Where would Americans rather be living?

Individual tastes, lifestyles, and priorities can greatly impact where Americans desire to live. While some Americans could like suburban or rural settings, others might choose metropolitan locations. Given that everyone has different preferences and demands, it is crucial to understand that there is no universally applicable solution. However, the following trends and circumstances may have an impact on where many Americans choose to live.

According to 1,000 survey respondents, the most underrated U.S. cities are:

  1. Seattle, WA
  2. Tampa, FL
  3. Charlotte, NC
  4. St. Louis, MO
  5. Boston, MA
  6. Austin, TX
  7. Birmingham, AL
  8. Baltimore, MD
  9. San Jose, CA
  10. Atlanta, GA

Americans rated Seattle as the most attractive city in the United States for the year 2023, according to roughly one in five respondents (19%). The Emerald City is a top pick for Gen Z (21%) and millennials (17%), respectively, trailing only Los Angeles (19%) in popularity among young people.

It’s simple to comprehend Seattle’s allure. The city is renowned for its lovely neighborhoods, thriving food scene, proximity to nature, and year-round recreational options. Yet these attractions come at a heavy cost to locals.

The same survey’s “Most Underrated” and “Most Overrated” lists included Tampa, Atlanta, and Boston, while the “Most Desirable Cities to Live” list had New York City at number four. Our main lesson from it is that everything comes down to personal preference.

Every city has advantages and disadvantages, and what one individual may consider to be overrated may be their ideal vacation spot. The most important thing is assisting your clients in choosing a location that matches their goals and values, whether it be the bustling city life or the peaceful charm of a smaller town.

Housing prices in the US housing market have increased rapidly in recent years. Prices are expected to increase 5-10% by 2024, continuing the current trend.

This pressure to increase prices is due to many reasons. One of them is the persistent supply crisis. For years, fewer and fewer homes have been listed for sale, and this trend is not expected to change anytime soon. Rising mortgage interest rates are another reason. Although mortgage rates remain historically low, they have increased recently and are expected to continue rising through 2024.

As mortgage costs and interest rates rise, it is becoming more and more difficult for buyers to purchase a home. First-time buyers, who are often more sensitive to property market fluctuations, will be particularly affected.

So, what should homebuyers do in 2024?

Here are a few tips:

  • Start saving early. The sooner you start saving for a down payment, the better. This will give you more options when it comes time to buy a home.
  • Get pre-approved for a mortgage loan. This will show the seller that you are serious about buying the home and have the necessary financing. Be prepared to act quickly. Homes are selling quickly in today’s market, so you should be ready to make an offer as soon as you find the right home.

  • Be flexible with your expectations. You may need to be willing to compromise on your desired location, size, or features to find a home you can afford.

Here are some additional things that homebuyers can do to prepare for the 2024 housing market:

In April 2023, the median sales price of a home in North Carolina was $302,549, a rise of 4.4% year. But year over year, the number of properties sold fell by 16%. The median number of days on the market climbed from the prior year by 10, reaching 36 days.

California, Florida, and Texas are some more states that are experiencing an increase in housing costs. But in these states, the rate of price growth is also slowing down.

There are a few factors that are contributing to the cooling of the housing market. One factor is rising interest rates. The Federal Reserve has raised interest rates several times in recent months, making borrowing money more expensive. This is making it less affordable for buyers to purchase homes.

Another factor is the increasing inventory of homes for sale. More homeowners are listing their homes for sale, giving buyers more options. This is also helping to slow the pace of price growth.

It is still too early to say whether the housing market is headed for a crash. However, the signs are pointing to a cooling market. Buyers looking to purchase a home should be prepared to act quickly, as inventory will likely continue to decrease.

TAXES YOU NEED TO KEEP IN MIND

Knowing anything is power, I wanted to provide you with this information on the Mecklenburg taxes. I wanted to communicate this to my Realtor partners because that is what my management team sent me.

Since Mecklenburg County is mandated to update the assessed values of all properties every four years, they just published their new tax rates. To check the new tax rate for any purchase transactions in Mecklenburg County, you must pull up the tax bill using the link below.

Below is a screenshot of where this can be found.

 

 

 

 

 

 

 

 

 

 

You then need to figure out which municipality it’s in.  For example, the screen shot below is in Charlotte so the new tax rate is .7335.  The new assessed value for this property is $1,093,500 so to calculate the taxes, you take $1,093,500, multiply by .007335 to get the annual amount, and then divide by 12 to get the monthly amount that you should put into PCL.  So the monthly taxes for this property will be $668.40.  You should NOT be looking at the prior year’s tax bill to obtain the property taxes since the new assessed values and tax rates are now out.

Bordering South Carolina, the South Charlotte area is a bustling suburb for those wanting “newer” homes, mostly built after 1990, top-ranked schools, and plenty of Targets and shopping centers nearby.   With the new Ballantyne area booming with Go Ballantyne and live music at the AMP, this once snubbed area of “Ballantyne” which seemed so far away, is now feeling a lot closer to “things” for the active person.  South Charlotte has many pockets which can be confusing to someone new to our area.

These areas are bordered by the town of Matthews and Pineville, which will feel just a little more “small” town with cute historic downtowns to explore.

