DANCING WITH THE STARS – CHARLOTTE

December 14, 2022 by Danielle Edwards

CHARLOTTE BALLET PRESENTS DANCING WITH THE STARS

Star Dancer- Danielle Edwards

Dancing to ensure homelessness is center stage

Dancing with the Stars Charlotte

What is the Charlotte Ballet Dancing with the Stars event about?

Since 2013 the Charlotte Ballet presents Dancing with the Stars, pairing local community and corporate leaders and Star Dancers with our professional dancers. Together the six duos compete to raise funds for their charity.

I am proud to announce that I have been chosen to be a star dancer for this event.  It is one of the most fun, glamorous, charitable events in Charlotte for 2023. I have been paired with Professional Ballet Dancer Maurice Mouzon.

I have a goal of $150,000 to raise for my chosen charity the CANOPY HOUSING FOUNDATION.   All proceeds are split 50/50 between the Charlotte Ballet and CHF.

Gala Ticket Tier Information

Benefitting Charity:  CANOPY HOUSING FOUNDATION

As part of its commitment to focusing on the full housing continuum (from homelessness to homeownership), the Foundation will utilize the funds raised to address identified needs of the 3,000+ housing-insecure people in our community.  Specifically, the Foundation will target the funds to address the needs of the area’s estimated 375 homeless families with children.  Working with local service organizations, the Foundation will seek to understand the best placement and utilization of these funds to create a lasting impact.

Canopy Housing Foundation is the charitable arm of the CANOPY Realtor Association(CLT).  Allows Realtors to address unmet housing needs and advocate for fair and affordable housing standards and practices.  Since 1985 it has made a difference in our community through programs, events, and financial donations and grants to area nonprofits.

I have enjoyed working with Habitat for Humanity annually on Realtor Care Day to see these funds at work all over our area from the center city of Charlotte to Matthews.  It is my hope that this money raised can make an even bigger impact so that hopfully one day everyone will have a place to call home.

THREE WAYS TO SUPPORT MY CHARITY AND CHEER ME ON!

The event is Saturday, March 4, 2023, at the Knight Theater in Uptown (and sells out)!

  1. Purchase tickets- Tickets go on sale on December 21, 2022, and you can choose from two ticket tiers.
  2. Vote- is open to anyone online in advance of the event. $1 = 1 vote and the website will record the voting credit in real time to my running total on the website. Think of voting as a donation if you can’t come to the event but want to support the cause! Both ticket sales and voting all count towards my $150k goal.
  3. Sponsorship / Employee matching / Donations- If you own a business, have employee matching programs, or need a tax deduction for 2022 or 2023 I would love your support. I will also be doing videos for local businesses that support me to give them exposure too.

Businesses or larger groups can also consider getting a table that comes with sponsorship recognition too!

Do you know a company or business that would be interested? Do you know a business that would provide a raffle item for a silent auction?

Thank you in advance for considering donating to the Charlotte Ballet/Canopy Housing Foundation when you consider your charitable donations for 2022/2023.  Donations can also be split for this and next year too!

We’d like to inform everyone that we have just recently created a Facebook page. We’ll be posting updates and live videos on my journey, and answering questions in real-time!  Who knows you could maybe help vote for the music I choose to dance with.

Thank you for continuously supporting us in this Journey. Please help us grow and gather more engagement and support to make this event possible and make the goal happen.  By sharing my posts or gathering your friends you also can help the homeless in our community and enable the Charlotte Ballet to thrive.

” A life worth giving is a life of living. Dancing for Shelter” -Let’s give joy and love to the homeless.

Please like, share and follow our page: https://web.facebook.com/canopydances4homeless

How to Give Back This Holiday Season in Charlotte, NC

December 14, 2022 by Danielle Edwards

How to Give Back This Holiday Season in Charlotte, NC

It’s the most wonderful time of the year! The city is lit, the food is decadent, and the parties are fun. But we all know what’s important—enjoying quality time with the people you cherish and helping your community by giving your time, gifts, or donations to those in need. As it is said, it is better to give than receive. And there’s no better time to apply that mantra than during the holiday season. Here’s a list of nonprofits you can support and ideas on how to give back this holiday season in Charlotte, NC.

