Welcome to Charlotte, NC. One of the fastest growing cities in the South. The climate in Charlotte, international airport, technology hub and banking center make this a city that people want to move to and companies want to be apart of.

When I first moved to Charlotte in 2006 $400,000 could go a long way. That is not so much the case. The building supply has not kept up with the speed in which people are moving to Charlotte. It is estimated an average of 157 people a day move to the Queen City .

Welcome to 2021 Real Estate… the era of great interest rates, a pandemic slowing down, and not enough inventory to keep up with the demand here in Charlotte.

The once quaint city to its big sister Atlanta has been revived.  People from all over have migrated here bringing with them the flavors, diversity, culture, and an artistic vibe that the Queen City was needed in order to be a consideration amongst those looking for a place to call home.

Fannie Mae Announces a cap on porfolio loans

Did you hear today’s news? As of last week, Fannie Mae announced it wants to cap its portfolio of loans for second homes or investment homes properties to not exceed 7%. For reasons they don’t fully publicize…. in a nutshell…. it all comes down to risk (and they want less of it).

Starting today, the rates on mortgages for these products have jumped by significant levels, which may put some potential buyers right out of the market. On the flip side, we may see fewer of the Charlotte region’s 150-350k homes get gobbled up by investors (if they were relying on financing to complete the deal), thus decreasing the competition in our already-low supply of inventory.

Second homes already require a minimum 10% down payment, and investment properties a 20-25% down payment. The added cost of financing is something to keep in mind should you have any buyer clients searching for these kinds of properties. I’m happy to take the time to set proper expectations with any of your buyer clients in the market for a vacation home or investment property.

Market report for Charlotte, 2020. Things are looking a little different in Charlotte when it comes to the real estate market. Inventory is down over 42% which may seem unfortunate, but low inventory means homes are selling for more. Closed sales are up from this time last year, list prices are on the rise, and new listings are also increasing. 7 activities to keep kids busy during the pandemic

7 activities to keep kids busy during the pandemic

Energy-busting games and activities for the whole family

Somehow March 2020 seems like 5 years ago and 5 days ago all at the same time. And yet, here we are, approaching mid-August and still keeping the kids safe at home in the midst of this pandemic. Due to our current circumstances, I thought i’d bring back this list of activities to help keep kids busy and at play. Give them a try, and have fun!

  1. Scavenger hunt: For younger kids, keep it simple by hiding the same item (like Easter eggs) around the house and have them search for all the items. For older kids, create a treasure hunt list of 10-20 random items around the house and have them cross off each item from the list. You could hide keys, books, earrings, you name it. This will keep them occupied for at least an hour! Kids with siblings will gain awesome teamwork skills with this activity. Anyone who participates will get to practice problem solving in an analytical way.
  2. Stained glass door mosaic: If you have a storm door anywhere in the house, use blue painter’s tape and create a mosaic pattern. Have your kids use washable paint to fill in the shapes. For full instructions, click to read this mom’s blog post. Arts and crafts at home help develop fine motor skills in younger children, and identify shapes and color. This activity will help encourage kids to create and play in the relaxed environment of their home.
  3. The balloon waddle: Blow up a balloon and have your kid(s) squeeze it between their knees and try to waddle across the room. If the balloon hits the floor, they have to start from the beginning. This is a great opportunity for siblings to engage in some friendly competition. Try to encourage them to encourage each other. Parents, this is a fun one to join in on. You’ll love bonding and laughing with your little ones during this silly game.
  4. Toy car wash: Two birds with one stone! Entertain the kids while you (sneakily) get them to clean their own toys. Fill buckets or a kiddy pool with warm soapy water outside or in the garage, or even in the bathroom. Give the kiddos sponges, dish brushes, and hand towels. They’ll love dunking their toy cars into the soapy water and splashing around.
  5. Tape ball: Painter’s tape will become your best friend during this time. Tape several strands of painter’s tape from one side of an open door frame to another, sticky side facing out. Make sure it’s high enough on the door that it’ll be challenge for your children to reach it, but not too high that they can’t throw something at it. Ball up a few more strands of tape, sticky side out as much as possible, and have them throw the ball up towards the tape web and try to get it to catch! Create fun competitions, such as “first one to get 5 tape balls to stick wins!”
  6. What’s in the box? Find a shoe box with a lid and cut out a hole large enough that your child’s hand can fit through, but small enough that it’s hard to see inside. Put one interesting item at a time into the box and have them reach in and guess what it is. Get extra creative with it by decorating the mystery box with your little ones. Encourage them to ask questions about the items and offer clues if needed. This activity helps children associate information other than just how an item looks.
  7. Lego color hunt: A colorful twist on a classic treasure hunt. Grab 4-6 pieces of construction paper (make sure to pick colors that match various lego pieces.) Then, hide a variety of colored legos around the house and have the kids find the pieces and then place them on their corresponding colored paper. To keep it simple, hide 10 of each color so the kids know when they’ve found them all. Don’t have legos? You can pretty much do this with any toy, as long as you have paper of a matching color. This is great for kids developing the ability to identify color. Once they’ve found all the pieces, encourage them to build something fun with the pieces.

