How to sell your home in Charlotte

A guide to getting your home sold fast

So, you want to sell your Charlotte home. There are so many different routes to take when preparing for the home-selling process, as a result, it’s easy to get overwhelmed. Do you sell your home all by yourself? Do you hire a discount firm to help? Or do you go with a full-time real estate expert and professional?

I’ve been a Realtor for 14 years, and I have certainly learned the pros and cons of all of the above options, as well as the definite do’s and don’ts. In fact, I have a recent seller experience that I would like to share, as I think it would be useful if you plan to sell your Charlotte home in the near future.

I recently had clients with a home they wanted to list in Wilshire, a community in South Charlotte. Homes in Wilshire typically stay on the market for an average of 23 days, which is relatively quick; however, some sell quicker, and others can lag for months. There’s a simple reason as to why some of these homes take so much longer to sell.

House hunting today is like watching HGTV. You know the episode: a couple walks through a beautifully but minimally decorated home with just the right amount of perfectly placed furniture. There’s just enough furniture and decor to make the space attractive, but it’s minimal enough that you can image your own furniture and decor in the space. I’m not saying your home has to be perfectly renovated and decorated in order to sell your home, but data shows that move-in ready homes sell in days, and most of the time, over listing price. When sellers put in minimal effort and sell their home as-is, their homes tend to sit on the market for longer.

My clients wanted to sell their home at 7219 Fortrose Lane. Great home, and great sub $400,000 price point; however, a young toddler lived in the home and therefore, it didn’t show itself as move-in ready. When I met with my sellers, I went over my game plan and thankfully they trusted me. The result? it worked! Our plan-of-action was as follows:

1. Technicals: A 25 year old home will likely have some issues. I always recommend getting the entire HVAC system checked before listing. My sellers in Wilshire needed a new furnace. It was leaking carbon dioxide into the flue. I advised them that they were better off spending the $2,900 to replace it, and then use it as a marketing tool by highlighting the new feature. We were also able to build the $2,900 into the asking price. Had we not replaced the furnace, we ran the risk of having to deal with the issue while under contract, slowing down the closing process, and having to fix the issue for the buyers.

2. Paint: Several of the rooms at 7219 Fortrose Lane were painted an outdated yellow color. We strategically painted these rooms to give them a fresh look. The sellers decided to put in some “elbow grease” and painted these rooms themselves, saving hundreds. In total, painting the home costed about $600.

3. Storage: I recommended that my sellers put everything that they didn’t need during their selling process into Smart Boxes. By minimizing the amount of clutter, they were able to make the home feel much bigger and less cramped. Not to mention, decluttering beforehand makes moving 10 times easier and more efficient once your house is sold. For my sellers, Smart Boxes costed about $350.

4. Light Fixtures: Light fixtures make a huge difference in giving your home an easy face lift. We replaced the kitchen fixture for $99 and and spray painted an old brass fixture for the dining room. We also got a new lock and handle for the front door for $50.

5. Pressure wash: My sellers did this themselves. They cleaned the driveway and sidewalk area, which is the first thing that potential buyers see when they pull up to your home.

6. Staging: Not all homes need this. There are 3 different types of staging:
6a.) Vacant staging: The home is empty, so stagers bring in furniture to fill the entire home
6b.)Partial staging: Stagers use some of the seller’s furniture, but bring in more to supplement
6c.) Virtual staging: Home stays vacant and computer generated photos are used to create online appeal

We decided to stage the main floor and master bathroom. I staged the other bedroom with items in my own collection. I told my clients the $1700 investment would come back to them, and guess what? It did! This home sold on DAY ONE. We used Stage It Charlotte.

7. Clean: This goes without saying. It’s absolutely essential to clean your home before putting it on the market. We had this home cleaned by a professional. House cleaning costs varies, but you can expect to pay close to $300 an hour.

