Relocating From New Jersey to the Carolinas – Thank You, Danielle!

November 9, 2022 by Danielle Edwards

Relocating From New Jersey to the Carolinas – Thank you, Danielle!

Selling gorgeous homes in beautiful areas can be a lot of fun as a real estate agent. But my clients are what makes real estate fulfilling. Meet Kelly. I helped her on her journey, relocating from New Jersey to the Carolinas. Kelly had a list of specific needs as a mom to three kids. She wanted to be close to friends they knew in the area and needed space for her husband to have an office. Kelly also needed to live in a place where she could help relocate her extended family from NJ soon. Not only did we find Kelly the house of her dreams, but we also set her up with all of the information and resources she needed to make the Carolinas feel like home — and I made a new friend to boot!

Listen to Kelly’s client testimonial here:

Three Reasons You Should Consider Relocating to the Carolinas.

Those who already live in the South know the advantages of planting roots here. There is a lot to love about the South: mild temperatures, four seasons, spacious homes, lower taxes, affordable living, and quick getaways to the beaches and mountains. Here’s why so many Northerners are moving down South.

1. Affordability

If you’re spending a ton of your hard-earned money on housing, utilities, and taxes up North–and without a decent yard–you may want to consider relocating from New Jersey to the Charlotte, NC, area. The cost of living in the South is the #1 reason people choose to relocate here. If you’re making a $100k salary in New York City, you’ll only need to earn $40k a year to maintain the same standard of living in Charlotte, NC! Everything, from housing to childcare to dining, is less expensive in the South.

2. The Weather

We all know the #2 reason northerners relocate to Charlotte, NC is the weather! You’ll be hooked once you’ve lived a full year in this beautiful area. Yes, the South can get hot, but Charlotte is closer to the mid-Atlantic, giving you some protection against the hottest climates of the South. Thankfully, we boast some of the best coastlines and pool companies in the country, making it easy to stay cool in the heat down here.

And the fall and winter months are sure to make up for those Vitamin-D-filled summers. You may get a few inches of snow, but you can throw away your shovel because the sun will melt it in the morning! And you like fall leaves, you say? Well, enjoy the beautiful scenery in Charlotte and the NC Mountains — boasting some of the most vibrant fall colors in the country.

3. ROOM to Stretch

It’s no surprise that you’ll find bigger homes on larger lots in the South. Those extra square feet can prove necessary with a growing family or a permanent remote worker in the home. With the average list price of a house in Charlotte at $410k in October 2022, Charlotte still has a lower cost per square foot than up North, so you get more house for less money. And it’s more than your own home. Charlotte has less traffic and congestion and more green space and parks to inhale. And exhale.

Are there more reasons to move to Charlotte, NC? Absolutely! Let’s not forget the mouth-watering southern cuisine. Or the proximity to endless getaways, from the breathtaking NC and SC beaches to the charming mountain towns of NC, VA, and TN. If you want more reasons to chat about your specific needs, I’m here to help you start your next adventure in the South.

If you want help getting to know this area – let’s talk!

Why Ballantyne Is A Great Place to Live in Charlotte, NC

November 3, 2022 by Danielle Edwards

Why Ballantyne Is A Great Place to Live in Charlotte, NC

Affluent Ballantyne is a top “suburb” of Charlotte, NC. It’s coming into its own with unique neighborhoods, top-rated schools, entertainment, and shopping. Here are some reasons Ballantyne is a great place to live in Charlotte, NC.

LOCATION, LOCATION, LOCATION – Charlotte, NC

Ballantyne is located in South Charlotte across a 2,000-acre tract of land along the South Carolina border. With easy access to I485, 521, and Pineville-Matthews Road, this location gives you easy access to all of Charlotte metro’s big-city amenities (only 15 minutes to Uptown!). And it is closer to my favorite NC & SC beaches.

COMMUNITIES in the Ballantyne area

As one of the nation’s finest master-planned communities, Ballantyne’s beautiful streets are the product of careful planning over two decades. Ballantyne’s residences range from modern apartments and townhomes to charming southern single-family homes to lavish multi-million dollar estates, showcasing the finest in Charlotte luxury real estate.

Ballantyne Country Club and other gated communities comprise some of Ballantyne’s most coveted properties. Many of these exquisite estate homes sit on 3+ acre lots with swimming pools, cabanas, and guest houses.
Other favorite neighborhoods include Thornhill, Ardrey, and HighGrove, which feature homes starting in the mid-$400s – $1 million+. These delightful communities give you access to pools, tennis, walking trails, parks, and community clubs.