The Salvation Army

The Salvation Army’s Angel Tree program helps provide Christmas gifts for children in need. You can choose a gift from the Angel Tree registry through a partnership with Walmart and drop off the gift at their Christmas Center located at 2708 Yorkmont Road, Charlotte, NC 28208. Distribution starts on December 16th. And donations are always accepted in lieu of gifts.

The CMPD Explorers

The CMPD Explorers Christmas Project partners with the Salvation Army Christmas Assistance Program to provide Christmas presents for hundreds of children in the Charlotte area. They accept toy donations for children under 14 years old at any Charlotte Fire Station or CMPD office. You can also set up a toy drive at your business, school, or church. Of course, donations are always accepted as well!

Toys for Tots

Toys for Tots makes a huge impact in Charlotte. Last year, they distributed 19,796 toys to children in need. You can request a Toys for Tots box to put in the lobby at your business, school, or church. Or you can find a list of public boxes to donate toys here.

Charlotte Rescue Mission

Charlotte Rescue Mission. This faith-based organization is dedicated to helping people and families impacted by addiction. During the holiday season, Charlotte Rescue Mission accepts money, food, clothes, and medicine donations. They also accept notes of hope and encouragement.

Thompson Child & Family Focus

Thompson Child & Family Focus make the holidays magical for almost 800 children by stuffing their stockings and their hearts. Secret Santa wish lists are available through a Child’s Place, Friends of the Children, Wraparound, and Family partners.

A Roof Above

A Roof Above serves the housing-insecure families of Charlotte. They depend on community donations to help get them through the winter comfortably. They also host a collection drive during the holiday season or you can purchase items from their Amazon Wishlist.

The Harvest Center

The Harvest Center of Charlotte invites families to assist with meal preparation and serving local Charlotteans in need. They encourage you to also sit down, eat and socialize with those you serve to build new friendships and connections. They also welcome volunteers to help with move-in preparations and campus beautification.

Neighborhood Cookie and Hot Cocoa Stand

And, one of my favorites, if you have a little entrepreneurial spirit at home, set up your own cookie and hot cocoa stand with proceeds going to your favorite local charity!

Why Now is the Best Time to Buy

December 2, 2022 by Danielle Edwards

Why Now is the Best Time to Buy

It’s the most wonderful time of the year! And, yes, even in real estate! We know a lot of buyers are asking the same questions right now: Should I wait for interest rates to come back down before I buy a home? Let me explain why now, even with the higher interest rates, is the best time to buy a home.

Charlotte is one of the top 5 cities to move to for work and honestly, buying a house today saves you big bucks in the long run.

  • No more paying $100K over asking.
  • No more waiving inspections and appraisals.
  • No more as-is offers.
  • No more bidding wars!
  • You will be able to negotiate a fair price.
  • You will receive seller concessions if the inspection reports indicate repairs are needed.
  • PLUS, you can REFINANCE as soon as rates come back down in a year or two.

Check out this handy comparison of what buying a house today vs. 6 months ago looks like:

5 Things I Love About South Carolina!

November 18, 2022 by Danielle Edwards

5 Things I Love About South Carolina!

South Carolina is a sure bet if you’re looking for big-city amenities with a slower pace of life. I sell a lot of homes on the South Carolina side of Charlotte, primarily to families looking for top-rated schools and retirees looking to take advantage of all the recreational opportunities this beautiful palmetto state has to offer. Watch my video to learn about the top 5 things I love about South Carolina.

Fireworks All Day, Everyday

Who doesn’t love the beautiful display of colors lighting up the night sky? South Carolina fireworks are some of the best in the country too. Many other states only allow the sale of “safe and sane” fireworks, but South Carolina allows the purchase of any Consumer-class (C-class) fireworks, with a few exceptions. Fireworks are legal to light every day. So, be safe and respectful of your neighbors, and enjoy shooting fireworks all year in South Carolina.

