What Makes Weddington, NC a Best Charlotte Suburb?

September 24, 2022 by Danielle Edwards

What Makes Weddington, NC, a Best Charlotte Suburb?

by Charlotte Real Estate Agent Danielle Edwards

Welcome to Weddington, NC!

If you’re reading this post, it’s maybe because you’ve heard about how great Weddington, NC, is. What used to be a small, quaint North Carolina town is booming into a bustling Charlotte suburb. If you are looking to move to the Charlotte, NC, area, Weddington is a magnet for people and families wanting wide open spaces, newer homes, community amenities, and, of course, more bang for your buck!

I recently moved several families to this sparkling suburb via Facetime or in person – from all over the United States. Their main focus was a safe place to raise their family and top schools. But, let’s not forget the beautiful parks, access to sports fields, hockey, gymnastics–you name it— it is here — tucked away behind soaring pine trees.

YOUTUBE VIDEO BELOW ALL ABOUT WEDDINGTON and HIGHLIGHT on THE ESTATES AT ATHERTON.

Where is Weddington located compared to Charlotte, NC?

Weddington NC

Weddington is 2-3 miles from I-485,  making this location attractive to hybrid and remote workers. But even if you commute daily, it is doable — about 35-40 minutes to uptown. Some roads are 2-lane country roads, which during rush hour, can have a slower pace after a long day. The further you live from the Charlotte city center, you get “more bang for your buck.” Just realize it might take you longer to get home, which costs time, gas, and wear and tear on your car. The taxes are slightly cheaper in Weddington, but if you are a commuter, you make up for that the further out you buy.

It comes down to what is important to you! I tell clients to think about how they live now. What is important to you? Since I have lived in many areas throughout Charlotte and the US, I usually can give examples to my clients on what they can expect relative to their lifestyle.

Top Things to Do near Weddington, NC?

Hunter Farms offers seasonal educational farm tours during the Spring, Fall, and Winter seasons. Kids can discover the sights and sounds of a working farm. You can rent a garden plot to grow your food or an outdoor venue for special events, such as parties, receptions, and reunions.

Charlotte Helicopters offers aerial sightseeing tours in many areas in and around Charlotte. Make memories with your friends and family by taking an aerial tour of Uptown Charlotte, Speedway, Lake Wylie, and Lake Norman. Custom tours of your choosing are also available.

Waverly hosts Weddington’s finest shopping, restaurants, homes, and office space, all located off I-485 near Ballantyne, Blakeney, Matthews & Waxhaw. A walkable community with the urban energy you’re looking for and the convenient South Charlotte location you desire. Stylish living options abound, just steps from the office. Designed to bring people together, Waverly is the perfect place to meet friends for coffee or a cocktail. Sample a variety of cuisines from the many dining hot spots on The Terrace. Park once and take care of your entire to-do list – whether buying organic groceries at Whole Foods, working out, picking up that perfect new outfit, or going to the dentist. Everything you need is right here.

Six Mile Creek Greenway has a beautiful 1.8-mile out-and-back trail. Generally considered an easy route, it takes an average of 31 min to complete. This greenway is a popular trail for road biking, running, and walking, but you can still enjoy some solitude during quieter times of the day. The trail is open year-round and is beautiful to visit anytime. Dogs are welcome and may be off-leash in some areas.

Downtown Waxhaw is home to thriving arts, cultural and dining scenes, less than 15 minutes from Weddington. Enjoy arts and history museums, parks, trails, antiquing, and breweries!

Weddington NC

Welcome to Weddington, NC

If you are reading this post it is probably because you heard about how great Weddington, NC is.
What use to be a small quaint North Carolina town, is booming into a bustling Charlotte suburb with small town feel. If you are looking to move to the Charlotte, NC area this area is a magnet for people or families wanting wide open spaces, newer homes, community amenities, and of course— more bang for your buck!

I recently have moved several families to this sparkling suburb via Facetime or in person – from all over the United States. Their main focus was a safe place to raise their family and top schools. But, let’s not forget the beautiful parks, access to sports fields, hockey, gymnastics–you name it— it is here– tucked away behind soaring pine trees.

Weddington Chase

Weddington Chase

Built by well known Charlotte builder John Wieland.

Most of Wieland communities all look the same. Large brick stately homes, columns or porches, larger lots, and top notch community amenities. They are typically all built out in different phases and offer you many floor plans from basement homes, cul de sac homes, facing a pond/lake, or the coveted private treed lot!

