Top Three Seller Tips for selling your Charlotte home!  Looking for free advice? Want to make sure you make the right decision?  You have found the right article to read.

Hello! I am Danielle Edwards, Charlotte real estate agent since 2006.  I have seen this area BOOM and worked my tail off and experienced the good, bad, and ugly of this business.

Looking to sell your Charlotte home? Here are my top 3 seller tips along with other KEY information you need to know before hiring a Realtor and selling your Charlotte home.  I know there are many real estate agents for you to choose from.  I found that not all Charlotte real estate agents are created equal.  There are part-time agents, full-time agents, stick a sign in the yard, or go-getters like me who strive to exceed what you think a Realtor should be doing.  I love the old saying, “you get what you pay for.”   There are agents that will discount their fee, and for that, you get a discount service.  There are Charlotte real estate agents like myself, who go above and beyond to ensure your home looks its best no matter the market.  Let me tell you a little secret, the prettier homes…. sell for more, sell faster, get stronger offers.. AND in today’s market, those offers are AS-IS and have appraisal waivers.  That means a better experience for you AND more money in your pocket at the closing table.  Which leads to glowing 5-star reviews and really happy clients!  I love happy clients!

Selling your home in a seller’s market is interesting. As a Charlotte real estate agent I am seeing a lot of  Charlotte listings where homeowners/agents might be cutting corners.  I am seeing horrible photos on Charlotte million-dollar listings, lack of details, and just poor representation.

Did you know 91% of buyers decide they want to see a home based on its online appearance?

As a top Charlotte listing agent in Charlotte, NC – I do not recommend this.  I treat each listing whether it is $300,000 or over a million dollars the same.  If my name is on it, it is going to show its best.  Why? Because I have seen FIRST HAND the results of doing that.  Each time, I break community records and consistently have a record over surpassing the price per sqft or the percent over list price for that area.

Tip 1 to selling your home

You only get one shot to create the first impression to potential buyers. The better your Charlotte home presents itself the stronger the offers. Think of it as a beauty pageant. When a Charlotte buyer walks into your home their mind is like a cash register checking off all the things they need to do to the home to make it theirs or update it with improvements. Not only are aesthetics taken into account, so are things like the age of your roof, HVAC, windows etc. Your Charlotte listing agent (if it isn’t me) should be advising you at the bare minimum what you need to do to your Charlotte home to get the most return on your investment when it comes time to sell in Charlotte, NC.

You need to be asking questions like what is included with their representation-

  1. Professional Real Estate Staging
  2. Professional Real-estate Photography
  3. Measurements
  4. Admin Fees associated with working with them
  5. Ask for client real estate reviews
  6. Look up their Charlotte MLS listings

Of course, there are many other aspects that go into selling your Charlotte home. These to me are the top 3 must-do things that I see Charlotte homeowners skipping on thinking they don’t have to do anything since it is a seller’s market.

Tip 2: Pricing your home with actual comparable sales is also important.

Your listing agent should be preparing a CMA- comparative market analysis using comps and adding/ subtracting value based on updates those homes have.   Pricing a home with a pie-in-the-sky number often lead to longer days on market, and worse low ball offers.

I price my listing three different ways.  From that analysis, I discuss with my seller the return on investment they can expect if we make a few updates to maximize the higher number that the CMA shows.  I am consistently correct, and every time I knock it out of the park.

Tip 3: Know your home and be honest

What’s that saying? Honesty is the best policy.  I work with my clients on creating the most detailed list of everything they have done to a home.  When a buyer sees what you have done and more importantly what you are being HONEST about what is broken it gives them security when making their offer.  If you don’t want to fix outlets or windows, put it on the NC property disclosure which is a mandating form for sellers to provide to Charlotte homebuyers.

Charlotte is one of the top 5 cities that people are relocating to. While many Charlotte homeowners want to sell, they are faced with the issue of where to go. This is a conversation I have often with homeowners.  I have solutions and answers for that which is also easier to discuss in person – naturally!  However, if you are not ready for that commitment here is a video I did on that!

FALL HOME CHECKLIST

Fall is finally here!!!

1. Aerate and Seed your yard

Aerating and seeding revitalize your grass. When it’s properly done, it can be very beneficial to make your lawn stay healthy.

After you aerate, you should over seed, fertilizer, and water your lawn within 48 hours. The seed, fertilizer, and water will have the best time to get down into the holes made by the aerator if done soon after aeration.

These methods allow new grass varieties to be introduced to a lawn to steer clear of diseases and insect attacks.

2. Change battery in smoke detector (fire safety prevention month)

It is recommended you test your alarms at least once a month to ensure they are working properly.

Working smoke alarms will always help keep you and your family safe.

3. Fall HVAC service

You need to think about preparing your heating, ventilation and air conditioning (HVAC) system for fall maintenance. Maintaining it ensures it will run smoothly the way it should when you need it. Investing your time and money in these maintenance tasks will protect both your home and your HVAC investment, including your wallet. Well-running systems are more energy efficient, so they end up costing you less to run all season long.

4. Trim back dead branches on trees

Dead and broken branches should be trimmed or removed right away. Regular trimming throughout the life of a tree reduces the amount of work necessary and the stress on the tree.

“If you want to grow a healthy tree that can live for a long time, pruning is a must,” says Jason Parker of Davey’s North Philadelphia, Pennsylvania office. “Specifically, cutting off dead or diseased branches helps keep you and your home safe.”

