VA Loan | Veteran Real Estate Agent

May 3, 2023 by Danielle Edwards

What to know about VA LOAN and Veteran Tips

by Charlotte Realtor, Amy Rottman

Hefferon | Edwards Team

As a female veteran and Charlotte Realtor, I have a unique combination of experiences and skills. That can benefit my clients in the real estate industry. My military training has equipped me with discipline, perseverance, and attention to detail. And the ability to work under pressure, which are all valuable qualities in the real estate industry. Additionally, my experience as a realtor helps me understand the needs and concerns of clients looking to buy or sell properties. As a veteran and realtor, I can also leverage my unique experiences and perspectives to attract clients. Who value diversity and inclusivity. By highlighting my military service and real estate expertise. I can build trust and establish myself as a knowledgeable and reliable professional in the industry.

Exploring the VA Loan

The VA loan program has helped generations of Veterans, service members and military families achieve the dream of homeownership. At the heart of this benefit is a promise: Because of their selfless service to our country, Veterans have access to a home loan program with flexible guidelines and significant financial benefits, chiefly the ability to purchase with no down payment.

Let’s take a closer look at how VA loans work and what it takes to start the VA loan process.

Who created the VA Loan program?

The VA home loan was created in 1944 by the United States government to help returning service members purchase homes without needing a down payment or excellent credit. This historic program has guaranteed more than 25 million VA loans, helping Veterans, active duty military members, and their families purchase or refinance a home.

What is the VA guarantee?

Although the VA loan is a federal program, the government generally does not make direct loans to Veterans. Instead, private lenders including Veterans United Home Loans finance the loan while the Department of Veterans Affairs offers a guaranty. This guaranty protects the lender against total loss should the buyer default, which provides an incentive for private lenders to offer the VA loan with better terms than other mortgage options.

What are VA loan limits?

Qualified veterans with their full VA loan entitlement can borrow . as much as a lender is willing to extend, all without a down payment. The VA loan limits only come into play for buyers with less than their full entitlement, either because they have one or more active VA loans or because they’ve lost a previous one to foreclosure. To see how the VA loan limits might affect you, give Veterans United Home Loans a call at 1-800-884-5560.

How do I get a VA loan?

Talk with a trusted lender who knows VA loans and how to get the most from this hard-earned benefit. The process typically starts with getting preapproved, which can often be done in minutes using your phone, laptop, or tablet. Loan pre-approval is a key first step before making an offer on your dream home. Having that preapproval letter gives you a clear sense of your buying
power and shows sellers and listing agents you have what it takes to get to closing.

What is the VA funding fee?

The VA Funding Fee goes directly to the VA to ensure the program keeps running for future generations of Veteran and military homebuyers by removing any additional burdens off taxpayers and Veterans. The fee varies depending on the borrower's circumstances. For example, if this is your first time using the VA home loan program, the funding fee is typically 2.3 percent of the purchase price of the home. For subsequent use of your VA loan benefit, the fee is 3.6 percent. The fee for an Interest Rate Reduction Refinance loan is just 0.5 percent, no matter how many times you’ve used the benefit. VA borrowers can roll the funding fee into their overall loan amount. The VA also limits closing costs for Veterans and allows sellers to pay most or all of those expenses. Many of our borrowers purchase a home with no money due at closing, but every buyer’s situation is different. The VA also exempts some Veterans and surviving spouses from the funding fee entirely. The most common exemption is for Veterans receiving compensation for a service-connected disability. Surviving spouses with VA loan eligibility are also exempt. Only the VA can make a determination about funding fee exemptions.

Is the VA loan a good option?

VA loans are arguably the most powerful loan option on the market. They come with a list of big-time benefits, including a $0 down payment, no mortgage insurance, flexible and forgiving credit guidelines, and the industry’s lowest average fixed interest rates. Every Veteran buyer’s situation is different, and going over all of your loan options with a home loan specialist can help ensure you make the best financial decision possible.

How do VA loans perform in today’s mortgage and real estate environment?

Today, the VA mortgage is more important than ever. Scores of Veteran and military buyers found it increasingly difficult to get home financing in the wake of the Great Recession. VA loan utilization has soared over the last 15 years. The VA backed a record 1.4 million loans in Fiscal Year 2021. VA loans help Veterans and service members become homeowners without having to spend years building great credit or saving for a big down payment. They’ve been a lifeline for younger homebuyers in particular. This hard-earned benefit program continues to fulfill its original mission nearly eight decades after its creation.

If I’ve previously used a VA loan, can I use it again?

