Pine Bluff is one of the more approachable new-construction communities in Locust, and the reason comes down to two things most buyers don’t look at closely enough: how many homes are in it, and how wide the lots are.
Pine Bluff is 112 single-family homes. That’s it.
I want to put that number first because it changes the experience of living somewhere more than almost any other feature. A 112-home community fills out in a reasonable window and then it’s done. You’re not living next to active construction for six years. You get to a point where the neighborhood is finished and the people in it know each other.
Compare that to the 400- and 600-home communities going up around the Charlotte metro, where the last phase delivers years after the first, and buyers in phase one spend a long time living beside dump trucks.
The lots
Homes at Pine Bluff sit on 90-foot homesites, and every home comes with a two-car garage.
Ninety feet is meaningfully wider than what a lot of production builders are platting right now. It’s the difference between a side yard and a walkway. If you’ve toured newer communities and had the vague feeling that the houses were too close together, lot width is usually what you were reacting to — and it’s the one thing you can’t renovate your way out of later.
Floor plans
Smith Douglas offers nine plans at Pine Bluff, ranging from about 1,436 to 3,005 square feet, with three to five bedrooms and two to four and a half baths.
The plans are named: The Phoenix, The Benson II, The Langford, The Coleman, The Lancaster, The McGinnis, The Harrington, The Avery, and The James. The Phoenix anchors the low end at 1,436 square feet with three bedrooms and two baths; the larger plans run up over 3,000.
That’s a genuinely wide range for a community this size, which matters — it means a first-time buyer and a family needing five bedrooms can both find something here, and it keeps the neighborhood from becoming demographically monolithic.
Smith Douglas builds on a personalization model, so there’s a design-selection process rather than a fixed spec home. Ask about the current incentive structure when you go; builders in this market have been running meaningful options credits, and they change month to month.
Amenities
Pine Bluff keeps it simple: walking trails, sidewalks throughout, and a tot-lot playground.
No pool, no clubhouse. I’d frame that as a feature rather than a gap for a lot of buyers — amenities are paid for through HOA dues in perpetuity, and a pool you use four times a summer is an expensive pool. If you want a full amenity package, there are communities in the area that have one, and I’ll show you those. If you’d rather keep your dues low and use Locust City Park, Pine Bluff is built for you.
Where it is
Pine Bluff is in Locust, NC, in Stanly County, about 12 miles from I-485 at Exit 41. Note that the sales office carries a Midland, NC 28107 mailing address — that trips people up, but you’re in the Locust area.
- Uptown Charlotte: roughly 25 miles
- Concord: about 15 miles
- Albemarle: about 15 miles
Locust itself has grocery, banking, medical offices, an Ace Hardware, Locust City Park with trails and free summer Movie Nights, and local spots like Morgan’s Dairy Bar, The Brew Room and Hot Mess Burgers. Red Bridge Golf Club is nearby, as is Reed Gold Mine. Schools are Stanly County Schools.
How Pine Bluff compares
Locust has real choice in new construction right now, which is good for buyers. The short version of how I’d frame it:
- Pine Bluff (Smith Douglas) — smaller community, wider lots, wide plan range, minimal amenities and correspondingly simpler dues
- Meadow Creek Village (Century Communities) — different builder approach and price positioning
- Whispering Hills and Streamside (True Homes) — True Homes’ Integrity collection, different value proposition
- Locust Valley — not new construction at all, but worth seeing if mature lots matter more to you than a warranty
The honest answer is that the right one depends on whether you’re optimizing for lot size, monthly payment, square footage, or how finished the neighborhood feels the day you move in. Those pull in different directions, and no builder’s website will tell you that.
