SIDING – What’s the difference between MASONITE, VINYL, and JAMES HARDIE or fiber cement sidings?

September 22, 2021 by Danielle Edwards

One of the questions I get is “What’s the difference between masonite, vinyl, and James Hardie or fiber cement board?”

Vinyl – it is plastic. What I love about this is it is very easy to pressure wash, and very low maintenance.

Masonite – they don’t make this siding anymore. They found overtime that when it gets wet, this happens:

If you’re keeping up with your masonite siding on an older home, that’s fine. However, you can’t do repairs and get an equal replacement.

For those of you looking to build a home or you’re buying a newer home, you’re only going to see two types of siding: vinyl and fiber cement board.

Fiber cement board has all the benefits of other sidings. Labor costs are higher because it requires more manpower to deliver and install. It could actually be two or three times higher than vinyl siding. It is made of cement, reinforced with cellulose fibers. Its durability is class A1 fire rating; it is impervious to wood boring insects; it does not rot; and has resistance to deterioration from salt and ultraviolet rays.

I hope you found that helpful, and remember siding is important. It’s good to understand what’s going on outside of your home. If you have any questions just let me know.

by Charlotte Realtor, Danielle Edwards with RE/MAX EXECUTIVE

A first home purchase is exciting and nerve-wracking, but also a significant financial commitment.

In this week’s video, Danielle shares the most common expenses you can expect when buying your first home.

Ready to buy? It is extremely important that you ask your lender and real estate agent lots of questions during the entire buying process, especially regarding costs. You do not want to get blindsided with unexpected costs right before closing.

Fannie Mae Announces cap on portfolio loans

March 16, 2021 by Danielle Edwards

Fannie Mae Announces a cap on porfolio loans

Did you hear today’s news? As of last week, Fannie Mae announced it wants to cap its portfolio of loans for second homes or investment homes properties to not exceed 7%. For reasons they don’t fully publicize…. in a nutshell…. it all comes down to risk (and they want less of it).

Starting today, the rates on mortgages for these products have jumped by significant levels, which may put some potential buyers right out of the market. On the flip side, we may see fewer of the Charlotte region’s 150-350k homes get gobbled up by investors (if they were relying on financing to complete the deal), thus decreasing the competition in our already-low supply of inventory.

Second homes already require a minimum 10% down payment, and investment properties a 20-25% down payment. The added cost of financing is something to keep in mind should you have any buyer clients searching for these kinds of properties. I’m happy to take the time to set proper expectations with any of your buyer clients in the market for a vacation home or investment property.

Want more details so you’re fully equipped with knowledge? Call me now and I will connect you with my excellent local Charlotte lenders(if you don’t have one) to explain all this and set you up for success.