ENTERTAINMENT

It’s safe to say that Ballantyne is on FIRE🔥 and gearing up for another transformation. Ballantyne reimagined and repurposed the former Ballantyne Hotel and Spa golf course into a 525-acre mixed-use development. The vision is to create a more urban, walkable environment in the heart of Ballantyne. The new development includes a six-acre Stream Park, a vibrant 3,000-capacity amphitheater for live music, and a waterfront retail district that will house restaurants, coffee, yoga, shopping, housing, and more.

Ballantyne is also home to Blakeney and Ballantyne Village, two premier shopping, dining, and event districts. Blakeney is dedicated to shopping, dining, and entertainment, with a stage for outdoor events and social gatherings, a splash pad and play area for kids, and the widest variety of boutiques, shops, restaurants, and services for miles around. Ballantyne Village is a high-end shopping center with boutique retail, restaurants, and office space. Recognized by the impressive crown atop the tower, Ballantyne Village has become a landmark for the Ballantyne community.

DESTINATION SPOT IN CHARLOTTE, NC

With everything Ballantyne has to offer, it’s no wonder it’s ranked as one of the top communities in Charlotte, NC. It does have it ALL! Masterfully planned and expanded upon over the years, Ballantyne feels like its own small, affluent town, only 15 minutes from Uptown Charlotte, NC. Enjoy beautiful parks and trails, top-rated schools, homes for every lifestyle and budget, and more amenities than you can ever dream of having at your fingertips. Call me today for a tour of Ballantyne!

Fall Tips for Your Home in Charlotte, NC

October 20, 2022 by Danielle Edwards

Fall Tips for Your Home in Charlotte, NC

I LOVE FALL! Unwinding after a busy, event-filled summer, getting back on a schedule, and enjoying more of my home is just what I need to keep going during the active months of the year. My favorite part of fall is slowing down, cozying up with a good book under a heavy blanket, and enjoying my favorite glass of red wine. And, of course, the crisp fall air! But, while I’m taking care of myself in the fall, I also care for my home. Here are some of my favorite fall tips for your home in Charlotte, NC.

The Teal Pumpkin Project

Teal Pumpkins make trick-or-treating more inclusive for children with food allergies and other intolerances. A teal pumpkin on your porch indicates that, besides candy, you offer non-food knick-knacks and safe treats for all trick-or-treaters.

Aerate Your Lawn

Fall is the time to aerate your lawn in Charlotte, NC. Lawn aeration involves perforating the soil on your property with small holes, which helps improve the absorption of water, air, and nutrients by the grass’s roots, resulting in a greener, healthier lawn.

Inspect Your Chimney

Inspecting your chimney and fireplace in the fall has several benefits. First, chimney sweeps will remove creosote to prevent dangerous fires in your chimney. But there are other benefits, too, including improved air quality in your home, keeping your home warmer when the fireplace is not in use, and saving energy. Call your local chimney sweeper to inspect and clean your chimney before you start your first fire.

HVAC Service

Cooler temps mean you must prepare your HVAC system for fall maintenance, which ensures it’ll run smoothly for longer. Well-running systems are more energy efficient and will save you money in the long run. P.S. Have them check your bathroom fan too!!!

Watch this video about all the fall tips you need to know for your home that are spookilcious!

Things to do in fall in Charlotte, NC

October 20, 2022 by Danielle Edwards

Things to Do in Fall in Charlotte, NC

We all know that Charlotte, NC is a major metropolitan city with all the amenities of big-city living. However, did you know you can skip trek to the mountains or hillside country to find great fall activities? That’s right; fall fun is right here in your backyard! Here are some of my favorite fall activities in and around Charlotte.

Riverbend Farms

With 30 years as a Pumpkin Patch, Riverbend Farms in Midland, NC, has the fall festivities dialed in. Choose from a variety of pumpkins and gourds directly from the fields. They have four large wagons that go to and from the patches on the weekends, so you can stay there as long as you want. On weekday afternoons, two wagons run continuously. Riverbend is known for its playground and jumbo slides for kids of all ages to enjoy.

Windy Hill Orchards

Windy Hill Orchards is one of the most popular fall activities near Charlotte, NC. Family-owned and operated, this boutique apple orchard and Hard Cider producer is located in the upstate of South Carolina, less than an hour from center-city Charlotte. This orchard has all your favorite fall classics, including apple picking, hard cider flights, fried apple donuts, live music, and much more! It makes for a great day trip with your family!

Scarowinds

Prepare yourself for a good time at Scarowinds – the Carolinas’ best thing to do for Halloween. Navigate through the darkness of horrifying haunted mazes. Discover a world of living nightmares in elaborate scare zones. Get into the Halloween spirit with our ghastly collection of live shows. With spine-chilling haunted attractions and mazes, over 500 terrifying monsters, and the thrills of all your favorite rides, whatever you fear is here at SCarowinds. They also have a few haunted mansions to walk through and haunted areas throughout the park.