Where is Weddington located compared to Charlotte, NC?

This location in Weddington Chase is 2-3 miles to 485 our beltway that gets you to I-77. This is attractive because many do not have to commute to the city everyday like before. Even if you do, it is not a bad commute. However, I will warn you- some lanes are 2 lane country roads. During rush hour this can sometimes be a slow pace to get you back home. The further out you live from the Charlotte city center you do get “more bang for your buck”. Just realize, it might take you longer to get home and that costs time, gas, and wear and tear on your car. Some will proudly boast that the taxes are slighty cheaper in Weddington too! But, to me… you make up for that being further out.

Really it comes down to what is important to you! I tell clients to think about how you live now. What is important to you? Since I have lived in many areas throughout Charlotte and the US, I normally can give examples to my clients on what they can expect relative to their lifestyle. I love the Weddington Chase location because it has quick access to Providence Rd and Publix my favorite grocery store!

Here is my Weddington community real estate driving tour I did on Weddington Chase! This will give you a feel for the community and help you get to know the area before you visit Charlotte, NC.

Let me know if you would like more information on living here or other communities like this in the Charlotte area.

SIDING – What’s the difference between MASONITE, VINYL, and JAMES HARDIE or fiber cement sidings?

September 22, 2021 by Danielle Edwards

One of the questions I get is “What’s the difference between masonite, vinyl, and James Hardie or fiber cement board?”

Vinyl – it is plastic. What I love about this is it is very easy to pressure wash, and very low maintenance.

Masonite – they don’t make this siding anymore. They found overtime that when it gets wet, this happens:

If you’re keeping up with your masonite siding on an older home, that’s fine. However, you can’t do repairs and get an equal replacement.

For those of you looking to build a home or you’re buying a newer home, you’re only going to see two types of siding: vinyl and fiber cement board.

Fiber cement board has all the benefits of other sidings. Labor costs are higher because it requires more manpower to deliver and install. It could actually be two or three times higher than vinyl siding. It is made of cement, reinforced with cellulose fibers. Its durability is class A1 fire rating; it is impervious to wood boring insects; it does not rot; and has resistance to deterioration from salt and ultraviolet rays.

I hope you found that helpful, and remember siding is important. It’s good to understand what’s going on outside of your home. If you have any questions just let me know.

Best Communities in South Charlotte Thornhill Ballantyne

September 2, 2021 by Danielle Edwards

Best Communities in South Charlotte-Thornhill – Ballantyne

.

Top places to live in Charlotte, NC

Thornhill is at my top three (3) communities in Charlotte.

It is definitely a community that maintains its value.

This area has gone up over 16.39% in the past 12 months; its average home value is around $478k; and most homes are currently selling on average over 5% of less price with multiple offers!!!

I love everything about Thornhill. From the tree-lined streets to the uniqueness of character in itself of each home. You will see throughout people are moving in and putting their own modern farmhouse with 2021 design trends on it.

Living here also gives you a sense of community. The word boredom doesn’t exist in Thornhill. My real good friend lives here and I think I spend more time in Thornhill than I do in my own neighborhood. They have 4th of July crates. Santa comes to visit this community. At Christmas time they would do all the candles lit along the streets. Halloween here is out of this world, I can go on and on and on.

I also love whenever you’re coming home or leaving, they have a little board at the front to keep you updated on what’s going on. Of course, they have a swimming pool, a cabana area for parties and get-togethers, a splash pad, a playground, tennis courts, a little library. And not to mention, there’s a nature preserve in the middle of this community – checkout Big Rock Park. You’ll love it and even the kids will love it.

Let me know if you’re thinking of moving in here because I know people and I love this community.

Five (5) Expenses First-time Homebuyers Should Keep in Mind

September 2, 2021 by Danielle Edwards

5 Expenses First-time Homebuyers Should Keep in Mind

by Charlotte Realtor, Danielle Edwards with RE/MAX EXECUTIVE

A first home purchase is exciting and nerve-wracking, but also a significant financial commitment.

In this week’s video, Danielle shares the most common expenses you can expect when buying your first home.

Ready to buy? It is extremely important that you ask your lender and real estate agent lots of questions during the entire buying process, especially regarding costs. You do not want to get blindsided with unexpected costs right before closing.
