Cost-Effective Curb Appeal Projects

April 19, 2016 by Danielle Edwards

Cost-effective curb appeal projects for your home

Cost-effective curb appeal projects that won’t break the bank

April, 2016– Danielle Edwards is a Charlotte, NC Realtor with RE/MAX Executive, the number one RE/MAX in the Carolinas.

Fix up the exterior of your newly purchased home without emptying your wallet, or get your home in shape to sell without having to hire anyone to do the work for you. Sometimes all it takes is cleaning things up a bit, adding a few accents, or hiding unsightly items in your front yard. Below are some DIY ideas on how to make the most out of your home with just a few cost-effective curb appeal projects.

1. Update your garage door

Even if the exterior of your home is well-maintained or new, a dirty or drab garage door could take away from your home’s curb appeal. This cost-effective curb appeal project will help you transform your home, just by adding some paint or a few pieces of hardware.

  • Option One: Add some gel stain to make your garage door look like it’s made out of beautiful wood. You can even re-stain your front door to match. Learn how here.Cost-effective curb appeal projects

  • Option Two: Add brackets to your garage door to add some character. This can be done for as little as $10! Click here for a tutorial.

2. Dress up your foundation

If the foundation of your home is less-than-appealing, it’s an easy fix! Simply add some stone to the foundation to add some curb appeal, plant some shrubs, or add stucco. All 3 can be done for a low price. You can find more foundation-improvement ideas for added curb appeal here.

3. Update your mailbox

Your mailbox is the first thing people see from the road. Ditch the tiny black mailbox on a stick and add some stone and elegant numbers to the front instead. This can be accomplished in about a day, and is less expensive than buying a brand new mailbox! To add some extra pizzazz, plant some flowers at the base.

4. Hide eye sores like trashcans, hoses, and hardware.

When you look at homes in magazines or on Pinterest, chances are the photos don’t include the every day items that most homeowners need. Make your home look catalogue-worthy by hiding these items and adding some curb appeal! Here are some ideas to get your started:

You can add some cost-effective curb appeal just by either adding some molding around your front door, or by updating the existing molding. For DIY instructions, click here.

Springtime House Shopping: How to Stay Ahead

March 14, 2016 by Danielle Edwards

Springtime House Shopping: How to Stay Ahead

How to prepare for the busy market this spring

March 2nd, 2016– Danielle Edwards is a Charlotte, NC Realtor with RE/MAX Executive, the number one RE/MAX in the Carolinas. Staying informed on how to handle springtime house shopping paired with working with your RE\MAX Executive agent will help you achieve an awesome home buying experience this Spring! Spring and summer are approaching quickly, and the temperature isn’t the only thing that’s warming up. As the days grow longer and the temperatures become more desirable, you’ll find that more homebuyers are on the prowl.  Keep reading for some helpful tips on how to survive springtime house shopping in 2016:

springtime house shopping

Get Pre-approved: When you make an offer, you’ll want to outshine the rest of the clients who are out springtime house shopping as well. One way to do this is to go ahead and get pre-approved by a lender. When a seller sees that you’re trustworthy and a step ahead, they’ll feel more confident about accepting your offer. You’ll want to include your lender’s pre-approval letter in your offer.

Know what you want: You’ll want to act fast when you’re interested in a home this spring. The high competition may mean that a great opportunity could slip out from under you. In the wintertime, you may be able to find a place you love and let it sink in for a week or so before making an offer. But in the hot Spring market you’ll want to jump on it a bit faster. Of course, a decision as big as buying a home should be carefully thought out, so do your research ahead of time and know what makes a perfect home in your eyes so when the right one comes along, you can grab it.

Get organized: Finding a home is sometimes the easiest part. You’ll also need to provide many time-sensitive documents to your lender in order to close. Before you really dive in to your home search, go ahead and compile as many of these documents as possible. Make sure you can get your hands on tax returns, W2’s, bank statements, etc. Understand that opening a credit card or making a big purchase could slow down your loan approval or prevent it all together. Things move quickly when the market is busy, make your springtime house shopping experience smooth and easy by staying organized.

Learn to Compromise: If a seller accepts an offer on the home of your dreams, that’s great! But it may not happen, and that’s okay. Decide on exactly what you absolutely need to have in a home and the rest can wait. Maybe you won’t consider a home that doesn’t have a pool or a large master bathroom. But are those things more important to you than making sure your children are in a solid school district or that you have a short commute to work? If you can’t have it all, make a list of the things you need in a home and make another list of the things you want in a home. Just make sure to keep them separate, and consider needs first.