Yes, this is not a one-time option. Once you earn the VA loan benefit, it’s yours for life. You can reuse the VA loan over and over again, and it’s even possible to have more than one active VA loan at the same time- if you qualify.  Might want to remember if you got divorced and your ex has the house with the VA benefit that might hurt you when you go to purchase a home and want to use your VA benefits.

VA Assumption Loans

VA assumption loans refer to a type of mortgage loan that allows a buyer to take over an existing VA loan from the seller. In other words, the buyer assumes the existing VA loan and takes over the payments.   Assuming a VA loan can be a good option for buyers because it may allow them to take advantage of the seller’s favorable interest rate and loan terms. However, assuming a VA loan is not a simple process, and buyers must meet certain eligibility requirements. The buyer is taking over the portion the current VA owner OWES, so the VA buyer would have to make up the difference in cash from the loan assumption and the sales price. This process could take up to 90 days.

To assume a VA loan, the buyer must be a qualified veteran or service member, and they must meet the VA’s credit and income standards. Additionally, the seller must obtain VA approval for the assumption, and the buyer must pay a funding fee to the VA. Assuming a VA loan can be a complex process, it is important to work with an experienced lender who is familiar with the VA’s guidelines and requirements. Buyers should also carefully review the terms of the existing loan and make sure they are comfortable with the payment amount and other loan terms before assuming the loan.

There is no appraisal with a VA loan assumption either!

What can $400,000 buy you in Charlotte , NC?

What can $400,000 buy you in Charlotte, NC

Welcome to Charlotte, NC. One of the fastest growing cities in the South. The climate in Charlotte, international airport, technology hub and banking center make this a city that people want to move to and companies want to be apart of.

When I first moved to Charlotte in 2006 $400,000 could go a long way. That is not so much the case. The building supply has not kept up with the speed in which people are moving to Charlotte. It is estimated an average of 157 people a day move to the Queen City .

Here is a video I did showing listings on the market in this price point. This video will also give you an idea on the areas where you can find homes in this price point and how the type of home may differ.

What can $400,000 buy you in Charlotte, NC?

How to BUY and SELL a HOME at the SAME TIME

October 1, 2020 by Danielle Edwards

HOW TO BUY AND SELL A HOME AT THE SAME TIME

Probably one of the most common questions a Realtor will get.

Here is my video to cover most of your options!

Seller Possession After Closing is probably the MOST easiest way to achieve doing this in my professional opinion.
The best way to decide what is best for you is to investigate all your options.
1) What is the market? Seller’s market? Buyer’s market?
2) How is your current home compared to what buyers want today?
3) What is the competition like on the home you want to purchase?
4) What is your current stress level? How do these options affect that?
5)Does your current home have “issues”
-sloping lots
-backs up to road noise
-unsightly curb appeal
-less desirable schools
-outdated
6) Do you want to sell your home while you are still living there

Consider these questions and then discuss with your chosen Realtor to figure out the best strategy to make moving a pleasant experience.

See how other Charlotte Homeowners successfully bought and sold their home with Realtor, Danielle Edwards.

Charlotte Real Estate Market Report

July 16, 2020 by Danielle Edwards

Charlotte Real Estate Market Report

Market home sales show early signs of recovery for Charlotte Real Estate

Is the Charlotte Real Estate market recovering? As businesses across the region continue to adjust to reopening, home sales across Charlotte show the housing market in the early stages of recovery. According to data from Canopy MLS, home sales in June were down only 1.8% compared to June 2019. 4,938 properties sold in June 2020. Closed sales compared to May 2020 increased 37.2% with 340 more transactions completed than the previous month.

Pending contract activity

Buyer interest and demand for homes in the region is returning to pre-pandemic levels. Pending contracts rose significantly by 26.8 percent year-over-year with 6,174 properties going under contract in June. Contract activity compared to May 2020 was also positive and rose 4.2 percent.

Charlotte Real Estate Market
2020 Canopy Realtor® Association/Canopy MLS President John Kindbom said, “The large bump in pending contracts this past month compared to last year shows that buyer demand is healthy and was held back simply due to COVID-19. The last two months were certainly challenging. There are still challenges ahead. But we can already see the market is improving and will likely be a key driver in our economic recovery.” Prices rose during the month of June. The average list price ($366,537) rose 10.9 percent compared to last year but decreased 2.4 percent compared to May 2020. The median sales price ($284,900) and the average sales price ($333,938) rose 7.5 percent and 3.5 percent, respectively. The original list price to sales price ratio was at 97.6 percent, showing sellers are getting close to their asking prices.

