5 Charlotte-Area Changes to Look For

June 8, 2016 by Danielle Edwards

5 Charlotte-Area Changes to Look For

These 5 Charlotte-Area Changes could help you buy or sell your Charlotte home

Charlotte is ever-growing and constantly changing. It seems as though every month, dozens of new condominiums and apartment homes, new neighborhoods, as well as plenty of shopping and restaurant options are being built all around us. Understanding what’s going on in and around Charlotte can play a vital role in the sale of your Charlotte home or the purchase of your next home in the Queen City.  I’ve done some research to let you know what Charlotte-Area changes to look for as you prepare you buy or sell your home.

1. The Catalyst Project in Downtown Davidson

According to the City of Davidson, plans are underway for developing new shops, restaurants, and parking options in Downtown Davidson around Town Hall. Charlotte Agenda posted that this project will cost about $5.7 million. Execution of this plan hasn’t quite happened yet, as many residents are opposed to it.

2. Community House Road in Ballantyne

Approval for a new community in the Ballantyne area has brought about some plans for Community House Road. You can expect to see a more pedestrian friendly street with sidewalks, roundabouts, additional lighting, and landscaping. Read about why this is happening here.

3. Redevelopment in the Second Ward

A neighborhood in Uptown’s Second Ward is in the process of being redeveloped. The city of Charlotte is in the midst of deciding on one of three proposals for the development, according to Charlottestories.com. To see what these proposals look like, click here.

4. 50 Million dollar expansion of NorthLake Mall

The owners of NorthLake Mall are adding a “lifestyle component” around the permitter of the current mall that will include restaurants, additional shops, and entertainment services. The expansion is to be completed in late 2017.

5. Rock Hill Bleacher Project

A $230 million Rock Hill development is planned to go up across from Winthrop University. The development will include apartments, sports facilities, restaurants, shops, and outdoor entertainment areas. You can view a slideshow of the current plans for this project here.

Whether you are buying or selling a home in Charlotte, North Carolina, these major developments may affect you! Working with a Realtor that is knowledgable about the future of each neighborhood is vital in making a home buying decision, and could play a key role in successfully selling your home.

Cost-Effective Curb Appeal Projects

April 19, 2016 by Danielle Edwards

Cost-effective curb appeal projects for your home

Cost-effective curb appeal projects that won’t break the bank

April, 2016– Danielle Edwards is a Charlotte, NC Realtor with RE/MAX Executive, the number one RE/MAX in the Carolinas.

Fix up the exterior of your newly purchased home without emptying your wallet, or get your home in shape to sell without having to hire anyone to do the work for you. Sometimes all it takes is cleaning things up a bit, adding a few accents, or hiding unsightly items in your front yard. Below are some DIY ideas on how to make the most out of your home with just a few cost-effective curb appeal projects.

1. Update your garage door

Even if the exterior of your home is well-maintained or new, a dirty or drab garage door could take away from your home’s curb appeal. This cost-effective curb appeal project will help you transform your home, just by adding some paint or a few pieces of hardware.

  • Option One: Add some gel stain to make your garage door look like it’s made out of beautiful wood. You can even re-stain your front door to match. Learn how here.Cost-effective curb appeal projects

  • Option Two: Add brackets to your garage door to add some character. This can be done for as little as $10! Click here for a tutorial.

2. Dress up your foundation

If the foundation of your home is less-than-appealing, it’s an easy fix! Simply add some stone to the foundation to add some curb appeal, plant some shrubs, or add stucco. All 3 can be done for a low price. You can find more foundation-improvement ideas for added curb appeal here.

3. Update your mailbox

Your mailbox is the first thing people see from the road. Ditch the tiny black mailbox on a stick and add some stone and elegant numbers to the front instead. This can be accomplished in about a day, and is less expensive than buying a brand new mailbox! To add some extra pizzazz, plant some flowers at the base.

4. Hide eye sores like trashcans, hoses, and hardware.

When you look at homes in magazines or on Pinterest, chances are the photos don’t include the every day items that most homeowners need. Make your home look catalogue-worthy by hiding these items and adding some curb appeal! Here are some ideas to get your started:

5. Add or update molding on your front door

Your front door ties together the aesthetic for your entire home, it’s important to make sure that it contributes to the curb appeal for your home. You can add some cost-effective curb appeal just by either adding some molding around your front door, or by updating the existing molding. For DIY instructions, click here.

You don’t have to demolish, build, or spend thousands of dollars to improve the exterior of your home. By spending time working on these cost-effective curb appeal projects, you will achieve a picture perfect home with your own personal touch! Remember, you can always maintain a clean look by maintaining the lawn and trimming back shrubbery, pressure washing the driveway and walkways, and cleaning out your gutters regularly.

Weekend Home Makeover Tips – DIY

April 11, 2016 by Danielle Edwards

How to Give Your Home A Weekend Makeover

Give Your Charlotte Home a Facelift This Weekend!

April, 2016– Danielle Edwards is a Charlotte, NC Realtor with RE/MAX Executive, the number one RE/MAX in the Carolinas.