Four Mile Greenway and shopping

Let’s get back to South Charlotte!  Within this area, you will find the 4-mile creek greenway.  A true destination for someone seeking a beautiful nature trail in the middle of the “suburb.”  You can visit Trader Joe’s, Starbucks, and other small businesses before or after your walk!  Bordering this special gem is a community called TOUCHSTONE VILLAGE; tucked behind Touchstone Village is a 54-home community called Wilshire.  These homes were built in the early 1990s and developed by Crosland.  The Touchstone Village homes will have low ceilings, smaller rooms, and popcorn ceilings–however, most have stunning .50-acre lots!

Exploring the VA Loan

The VA loan program has helped generations of Veterans, service members and military families achieve the dream of homeownership. At the heart of this benefit is a promise: Because of their selfless service to our country, Veterans have access to a home loan program with flexible guidelines and significant financial benefits, chiefly the ability to purchase with no down payment.

Let’s take a closer look at how VA loans work and what it takes to start the VA loan process.

 

Who created the VA Loan program?

 

The VA home loan was created in 1944 by the United States government to help returning service members purchase homes without needing a down payment or excellent credit. This historic program has guaranteed more than 25 million VA loans, helping Veterans, active duty military members, and their families purchase or refinance a home.

 

 

What is the VA guarantee?

Although the VA loan is a federal program, the government generally does not make direct loans to Veterans. Instead, private lenders including Veterans United Home Loans finance the loan while the Department of Veterans Affairs offers a guaranty. This guaranty protects the lender against total loss should the buyer default, which provides an incentive for private lenders to offer the VA loan with better terms than other mortgage options.

What are VA loan limits?

Qualified veterans with their full VA loan entitlement can borrow . as much as a lender is willing to extend, all without a down payment. The VA loan limits only come into play for buyers with less than their full entitlement, either because they have one or more active VA loans or because they’ve lost a previous one to foreclosure. How do I get a VA loan?

What is the VA funding fee?

The VA Funding Fee goes directly to the VA to ensure the program keeps running for future generations of Veteran and military homebuyers by removing any additional burdens off taxpayers and Veterans. The fee varies depending on the borrower's circumstances. For example, if this is your first time using the VA home loan program, the funding fee is typically 2.3 percent of the purchase price of the home. For subsequent use of your VA loan benefit, the fee is 3.6 percent. The fee for an Interest Rate Reduction Refinance loan is just 0.5 percent, no matter how many times you’ve used the benefit. VA borrowers can roll the funding fee into their overall loan amount. The VA also limits closing costs for Veterans and allows sellers to pay most or all of those expenses. Many of our borrowers purchase a home with no money due at closing, but every buyer’s situation is different. The VA also exempts some Veterans and surviving spouses from the funding fee entirely. The most common exemption is for Veterans receiving compensation for a service-connected disability. Surviving spouses with VA loan eligibility are also exempt. Only the VA can make a determination about funding fee exemptions.

Is the VA loan a good option?

VA loans are arguably the most powerful loan option on the market. They come with a list of big-time benefits, including a $0 down payment, no mortgage insurance, flexible and forgiving credit guidelines, and the industry’s lowest average fixed interest rates. Every Veteran buyer’s situation is different, and going over all of your loan options with a home loan specialist can help ensure you make the best financial decision possible.

How do VA loans perform in today’s mortgage and real estate environment?

Today, the VA mortgage is more important than ever. Scores of Veteran and military buyers found it increasingly difficult to get home financing in the wake of the Great Recession. VA loan utilization has soared over the last 15 years. The VA backed a record 1.4 million loans in Fiscal Year 2021. VA loans help Veterans and service members become homeowners without having to spend years building great credit or saving for a big down payment. They’ve been a lifeline for younger homebuyers in particular. This hard-earned benefit program continues to fulfill its original mission nearly eight decades after its creation.

If I’ve previously used a VA loan, can I use it again?

Yes, this is not a one-time option. Once you earn the VA loan benefit, it’s yours for life. You can reuse the VA loan over and over again, and it’s even possible to have more than one active VA loan at the same time- if you qualify.  Might want to remember if you got divorced and your ex has the house with the VA benefit that might hurt you when you go to purchase a home and want to use your VA benefits.

VA Assumption Loans

VA assumption loans refer to a type of mortgage loan that allows a buyer to take over an existing VA loan from the seller. In other words, the buyer assumes the existing VA loan and takes over the payments.   Assuming a VA loan can be a good option for buyers because it may allow them to take advantage of the seller’s favorable interest rate and loan terms. However, assuming a VA loan is not a simple process, and buyers must meet certain eligibility requirements. The buyer is taking over the portion the current VA owner OWES, so the VA buyer would have to make up the difference in cash from the loan assumption and the sales price. This process could take up to 90 days.

To assume a VA loan, the buyer must be a qualified veteran or service member, and they must meet the VA’s credit and income standards. Additionally, the seller must obtain VA approval for the assumption, and the buyer must pay a funding fee to the VA. Assuming a VA loan can be a complex process, it is important to work with an experienced lender who is familiar with the VA’s guidelines and requirements. Buyers should also carefully review the terms of the existing loan and make sure they are comfortable with the payment amount and other loan terms before assuming the loan.

There is no appraisal with a VA loan assumption either!