New listing activity

New listing activity continues to lag and signals that seller confidence is recovering at a slower pace. Year-over-year new listings were down 8.5 percent with 5,365 new listings added to inventory during the month. Compared to May 2020, new listing activity rose 3.8 percent as sellers continue to adjust to virtual showings and opening their homes to buyers in the safest manner possible under current and changing conditions.

Kindbom added, “Realtors® certainly understand the hesitancy many sellers have in listing a home during what seems to be the height of a pandemic, even though agents continue to use every precaution to ensure safe showings. However, with inventory at the lowest level recorded, there’s a lot of opportunity for sellers who are ready to list. In fact, new listings get increased visibility and are spending less time on market.”

Inventory in Charlotte Region

Inventory across Charlotte declined 46.7 % year-over-year to 5,701 active listings at report time. This pushed months of supply to 1.3 months in June. This time last year the market had nearly three months of supply and 10,698 active listings.
Homes continue to sell briskly, which is another hallmark of a strong seller’s market. Days on market, the metric that accrues for “Active” and “Under Contract-Show” statuses, averaged 38 days in June 2020 compared to 40 days in June 2019. The average number of days a property was on the market from the time it was listed until it closed (list to close) was 89 days.

Charlotte Real Estate Market
The Canopy Realtor® Association provides monthly reports on residential real estate market activity for the Charlotte Metro region based on data from Canopy MLS. The Charlotte Metro region, which this report is based on, includes 12 counties in North Carolina and four counties in South Carolina.

For more information on this report and data please contact Danielle Edwards with RE/MAX Executive.

How to sell your home in Charlotte

February 21, 2020 by Danielle Edwards

How to sell your home in Charlotte

A guide to getting your home sold fast

So, you want to sell your Charlotte home. There are so many different routes to take when preparing for the home-selling process, as a result, it’s easy to get overwhelmed. Do you sell your home all by yourself? Do you hire a discount firm to help? Or do you go with a full-time real estate expert and professional?

I’ve been a Realtor for 14 years, and I have certainly learned the pros and cons of all of the above options, as well as the definite do’s and don’ts. In fact, I have a recent seller experience that I would like to share, as I think it would be useful if you plan to sell your Charlotte home in the near future.

How to sell your home in Charlotte

Video by Danielle Edwards

 Real seller experience

I recently had clients with a home they wanted to list in Wilshire, a community in South Charlotte. Homes in Wilshire typically stay on the market for an average of 23 days, which is relatively quick; however, some sell quicker, and others can lag for months. There’s a simple reason as to why some of these homes take so much longer to sell.

House hunting today is like watching HGTV. You know the episode: a couple walks through a beautifully but minimally decorated home with just the right amount of perfectly placed furniture. There’s just enough furniture and decor to make the space attractive, but it’s minimal enough that you can image your own furniture and decor in the space. I’m not saying your home has to be perfectly renovated and decorated in order to sell your home, but data shows that move-in ready homes sell in days, and most of the time, over listing price. When sellers put in minimal effort and sell their home as-is, their homes tend to sit on the market for longer.

My clients wanted to sell their home at 7219 Fortrose Lane. Great home, and great sub $400,000 price point; however, a young toddler lived in the home and therefore, it didn’t show itself as move-in ready. When I met with my sellers, I went over my game plan and thankfully they trusted me. The result? it worked! Our plan-of-action was as follows:

1. Technicals: A 25 year old home will likely have some issues. I always recommend getting the entire HVAC system checked before listing. My sellers in Wilshire needed a new furnace. It was leaking carbon dioxide into the flue. I advised them that they were better off spending the $2,900 to replace it, and then use it as a marketing tool by highlighting the new feature. We were also able to build the $2,900 into the asking price. Had we not replaced the furnace, we ran the risk of having to deal with the issue while under contract, slowing down the closing process, and having to fix the issue for the buyers.

2. Paint: Several of the rooms at 7219 Fortrose Lane were painted an outdated yellow color. We strategically painted these rooms to give them a fresh look. The sellers decided to put in some “elbow grease” and painted these rooms themselves, saving hundreds. In total, painting the home costed about $600.

3. Storage: I recommended that my sellers put everything that they didn’t need during their selling process into Smart Boxes. By minimizing the amount of clutter, they were able to make the home feel much bigger and less cramped. Not to mention, decluttering beforehand makes moving 10 times easier and more efficient once your house is sold. For my sellers, Smart Boxes costed about $350.

4. Light Fixtures: Light fixtures make a huge difference in giving your home an easy face lift. We replaced the kitchen fixture for $99 and and spray painted an old brass fixture for the dining room. We also got a new lock and handle for the front door for $50.