Amazing Maize Maze @ Rural Hill

Get lost in seven acres of corn; perfect for outdoor, family-friendly fun! The Amazing Maize Maze at Rural Hill is one of the giant corn mazes in the Southeast, sure to test your puzzle-solving abilities.

Scarecrow Hollow

Daniel Stowe Garden hosts its Scarecrow Hollow exhibit outside Charlotte, in Belmont, NC. Scarecrow Hollow is an eclectic display of original scarecrows for you to enjoy with the whole family. They are unique and designed by members, supporters, and local organizations. Explore Lost Hollow to take photos with and vote for your favorite scarecrow.

Panthers Football Game

There’s nothing more “fall-like” than watching your favorite football team live and in person. Enjoy the crisp fall air and beautiful skyline views while cheering on the Carolina Panthers in the heart of Uptown Charlotte.

(Photo by Zac Gudakov on Unsplash)

Renaissance Festival

Time travel to the most fabulous party since Camelot! Enjoy an outdoor autumn stroll through the Village of Fairhaven, where history comes alive with non-stop, day-long, immersive and interactive entertainment! Filled with arts and crafts, games and rides, jousting knights on horseback, falconry, mermaids, fairies, dragons, feasting, and so much more! This festival is hosted on the weekends from October 2 to November 21. It’s a rain-or-shine event and can get pretty crowded.

Halloween Bar Crawl

Dress up in your favorite costume for a night out on the town on OCTOBER 29! Rich & Bennetts Halloween Bar Crawl is one of the most iconic events and is sure to be a good time! Charlotte’s Original and Biggest Halloween Craw will have 25+ locations throughout Uptown Charlotte. Cost varies from $10-$25 and includes drink specials, event koozie, giveaways, fun swag, and costume contests, and automatically enters you into a raffle to win some fantastic prizes. As usual, a portion of the proceeds will benefit their local charity partner Carolina Breast Friends.

Thanksgiving Day Parade

The Thanksgiving Day Parade in Charlotte is a fun tradition that dates back to the 1940s. Be a part of the region’s official start to the holiday season, complete with lights, music, and ingenuity. This year, the Novant Health Thanksgiving Eve Parade will light up the night, stepping off on Thanksgiving Eve – Wednesday, November 23, on Tryon Street in Uptown Charlotte. The parade will begin at 5:30 p.m. on Tryon Street, and air live at 6:00 p.m. on WBTV.

Buying a home Charlotte

“Just like in all professions not all real estate agents are equal.  I come across Charlotte real estate agents who don’t work weekends(shock), don’t answer their phone, pass you off to an assistant to pretty much do everything.  That is all fine if that is what you want.  But, I am a firm believer that clients are purchasing the MOST IMPORTANT ASSET they will live in they deserve white-glove treatment.”

Realtor Charlotte

I was excited when I received a call from a TV producer to be considered for the TV show FIRST-TIME BUYER.  They asked me if I had any great stories about a Charlotte first-time buyer.  They interview my client and me on zoom.  A few short days later– I found out I was chosen.  If you watch this episode you will see Danaya and I become were on a mission.  We faced the complete real estate roller coaster in Charlotte, NC.  From how much to offer in due diligence, appraisal issues, and of course just getting the offer accepted!”

The First -time home buyer series itself if hands down a must-see.  I particularly love Season 2, Episode 2.   It provides a great insight into what working with me will be like as your Charlotte real estate agent– whether you are buying or selling.

CHARLOTTE Realtor®

As your trusted Charlotte Realtor, I am here to advise on what improvements are most beneficial for your Charlotte home.  Plus, with my trusted network of professionals, I can recommend vendors to do the job!

How are you keeping up with your home value?

This year I invested in the lasted in real estate software for my clients and you!  It is called HOMEBOT.  It works like other algorithms, but the difference is that it connects to your personal equity/payoff and advises you on everything from refinancing to investing.  My data-loving clients are LOVING THIS!  The best part is you can add all your properties into one portal and receive a monthly update on your home.

Granted, this is software and not an exact science.  But, it is a wonderful tool and will get you off those third-party sites that are not as accurate.  You can also click ONE button to request a ‘real value’ report to be done where we can update that value so moving forward it is more accurate.

IN BIG NEWS!!!

Do you watch those real estate tv shows?

I was featured on “First-time Homebuyer” sponsored by the National Association of Realtors. It was surreal to be able to share one of my greatest victories of 2021 with the TV world.  My buyer Danaya and I worked nonstop to find her first home in Charlotte, NC.

The show airs on HULU or YOUTUBE TV.

Season Two / Episode 2
Or you can just watch it here
