Hello! I am Danielle Edwards, Charlotte real estate agent since 2006.  I have seen this area BOOM and worked my tail off and experienced the good, bad, and ugly of this business.

Looking to sell your Charlotte home? Here are my top 3 seller tips along with other KEY information you need to know before hiring a Realtor and selling your Charlotte home.  I know there are many real estate agents for you to choose from.  I found that not all Charlotte real estate agents are created equal.  There are part-time agents, full-time agents, stick a sign in the yard, or go-getters like me who strive to exceed what you think a Realtor should be doing.  I love the old saying, “you get what you pay for.”   There are agents that will discount their fee, and for that, you get a discount service.  There are Charlotte real estate agents like myself, who go above and beyond to ensure your home looks its best no matter the market.  Let me tell you a little secret, the prettier homes…. sell for more, sell faster, get stronger offers.. AND in today’s market, those offers are AS-IS and have appraisal waivers.  That means a better experience for you AND more money in your pocket at the closing table.  Which leads to glowing 5-star reviews and really happy clients!  I love happy clients!

Selling your home in a seller’s market is interesting. As a Charlotte real estate agent I am seeing a lot of  Charlotte listings where homeowners/agents might be cutting corners.  I am seeing horrible photos on Charlotte million-dollar listings, lack of details, and just poor representation.

Did you know 91% of buyers decide they want to see a home based on its online appearance?

As a top Charlotte listing agent in Charlotte, NC – I do not recommend this.  I treat each listing whether it is $300,000 or over a million dollars the same.  If my name is on it, it is going to show its best.  Why? Because I have seen FIRST HAND the results of doing that.  Each time, I break community records and consistently have a record over surpassing the price per sqft or the percent over list price for that area.

Tip 1 to selling your home

You only get one shot to create the first impression to potential buyers. The better your Charlotte home presents itself the stronger the offers. Think of it as a beauty pageant. When a Charlotte buyer walks into your home their mind is like a cash register checking off all the things they need to do to the home to make it theirs or update it with improvements. Not only are aesthetics taken into account, so are things like the age of your roof, HVAC, windows etc. Your Charlotte listing agent (if it isn’t me) should be advising you at the bare minimum what you need to do to your Charlotte home to get the most return on your investment when it comes time to sell in Charlotte, NC.

You need to be asking questions like what is included with their representation-

  1. Professional Real Estate Staging
  2. Professional Real-estate Photography
  3. Measurements
  4. Admin Fees associated with working with them
  5. Ask for client real estate reviews
  6. Look up their Charlotte MLS listings

Of course, there are many other aspects that go into selling your Charlotte home. These to me are the top 3 must-do things that I see Charlotte homeowners skipping on thinking they don’t have to do anything since it is a seller’s market.

Tip 2: Pricing your home with actual comparable sales is also important.

Your listing agent should be preparing a CMA- comparative market analysis using comps and adding/ subtracting value based on updates those homes have.   Pricing a home with a pie-in-the-sky number often lead to longer days on market, and worse low ball offers.

I price my listing three different ways.  From that analysis, I discuss with my seller the return on investment they can expect if we make a few updates to maximize the higher number that the CMA shows.  I am consistently correct, and every time I knock it out of the park.

Tip 3: Know your home and be honest

What’s that saying? Honesty is the best policy.  I work with my clients on creating the most detailed list of everything they have done to a home.  When a buyer sees what you have done and more importantly what you are being HONEST about what is broken it gives them security when making their offer.  If you don’t want to fix outlets or windows, put it on the NC property disclosure which is a mandating form for sellers to provide to Charlotte homebuyers.

How to buy and sell your Charlotte home at the same time

Charlotte is one of the top 5 cities that people are relocating to. While many Charlotte homeowners want to sell, they are faced with the issue of where to go. This is a conversation I have often with homeowners.  I have solutions and answers for that which is also easier to discuss in person – naturally!  However, if you are not ready for that commitment here is a video I did on that!

What determines your Charlotte home’s value?

What I love about our community is that all the homes are so explicitly unique.  Moreover, there are many factors go into determining the value of your home.

  • Age
  • Exterior Condition- lawn, roof, siding, windows
  • Lot size, location, and kind(flat vs sloping)
  • Interior Condition- upgrades, paint, popcorn ceilings, flooring
  • Big ticket items- HVAC system, appliances, water heater
  • Recent Sales
  • Smell- yes, smell…

Therefore with all of these items, how can a computer tell you what your home is worth? They use an algorithm based on sales, age, tax value, and appreciation accordingly.  Sometimes this amount is close; evidently, it is way off.  In fact, in every home I sold in Wilshire, the Z*llow value was way less, and the neighbors thought I was “crazy to get that price.”

I did my homework.  I spend hours pricing a home.  Not to brag, each time. I nailed it this time.  I price my listings to get the right buyers in the door. And then have the ability to be able to be selected with the offer(s) we receive.