5. Pressure wash: My sellers did this themselves. They cleaned the driveway and sidewalk area, which is the first thing that potential buyers see when they pull up to your home.

6. Staging: Not all homes need this. There are 3 different types of staging:
6a.) Vacant staging: The home is empty, so stagers bring in furniture to fill the entire home
6b.)Partial staging: Stagers use some of the seller’s furniture, but bring in more to supplement
6c.) Virtual staging: Home stays vacant and computer generated photos are used to create online appeal

We decided to stage the main floor and master bathroom. I staged the other bedroom with items in my own collection. I told my clients the $1700 investment would come back to them, and guess what? It did! This home sold on DAY ONE. We used Stage It Charlotte.

7. Clean: This goes without saying. It’s absolutely essential to clean your home before putting it on the market. We had this home cleaned by a professional. House cleaning costs varies, but you can expect to pay close to $300 an hour.

8. Floors: The hardwoods in the Wilshire home were showing their mature 25 year old age. My sellers spent $2,600 to refinish the floors and it made a BIG impact. At this point, 40% of their items were in storage pods and the rest was in the garage. The sellers went on a fun 4-day stay at a friend’s house and bit the bullet to get this done. Over the years, I’ve had lots of sellers promise to refinish floors at closing, but for buyers, seeing is believing. Refinishing the floors was a game changer for a first impression.

9. Flowers: My sellers planed bright pansies on the exterior of the home and I bought some pretty flowers to place in the kitchen. It doesn’t seem like much, but it’s tiny details like this that make a home seem more charming and inviting.

When it comes to being market ready, each home is unique in what it needs. I have a proven record of preparing homes to sell for top dollar and fast. Let’s be honest, nobody likes keeping a house clean 24/7.

Each home is unique it what it needs to be market ready. I have a proven record of preparing my sellers homes that gets them top dollar for their homes. NO ONE I can think of likes keeping their home clean 24/7. Especially, if you have pets and children. The hard work you put into your home UPFRONT will mean less hassle and a stronger buyer pool to choose from when you receive an offer(s).

If you are thinking of selling your home and would like a complimentary in-home evaluation contact listing agent Danielle Edwards.

Charlotte Real Estate Market in 2020

Charlotte Real Estate Market in 2020

Buying or selling? Here’s how the Charlotte Real Estate market may affect you

Perhaps the number one question Realtors get is “how is the Charlotte real estate market ?” Followed by: “when is the best time to sell or buy?” Whether you are looking to buy a new home or sell your current home this year, the best place to start is by diving into as much information as you can get your hands on, so you can create an effective game plan for your journey. Let’s start by discussing the state of the Charlotte real estate market in 2020.

Charlotte, NC ranked 2nd fastest-growing city

According to the Charlotte Observer, everyone from big business owners to small families around the country have their eye on Charlotte as a possible relocation destination. Our little southern banking town isn’t so little anymore, and it’s certainly not just a banking hub these days. The north side of South Boulevard was merely warehouses and old mills over a decade ago; but now, it’s a bustling metropolitan hot spot full of activity. If you were seeing it for the first time in 10 years, you wouldn’t recognize it at all.

Charlotte Real Estate statistics

According to the MLS, 2019 ended with a flurry of housing activity. From December 2018 to December 2019, home sales grew by 17.2%.  During the year of 2019, 50,854 properties sold in the Charlotte region, which was a 5.9% increase from 2018.

The Canopy Realtor® Association provides monthly reports on residential real estate market activity for the Charlotte region based on data from Canopy MLS. The Charlotte region, which this report is based on, includes 12 counties in North Carolina and four counties in South Carolina.

Demand still increasing

Pending sales, which continue to show tremendous demand from buyers, increased by 8.9% from 2018 to 2019. December figures showed demand soared upwards by 22.3% compared to last December as buyers continue to seek homes across the region.

Still a “seller’s market”

Prices continued to respond to strong seller’s market conditions, with the average list price in 2019 ($333,290) rising 4.6% over 2018’s average list price. The original list price to sales price measure for the year was 96.7%. The average sales price in 2019 rose 5.9 % compared to 2018 to $303,722, while the median sales price, a better measure of prices over time, rose 7.1% to $255,000.

Inventory steadily decreasing

“Despite the slower activity during the first half of 2019, it’s truly turned out to be a record-breaking year of sales,” said 2020 Association/Canopy MLS president John Kindbom. “With sales in 2019 up nearly six percent over 2018, and with the phenomenal activity we saw during the month of December, it looks like the spring market has started early.” John Kindbom 2020 MLS President.