8. Floors: The hardwoods in the Wilshire home were showing their mature 25 year old age. My sellers spent $2,600 to refinish the floors and it made a BIG impact. At this point, 40% of their items were in storage pods and the rest was in the garage. The sellers went on a fun 4-day stay at a friend’s house and bit the bullet to get this done. Over the years, I’ve had lots of sellers promise to refinish floors at closing, but for buyers, seeing is believing. Refinishing the floors was a game changer for a first impression.

9. Flowers: My sellers planed bright pansies on the exterior of the home and I bought some pretty flowers to place in the kitchen. It doesn’t seem like much, but it’s tiny details like this that make a home seem more charming and inviting.

When it comes to being market ready, each home is unique in what it needs. I have a proven record of preparing homes to sell for top dollar and fast. Let’s be honest, nobody likes keeping a house clean 24/7.

Buying or selling? Here’s how the Charlotte Real Estate market may affect you

Perhaps the number one question Realtors get is “how is the Charlotte real estate market ?” Followed by: “when is the best time to sell or buy?” Whether you are looking to buy a new home or sell your current home this year, the best place to start is by diving into as much information as you can get your hands on, so you can create an effective game plan for your journey. Let’s start by discussing the state of the Charlotte real estate market in 2020.

Charlotte, NC ranked 2nd fastest-growing city

According to the Charlotte Observer, everyone from big business owners to small families around the country have their eye on Charlotte as a possible relocation destination. Our little southern banking town isn’t so little anymore, and it’s certainly not just a banking hub these days. The north side of South Boulevard was merely warehouses and old mills over a decade ago; but now, it’s a bustling metropolitan hot spot full of activity. If you were seeing it for the first time in 10 years, you wouldn’t recognize it at all.

Charlotte Real Estate statistics

According to the MLS, 2019 ended with a flurry of housing activity. From December 2018 to December 2019, home sales grew by 17.2%.  During the year of 2019, 50,854 properties sold in the Charlotte region, which was a 5.9% increase from 2018.

The Canopy Realtor® Association provides monthly reports on residential real estate market activity for the Charlotte region based on data from Canopy MLS. The Charlotte region, which this report is based on, includes 12 counties in North Carolina and four counties in South Carolina.

Demand still increasing

Pending sales, which continue to show tremendous demand from buyers, increased by 8.9% from 2018 to 2019. December figures showed demand soared upwards by 22.3% compared to last December as buyers continue to seek homes across the region.

Still a “seller’s market”

Prices continued to respond to strong seller’s market conditions, with the average list price in 2019 ($333,290) rising 4.6% over 2018’s average list price. The original list price to sales price measure for the year was 96.7%. The average sales price in 2019 rose 5.9 % compared to 2018 to $303,722, while the median sales price, a better measure of prices over time, rose 7.1% to $255,000.

Inventory steadily decreasing

“Despite the slower activity during the first half of 2019, it’s truly turned out to be a record-breaking year of sales,” said 2020 Association/Canopy MLS president John Kindbom. “With sales in 2019 up nearly six percent over 2018, and with the phenomenal activity we saw during the month of December, it looks like the spring market has started early.” John Kindbom 2020 MLS President.

The new listing activity has been challenged for some time now, with offers being placed almost as soon as a listing is published. Listing activity for all of 2019 was essentially unchanged compared to 2018, rising 1.7% with 61,069 total new listings at year’s end. This will continue to impact inventory, which declined 23.9% in December and left the Charlotte region with 7,416 properties for sale at report time, or 1.7 months of supply. A year ago, in December 2018 the region had 9,747 properties for sale, or 2.4 months of supply.

Days on the market: holding steady

For all of 2019, the average number of days a property was on the market from the time it was listed until it closed (list to close) was 93 days, which is unchanged compared to December 2018. Days on Market, the metric that accrues for “Active” and “Under Contract-Show” statuses, averaged 43 days in 2019.

