Dispelling Down Payment Myths for First-Time Homebuyers
Embarking on the journey to purchase your first home can seem overwhelming, particularly when it comes to saving for the various expenses involved, notably the down payment. You might have heard the common belief that you need to set aside 20% of the home’s purchase price for the down payment. However, this isn’t always the case.
Unless stipulated by your loan type or lender, it’s typically not obligatory to provide a 20% down payment. This means you could be closer to achieving your dream of homeownership than you realize.
As stated by The Mortgage Reports:
“While putting down 20% to avoid mortgage insurance is advisable if feasible, it’s a misconception that this is always mandatory. In reality, most individuals opt for a significantly lower down payment.”
According to data from the National Association of Realtors (NAR), the median down payment hasn’t exceeded 20% since 2005. In fact, for all homebuyers today, it averages only 15%, with first-time buyers typically putting down just 8% (see graph below):

In addition to down payment assistance programs, such as the over 2,000 programs offered across the U.S. according to Down Payment Resource, various loan options can provide support. For instance, FHA loans allow down payments as low as 3.5%, while VA and USDA loans have no down payment requirements for eligible applicants.
To uncover what you qualify for, consult with your loan officer or broker. They are knowledgeable about local grants and loan programs that can assist you.
Don’t let the misconception that a 20% down payment is mandatory hinder your progress toward homeownership. Charlotte Realtor Supports Homeless
Charlotte real estate agent dances to raise money for Charlotte Homeless
Danielle Edwards is a dancing superstar at night in addition to being an award-winning Charlotte Realtor during the day.
- For the Dancing with the Stars of Charlotte Gala, realtor Danielle Edwards dances with the Charlotte Ballet.
- She will donate half of her proceeds to the Canopy Housing Foundation to assist Charlotte residents who are experiencing housing insecurity.
- The Charlotte Ballet will receive the remaining half of the revenue.
To assist the 3,000 Charlotte residents who are homeless, she will donate half of the money she makes to the Canopy Housing Foundation. According to Edwards, the housing market is difficult for everyone, including renters, homeowners, and renters who want to become homeowners.
As a Charlotte Realtor, she stated, “I witness it every day with regular first-time homebuyers and the fact that the city has become expensive.”
The Canopy Realtor Association reports that Charlotte’s median sales price increased by over 7% this year, reaching $375,000 in January. In an effort to maybe change someone’s life in the Queen City, Edwards is battling through the discomfort while performing twists and turns.
She remarked, “I think that’s a win if I can just make a small impact and a small difference to bring awareness and maybe help alter a few lives here in Charlotte, NC.”

What determines your Charlotte home’s value?
What I love about our community is that all the homes are so explicitly unique. Moreover, there are many factors go into determining the value of your home.
- Age
- Exterior Condition- lawn, roof, siding, windows
- Lot size, location, and kind(flat vs sloping)
- Interior Condition- upgrades, paint, popcorn ceilings, flooring
- Big ticket items- HVAC system, appliances, water heater
- Recent Sales
- Smell- yes, smell…
Therefore with all of these items, how can a computer tell you what your home is worth? They use an algorithm based on sales, age, tax value, and appreciation accordingly. Â Sometimes this amount is close; evidently, it is way off. Â In fact, in every home I sold in Wilshire, the Z*llow value was way less, and the neighbors thought I was “crazy to get that price.”
I did my homework. Â I spend hours pricing a home. Â Not to brag, each time. I nailed it this time. Â I price my listings to get the right buyers in the door. And then have the ability to be able to be selected with the offer(s) we receive.
I have invested in a tool for my clients called Homebot particularly. What I appreciate about Homebot is that it surprisingly looks at your entire financial picture.  It takes into account the equity you have and your interest rate. (more info below)
Danielle Edwards then hopes to expand her results to the rest of the Touchstone Village – Touchstone & Bevington Pines.  I have sold 95% of the homes in Wilshire in the past 5 years. This is a true testament to what I do.
My 2021 sellers earned 107.5 and 110% of the list price! Â Yes, it was a crazy market! Â But, I hustled to market effectively, stage, and present their home. Â Also, since I am the neighborhood expert, I was able to ensure it appraised since I knew all the ins & outs of the comparable homes and was able to justify the higher price point.