The new listing activity has been challenged for some time now, with offers being placed almost as soon as a listing is published. Listing activity for all of 2019 was essentially unchanged compared to 2018, rising 1.7% with 61,069 total new listings at year’s end. This will continue to impact inventory, which declined 23.9% in December and left the Charlotte region with 7,416 properties for sale at report time, or 1.7 months of supply. A year ago, in December 2018 the region had 9,747 properties for sale, or 2.4 months of supply.

Days on the market: holding steady

For all of 2019, the average number of days a property was on the market from the time it was listed until it closed (list to close) was 93 days, which is unchanged compared to December 2018. Days on Market, the metric that accrues for “Active” and “Under Contract-Show” statuses, averaged 43 days in 2019.

This excerpt was from Canopy Realtor® Association, which is a trade association that provides its more than 12,200 Realtor® members with the resources and services they need to conduct ethical, professional, successful and profitable businesses. The Association is dedicated to being the region’s primary resource for residential real estate information. The Association operates Canopy MLS, which has more than 17,800 subscribers and is the private cooperative Realtors® use for access to tens of thousands of residential listings in a 24-county service area, including Charlotte, the mountains area of North Carolina, South Carolina, and beyond.

Realtor Danielle Edwards: Thoughts on the market

This time last year was really slow for many Charlotte Realtors. This year proves to be different as just one week into the new year, I have one listing and 3 pending buyer transactions.  I would say 2020 is off to a great start.  Interest rates are at a great place for buyers and many sellers are taking advantage of that to sell and relocate.  In the Charlotte real estate market we see a lot of homeowners downsizing into senior living, townhomes, or opting to move to the mountains or beach.

Buying vs. Selling in Charlotte

A realtor most often wears two hats, listing agent and buyers agent. Here is a link to the working agents brochure if you want to familiarize yourself with how that works.

Why do I need a buyers agent?

Excellent question! Did you know that buyers’ agency wasn’t created until the 1980s? Prior to that, all agents represented the seller.  I can’t imagine!  Here are a few quick reasons you need a buyers agent:

  1. They are experts in the home buying process and guide you through each step
  2. Good agents can point out the negatives or any potential red flags in a home for resale
  3. They are highly knowledgeable on what’s legal and what’s not
  4. They negotiate repairs by leveraging their contacts when needed to provide “expert advice” on certain issues
  5. A good agent has your back while you’re busy. They’ll be hard at work problem solving and getting all documents lined up for you when your day-to-day life needs your attention
  6. They have YEARS and hundreds of hours of training behind them to handle the craziness of unexpected scenarios you have no idea exist.
  7. They are paid by the seller. Yep, buyers agents are at NO cost to you!

Why do I need a listing agent?

With a slew of online firms entering a market, it stands to reason that a seller will want to check out their options when it comes to listing their home. I think it comes down to one word. Service.  Do you want a one-size-fits-all approach to selling your home? Or do you want to try to sell your home for top dollar and leverage your property?  It amazes me how often small upgrades can truly change the appeal of a home. Do you want to do all the work? Or do you want someone to do it for you? It’s as simple as that.

There are so many factors to consider.  If you are considering interviewing Realtors, I would be happy to meet with you to discuss the role of a Realtor and what sets me apart.  Visit Soldondanielle.com for video testimonials from my clients.

You couldn’t be in a better location with HomeGoods, Southpark Mall, Philips Place, and the Specialty Shops within about a mile radius. There’s not just one but two YMCA’s close by, and dozens of boutique gyms to choose from including Pure Barre, The Bar Method, 9Round, Vibe5 yoga, and Burn Boot Camp.  Trendy local restaurants are opening weekly in this area. Keep your eyes peeled for Charlotte’s hottest new rooftop bar opening soon above Restoration Hardware. The Montford Park area is a nice walk or quick Uber up the street, and Park road will conveniently take you straight to Southend/Dilworth and the Pineville area.

You’l love the stunning fireplace the serves as the focal point of the roomy living area. A modern light fixture has been installed in the dining area and is sure to be a conversation piece. The walls are painted with fresh Sherwin Williams accessible beige paint, which adds to the bright and airy feel of the property.

The unit is nestled nicely within the community, away from any busy roads. The entry level has an extra room that could be utilized as an office, studio, or recreation space. There are not just one but two master bedrooms in this unit, making for an impressive guest room or second bedroom for a roommate. Both rooms have private baths, allowing plenty of privacy and space!

You won’t have to worry about overpriced HOA expenses with this low fee of $137 a month. The unit comes with a one-car garage, complete with added overhead storage. Choice Home Warranty is included.