Realtor Danielle Edwards: Thoughts on the market

This time last year was really slow for many Charlotte Realtors. This year proves to be different as just one week into the new year, I have one listing and 3 pending buyer transactions.  I would say 2020 is off to a great start.  Interest rates are at a great place for buyers and many sellers are taking advantage of that to sell and relocate.  In the Charlotte real estate market we see a lot of homeowners downsizing into senior living, townhomes, or opting to move to the mountains or beach.

Buying vs. Selling in Charlotte

A realtor most often wears two hats, listing agent and buyers agent. Here is a link to the working agents brochure if you want to familiarize yourself with how that works.

Why do I need a buyers agent?

Excellent question! Did you know that buyers’ agency wasn’t created until the 1980s? Prior to that, all agents represented the seller.  I can’t imagine!  Here are a few quick reasons you need a buyers agent:

  1. They are experts in the home buying process and guide you through each step
  2. Good agents can point out the negatives or any potential red flags in a home for resale
  3. They are highly knowledgeable on what’s legal and what’s not
  4. They negotiate repairs by leveraging their contacts when needed to provide “expert advice” on certain issues
  5. A good agent has your back while you’re busy. They’ll be hard at work problem solving and getting all documents lined up for you when your day-to-day life needs your attention
  6. They have YEARS and hundreds of hours of training behind them to handle the craziness of unexpected scenarios you have no idea exist.
  7. They are paid by the seller. Yep, buyers agents are at NO cost to you!

Why do I need a listing agent?

With a slew of online firms entering a market, it stands to reason that a seller will want to check out their options when it comes to listing their home. I think it comes down to one word. Service.  Do you want a one-size-fits-all approach to selling your home? Or do you want to try to sell your home for top dollar and leverage your property?  It amazes me how often small upgrades can truly change the appeal of a home. Do you want to do all the work? Or do you want someone to do it for you? It’s as simple as that.

When homeowners decide to put their houses on the market, they often panic at the thought of all the costly renovations and major changes that need to be made in order for their home to sell. While it is true, sometimes homes do need some renovating– I’m here to tell you from experience that it is actually the most simple changes that will allow you to sell your home faster! 7 Ways to Help Your Kids Adapt to a New Home

Tips for encouraging the kids to love their new Charlotte home

Many of my clients have had young children and worry about the effect that moving may have on them. In general, moving is a huge transition, especially when kids are moving from the only home they’ve ever known. I’ve put together some guidelines and tips on how as a parent, you can make the transition a little bit easier on the kids.

  1. When packing up your first home, make sure to leave the kid’s rooms and belongings in place as long as possible. Pack up their bedrooms and bathrooms last, so they won’t go without the rooms they are used to for very long.  If you’re hiring a moving company or using a moving truck, make sure the kids’ boxes can be easily accessed so you can unpack their belongings and bedrooms first in the new home.
  2. Turn the unpacking and decorating process into a game or fun activity for your children. Have the kids compete for who can unpack 5 boxes the fastest, or let them play their favorite music as loud as they want while the family unpacks together. Packing up and boxing the old house may seem like a chore to the kids, and that’s okay, as long as they associate unpacking the new house with fun and excitement.
  3. Before the big move, take the kids on a drive around their new neighborhood or town. Point out the unique things in the area that make it fun for kids. Try to get them excited about playtime at the local park or the neighborhood pool.
  4. Consider unpacking the TV first so the kids have a form of entertainment while you and the movers move the big furniture they can’t help with.

  6. Before moving in furniture and picking out rooms, let the kids explore the new house so they can become familiar with the space.
  7. Look up Facebook groups for parents in your neighborhood. See if your neighborhood is on nextdoor.com. Setting up playdates for your children or getting them involved in local extra-curricular activities will help keep them distracted from the negative aspects of the big change and also help them make new friends in the neighborhood.kids-835146_960_720
  8. Most of all, be patient with the kids as they adjust. Moving homes can be very hard and they may not appreciate the new house right away. Understand that it’s normal, and accept their feelings. Time heals all things, and they will grow to love their home eventually.
