This Sardis Croft-Charlotte home is a lovely, architect designed, custom built and a beautifully maintained home.  It features an excellent location in a private cul-de-sac in the Sardis Croft, Charlotte neighborhood. The 4 bedroom, 3.5 bath house offers all the expected features for today’s lifestyles as well as a tremendous amount of flexible space.

The driveway leads to two side-loading single connected garages plus a detached building with an oversized single garage door and an outside parking space. The beautiful and mature landscaping accents the front yard with a curving sidewalk leading to the entry. To the left of the front door, a large sunny terrace is partially covered with a pergola and surrounded by a black wrought-iron fence. Living Space:

The family room flows into to the two story living room through a large opening. These spaces would be comfortable individually yet offer outstanding combined potential for larger scale entertaining. The living room has a gas-burning fireplace as a focal point which is also viewable from the dining room.  Large windows in the family room provide natural light to the entire open living area.

A powder room, half bath is centrally located on the main floor and is very convenient for guests. A rear staircase at the end of the entry on the main level is accentuated by a 2 ½ story window with two art shelves in the wall on the lower landing.

A pantry is adjacent to the refrigerator, a wall oven, and separate microwave.  A smooth surface electric cooktop and exhaust hood, located opposite the wall oven, is surrounded by countertop space. Natural-finish maple cabinets offer storage as well as display opportunities from some glass front cabinets and open shelves. A long peninsula separating the kitchen from the breakfast area creates space for countertop dining and entertaining while offering additional storage cabinets beneath.

The sunny breakfast area has a wall of windows and a door opening to the terrace for access to grilling and outdoor dining. Double doors in the area house a well-appointed laundry area.

Owner’s Suite:

The owner’s suite, located on the main floor, is accessible through a door, via a short hall off the kitchen creating a private sanctuary that is spacious and inviting. The two story bedroom has a door to the terrace, a large wall of windows and a vaulted ceiling. Custom shelves and hanging racks outfit the large well-organized owner’s closet accessible from the bedroom and from the hall into the bath. The beautifully updated bath has double vanities, a seated vanity area, an oversized shower, and a separate toilet closet with bidet plus plenty of space for a dressing bench or other furniture. A door from the bathroom leads to the fenced side yard area of the property.

Second Level:

One bedroom is oversized, with adequate space for a sitting area, a play area or a second large bed. The second bedroom is adjacent to a separate room that would be ideal for a workout room, study room or nursery. Each bedroom has a private vanity room and shares the room with a white-tiled tub/shower and toilet.  The separate room has pull-down attic stairs that are covered by a well insulated, counterweighted, easy open box door that leads to an R60, super insulated attic space with a large floored area for even more storage.

Lower Level/Basement/Walkout:

The basement level landing leads to the garage, a mechanical room, a large under-stair closet and a flex-space room containing the 4th bedroom and a third full bathroom. The large under-stair utility closet is conveniently located at the bottom of the stairs and is opposite the mechanical room that also has tremendous storage space.  The mechanical room contains the lower unit, high efficiency has gas/central AC unit and a fully wired, whole house security system.

This bright space was intended as a mother-in-law suite and can be closed to the rest of the house.  This space could also be an excellent location for a pool table or study space. Electrical power (110v & 220V), natural gas and a sink drain connection are installed for a kitchen at one end of the living area. Adjacent and open to the living area is another large room which has two wall closets and a large, walk-in closet creating the fourth bedroom. Both rooms access the third full bathroom.

Misc. Features:

This home and detached building feature 3 ½ inch plantation shutters in all windows and doors.  New carpet has been installed in carpeted areas throughout and all four toilets in the house are new, high efficiency, non-clogging American Standard fixtures.  All floors and the garage have access to the central vacuum system.  Designer ceiling fans are installed in the two-story living and master bedrooms as well as the lower level office area.

1. Update your garage door

Even if the exterior of your home is well-maintained or new, a dirty or drab garage door could take away from your home’s curb appeal. This cost-effective curb appeal project will help you transform your home, just by adding some paint or a few pieces of hardware.

Whether you are packing up and relocating to Charlotte right away or you are just in the early stages of house shopping, this Charlotte-area Realtor Estate agent is here for you! My name is Danielle Edwards and I am a Charlotte, NC Realtor with RE/MAX Executive, the number one RE/MAX in the Carolinas.  Preparing to relocate is stressful enough. I’ve done some research on relocating to the Queen City… so you don’t have to!

Know your school districts.

Oftentimes, the best neighborhoods are near the best public schools. Charlotte is a huge city, and if you plan on staying in the same home as your children grow up, be sure you’re looking at neighborhoods in school districts with a great reputation before relocating to Charlotte. Check out our list of the top rated high schools in Charlotte, and what neighborhoods surround them.

Test-drive your commute.

Loop Study StonewallCharlotte is full of interstates. If you’re heading North on I-77 on the way to work, your 15 mile commute may take an hour. If you’re heading South at the same time, your ride will be smooth and traffic-free. The same is true for the inner and outer loops of I-485, I-85, and even smaller roads such as Highway 160. If you already have a job lined up in the area, take a ride during rush hour from your prospective neighborhoods to your job site. If you will be working in uptown Charlotte, make sure you’re comfortable with the commute before your first day. The random one-way roads uptown can be tricky if you’re not used to them.

Once you get settled in, this will be a great resource in figuring out where to explore. You are sure to fall in love with the many beautiful sights and unique breweries, parks, boutiques, and other small businesses that Charlotte has to offer! They also list multiple job openings a day, for those of you who are still on the job hunt.

Relocating to Charlotte

This smartphone app is $79 per month. But, if you love working out it will be worth it. Charlotte is home to a large amount of local, family owned or private gyms. Maybe you are a yogi but don’t know which studio is best for you. The app lets you choose from almost ANY gym in Charlotte, view their schedule, and reserve a class. The only fee you pay is for the app itself. This means you have access to every gym in Charlotte until you find the one that’s right for you. Some of these gyms cost over $200 a month for a membership, so $79 is a great deal.

Know your neighborhoods.

It seems like Charlotte is home to a handful of “mini-towns.” You’ll hear all kinds of names for different areas here. The truth is, there are a ton of unique neighborhoods around the city and each one has it’s own character. While one area may be home to many college students, another may be home to many young professionals or families, so it’s important to get a good idea of what you can expect from each of these communities so you’ll be an expert before relocating to Charlotte! Some of these areas include: Elizabeth, South End, Lower South End, NoDa, South Park, Steele Creek, and Dilworth. To learn more about each neighborhood, check out this helpful website.
