Costs to Remember when Buying a Home

Learn About Home Buying Costs

When buying a home, there are many costs that go beyond the down payment and mortgage.

Homebuyers should factor in several additional expenses such as closing costs, appraisal fees, transfer tax, homeowner’s insurance fees and more. What’s more, these costs differ by state.

 

Closing Costs:

Closing costs typically include lawyer fees, title search fees and other administrative expenses associated with the completion of a sale agreement. Depending on where you live, closing costs could range from 2-5% of the purchase price of the home.

 

Appraisal Fees:

Appraisal fees generally depend on the size and complexity of the property being appraised but can range from $200-$1000 or more in some cases.

 

Transfer Taxes:

Transfer taxes are state or local fees that are paid on the sale of a house. The amount of transfer tax can range from 0-2% of the purchase price, depending on where you live.

 

Homeowner’s Insurance Fees:

Homeowners insurance is an annual fee that pays for repairs and damages to the home. Generally, this type of insurance costs between 0.2-1% of the purchase price annually.

 

Inspection Fees:

Home inspections typically cost around $500-$1000 but can vary widely depending on factors such as the size of the house and any special features it may have.

 

Closing Costs:

Closing costs can include fees for attorney’s services, title insurance, loan origination fees and other charges associated with obtaining a mortgage. Depending on your location, closing costs generally range from 2-6% of the purchase price.

 

Utility Bills:

Utility bills cover water, electricity, gas and other features such as trash pickup. These bills can range from a few hundred dollars to thousands of dollars per month, depending on your location, the size of your home and how energy efficient it is.

 

Maintenance & Repairs:

Home maintenance and repairs may cost anywhere between 2-4% of the purchase price annually. This includes costs for basic maintenance like mowing the lawn, as well as larger projects such as replacing a roof or an HVAC system.

 

Property Taxes:

Property taxes are paid annually and are calculated based on the assessed value of your home. The amount can range from 0.5-2% of your purchase price each year.

 

Insurance:

Homeowners insurance is typically required by the lender and can range from 0.2-1% of the purchase price each year. The cost may depend on your location, the size of your home and other factors.

 

HOA Fees:

If you are buying a condo or a home in a planned development, you may have to pay homeowner association (HOA) fees which cover shared amenities such as pools, common areas and parking lots. The cost of these fees can vary greatly depending on the type of property and the amenities offered.  Some communities will have capital contribution fees also, you see this more in the master plan communities.

What is DUE DILIGENCE in NORTH CAROLINA Real Estate?

It is 2022 and the real estate game has changed.  Buying a home in NORTH CAROLINA? You will probably hear the term DUE DILIGENCE several times.  The Due Diligence process has changed over time and can differ from state to state. If you have purchased a home in the past or in another state, keep in mind that this process may be different from what you experienced during your last purchase.

Due Diligence FAQ

The DUE DILIGENCE Process was created to benefit the buyer and the seller.

How does The Due Diligence Process help the seller?

Before the seller of a home officially takes it off the market, they will receive a certain amount of money, upfront from the buyer. If the buyer follows through with the home purchase through closing, the seller will then credit the buyer the due diligence money at closing time.

How does The Due Diligence Process help the buyer?

The buyer uses due diligence as a way to show their good faith that they are very serious about purchasing a home from the sellers.  The buyer knows if they back out for ANY REASON before 5 pm at the end of the closing period, they will lose their due diligence fee and money spent on inspections & appraisal.

What is a normal due diligence amount for buying a home in North Carolina?

Great question!! This amount has changed drastically in the past two years.  Given the competitive market in Charlotte and lack of inventory, we are now seeing the due diligence amount being more than the earnest money amount. Simple answer: It could range $250-$10,000 depending on the price of the home.

Here are some recent Due Diligence amounts on homes I have closed in Charlotte, NC:

  • $369,000 home = $1500 due diligence    >>>  2021 real example >>>  $10,000 due diligence
  • $301000 home =  $3000 due diligence >>> 2022 real example >>>> $10,000
  • $505000 home = $2000 due diligence>>>> 2022 real example >>>>$18,000

The amount varies based on many other factors of your offer to purchase a home in North Carolina.

