FALL HOME CHECKLIST

October 6, 2021 by Danielle Edwards

Fall is finally here!!!

1. Aerate and Seed your yard

Aerating and seeding revitalize your grass. When it’s properly done, it can be very beneficial to make your lawn stay healthy.

After you aerate, you should over seed, fertilizer, and water your lawn within 48 hours. The seed, fertilizer, and water will have the best time to get down into the holes made by the aerator if done soon after aeration.

These methods allow new grass varieties to be introduced to a lawn to steer clear of diseases and insect attacks.

2. Change battery in smoke detector (fire safety prevention month)

It is recommended you test your alarms at least once a month to ensure they are working properly.

Working smoke alarms will always help keep you and your family safe.

3. Fall HVAC service

You need to think about preparing your heating, ventilation and air conditioning (HVAC) system for fall maintenance. Maintaining it ensures it will run smoothly the way it should when you need it. Investing your time and money in these maintenance tasks will protect both your home and your HVAC investment, including your wallet. Well-running systems are more energy efficient, so they end up costing you less to run all season long.

4. Trim back dead branches on trees

Dead and broken branches should be trimmed or removed right away. Regular trimming throughout the life of a tree reduces the amount of work necessary and the stress on the tree.

“If you want to grow a healthy tree that can live for a long time, pruning is a must,” says Jason Parker of Davey’s North Philadelphia, Pennsylvania office. “Specifically, cutting off dead or diseased branches helps keep you and your home safe.”

5. Inspect fireplace

Do it now. When winter starts, that’s when chimney cleaning businesses get busy. According to the National Fire Protection Association, home heating appliances are the cause of the majority of house fires, and chimneys are to blame for most of those. Fires from the chimney happen with the igniting creosote, a sticky and highly flammable smoke by-product that sticks to chimney liners.  This is why fireplaces must be cleaned.

6. Turn off exterior faucets and sprinklers (before freeze weather)

Turn off outside faucets. Turn off and drain automatic sprinkler systems. Remove all connected hoses and wrap faucets with towels or a Styrofoam insulator.

7. Reverse ceiling fans

Reversing your ceiling fan moves warm air near the ceiling down to the floor. This significantly reduces your energy use and can lower your energy bills by as much as 15 percent.

Best Communities in South Charlotte Thornhill Ballantyne

September 2, 2021 by Danielle Edwards

Best Communities in South Charlotte-Thornhill – Ballantyne

.

Top places to live in Charlotte, NC

Thornhill is at my top three (3) communities in Charlotte.

It is definitely a community that maintains its value.

This area has gone up over 16.39% in the past 12 months; its average home value is around $478k; and most homes are currently selling on average over 5% of less price with multiple offers!!!

I love everything about Thornhill. From the tree-lined streets to the uniqueness of character in itself of each home. You will see throughout people are moving in and putting their own modern farmhouse with 2021 design trends on it.

Living here also gives you a sense of community. The word boredom doesn’t exist in Thornhill. My real good friend lives here and I think I spend more time in Thornhill than I do in my own neighborhood. They have 4th of July crates. Santa comes to visit this community. At Christmas time they would do all the candles lit along the streets. Halloween here is out of this world, I can go on and on and on.

I also love whenever you’re coming home or leaving, they have a little board at the front to keep you updated on what’s going on. Of course, they have a swimming pool, a cabana area for parties and get-togethers, a splash pad, a playground, tennis courts, a little library. And not to mention, there’s a nature preserve in the middle of this community – checkout Big Rock Park. You’ll love it and even the kids will love it.

Let me know if you’re thinking of moving in here because I know people and I love this community.

Cost-Effective Curb Appeal Projects

April 19, 2016 by Danielle Edwards

Cost-effective curb appeal projects for your home

Cost-effective curb appeal projects that won’t break the bank

April, 2016– Danielle Edwards is a Charlotte, NC Realtor with RE/MAX Executive, the number one RE/MAX in the Carolinas.

Fix up the exterior of your newly purchased home without emptying your wallet, or get your home in shape to sell without having to hire anyone to do the work for you. Sometimes all it takes is cleaning things up a bit, adding a few accents, or hiding unsightly items in your front yard. Below are some DIY ideas on how to make the most out of your home with just a few cost-effective curb appeal projects.

1. Update your garage door

Even if the exterior of your home is well-maintained or new, a dirty or drab garage door could take away from your home’s curb appeal. This cost-effective curb appeal project will help you transform your home, just by adding some paint or a few pieces of hardware.

  • Option One: Add some gel stain to make your garage door look like it’s made out of beautiful wood. You can even re-stain your front door to match. Learn how here.Cost-effective curb appeal projects

  • Option Two: Add brackets to your garage door to add some character. This can be done for as little as $10! Click here for a tutorial.

2. Dress up your foundation

If the foundation of your home is less-than-appealing, it’s an easy fix! Simply add some stone to the foundation to add some curb appeal, plant some shrubs, or add stucco. All 3 can be done for a low price. You can find more foundation-improvement ideas for added curb appeal here.

3. Update your mailbox

Your mailbox is the first thing people see from the road. Ditch the tiny black mailbox on a stick and add some stone and elegant numbers to the front instead. This can be accomplished in about a day, and is less expensive than buying a brand new mailbox! To add some extra pizzazz, plant some flowers at the base.

4. Hide eye sores like trashcans, hoses, and hardware.

When you look at homes in magazines or on Pinterest, chances are the photos don’t include the every day items that most homeowners need. Make your home look catalogue-worthy by hiding these items and adding some curb appeal! Here are some ideas to get your started:

5. Add or update molding on your front door

Your front door ties together the aesthetic for your entire home, it’s important to make sure that it contributes to the curb appeal for your home. You can add some cost-effective curb appeal just by either adding some molding around your front door, or by updating the existing molding. For DIY instructions, click here.

By spending time working on these cost-effective curb appeal projects, you will achieve a picture perfect home with your own personal touch! Remember, you can always maintain a clean look by maintaining the lawn and trimming back shrubbery, pressure washing the driveway and walkways, and cleaning out your gutters regularly.
