7 Simple Ways to “Go Green” at Home

“Go Green” at home! Making subtle changes to your daily lifestyle at home can make a positive impact on the environment. You don’t have to purchase a hybrid car or start raising your own livestock to create a more environmentally-friendly home. Below are some ideas you might find helpful when deciding to “Go Green” in your Charlotte home.

 

7. Update the insulation in the house

Older homes (built before 1980) may not be constructed well for energy efficiency. According to energy.gov, adding insulation to a home will likely pay for itself within a few years due to the amount of energy it will save for Charlotte, NC homeowners like you. If completely updating the insulation throughout your home is not currently in your budget, you can always purchase thicker curtains, or even sun-blocking/thermal curtains to keep the house cooler during the summer.

6. Throw out pesticides

Most pesticide sprays come in aerosol cans which are bad for the environment– more importantly, the chemicals that exist within those cans aren’t good for you and your family. Prevent pests first by sealing up any exposed holes in the wall or cracks in the foundation. Be very careful not to leave behind any crumbs or sugary and sticky messes. In the event that you do find bugs inside of your home, try using one of these homemade organic pesticides.

5. Clean off dust bunnies from refrigerator coils

All of the dust that collects behind your refrigerator will cause it to have to work harder to keep cool. Every 6 months or so, scoot it out and clean off the dust that has accumulated to make sure your fridge isn’t using up more energy than necessary in your home.

4. Unplug small appliances

Appliances still use energy when they’re not turned on or not being used, just because they are plugged into the wall. You can save energy and even cut back on your power bill just by unplugging appliances like your toaster or coffee maker. Also, try unplugging lamps that don’t get used very often in guest bedrooms or formal living rooms.

3. Brew smarter

Coffee drinker? Make sure your coffee was sustainably grown by drinking USDA Certified Organic coffee. If you prefer to drink coffee on the go, many Charlotte, NC coffee shops will offer discounts for customers who bring their own mug or thermos. Save money and save paper or plastic!

Whether you are packing up and relocating to Charlotte right away or you are just in the early stages of house shopping, this Charlotte-area Realtor Estate agent is here for you! My name is Danielle Edwards and I am a Charlotte, NC Realtor with RE/MAX Executive, the number one RE/MAX in the Carolinas.  Preparing to relocate is stressful enough. I’ve done some research on relocating to the Queen City… so you don’t have to!

Know your school districts.

Oftentimes, the best neighborhoods are near the best public schools. Charlotte is a huge city, and if you plan on staying in the same home as your children grow up, be sure you’re looking at neighborhoods in school districts with a great reputation before relocating to Charlotte. Check out our list of the top rated high schools in Charlotte, and what neighborhoods surround them.

Test-drive your commute.

Loop Study StonewallCharlotte is full of interstates. If you’re heading North on I-77 on the way to work, your 15 mile commute may take an hour. If you’re heading South at the same time, your ride will be smooth and traffic-free. The same is true for the inner and outer loops of I-485, I-85, and even smaller roads such as Highway 160. If you already have a job lined up in the area, take a ride during rush hour from your prospective neighborhoods to your job site. If you will be working in uptown Charlotte, make sure you’re comfortable with the commute before your first day. The random one-way roads uptown can be tricky if you’re not used to them.

This online publication is great for newcomers that are relocating to Charlotte. The writers highlight popular restaurants and neighborhoods, and keep readers up-to-date on what’s in the works for the Queen City. Once you get settled in, this will be a great resource in figuring out where to explore. You are sure to fall in love with the many beautiful sights and unique breweries, parks, boutiques, and other small businesses that Charlotte has to offer! They also list multiple job openings a day, for those of you who are still on the job hunt.

Relocating to Charlotte

This smartphone app is $79 per month. But, if you love working out it will be worth it. Charlotte is home to a large amount of local, family owned or private gyms. Maybe you are a yogi but don’t know which studio is best for you. The app lets you choose from almost ANY gym in Charlotte, view their schedule, and reserve a class. The only fee you pay is for the app itself. This means you have access to every gym in Charlotte until you find the one that’s right for you. Some of these gyms cost over $200 a month for a membership, so $79 is a great deal.