I have invested in a tool for my clients called Homebot particularly.  What I appreciate about Homebot is that it surprisingly looks at your entire financial picture.  It takes into account the equity you have and your interest rate. (more info below)

Danielle Edwards then hopes to expand her results to the rest of the Touchstone Village – Touchstone & Bevington Pines.  I have sold 95% of the homes in Wilshire in the past 5 years.  This is a true testament to what I do.

My 2021 sellers earned 107.5 and 110% of the list price!  Yes, it was a crazy market!  But, I hustled to market effectively, stage, and present their home.  Also, since I am the neighborhood expert, I was able to ensure it appraised since I knew all the ins & outs of the comparable homes and was able to justify the higher price point.

If you’re considering buying a home in an HOA (Homeowners Association), it’s important to know the details before making your decision. In Charlotte, NC, HOAs are common, and while they can protect the value of your property, an uninformed buyer could make a big mistake. Understanding the benefits and drawbacks of HOA communities will help you make a more informed choice.

What Is an HOA?

A homeowners association (HOA) is an organization that manages and regulates residential communities. By purchasing a home within an HOA, you agree to comply with the association’s rules and regulations, which could range from maintaining the appearance of your home to restrictions on property modifications.

What Types of Properties Have HOAs?

  • Single-family homes
  • Townhomes
  • Condominiums

What Are the Different Types of HOAs?

  • Voluntary HOA: Homeowners can choose whether to join.

Seller’s Market – how to sell your home when you have no place to go.

How to buy a home in a seller’s market without contingencies.

Who would have thought we would ever be here? Yet! Here we are.

Most all homeowner I speak to want to sell their home, but where do they go? It is worth moving to be in a bidding war and then pay top dollar? There are many variables for every homeowner and the options are overwhelming.

Once you check on the traditional ways to make this happen-

  • Check with your bank for programs
  • Check with your financial advisor for options
  • 401k loan with limited penality
  • Home equity line

If not of those seem appealing then I can now present you with two new options to hit the market.   Welcome the middle man to the Real Estate space, and this is one I don’t mind welcoming.

RIBBON or KNOCK.

They both provide you interesting options worth checking into.  Shall I dive in?

RIBBON

They are the cash buyer to purchase your new home.  You will have to qualify with a pre approval from your trusted lender and verified the home you are buying and selling meets the qualifications of their program.

The fee is 2% fee  and Ribbon will buy your new home cash and if you are able to secure financing on the close date Ribbon will reduce the fee to 1%.

Then you will pay them a prorated upon rent  until your home sells.

This does add additional fees, but for someone who doesn’t want to move twice or make sure they get the house they want, the fees might be worth it.

As a certified Ribbon agent I would first run the home you are purchasing into the system and see if it qualified.  The best part about using Ribbon is that it comes with an appraisal guarantee.  So, if you are buying a home listed at $349,000 and their analyst say they will offer $359,000, it means you don’t have to worry about appraisal… they are cash buyers.

Then when you buy the home from them either at closing, because your home ended up selling in time or later, that will now be a comparable property to help you secure financing with your lender.

 

Let’s talk about KNOCK.

Knock has changed their business model as one that now works side by side with Realtors to help homeowners swap their houses.

Knock offers a unique service to homeowners who are buying their next home. Its Home Swap program allows you to get approved for a mortgage before your old home sells — which most lenders won’t do, due to limits on borrowers’ debt-to-income ratios. Knock can do this because it offers homeowners a backup offer.

Similar to Ribbon they offer you a program to rent the home from them, and if you can’t complete the purchase in 6- month they will buy your old house from you at a pre negotiated amount.

The difference is you have to use KNOCK as your lender. 

What does Knock cost?

For the Home Swap,they charge a 1.25% convenience fee on the purchase of your new home. This is similar to an origination fee, which many lenders charge.

This chart here shows you a side by side comparison.

Knock will also give you an upfront advance of $25,000 to make any home improvements that will be repaid at closing when your home sells.

They are both similar, but different.

Ribbon you can use your preferred lender.

Knock you use their lender but the fees are less.

Both have a rental fee you pay to them on your old home until the closing occurs and you complete the home swap.

 

HOW IS THIS DIFFERENT THAN A BRIDGE LOAN?

With a bridge loan, a customer would still have to qualify for two mortgages at once. Bridge loans also have high interest rates, don’t assist with home repairs, and they don’t provide the certainty that comes with the Home Swap.

With the Home Swap, the equity advance is interest free for six months, clients don’t have to qualify for two mortgages – they’ll only be paying the new mortgage while the equity advance covers the old mortgage, and it covers repairs to the old home so the client can put their home on the market to sell for top dollar!

As a Ribbon and Knock certified agent I can walk you through both of these options if traditional creativity is not in the cards.