These activities will keep kids busy, entertained and burning some of that energy off. They’re great for days when the weather just doesn’t permit a day of outdoor play. And parents, remember that this time is hard for us all. If handing them an iPad or turning on a movie is about all you can muster up today, just remember: you’re doing great.

Buying or selling? Here’s how the Charlotte Real Estate market may affect you

Perhaps the number one question Realtors get is “how is the Charlotte real estate market ?” Followed by: “when is the best time to sell or buy?” Whether you are looking to buy a new home or sell your current home this year, the best place to start is by diving into as much information as you can get your hands on, so you can create an effective game plan for your journey. Let’s start by discussing the state of the Charlotte real estate market in 2020.

Charlotte, NC ranked 2nd fastest-growing city

According to the Charlotte Observer, everyone from big business owners to small families around the country have their eye on Charlotte as a possible relocation destination. Our little southern banking town isn’t so little anymore, and it’s certainly not just a banking hub these days. The north side of South Boulevard was merely warehouses and old mills over a decade ago; but now, it’s a bustling metropolitan hot spot full of activity. If you were seeing it for the first time in 10 years, you wouldn’t recognize it at all.

Charlotte Real Estate statistics

According to the MLS, 2019 ended with a flurry of housing activity. From December 2018 to December 2019, home sales grew by 17.2%.  During the year of 2019, 50,854 properties sold in the Charlotte region, which was a 5.9% increase from 2018.

The Canopy Realtor® Association provides monthly reports on residential real estate market activity for the Charlotte region based on data from Canopy MLS. The Charlotte region, which this report is based on, includes 12 counties in North Carolina and four counties in South Carolina.

Demand still increasing

Pending sales, which continue to show tremendous demand from buyers, increased by 8.9% from 2018 to 2019. December figures showed demand soared upwards by 22.3% compared to last December as buyers continue to seek homes across the region.

Still a “seller’s market”

Prices continued to respond to strong seller’s market conditions, with the average list price in 2019 ($333,290) rising 4.6% over 2018’s average list price. The original list price to sales price measure for the year was 96.7%. The average sales price in 2019 rose 5.9 % compared to 2018 to $303,722, while the median sales price, a better measure of prices over time, rose 7.1% to $255,000.

Inventory steadily decreasing

“Despite the slower activity during the first half of 2019, it’s truly turned out to be a record-breaking year of sales,” said 2020 Association/Canopy MLS president John Kindbom. “With sales in 2019 up nearly six percent over 2018, and with the phenomenal activity we saw during the month of December, it looks like the spring market has started early.” John Kindbom 2020 MLS President.

The new listing activity has been challenged for some time now, with offers being placed almost as soon as a listing is published. Listing activity for all of 2019 was essentially unchanged compared to 2018, rising 1.7% with 61,069 total new listings at year’s end. This will continue to impact inventory, which declined 23.9% in December and left the Charlotte region with 7,416 properties for sale at report time, or 1.7 months of supply. A year ago, in December 2018 the region had 9,747 properties for sale, or 2.4 months of supply.

Days on the market: holding steady

For all of 2019, the average number of days a property was on the market from the time it was listed until it closed (list to close) was 93 days, which is unchanged compared to December 2018. Days on Market, the metric that accrues for “Active” and “Under Contract-Show” statuses, averaged 43 days in 2019.

Realtor Danielle Edwards: Thoughts on the market

This time last year was really slow for many Charlotte Realtors. This year proves to be different as just one week into the new year, I have one listing and 3 pending buyer transactions.  I would say 2020 is off to a great start.  Interest rates are at a great place for buyers and many sellers are taking advantage of that to sell and relocate.  In the Charlotte real estate market we see a lot of homeowners downsizing into senior living, townhomes, or opting to move to the mountains or beach.

Buying vs. Selling in Charlotte

A realtor most often wears two hats, listing agent and buyers agent. Here is a link to the working agents brochure if you want to familiarize yourself with how that works.

Why do I need a buyers agent?

Excellent question! Did you know that buyers’ agency wasn’t created until the 1980s? Prior to that, all agents represented the seller.  I can’t imagine!  Here are a few quick reasons you need a buyers agent:

  1. They are experts in the home buying process and guide you through each step
  2. Good agents can point out the negatives or any potential red flags in a home for resale
  3. They are highly knowledgeable on what’s legal and what’s not
  4. They negotiate repairs by leveraging their contacts when needed to provide “expert advice” on certain issues
  5. A good agent has your back while you’re busy. They’ll be hard at work problem solving and getting all documents lined up for you when your day-to-day life needs your attention
  6. They have YEARS and hundreds of hours of training behind them to handle the craziness of unexpected scenarios you have no idea exist.
  7. They are paid by the seller. Yep, buyers agents are at NO cost to you!

Why do I need a listing agent?

With a slew of online firms entering a market, it stands to reason that a seller will want to check out their options when it comes to listing their home. I think it comes down to one word. Service.  Do you want a one-size-fits-all approach to selling your home? Or do you want to try to sell your home for top dollar and leverage your property?  It amazes me how often small upgrades can truly change the appeal of a home. Do you want to do all the work? Or do you want someone to do it for you? It’s as simple as that.