5. Inspect fireplace

Do it now. When winter starts, that’s when chimney cleaning businesses get busy. According to the National Fire Protection Association, home heating appliances are the cause of the majority of house fires, and chimneys are to blame for most of those. Fires from the chimney happen with the igniting creosote, a sticky and highly flammable smoke by-product that sticks to chimney liners.  This is why fireplaces must be cleaned.

6. Turn off exterior faucets and sprinklers (before freeze weather)

Turn off outside faucets. Turn off and drain automatic sprinkler systems. Remove all connected hoses and wrap faucets with towels or a Styrofoam insulator.

7. Reverse ceiling fans

Reversing your ceiling fan moves warm air near the ceiling down to the floor. This significantly reduces your energy use and can lower your energy bills by as much as 15 percent.

Danielle’s October MUST do list

(1 ) Drink hard cider and pick apples at Windy Hill Orchard & Cider Mill.

You don’t have to head to the mountains to pick apples. The closest orchard to Charlotte is less than an hour outside the city and features live music, hayrides, a hard cider bar and, of course, fresh fried apple cider doughnuts.

The orchards is now open for picking this season. Hours are 1-6 p.m. on Fridays, 10 a.m. to 5 p.m.  on Saturdays and noon to 5 p.m on Sundays (subject to weather and crop conditions).

Head to the hard cider bar for a $13 flight featuring six flavors — usually five mainstays and one specialty rotation. If you find something you love you can buy it by the bottle at the farm stand.

(2) Ride haunted rollercoasters at SCarowinds.

Select days Sept. 13 – Oct. 27

Carowinds transforms from “theme park” to “scream park” for its annual SCarowinds Halloween attraction. The event features 500+ monsters, ghosts and goblins roaming the grounds plus haunted attractions and shows.

Not feeling it? Buy a “No Boo” necklace for $12 and the monsters won’t approach you. And check out The Great Pumpkin Fest for kid-friendly fall entertainment.

(3) Go apple picking.

(10) Join 60,000+ attendees in celebrating Hispanic heritage at the Hola Charlotte Festival.

The 8th annual event features authentic food and beverage, cultural dance performances, vendors and more.

(11) Head to Raleigh for the N.C. State Fair and all the fried food your body can handle.

The event is ranked among the top 25 fairs in the country and features live music, carnival games, rides, agricultural exhibitors and competitions.

This year they’re debuting a new 155-foot ferris wheel called the Sky Gazer. Tickets to ride are $6-$7 and do not include admission.

New foods that debuted last year included an arepa burger, bacon on a stick dipped in nacho cheese and crumbled Cheetos, brownie funnel cake, a mac and cheese waffle cone topped with turkey barbecue and cracklins, chocolate chip hushpuppies and more. Stay tuned for the 2019 vendor lineup.

(12) Watch 50+ hot air balloons take to the sky at the 45th Annual Carolina Balloonfest.

Oct. 18-20

The second-oldest balloon festival in the country is a sight to behold as dozens of colorful balloons take to the sky. You can even book a ride for about $250/person.

(13) Sip on unlimited samples from 25 vineyards at the South End Wine Festival.

Oct. 19

Enjoy four hours of all-you-can-drink wine, beer and cider samples plus live music and food from Papi Queso, Tin Kitchen and King of Pops.

There are two ways to upgrade your experience. Single VIP tickets are $50 and get you in an hour early to get a head start on sampling and beat the crowd. VIP tables are $600 and include 10 tickets, reserved table and chairs and four bottles of wine in addition to five hours of unlimited samples.

(14) Dress up to drink your way through Uptown at Rich & Bennett’s Halloween Bar Crawl.

(15) Visit the Great Elizabeth Pumpkin Wall.

This year’s event hasn’t been announced yet but it’s usually a few days before Halloween.

Each year, Elizabeth neighbors construct a giant 60-foot-long wall lined end to end and top to bottom with jack o’lanterns. You can join in the community carving event or just stop by to see it lit up. Learn more about the tradition here.

(16) Run alongside planes at the airport’s Runway 5K.

Oct. 26, 8 a.m.

The unique race puts runners and walkers on the runway at one of the country’s busiest airports where they’ll get an up close view of planes queuing and taking off. This year’s event will fund an Airport Opportunity Scholarship with Central Piedmont Community College (CPCC) created to promote careers in aviation.

SIDING – What’s the difference between MASONITE, VINYL, and JAMES HARDIE or fiber cement sidings?

One of the questions I get is “What’s the difference between masonite, vinyl, and James Hardie or fiber cement board?”

Vinyl – it is plastic. What I love about this is it is very easy to pressure wash, and very low maintenance.

 

 

 

 

Masonite – they don’t make this siding anymore. They found overtime that when it gets wet, this happens:

 

 

 

 

 

If you’re keeping up with your masonite siding on an older home, that’s fine. However, you can’t do repairs and get an equal replacement.

For those of you looking to build a home or you’re buying a newer home, you’re only going to see two types of siding: vinyl and fiber cement board.

Fiber cement board has all the benefits of other sidings. Labor costs are higher because it requires more manpower to deliver and install. It could actually be two or three times higher than vinyl siding. It is made of cement, reinforced with cellulose fibers. Its durability is class A1 fire rating; it is impervious to wood boring insects; it does not rot; and has resistance to deterioration from salt and ultraviolet rays.

Whether you are buying a home or you own a home sometimes getting a home warranty can be very helpful.
I have many emails from various clients over the years on how their home warranty has saved them money.
Think of a home warranty just like you would a car warranty, insurance policy etc. You have to be willing to
deal with the hoops and fine print to get your stuff covered sometimes. I have had clients have amazing experiences and borderline stressful ones.