Know your neighborhoods.

It seems like Charlotte is home to a handful of “mini-towns.” You’ll hear all kinds of names for different areas here. The truth is, there are a ton of unique neighborhoods around the city and each one has it’s own character. While one area may be home to many college students, another may be home to many young professionals or families, so it’s important to get a good idea of what you can expect from each of these communities so you’ll be an expert before relocating to Charlotte! Warning Signs to Look for When Touring a Home

Ready to go see some houses? Be on the lookout for these warning signs during your tour

There are a ton of new homes going up all over Charlotte, NC. But there are also many beautiful older homes with history and character. If you’re looking at a home that’s more than a few years old, there may be more to it than meets the eye. Even if you’re planning a renovation, it’s important to know what issues or warning signs to look for in a home so they can be detected early on. Below is a list of warning signs to be weary of when touring a home for the first time with your Charlotte Real Estate agent. Noticing these problem-areas early on will help you determine how much money you may have to spend to make a prospective house your home!

Large, overgrown trees

If the large trees in your yard are old and weathered, they could pose a potential threat during wind or ice storms. Check to make sure large trees are sturdy and see if they seem to be rotting out. A rotting tree may need to be completely removed, where a strong tree may just require a little extra maintenance and trimming.

Difficult-to-open Windows

If you find it significantly difficult to get a window open, it could indicate anything from dry rot to termite infections. Check around sticking windows to see if the sellers may have covered up damp spots with fresh paint. If so, they had something to hide that will likely cost you extra money.

Wiring and electricity issues

Electrical outlets that seem old or discolored could be a warning sign. Electrical wiring can be extremely costly. If the house isn’t vacant and has power turned on, flip the light switches on and off and check electrical sockets for signs of damage.

Damaged Cabinets

Cabinets are easy to cover up and face-lift on the outside, but the same isn’t always true for the interiors. Check the inside of the kitchen cabinets to make sure there isn’t any water damage. Sometimes coffee pots left underneath wooden cabinets for years can cause damage from the steam, so it may be helpful to look underneath the upper cabinets as well. You can repair a water-damaged cabinet, but it may be pricey.

Dampness

Be observant of all the walls and ceilings in a home. Check for any stains or evidence of water damage. If you can smell dampness but can’t see it, try to determine if the paint in that area is fresh. If so, the sellers may have tried to cover up stains by painting over them.

Water Pressure

Check the shower pressure in the bathrooms. You don’t want to be stuck in a home with terrible water pressure. While you’re running the water, check out how well the drains work. It may also help to check the kitchen and bathroom sinks for drainage issues as well.

Loose Tiles

Loose tiles in bathrooms, kitchens, or laundry rooms is a sign of water damage. If you see any uplifted tile or loose grout, also check and see if any wood seems to be cracked or swollen in that area.

Roof

Unfortunately, roofs can pose dozens of expensive issues. Make sure the roof does not appear rusty or damaged. Be observant of whether the roof seems sturdy or slightly saggy. If the roof seems to be caving in slightly, this could mean there is a framing or foundation issue with the house.

Yard condition

Try to determine by the shape the yard whether or not drainage is an issue. If the yard seems to cave in at any point, this may indicate that rain will cause pools of mud in the lawn which means you will be the one to spend money on a new drainage system. This could be especially troublesome if you have pets.

Heating and AC

Check out the HVAC or heating system to determine the age of the system. If it seems old and weathered, it may need to be replaced in the near future or right away.

What is the difference between using a Realtor, or searching for a home on your own?  When you search for Charlotte Real Estate Listings you might be wasting time and effort on the wrong sites.

Sites like Zillow.com, Homes.com, Trulia.com etc. are created from syndication process.   They get their information from a 3rd party which sometimes lags 3-7 days!

