“Go Green” at home! Making subtle changes toÂ your daily lifestyle at home can make a positive impact on the environment. You don’t have to purchase a hybrid car or start raising your own livestockÂ to create a more environmentally-friendly home.Â Below are some ideas you might find helpful when deciding to “Go Green” in your Charlotte home.

7. Update the insulation in the house

Older homes (built before 1980) may not be constructed well for energy efficiency. According to energy.gov, adding insulation to a home will likely pay for itself within a few years due to the amount of energy it will save for Charlotte, NC homeowners like you. If completely updating the insulation throughout your home is not currently in your budget, you can always purchase thicker curtains, or even sun-blocking/thermal curtains to keep the house cooler during the summer.

6. Throw out pesticides

Most pesticide sprays come in aerosol cans which are bad for the environment– more importantly, the chemicals that exist within those cans aren’t good for you and your family. Prevent pests first by sealing up any exposed holes in the wall or cracks in the foundation. Be very careful not to leave behind any crumbs or sugary and sticky messes. In the event that you do find bugs inside of your home, try using one of these homemade organic pesticides.

5. Clean off dust bunnies from refrigerator coils

All of the dust that collects behind your refrigerator will cause it to have to work harder to keep cool. Every 6 months or so, scoot it out and clean off the dust that has accumulated to make sure your fridge isn’t using up more energy than necessary in your home.

4. Unplug small appliances

Appliances still use energy when they’re not turned on or not being used, just because they are plugged into the wall. You can save energy and even cut back on your power bill just by unplugging appliances like your toaster or coffee maker. Also, try unplugging lamps that don’t get used very often in guest bedrooms or formal living rooms.

3. Brew smarter

Coffee drinker? Make sure your coffee was sustainably grown by drinking USDA Certified Organic coffee. If you prefer to drink coffee on the go, many Charlotte, NC coffee shops will offer discounts for customers who bring their own mug or thermos. Save money and save paper or plastic!

Below are some DIY ideas on how to make the most out of your home with just a few cost-effective curb appeal projects.

1. Update your garage door

Even if the exterior of your home is well-maintained or new, a dirty or drab garage door could take away from your home’s curb appeal.Â This cost-effective curb appeal project will help you transform your home, just by adding some paint or a few pieces of hardware.

Tips for encouraging the kids to love their new Charlotte home

Many of my clients have had young children and worry about the effect that moving may have on them. In general, moving is a huge transition,Â especially when kids are moving from the only home theyâ€™ve ever known. Iâ€™ve put together some guidelines and tips on how as a parent, you can make the transition a little bit easier on the kids.

When packing up your first home, make sure to leave the kidâ€™s rooms and belongings in place as long as possible. Pack up their bedrooms and bathrooms last, so theyÂ won’t go without the rooms they are used to for very long. Â If youâ€™re hiring a moving company or using a moving truck, make sure the kids’ boxes can be easily accessed so you can unpack their belongings and bedrooms first in the new home.
Turn the unpacking and decorating process into a game or fun activity for your children. Have the kidsÂ compete for who can unpack 5 boxes the fastest, or let them play their favorite music as loud as they want while the family unpacks together. Packing up and boxing the old house may seem like a chore to the kids, and thatâ€™s okay, as long as they associateÂ unpacking the new house with fun and excitement.
Before the big move, take the kids on a drive around their new neighborhood or town. Point out the unique things in the area that make it fun for kids. Try to get them excited about playtime at the local park or the neighborhood pool.
Consider unpacking the TV first so the kids have a form of entertainment while you and the movers move the big furniture they canâ€™t help with.
Before moving in furniture and picking out rooms, let the kids explore the new house so they can become familiar with the space.
Look up Facebook groups for parents in your neighborhood. See if your neighborhood is on nextdoor.com. Setting up playdates for your children or getting them involved in local extra-curricular activities will help keep them distracted from the negative aspects of the big change and also help them make new friends in the neighborhood.
Most of all, be patient with the kids as they adjust. Moving homes can be very hard and they may not appreciate the new house right away. Understand that itâ€™s normal, and accept their feelings. Time heals all things, and they will grow to love their home eventually.

Spring and summerÂ are approaching quickly, and the temperature isnâ€™t the only thing thatâ€™s warming up. As the days grow longer and the temperatures become more desirable, youâ€™ll find that more homebuyers are on the prowl. Â Keep reading for some helpful tips on how to survive springtime house shopping in 2016:

Get Pre-approved: When you make an offer, youâ€™ll want to outshine the rest of the clients who are out springtime house shopping as well. One way to do this is to go ahead and get pre-approved by a lender. When a seller sees that youâ€™re trustworthy and a step ahead, theyâ€™ll feel more confident about accepting your offer. Youâ€™ll want to include your lenderâ€™s pre-approval letter in your offer.

Know what you want: Youâ€™ll want to act fast when youâ€™re interested in a home this spring. The high competition may mean that a great opportunity could slip out from under you. In the wintertime, you may be able to find a place you love and let it sink in for a week or so before making an offer. But in the hot Spring market youâ€™ll want to jump on it a bit faster. Of course, a decision as big as buying a home should be carefully thought out, so do your research ahead of time and know what makes a perfect home in your eyes so when the right one comes along, you can grab it.