Maybe your new home doesn’t need any major renovations, but it could sure use a facelift. You can devote one weekend a month to some of these cost-effective home improvement projects until your house finally feels like home! Below are some ideas to get you started or provide inspiration. Follow the links below the pictures for instructions on how to give your home a weekend makeover!

Spray Paint Old Lighting Fixtures

Don’t be so quick to throw out old fixtures. An outdated gold or brassy dining table light could be an easy and affordable fix with the right tools. Change the look of your entire dining room by spray painting the fixture and replacing the bulbs.

Paint The Front Door

Some people prefer a bold pop of color, some people prefer a dark stain. Try looking up some fun color schemes and figure out what would look best with the color of your exterior as well as shutters if your house has them.

Board and Batten

Add some classy elegance to a drab room that simply decorating doesn’t seem to liven up. This might be a more complicated project for the less-than-handy homeowner, but with a little help and elbow grease, this DIY project will completely transform any room.

http://www.thriftydecorchick.com/2011/03/progress-board-batten-in-office.html

Refinish Carpet Steps

Rip up the carpet and brush on some stain. Turn your drab staircase into a chic and eye-catching feature in your home. Stairs are a very heavy traffic area in any house, causing carpeted steps get dirty and turn dark quickly. By removing the carpet and adding stain to the top of each step, you will create an overall cleaner image and environment in your home.

Create Some dimension

Stencil on some high gloss paint over flat paint. You can find large stencils at most craft stores. This project is perfect for a small accent wall. The effect works best when both paints are the exact same color.

You don’t always need to knock down walls and spend thousands to give your home a makeover. Always be careful to overlook a home because it seems a little plain–sometimes all it takes is a few weekends and a little paint to make your home feel brand new.  When a buyer walks in your home they are looking for reasons to eliminate it.  Don’t give them that option!  Not sure where to start contact Danielle Edwards and she will guide you with a target list to get your home ready to sell.

6 Tips for Relocating to Charlotte

March 23, 2016 by Danielle Edwards

6 Tips for Relocating to Charlotte

Everything from navigating through the city to Queen City culture, use this article as your resource guide for relocating to Charlotte

Whether you are packing up and relocating to Charlotte right away or you are just in the early stages of house shopping, this Charlotte-area Realtor Estate agent is here for you! My name is Danielle Edwards and I am a Charlotte, NC Realtor with RE/MAX Executive, the number one RE/MAX in the Carolinas.  Preparing to relocate is stressful enough. I’ve done some research on relocating to the Queen City… so you don’t have to!

Know your school districts.

Oftentimes, the best neighborhoods are near the best public schools. Charlotte is a huge city, and if you plan on staying in the same home as your children grow up, be sure you’re looking at neighborhoods in school districts with a great reputation before relocating to Charlotte. Check out our list of the top rated high schools in Charlotte, and what neighborhoods surround them.

Test-drive your commute.

Loop Study StonewallCharlotte is full of interstates. If you’re heading North on I-77 on the way to work, your 15 mile commute may take an hour. If you’re heading South at the same time, your ride will be smooth and traffic-free. The same is true for the inner and outer loops of I-485, I-85, and even smaller roads such as Highway 160. If you already have a job lined up in the area, take a ride during rush hour from your prospective neighborhoods to your job site. If you will be working in uptown Charlotte, make sure you’re comfortable with the commute before your first day. The random one-way roads uptown can be tricky if you’re not used to them.

Subscribe to the Charlotte Agenda.

This online publication is great for newcomers that are relocating to Charlotte. The writers highlight popular restaurants and neighborhoods, and keep readers up-to-date on what’s in the works for the Queen City. Once you get settled in, this will be a great resource in figuring out where to explore. You are sure to fall in love with the many beautiful sights and unique breweries, parks, boutiques, and other small businesses that Charlotte has to offer! They also list multiple job openings a day, for those of you who are still on the job hunt.

Relocating to Charlotte

Are you a workout fanatic? Purchase Class Pass.

This smartphone app is $79 per month. But, if you love working out it will be worth it. Charlotte is home to a large amount of local, family owned or private gyms. Maybe you are a yogi but don’t know which studio is best for you. The app lets you choose from almost ANY gym in Charlotte, view their schedule, and reserve a class. The only fee you pay is for the app itself. This means you have access to every gym in Charlotte until you find the one that’s right for you. Some of these gyms cost over $200 a month for a membership, so $79 is a great deal.

Know your neighborhoods.

It seems like Charlotte is home to a handful of “mini-towns.” You’ll hear all kinds of names for different areas here. The truth is, there are a ton of unique neighborhoods around the city and each one has it’s own character. While one area may be home to many college students, another may be home to many young professionals or families, so it’s important to get a good idea of what you can expect from each of these communities so you’ll be an expert before relocating to Charlotte! Some of these areas include: Elizabeth, South End, Lower South End, NoDa, South Park, Steele Creek, and Dilworth. To learn more about each neighborhood, check out this helpful website.
