Things to Do in Charlotte This Fall 2026 | Fall Festivals & Events

Fall is my favorite season in Charlotte. The heat finally breaks, Friday nights fill up with music, and almost every weekend from late September to Thanksgiving has something going on. I’ve pulled together my 2026 list, with every event date checked, so you can plan your season instead of finding out about the good stuff the Monday after.

Most of these are right here in South Charlotte. A few are worth a short drive.

1. SIP YOUR WAY THROUGH THE BALLANTYNE WINE & FOOD FESTIVAL

Saturday, September 26, 2026 · 12–5 pm · Ballantyne’s Backyard, 11625 N Community House Rd

This is the one I tell everyone to kick off fall with. You get samples from more than 100 wines, beers and spirits, plus live music and chef demos, all a few minutes from home if you live in Ballantyne. VIP tickets are $75 and get you in at noon. General admission is $45 and starts at 1 pm.

2. GET LOST IN THE CORN MAZE AT ALMOND FARM

September 26 – November 1, 2026 · Wed–Sat 10 am–6 pm, Sun 11 am–6 pm · 5000 US-601 S, Concord

This is the classic family fall day: a pumpkin patch, corn maze, hayrides, farm animals, U-pick wildflowers, a jump pad and slides. They also have a separate toddler zone, so the little ones aren’t competing with the big kids. On weekends they do candy drops at 12 and 3. “Tract-or-Treat” runs October 31 – November 1. There’s barbecue and ice cream on site, and they have a new entrance and parking for 2026. Check the farm’s website for this year’s admission before you go. Only service animals are allowed, so leave the dog at home.

3. RIDE HAUNTED ROLLER COASTERS AT SCAROWINDS

Select nights, September 11 – November 1, 2026 · Carowinds

SCarowinds is back with four haunted mazes and five scare zones, three of them new this year. There are also two immersive experiences: the new JASON: Blood Reign, and The Conjuring: Beyond Fear. The park says it’s not recommended for kids under 13. Tickets are sold online only. If horror isn’t your thing, Carowinds also runs Oktoberfest on select days November 7–22.

4. RAISE A BEER BOOT AT MECKTOBERFEST

October 2–4 and October 9–11, 2026 · Olde Mecklenburg Brewery, Ballantyne (15025 Bowl St)

OMB’s Ballantyne location turns into a proper German fest for two weekends, with polka bands, beer boots and German food. The steinholding contest is Saturday, October 3, from 4 to 6 pm, if you think you’ve got the arms for it.

5. TRAVEL BACK IN TIME AT THE CAROLINA RENAISSANCE FESTIVAL

Saturdays & Sundays, October 3 – November 22, 2026 · 9:30 am–5:30 pm · 16445 Poplar Tent Rd, Huntersville

Jousting, turkey legs, and more costumes than you’ll see anywhere else all year. Adult tickets are $37.99, kids 5–12 are $23.99, and kids 4 and under get in free. Parking is free. Tickets are sold by date and popular weekends sell out, so buy early.

6. CATCH A SHOW AT THE AMP BALLANTYNE

11115 Upper Ave, Ballantyne

The Amp is one of the best things to happen to South Charlotte. Coming up this fall:

  • Friday, September 25: Houndmouth, Molly Tuttle and Daniel Donato
  • Thursday, October 8: Clint Black & Midland
  • Friday, October 16: Feeling 22 (a Taylor Swift tribute, so bring the kids)
  • Saturday, October 17: Trampled By Turtles and Futurebirds

7. HEAR LIVE MUSICE IN A HAY BARN AT LOPING CROW DISTILLERY

24030 Endy Rd, Albemarle · Fri 5–10 pm, Sat 2–10 pm, Sun 2–5 pm

This is my favorite fall drive. Loping Crow is a craft distillery out in Stanly County, about an hour east of Charlotte. They host live music in a converted hay barn with food trucks and the “Crow Bar.” It’s a great excuse to see the leaves change on the way out. Check their live-music page for this fall’s concert lineup before you go.

8. PICK APPLES AND DRINK HARD CIDER AT WINDY HILL ORCHARD

1860 Black Hwy, York, SC · open through Christmas

This was on my list in 2023, and it’s still on it. They have pick-your-own apples, cider donuts, and a cider bar that’s open Friday–Sunday. The farm stand is open Thursday–Saturday 10–6 and Sunday 12–6.

9. STAY UP FOR THE WHISKEY, WINE & FIRE FESTIVAL

Saturday, October 24, 2026 · Ballantyne · 21+

This one is a grown-up night out: open-fire cooking, an oyster bar, whiskey and wine tastings, and live music. General admission is $45 and starts at 5 pm. VIP is $85 and gets you in at 4.

10. KICK OFF THE HOLIDAYS AT THE NOVANT HEALTH THANKSGIVING EVE PARADE

Wednesday, November 25, 2026 · 5:30 pm · Tryon Street, Uptown

Our old Thanksgiving Day parade is now a Thanksgiving Eve parade. It’s a nighttime parade with lit-up floats, and it’s free to watch. Reserved seats are available if you’d rather not stake out a curb.

A FALL BONUS IF YOU’RE HOUSE HUNTING

Fall is also one of the best times to buy in Charlotte. Realtor.com’s 2026 research puts our best week to buy at November 1–7. That’s when Charlotte buyers typically see about 17.5% more listings, 38% less competition than at the year’s peak, and list prices around 5.7% below the seasonal high. If a new home is on your fall list too, now is the time to get pre-approved so you’re ready when that window opens.

For prospective homebuyers, understanding the significance of mortgage rates is essential in determining affordability and monthly payments.

Even minor fluctuations in mortgage rates can significantly influence your purchasing capacity.