Inaccurate listing information on Zillow.com, Homes.com, Trulia.com happens ALL THE TIME.
As an ACCREDITED BUYERS AGENT, my buyers often times find homes on these sites. Once I look up the homes
on the MLS (MULTIPLE LISTING SERVICE) I find that they are already UNDER CONTRACT or CLOSED.

HOME BUYING PROCESS IN CHARLOTTE, NC

On the surface, buying a home may seem like a relatively straightforward process. However there are dozens of variables in any transaction that can make home-buying quite complex.

Choosing an Agent — Choosing an advisor to guide you through a transaction as important as buying a home is serious business. So homebuyers should give just as much consideration to hiring a buyer’s representative as sellers give to hiring a listing agent. Experience in your preferred neighborhood and/or style of home is important, but so is the comfort level between agent and client, because buying a home is a highly personal experience. Ultimately, you only work with one agent, so it should be someone you like, trust and respect and who feels the same way about you.

Assessing your Financial Situation — For starters, use an online mortgage calculator to get a sense of your buying power and monthly mortgage payments. As a general rule, most experts say that your housing expenses should not exceed 28 percent of your gross monthly income, but a variety of factors – from your credit score to other debt – can open this ratio up to a pretty wide range. Remember that there are other costs involved in buying a home, such as moving, decorating and remodeling expenses. You should also consult with your accountant or financial advisor to talk about how real estate affects your financial goals. Knowing where you will come out of the transaction will give you a lot more confidence going in.

 

Getting Pre-Approved — In today’s home-buying environment, a mortgage pre-approval is not only essential; it is also incredibly easy to obtain – whether online, over the phone or in-person. A mortgage pre-approval lets you know exactly what you can afford to buy. It also demonstrates to a seller that you are a willing and able buyer. Creating a Wish List — Almost every home purchase involves some degree of compromise, which is why it is important to prioritize your wants and needs before you begin your search. FINDING YOUR HOME

Once you have obtained a mortgage pre-approval and selected a real estate agent, you are ready to begin your home search in earnest. Review Listings — Using the guidelines you set forth, Danielle will present you with available listings. In addition to price and property attributes, pay close attention to data like property taxes, market time and monthly assessments for condos and town homes.

 

View Properties — Danielle will schedule showings and accompany you on each appointment. When you walk through a home, some things to consider are: how the space functions for your lifestyle; what’s included in the total square footage (balcony, basement or garage); and, in new construction, which features are standard and which are upgrades. According to the U.S. Department of Housing and Urban Development, the average buyer will view 15 homes before buying one. But that is just an average. Some buyers will purchase the very first home they see. Others will look at more homes.

 

Open Houses — Remember, if you are attending Open Houses without your agent, be sure to mention that you are being represented by a Realtor, Danielle Edwards. This will save you from being bombarded with calls from other agents trying to represent you. We will supply you with some business cards to make the Open House sign-in process even easier.

 

Compare Properties — Discuss each home you see with your agent, and provide candid feedback. Your expectations and the marketplace will begin to converge, and your agent will be able to adjust certain parameters such as location and features in order to present you with alternatives.

 

Use Danielle Edwards Property Comparison Sheet to track and compare each listing. When you find a home and are ready to make an offer, your agent will perform a Comparative Market Analysis or CMA.

 

It’s Time to Make an Offer

 

Put yourself in the seller’s shoes and imagine how they may react to everything you’re about to put in your offer. Oral promises are not legally enforceable when it comes to sale of real estate. Please be sure you have communicated everything you want in the offer to your agent.

Price

Have your realtor do a comparative market analysis for you. It will show you the fair market value of the property. The following factors could affect price.

