sweeps will remove creosote to prevent dangerous fires in your chimney. But there are other benefits, too, including improved air quality in your home, keeping your home warmer when the fireplace is not in use, and saving energy. Call your local chimney sweeper to inspect and clean your chimney before you start your first fire.

HVAC Service

Cooler temps mean you must prepare your HVAC system for fall maintenance, which ensures it’ll run smoothly for longer. Well-running systems are more energy efficient and will save you money in the long run. P.S. Have them check your bathroom fan too!!!

Charlotte’s Real Estate market is HOT. In fact, the entire US except for Idaho has a shortage of homes. This makes homeownership not impossible, but more challenging.
Experts say interest rates will slowly climb in 2022. I remember when a 4.375 interest rate was great! There is not a reason to panic.. not yet.

Sold fast! Stonehaven home with basement

Together with the sellers, I worked hard to prep 6016 Bismark Place for the market. As a result, this renovated home with a basement in Stonehaven sold fast for $495,000. It was only on the market for one day and had multiple offers, so I thought I’d share what we did to sell this home.

The owners spent over $200,000 making this house a home for its next owners, and it sold in the blink of an eye. In this blog post, i’m going to list the factors that made this sell successful!

Newly Renovated Home With Basement

First of all, this home was newly renovated with a basement. It was also in the highly sought-after Charlotte neighborhood of Stonehaven. Moreover, the beautiful fenced-in back yard and back lower patio with back upper-deck made this home even more attractive to buyers with pets or kids.  Lastly, the neighborhood amenities near this home made it impossible to overlook. For example, the neighborhood has multiple swim clubs, parks, seasonal festivals and more were just more icing on the cake. Keep reading for even more information on how we were able to sell this home so quickly.

Newly Renovated

The previous owners spent almost $230,000 upgrading this house, and it was far from just another aesthetic makeover. The layout was originally outdated, so walls came down to create an open concept living space. Also, staircases were rebuilt and rooms were added to create a modern touch that makes this home live up to today’s standards.

Exterior

The yard originally had drainage issues, therefore, it was raised to become a usable flat with no issues whatsoever, which made this the perfect house for outdoor entertaining. Also, lower basement level extends onto outdoor patio, which has added surround sound. Lastly, the sellers added gutter guards and a water line in the garage for a fridge, if desired.

The sellers made a ton of high quality renovations such as adding quartz countertops, marble backsplash, a giant island that’s perfect for gathering and entertaining, high-end cabinets and soft-closed drawers; as a result, each potential buyer saw the kitchen as a huge value add.

In addition to the laundry, kitchen, and layout upgrades, there are so many extra perks when it comes to this home. For instance, the stand-alone fireplace is hand-painted and full of character, with added gas inserts. In addition, you can turn the nursery into an office, studio or 5th bedroom if needed. As a result, the pros to buying this home far outweighed any potential cons.

Although the neighborhood of Stonehaven is just a few miles from Uptown Charlotte, it’s full of suburban southern charm. For example, you’ll get to enjoy a 4th of July parade in the summer, weekly social events, and a fall festival! The neighborhood is home to 2 swim & racquet clubs, in addition to multiple parks and greenways. In conclusion, because of the community charm, great location, and beautiful neighborhood, the community was a huge selling point for this home!