Cheaper Liquor and Gas

Are you starting to sense a vibe about South Carolinians? Yep, they sure know how to have a good time! Because the state does not operate liquor stores in South Carolina, SC liquor stores can compete, driving down the costs. So go on down to Frugal MacDoogal’s at the Carowinds exit and enjoy your savings — and don’t forget to gas up while you are there!

Charleston, SC

Beaches, Beaches, Beaches

From famous rockin’ Myrtle Beach to upscale Hilton Head Island to quieter beaches like Daufuskie Island, there’s a beach for every personality and lifestyle. My personal favorites are the charming beaches surrounding Charleston, SC. Enjoy spending your days on Folly Beach and later eating at some of the finest restaurants in the country in beautiful, historic Charleston, SC.

Lower Taxes

South Carolina enjoys some of the lowest property tax rates of any state. The current tax rate below the NC border is 0.560%, compared to 1.05% in Charlotte’s Mecklenburg county. This difference is a savings of almost $2,000 a year when comparing a $400,000 house in South Carolina vs. Mecklenburg county!

Location

Charlotte is a stone’s throw away from the South Caroline border. South Carolina offers peaceful country living, affordable homes, and cheaper taxes. And it is just a short drive from all of the amenities in nearby Charlotte, making it a suitable choice for South Charlotte commuters and retirees. I’ve helped buyers in the communities of Fort Mill, Indian Land, Lancaster County, and York County find the home of their dreams, and I can help you too!

5 Things to Know About Living in Indian Land, SC

November 17, 2022 by Danielle Edwards

5 Things to Know about Living in Indian Land, SC

Indian Land, SC, is becoming one of the top Charlotte, NC suburbs. Forbes magazine named Indian Land a top “Boom town” in the nation. And for a good reason. There’s a lot of love about this beautiful, sprawling setting, located just south of Charlotte in Lancaster county. Read on to learn about the benefits of living in Indian Land, SC.

LOCATION

Indian Land is an unincorporated community in the northernmost part of Lancaster County, SC. It offers peaceful country living, affordable homes, and taxes and is just a short drive from all of the amenities in nearby Charlotte and Fort Mill. Indian Land is 15 minutes from the Ballantyne area and only 45 minutes from uptown Charlotte, making it a suitable choice for South Charlotte commuters and retirees.

LOWER TAXES

South Carolina enjoys some of the lowest property tax rates of any state in the US. And Indian Land is no exception. The current tax rate in Lancaster County is 0.560%, compared to 1.05% in Charlotte’s Mecklenburg county. This difference is a savings of almost $2,000 a year when comparing a $400,000 house in Lancaster County vs. Mecklenburg county!

DEVELOPMENTS

Indian Land, SC, is booming! Residential and retail communities continue to develop, and many of the communities cater to the active adult lifestyle.

  • Bridgemill: Homes range from $600,000 to over $1 million. Beautiful lots, landscaping, and, yes, sidewalks! You are close to TONS of shopping, restaurants, a movie theater, the YMCA, doctor’s offices, and the highway. Watch my video below to see the beautiful Bridgemill.

  • Sun City at Carolina Lakes: The largest Active Adult golf course community in the Charlotte region that lies on the banks of the Catawba River in SC. This 3,160-home community across 1,512 acres of scenic hills and forests allows residents to enjoy a low-maintenance lifestyle and access amenities, including two large clubhouses and an 18-hole golf course.
  • CrossRidge Center is a 190-acre mixed-use commercial development site just miles from Charlotte’s affluent Ballantyne Community. The site offers more than 1,500 feet of frontal-facing property on Hwy 521.
  • ParkStone at Indian Land: ParkStone has begun clearing the ground on approximately 46 acres of Land off of 521. The plan includes a mix of medical, commercial, and retail space adjacent to 266 luxury apartments in 10 buildings.

AMENITIES

Although Indian Land has more of a rural vibe and no real “downtown,” plenty of businesses keep you close by. The commercial areas include food and local restaurants, convenience stores, grocery, and even a Super Walmart.

The best part of living in Indian Land is the connection to the Land and nature. Outdoor lovers will appreciate the Andrew Jackson State Park, which offers hiking, canoeing, camping, fishing, and picnicking. The park has plenty of recreational attractions, including a campground, a fishing lake, picnic shelters, and nature trails.