  • Condition of home
  • New home improvements
  • Market conditions
  • Seller’s motivation
  • Seller concessions
  • do you want them to pay closing costs? Expect to pay a little more

 

Due diligence period– Negotiated time frame and $ amount. For example $400 for 30 days to do your inspections, get your loan “approved”, and property appraised. You can back out of the home for ANY reason or NO reason by 5pm on the day due diligence ends. This check is made out to the seller and delivered within 3 days of accepted contract. *

Earnest Money — Earnest money is a deposit, given by the buyer to the seller, which secures the contract until the closing. Earnest money is typically held in an escrow account until the closing, when it may be applied to the down payment and/or closing costs. If the sale does not go through due to contingencies covered within the contract, then the earnest money may be returned to the buyer. However, if a buyer is in breach of contract, then a seller may be entitled to keep all or a portion of the earnest money. This amount shows the seller how serious you are. Normally, 1% of sale price is a good starting point. This money is deposited day one of accepted offer. It goes “solid” at 5:01pm of the day of due diligence ends. If you back out of your home for ANY reason during due diligence, then your earnest money will be refunded within 3 day business days.*

 

*You get both the due diligence & earnest money back at closing as a credit towards closing costs/purchase price.

 

Financing Contingency

You will probably need a mortgage. Even if you are preapproved the lender will still need time to get the appraisal done, order title, etc. Your agent can advise you on how much time to allow for.

Home Inspection

Don’t skip this. It’s money well spent in the long run. If the home has major issues, you’ll want to know before buying it, not when you’re stuck with it after closing.

Disclosures

Make sure you receive all proper seller disclosures. Federal law requires the seller to disclose all material defects that they are aware of.

Multiple offers

It doesn’t have to be a ‘hot’ market for a seller to have the luxury of choosing between multiple offers. If you find yourself in a multiple offer situation, don’t panic and don’t withdraw your offer –you could be the highest bidder. Go through at least one round of negotiations before you decide to withdraw. Have a price in mind of where you want to go and stay in the game until the price is reached. Many buyers lose the property by pulling out too soon.

 

Closing Date — One of the most important terms of a real estate contract is the closing date – the date when ownership changes hands. This is usually, but not always, the date that the seller must vacate and the buyer may occupy the property. Flexibility on the closing date can give a buyer a big advantage over other potential buyers. Occasionally, it can also allow you to negotiate a lower price or other, more favorable terms.

 

From Offer to Closing

Once your offer has been presented to the seller the negotiating process begins. There are liable to be numerous counter-offers going back and forth between you and the seller. There are a few important things to remember :Your offer is just that-an offer-until it has been accepted and agreed to by both you and the seller. At any time during the negotiating process another offer could come in and cause you to be in a multiple offer

–

or worse

–

lose the house completely. A wise buyer will try to come to an agreement with the seller in a reasonably short period of time. Many contracts have stipulations on when the buyer must make his mortgage application. Please be sure to check your contract and abide by its requirements.

 

1)Get all documents to your lender ASAP. Be sure to comply with all requests of your lender after the mortgage application has been done. Not producing the documents or information they need can jeopardize your getting your mortgage on time.

2) Schedule home inspection. Your agent will handle this. Decide if you want radon, termite, separate AC, or structural inspections done.

 

Generally, the buyer accompanies the home inspector at the inspection. Please allow at least 2 to 3 hours for an average inspection. More time may be necessary for a large home. Your agent will act as coordinator for all activities from this point and will keep everyone in the loop as far as what is going on. The lender, home inspector, both attorneys, the other REALTOR, the title company (or escrow agent) will all be performing necessary duties during this time. If necessary your agent will work together to negotiate any repairs that were noted during the home inspection. Remember, routine maintenance items are not the type of thing that should be noted and negotiated.

 

3) Walk thru-Your walk thru will be scheduled as per your sales contract. Your agent will schedule this with you, the seller and the listing agent. It should happen just prior to the closing. If all of this sounds a little overwhelming–don’t worry –you’re in good hands. Your agent has been through this many times and will be there for you during the entire process. Relax and enjoy the experience.

 

4)Utilities- have set to turn on for the day of closing.

 

5)Show me the money- All funds will need to be wired the day before closing.