Attention to Detail: A lot things go wrong in the winter. A snow storm can cause the roof to leak, your furnace could break, pipes can freeze, etc. Touring a home for the first time in the Winter, it may be easier to find things that can end up costing you money in the future. If you are house shopping in the spring,  you’ll have to be a little more cautious. Search for damp areas on walls or a damp smell in cabinets, turn on taps to check water pressure. Open windows to see if the frames are rusted or warped. Check out our checklist of additional warning signs here. Finding a questionable issue in a home yourself before moving forward will save you a lot of time, energy, and—quite possibly, money.

springtime house shopping calls for more competition in the busier market

The bottom line is that you’re bound to face more competition while springtime house shopping as the market gets busy again. By ensuring that you stand out from the crowd by staying a step ahead of that competition, you are creating a much smoother homebuying process for yourself. Best of luck, and happy homebuying!

Charlotte Real Estate Listings SEARCH

August 6, 2015 by Danielle Edwards

Charlotte Real Estate Listings SEARCH

What is the difference between using a Realtor, or searching for a home on your own?  When you search for Charlotte Real Estate Listings you might be wasting time and effort on the wrong sites.

Sites like Zillow.com, Homes.com, Trulia.com etc. are created from syndication process.   They get their information from a 3rd party which sometimes lags 3-7 days!

Inaccurate listing information on Zillow.com, Homes.com, Trulia.com happens ALL THE TIME.
As an ACCREDITED BUYERS AGENT, my buyers often times find homes on these sites. Once I look up the homes
on the MLS (MULTIPLE LISTING SERVICE) I find that they are already UNDER CONTRACT or CLOSED.
This leads to frustration on both sides. If you are a buyer looking to relocate to Charlotte, NC or live in Charlotte and wanting to BUY a home your best bet is to consult with a Realtor.
Your Charlotte Realtor should set you up on a MLS gateway or portal website complimentary. This MLS site
will send you listings in real time JUST LIKE THE REALTORS RECEIVE THEM!

Lake norman is an “area” that sprawls north of Charlotte.  It is a man made lake that has several “fingers” creating this summer hot spot for those living in the Charlotte area, and its surrounding communities.  You can live on Lake Norman and live on the Northern part of the lake in Mooresville, Troutman, and Statesville  all cities/towns in Iredell county.   Denver and Sherrills Ford area which is the West part of the lake in  Lincoln County.  However,  the Mecklenburg county side is most popular for its location close to Charlotte and its shopping and entertainment.  The cities in Mecklenburg county that are apart of Lake Norman would be
Huntersville at the southern tip.  The majority of the lake norman area lies in Cornelius, NC.

Snow-Charlotte-Tips-Driving-Fun

OMG! It’s going to SNOW in Charlotte….

becomes a popular post you might see today… over and over again.  With all the fun with the “snow” there

are some important tips you should know.   As  Realtor, people moving here always ask, “How many times a does it snow in Charlotte?”

I would say on average we might get two good snow falls a year.  Today is one of those days…. be careful out there.

Snow Charlotte Tip ONE:

Your 4- wheel drive snow proof car doesn’t make you invincible in the snow.  Four wheel drive is going to give you more tourque to make it through the snowy conditions, it isn’t going to be SUPERSUV and help you brake faster when you are driving too fast in the snow.

Snow Charlotte Tip TWO:

Preparing your car for snow.   Hopefully, you’ve planned in advance for this day.  Otherwise, ……To ready your car for the winter, check that each of your tires has at least a 6/32-inch (4.8-millimeter) deep tread.   All weather tires can handle most conditions.  Check your antifreeze levels and battery power and make sure that your defroster and rear window defogger work.  As far as the inside of your car goes, purchase a snow shovel and kitty litter or sand for digging yourself out of a jam and giving your vehicle traction. Flares, a flashlight and a snow scraper should also be kept in your car.   Also good to have the snow scrapper outside your car, cause when your trunk is iced in that isn’t going to help you.  Finally, you can always ask a friend who is a snow expert for their advice.

SNOW Charlotte Tip THREE:

Driving too closely.  This might sound like common sense.  But, you actually want to double (or if you want to be really cautious — triple) your normal distance between cars, giving yourself a minimum braking distance of six seconds. Put another way, for every 10 mph (16 kph) you’re traveling, you should give yourself four car lengths of space. So if you’re traveling at 30 mph (48 kph), you should have 12 car lengths between you and the vehicle ahead of you.

SNOW Charlotte Tip FOUR:

Slamming on the brakes.  YIKES!  Don’t do this.

When you feel your tires start to slip, it’s easy to panic and slam on the brakes.  Don’t do it — this removes traction from your tires, taking away your ability to control your vehicle.

Once you’ve lost traction and your wheels are locked up, slamming your brakes won’t change the situation. What you should do when you feel yourself begin to skid is ease off the accelerator and let the car slow down on its own. A moving tire means that there is still some traction, which is what you need to steer yourself out of a collision.

If braking is required and your vehicle comes with an anti-lock brake system, brake with steady, even pressure. If your car doesn’t have ABS, then you should pump the brakes by quickly braking again and again.

When handling snow-covered corners, you should begin a steady braking as you approach the turn. Once in the corner, ease off the brakes and use the car’s remaining traction to steer through the turn.

Now for the fun part!