This amount is always negotiated between the buyers, sellers, and corresponding agents.  You might offer $800, and the seller may come back and say $1,500.  When in a multiple offer situation, the  Due Diligence amount is sometimes even more important to the seller than who has made the higher offer!  If it is between you and another buyer, the seller will want to close the deal with the buyer who seems the most serious and the most financially able to purchase their home.

When do you pay the due diligence money to the seller?

Within 5 days of executed contract.  This is normally done within 24 hours, but there is a 5 day period if the buyer’s agent checks the 5-day amount on the offer to purchase contract.

How long is the due diligence period when buying a home in North Carolina?

This is a negotiated period.  The shorter the period, the better the offer to the sellers.

I would say 2.5-4 weeks is typical for a due diligence period in North Carolina, NC.

Your offer might say 4 weeks, the seller may come back and ask for 3 weeks instead.

What is earnest money when buying a home in North Carolina?

Earnest money is typically 1% of the contract price.  Again, negotiated.

The buyer will give their agent an earnest money check once the buyer’s offer is accepted. This is normally made out to REMAX EXECUTIVE(for example).  The check is deposited for escrow at closing.  The buyer’s agent will refund the earnest money within 2-5 business days if the buyer were to back out during the due diligence period for any reason. If for some reason there is a discrepancy with releasing the earnest money, then you will have to go to mediation.  (I have never had that happen).  However,  at 5:01 pm on the date the due diligence period ends that earnest money is no longer refundable.  It will stay in escrow for you and be a credit to you at closing.

Some agents will show a copy of both checks when presenting the offer.  Always make sure your account information is covered.  This shows good faith. About 60% of the time, this is how the process goes.  There are times a buyer will not have checks on them and the checks are presented after their offer is accepted.  It can be a personal check or a certified check.  Certified is typically preferred, but not necessary.

What determines your Charlotte home’s value?

What I love about our community is that all the homes are so explicitly unique.  Moreover, there are many factors go into determining the value of your home.

  • Age
  • Exterior Condition- lawn, roof, siding, windows
  • Lot size, location, and kind(flat vs sloping)
  • Interior Condition- upgrades, paint, popcorn ceilings, flooring
  • Big ticket items- HVAC system, appliances, water heater
  • Recent Sales
  • Smell- yes, smell…

Therefore with all of these items, how can a computer tell you what your home is worth? They use an algorithm based on sales, age, tax value, and appreciation accordingly.  Sometimes this amount is close; evidently, it is way off.  In fact, in every home I sold in Wilshire, the Z*llow value was way less, and the neighbors thought I was “crazy to get that price.”

I did my homework.  I spend hours pricing a home.  Not to brag, each time. I nailed it this time.  I price my listings to get the right buyers in the door. And then have the ability to be able to be selected with the offer(s) we receive.

I have invested in a tool for my clients called Homebot particularly.  What I appreciate about Homebot is that it surprisingly looks at your entire financial picture.  It takes into account the equity you have and your interest rate. (more info below)

Danielle Edwards then hopes to expand her results to the rest of the Touchstone Village – Touchstone & Bevington Pines.  I have sold 95% of the homes in Wilshire in the past 5 years.  This is a true testament to what I do.

My 2021 sellers earned 107.5 and 110% of the list price!  Yes, it was a crazy market!  But, I hustled to market effectively, stage, and present their home.  Also, since I am the neighborhood expert, I was able to ensure it appraised since I knew all the ins & outs of the comparable homes and was able to justify the higher price point.

What can $400,000 buy you in Charlotte, NC

Welcome to Charlotte, NC. One of the fastest growing cities in the South. The climate in Charlotte, international airport, technology hub and banking center make this a city that people want to move to and companies want to be apart of.

When I first moved to Charlotte in 2006 $400,000 could go a long way. That is not so much the case. The building supply has not kept up with the speed in which people are moving to Charlotte. It is estimated an average of 157 people a day move to the Queen City .