Get organized:Â Finding a home is sometimes the easiest part. Youâ€™ll also need to provide many time-sensitive documents to your lender in order to close. Before you really dive in to your home search, go ahead and compile as many of these documents as possible. Make sure you can get your hands on tax returns, W2â€™s, bank statements, etc. Understand that opening a credit card or making a big purchase could slow down your loan approval or prevent it all together. Things move quickly when the market is busy, make your springtime house shopping experience smooth and easy by staying organized.

Learn to Compromise: If a seller accepts an offer on the home of your dreams, thatâ€™s great! But it may not happen, and thatâ€™s okay. Decide on exactly what you absolutely need to have in a home and the rest can wait. Maybe you wonâ€™t consider a home that doesnâ€™t have a pool or a large master bathroom. But are those things more important to you than making sure your children are in a solid school district or that you have a short commute to work? If you canâ€™t have it all, make a list of the things you need in a home and make another list of the things you want in a home. Just make sure to keep them separate, and consider needs first.

Attention to Detail: A lot things go wrong in the winter. A snow storm can cause the roof to leak, your furnace could break, pipes can freeze, etc. Touring a home for the first time in the Winter, it may be easier to find things that can end up costing you money in the future. If you are house shopping in the spring,Â Â youâ€™ll have to be a little more cautious. Search for damp areas on walls or a damp smell in cabinets, turn on taps to check water pressure. Open windows to see if the frames are rusted or warped. Check out our checklist of additional warning signs here. Finding a questionable issue in a home yourself before moving forward will save you a lot of time, energy, andâ€”quite possibly, money.

The bottom line is that youâ€™re bound to face more competition while springtime house shoppingÂ as the market gets busy again. Warning Signs to Look for When Touring a Home

Ready to go see some houses? Be on the lookout for these warning signs during your tour

There are a ton of new homes going up all over Charlotte, NC. But there are also many beautiful older homes with history and character. If youâ€™re looking at a home thatâ€™s more than a few years old, there may be more to it than meets the eye. Even if youâ€™re planning a renovation, itâ€™s important to know what issues or warning signs to look for in a home so they can be detected early on. Below is a list of warning signs to be weary of when touring a home for the first time with your Charlotte Real Estate agent. Noticing these problem-areas early on will help you determine how much money you may have to spend to make a prospective house your home!

Large, overgrown trees

If the large trees in your yard are old and weathered, they could pose a potential threatÂ during wind or ice storms. Check to make sure large trees are sturdy and see if they seem to be rotting out. A rotting tree may need to be completely removed, where a strong tree may just require a little extra maintenance and trimming.

Difficult-to-open Windows

If you find it significantly difficult to get a window open, it could indicate anything from dry rot to termite infections. Check around sticking windows to see if the sellers may have covered up damp spots with fresh paint. If so, they had something to hide that will likely cost you extra money.

Wiring and electricity issues

Electrical outlets that seem old or discolored could be a warning sign. Electrical wiring can be extremely costly. If the house isnâ€™t vacant and has power turned on, flip the light switches on and off and check electrical sockets for signs of damage.

Damaged Cabinets

Cabinets areÂ easy to cover up and face-lift on the outside, but the same isn’t always true for the interiors. Check the inside of the kitchen cabinets to make sure there isnâ€™t any water damage. Sometimes coffee pots left underneath wooden cabinets for years can cause damage from the steam, so it may be helpful to look underneath the upper cabinets as well. You can repair a water-damaged cabinet, but it may be pricey.

Dampness

Be observant of all the walls and ceilings in a home. Check for any stains or evidence of water damage. If you can smell dampness but canâ€™t see it, try to determine if the paint in that area is fresh. If so, the sellers may have tried to cover up stains by painting over them.

Water Pressure

Check the shower pressure in the bathrooms. You donâ€™t want to be stuck in a home with terrible water pressure. While youâ€™re running the water, check out how well the drains work. It may also help to check the kitchen and bathroom sinks for drainage issues as well.

Loose Tiles

Loose tiles in bathrooms, kitchens, or laundry rooms is a sign of water damage. If you see any uplifted tile or loose grout, also check and see if any wood seems to be cracked or swollen in that area.

Roof

Unfortunately, roofs can pose dozens of expensive issues. Make sure the roof does not appear rusty or damaged. Be observant of whether the roof seems sturdy or slightly saggy. If the roof seems to be caving in slightly, this could mean there is a framing or foundation issue with the house.

Yard condition

Try to determine by the shape the yard whether or not drainage is an issue. If the yard seems to cave in at any point, this may indicate that rain will cause pools of mud in the lawn which means you will be the one to spend money on a new drainage system. This could be especially troublesome if you have pets.

Heating and AC

Check out the HVAC or heating system to determine the age of the system. If it seems old and weathered, it may need to be replaced in the near future or right away.