Indian Land, SC Homes for Sale

Also nearby is the Landsford Canal State Park, a former canal on the banks of the Catawba River. The park is the perfect site for hiking and mountain biking since many trails exist.

For families or retirees interested in joining a social club, the Firethorne Country Club is just across the NC border and a local Lancaster, SC favorite. A luxury country club with a reasonably challenging golf course and a very active tennis league. It is located three miles south of Ballantyne and is part of the club group.

ECONOMY

Although Indian Land is a small rural town, it’s the home to the HQs of several major businesses, including Continental Tire North America, Red Ventures, Sharonview Federal Credit Union, The Inspiration Networks, and Movement Mortgage. Also located here are large branches of Honeywell, URS Corporation, TriNet, and Keer America Corporation.

Relocating From New Jersey to the Carolinas – Thank You, Danielle!

November 9, 2022 by Danielle Edwards

Relocating From New Jersey to the Carolinas – Thank you, Danielle!

Selling gorgeous homes in beautiful areas can be a lot of fun as a real estate agent. But my clients are what makes real estate fulfilling. Meet Kelly. I helped her on her journey, relocating from New Jersey to the Carolinas. Kelly had a list of specific needs as a mom to three kids. She wanted to be close to friends they knew in the area and needed space for her husband to have an office. Kelly also needed to live in a place where she could help relocate her extended family from NJ soon. Not only did we find Kelly the house of her dreams, but we also set her up with all of the information and resources she needed to make the Carolinas feel like home — and I made a new friend to boot!

Listen to Kelly’s client testimonial here:

Three Reasons You Should Consider Relocating to the Carolinas.

Those who already live in the South know the advantages of planting roots here. There is a lot to love about the South: mild temperatures, four seasons, spacious homes, lower taxes, affordable living, and quick getaways to the beaches and mountains. Here’s why so many Northerners are moving down South.

1. Affordability

If you’re spending a ton of your hard-earned money on housing, utilities, and taxes up North–and without a decent yard–you may want to consider relocating from New Jersey to the Charlotte, NC, area. The cost of living in the South is the #1 reason people choose to relocate here. If you’re making a $100k salary in New York City, you’ll only need to earn $40k a year to maintain the same standard of living in Charlotte, NC! Everything, from housing to childcare to dining, is less expensive in the South.

2. The Weather

We all know the #2 reason northerners relocate to Charlotte, NC is the weather! You’ll be hooked once you’ve lived a full year in this beautiful area. Yes, the South can get hot, but Charlotte is closer to the mid-Atlantic, giving you some protection against the hottest climates of the South. Thankfully, we boast some of the best coastlines and pool companies in the country, making it easy to stay cool in the heat down here.

And the fall and winter months are sure to make up for those Vitamin-D-filled summers. You may get a few inches of snow, but you can throw away your shovel because the sun will melt it in the morning! And you like fall leaves, you say? Well, enjoy the beautiful scenery in Charlotte and the NC Mountains — boasting some of the most vibrant fall colors in the country.

3. ROOM to Stretch

It’s no surprise that you’ll find bigger homes on larger lots in the South. Those extra square feet can prove necessary with a growing family or a permanent remote worker in the home. With the average list price of a house in Charlotte at $410k in October 2022, Charlotte still has a lower cost per square foot than up North, so you get more house for less money. And it’s more than your own home. Charlotte has less traffic and congestion and more green space and parks to inhale. And exhale.

Are there more reasons to move to Charlotte, NC? Absolutely! Let’s not forget the mouth-watering southern cuisine. Or the proximity to endless getaways, from the breathtaking NC and SC beaches to the charming mountain towns of NC, VA, and TN. If you want more reasons to chat about your specific needs, I’m here to help you start your next adventure in the South.

If you want help getting to know this area – let’s talk!