To effectively navigate these changes and make well-informed buying decisions, it’s advisable to seek guidance from a knowledgeable local real estate agent and mortgage specialist.

2 of the Factors That Impact Mortgage Rates

If you’re looking to buy a home, you’ve probably been paying close attention to mortgage rates. Over the last couple of years, they hit record lows, rose dramatically, and are now dropping back down a bit. Ever wonder why?

The answer is complicated because there’s a lot that can influence mortgage rates. Here are just a few of the most impactful factors at play.

Inflation and the Federal Reserve

The Federal Reserve (Fed) doesn’t directly determine mortgage rates. But the Fed does move the Federal Funds Rate up or down in response to what’s happening with inflation, the economy, employment rates, and more. As that happens, mortgage rates tend to respond. Business Insider explains:

“The Federal Reserve slows inflation by raising the federal funds rate, which can indirectly impact mortgages. High inflation and investor expectations of more Fed rate hikes can push mortgage rates up. If investors believe the Fed may cut rates and inflation is decelerating, mortgage rates will typically trend down.”

Over the last couple of years, the Fed raised the Federal Fund Rate to try to fight inflation and, as that happened, mortgage rates jumped up, too. Fortunately, the expert outlook for inflation and mortgage rates is that both should become more favorable over the course of the year. As Danielle Hale, Chief Economist at Realtor.com, says:

“Mortgage rates will continue to ease in 2024 as inflation improves . . .”

There’s even talk the Fed may actually cut the Fed Funds Rate this year because inflation is cooling, even though it’s not yet back to their ideal target.

The 10-Year Treasury Yield

Additionally, mortgage companies look at the 10-Year Treasury Yield to decide how much interest to charge on home loans. If the yield goes up, mortgage rates usually go up, too. The opposite is also true. According to Investopedia:

“One frequently used government bond benchmark to which mortgage lenders often peg their interest rates is the 10-year Treasury bond yield.”

Historically, the spread between the 10-Year Treasury Yield and the 30-year fixed mortgage rate has been fairly consistent, but that’s not the case recently. That means, there’s room for mortgage rates to come down. So, keeping an eye on which way the treasury yield is trending can give experts an idea of where mortgage rates may head next.

Bottom Line

With the Fed meeting later this week, experts in the industry will be keeping a close watch to see what they decide and what impact it’ll have on the economy. To navigate any mortgage rate changes and their impact on your moving plans, it’s best to have a team of professionals on your side.

As a real estate agent deeply ingrained in the Charlotte market, I’ve delved into the latest insights provided by the Charlotte Business Journal, which have been meticulously derived from Canopy MLS data. These findings shed light on the shifting dynamics within our local housing landscape, offering valuable perspective for both buyers and sellers alike.

The analysis encompasses a comprehensive range of residential properties, including single-family homes, condominiums, and townhouses. To provide a holistic view, the data not only examines year-over-year changes but also incorporates pre-pandemic figures from 2019, allowing for a more nuanced comparison.

Before delving into the specifics, it’s worth noting that one ZIP code, 28104, has been excluded from the analysis. This decision stems from its limited geographical presence within Mecklenburg County, coupled with the relatively modest number of home sales—less than 100—in 2023.

Which Charlotte zipcode saw the biggest decline?

Among the standout revelations, ZIP code 28203 emerges with the most significant year-over-year decrease. This area, encompassing the upscale neighborhoods of South End and Dilworth, experienced a notable 36.8% decline in sales, dropping from 302 in 2022 to 191 in 2023. Moreover, sales in 28203 plummeted by 42.5% compared to pre-pandemic levels in 2019.

Following closely behind are ZIP codes 28078 and 28202, both witnessing a substantial 36.7% decline in sales. In the vibrant community of Huntersville (28078), home sales decreased from 1,456 in 2022 to 922 in 2023. Meanwhile, uptown’s 28202 saw sales dwindle from 362 to 229 during the same period.

Additional ZIP codes experienced declines of at least 30%, including 28217 in southwest Charlotte and 28204 in the Elizabeth area. Notably, 28217 stands out as the lone ZIP code in Mecklenburg County to buck the trend, witnessing a remarkable 31.9% increase in home sales compared to 2019.

In terms of overall sales volume, ZIP code 28269, situated north of center city toward Highland Creek, claimed the top spot with 1,138 closings in 2023—the only ZIP code in Mecklenburg County to surpass the 1,000 mark. Conversely, 28204 recorded the fewest closings at 120.

These findings underscore the broader narrative of a cooling housing market in 2023, characterized by constrained inventory and escalating affordability challenges attributed to rising interest rates and sustained price appreciation over the years.

Across the Charlotte region, home sales dipped by 17.3% in 2023, falling to 41,546 closings from 50,222 in the preceding year—a notable departure from the 50,854 sales recorded in 2019. In Mecklenburg County specifically, there were 15,326 closings, marking a substantial 20% decline from 2022 and a significant 26.4% decrease from 2019.

What does this mean to you? Since rates have slowly started to drop we have seen buyers come out of the woodwork to prepare to try to buy a home again. Experts are saying between now and the beginning of April you can take advantage of incentives, less chance of bidding wars, and negotiate other terms.

Carrington is one of my favorite communities in South Charlotte. Estate homes sit on large lots with mature trees. It’s connected to Piper Glen Country Club, and it has its own separate pool and club that you can join, and it is awesome! For nominal fee, you could get to do swim team, parties, 4th of July, and it is just a great place to live – excellent access to highways, shopping and restaurants. Stonecrest, Trader Joes and the Arboretum are within 5 minutes of Carrington. Top-rated schools make this a coveted neighborhood. It’s also close to parks and the greenway.