Why Ballantyne Is A Great Place to Live in Charlotte, NC

November 3, 2022 by Danielle Edwards

Why Ballantyne Is A Great Place to Live in Charlotte, NC

Affluent Ballantyne is a top “suburb” of Charlotte, NC. It’s coming into its own with unique neighborhoods, top-rated schools, entertainment, and shopping. Here are some reasons Ballantyne is a great place to live in Charlotte, NC.

LOCATION, LOCATION, LOCATION – Charlotte, NC

Ballantyne is located in South Charlotte across a 2,000-acre tract of land along the South Carolina border. With easy access to I485, 521, and Pineville-Matthews Road, this location gives you easy access to all of Charlotte metro’s big-city amenities (only 15 minutes to Uptown!). And it is closer to my favorite NC & SC beaches.

COMMUNITIES in the Ballantyne area

As one of the nation’s finest master-planned communities, Ballantyne’s beautiful streets are the product of careful planning over two decades. Ballantyne’s residences range from modern apartments and townhomes to charming southern single-family homes to lavish multi-million dollar estates, showcasing the finest in Charlotte luxury real estate.

Ballantyne Country Club and other gated communities comprise some of Ballantyne’s most coveted properties. Many of these exquisite estate homes sit on 3+ acre lots with swimming pools, cabanas, and guest houses.
Other favorite neighborhoods include Thornhill, Ardrey, and HighGrove, which feature homes starting in the mid-$400s – $1 million+. These delightful communities give you access to pools, tennis, walking trails, parks, and community clubs.

ENTERTAINMENT

It’s safe to say that Ballantyne is on FIRE🔥 and gearing up for another transformation. Ballantyne reimagined and repurposed the former Ballantyne Hotel and Spa golf course into a 525-acre mixed-use development. The vision is to create a more urban, walkable environment in the heart of Ballantyne. The new development includes a six-acre Stream Park, a vibrant 3,000-capacity amphitheater for live music, and a waterfront retail district that will house restaurants, coffee, yoga, shopping, housing, and more.

Ballantyne Reimagined -Danielle Edwards

Courtesy Northwood Office

Ballantyne is also home to Blakeney and Ballantyne Village, two premier shopping, dining, and event districts. Blakeney is dedicated to shopping, dining, and entertainment, with a stage for outdoor events and social gatherings, a splash pad and play area for kids, and the widest variety of boutiques, shops, restaurants, and services for miles around. Ballantyne Village is a high-end shopping center with boutique retail, restaurants, and office space. Fall Tips for Your Home in Charlotte, NC

October 20, 2022 by Danielle Edwards

Fall Tips for Your Home in Charlotte, NC

I LOVE FALL! Unwinding after a busy, event-filled summer, getting back on a schedule, and enjoying more of my home is just what I need to keep going during the active months of the year. My favorite part of fall is slowing down, cozying up with a good book under a heavy blanket, and enjoying my favorite glass of red wine. And, of course, the crisp fall air! But, while I’m taking care of myself in the fall, I also care for my home. Here are some of my favorite fall tips for your home in Charlotte, NC.

The Teal Pumpkin Project

Teal Pumpkins make trick-or-treating more inclusive for children with food allergies and other intolerances. A teal pumpkin on your porch indicates that, besides candy, you offer non-food knick-knacks and safe treats for all trick-or-treaters.

Aerate Your Lawn

Fall is the time to aerate your lawn in Charlotte, NC. Lawn aeration involves perforating the soil on your property with small holes, which helps improve the absorption of water, air, and nutrients by the grass’s roots, resulting in a greener, healthier lawn.

Inspect Your Chimney

Inspecting your chimney and fireplace in the fall has several benefits. First, chimney sweeps will remove creosote to prevent dangerous fires in your chimney. But there are other benefits, too, including improved air quality in your home, keeping your home warmer when the fireplace is not in use, and saving energy. Call your local chimney sweeper to inspect and clean your chimney before you start your first fire.

HVAC Service

Cooler temps mean you must prepare your HVAC system for fall maintenance, which ensures it’ll run smoothly for longer. Well-running systems are more energy efficient and will save you money in the long run. P.S. Have them check your bathroom fan too!!!

Watch this video about all the fall tips you need to know for your home that are spookilcious!
