Understanding Impact Credit Scores in the Home-Buying process is crucial if you’re considering purchasing a home. Your credit score is a critical piece of the puzzle when it comes to qualifying for a mortgage.

Importance of Credit Scores

“A credit score isn’t the only deciding factor on your mortgage application, but it’s a significant one. So, when you’re house shopping, it’s important to know where your credit stands and how to use it to get the best mortgage rate possible.”

Median Credit Score and Mortgage Rates

Mortgage rates are a key factor in affordability, making your credit score even more important to your homebuying plans. According to the Federal Reserve Bank of New York, the median credit score in the U.S. for those taking out a mortgage is 770. However, perfection is not necessary. As explained by US Bank:

“Your credit score (commonly called a FICO Score) can range from 300 at the low end to 850 at the high end. A score of 740 or above is generally considered very good, but you don’t need that score or above to buy a home.”

Lender Considerations

Working with a trusted lender is crucial to understanding how your credit score could factor into your home loan and the mortgage rate you’re able to get. Each lender has its own strategy, as FICO states:

“While many lenders use credit scores like FICO Scores to help them make lending decisions, each lender has its own strategy, including the level of risk it finds acceptable. There is no single “cutoff score” used by all lenders and there are many additional factors that lenders may use to determine your actual interest rates.”

Tips for Improving Credit Score

If you’re looking for ways to improve your score, Experian highlights some key areas to focus on:

  • Payment History: Late payments can have a negative impact by dropping your score. Focus on making payments on time and paying any existing late charges quickly.
  • Debt Amount: When it comes to your available credit amount, the less you’re using, the better. Focus on keeping this number as low as possible.
  • Credit Applications: Avoid applying for new credit, which can result in hard inquiries on your credit that may lower your score.

Is A Housing Market Recession Upon Us?

Why There Won’t Be a Recession That Tanks the Housing Market

There’s been a lot of recession talk over the past couple of years, leading to concerns of a housing market collapse akin to the 2008 financial crisis. However, expert projections suggest otherwise.

Expert Projections Show Economic Strength

Jacob Channel, Senior Economist at LendingTree, emphasizes the robustness of the economy, stating, “At least right now, the fundamentals of the economy, despite some hiccups, are doing pretty good. While things are far from perfect, the economy is probably doing better than people want to give it credit for.”

Most experts believe there won’t be a recession in the next 12 months. One reason why is the current unemployment rate. Let’s compare where we are now with historical data from Macrotrends, the Bureau of Labor Statistics (BLS), and Trading Economics. When we do, it’s clear the unemployment rate today is still very low (see graph below):

The orange bar shows the average unemployment rate since 1948 is about 5.7%. The red bar shows that right after the financial crisis in 2008, when the housing market crashed, the unemployment rate was up to 8.3%. Both of those numbers are much larger than the unemployment rate this January (shown in blue).

But will the unemployment rate go up? To answer that, look at the graph below. It uses data from that same Wall Street Journal survey to show what the experts are projecting for unemployment over the next three years compared to the long-term average (see graph below):

As you can see, economists don’t expect the unemployment rate to even come close to the long-term average over the next three years – much less the 8.3% we saw when the market last crashed.

Low Unemployment Rates

Most experts now believe that a recession within the next 12 months is unlikely, citing the current low unemployment rate as a significant factor. Historical data comparison reveals that the current unemployment rate remains relatively low compared to past averages and previous crisis periods.

Projected Stability in Unemployment Rates

Future projections also indicate sustained stability in unemployment rates, with economists forecasting rates to remain below historical averages over the next three years. This suggests that the risk of a significant increase in unemployment, which could lead to a wave of foreclosures, is minimal.

Bottom Line: Economic Stability

Experts are increasingly confident that a recession shortly is improbable. With low unemployment rates and projected stability, fears of a housing market crash similar to 2008 are unfounded. This indicates a resilient housing market that is unlikely to experience significant disruptions in the foreseeable future.

What are the Cozy Activities for the Fall Season?

Autumn is a magical time of year. The leaves change color, the air becomes crisp, and there is a sense of excitement in the air. It is the perfect time to get outside and enjoy the beauty of nature or to cozy up indoors with a good book and a warm cup of No matter what you choose to do, fall is a great time to spend with family and friends. It is a time to celebrate the harvest, enjoy the changing seasons, and create lasting memories.

(1 ) Drink hard cider and pick apples at Windy Hill Orchard & Cider Mill.

You don’t have to head to the mountains to pick apples. The closest orchard to Charlotte is less than an hour outside the city and features live music, hayrides, a hard cider bar and, of course, fresh fried apple cider doughnuts.

The orchards is now open for picking this season. Hours are 1-6 p.m. on Fridays, 10 a.m. to 5 p.m.  on Saturdays and noon to 5 p.m on Sundays (subject to weather and crop conditions).

Head to the hard cider bar for a $13 flight featuring six flavors — usually five mainstays and one specialty rotation. If you find something you love you can buy it by the bottle at the farm stand.

(2) Ride haunted rollercoasters at SCarowinds.

The 11th annual event features authentic food and beverage, cultural dance performances, vendors, and more. The Hola Charlotte Festival, one of Charlotte’s greatest Hispanic Heritage Celebrations, celebrates the richness of Latin American culture.

(10) Head to Raleigh for the N.C. State Fair and all the fried food your body can handle.

Oct. 12-22

The event is ranked among the top 25 fairs in the country and features live music, carnival games, rides, agricultural exhibitors and competitions.

This year, they’re debuting a new 155-foot ferris wheel called the Sky Gazer. Tickets to ride are $10-$13 and do not include admission. Please note that gates close for admission at 9:45PM every night. You must be at the gates prior to the said closing time.

New foods that debuted last year included an arepa burger, bacon on a stick dipped in nacho cheese and crumbled Cheetos, brownie funnel cake, a mac and cheese waffle cone topped with turkey barbecue and cracklins, chocolate chip hushpuppies and more. 1. Basically The home’s exterior should be cleaned. Power wash any grimy siding or stone pathways, additionally make sure all leaves and debris have been cleared from walkways and porches, and touch up paint where necessary on window frames and trim.

2. So that prospective buyers can readily access the home, keep snow accumulation off of the paths. Make sure snowdrifts do not also obstruct the entrance doors.

Property Tax Reevaluation – Mecklenburg County, Charlotte-NC 2023

PROPERTY TAX – Mecklenburg County Homeowners Hit PLAY before you PAY!!

Whatever we purchase, either online or offline; whether it’s tangible or not, let’s admit it there’s always a value added tax on it. Sometimes we might not notice but we ALWAYS PAY TAXES. And today we’re not only talking about Taxes, we’re discussing a reassessment year that happens every 4-8 years.

NOTE:  They will send you the new value in the mail, but then they “normally” adjust the tax rate for the value in June.  In past years, everyone panics, and then the county sets the new tax rate and that % is applied to your value.

Property Tax is  a real estate ad-valorem tax, which can be considered a regressive tax, commonly calculated by a local government. It is based on the value of the property which can be real estate or – in many jurisdictions – also tangible personal property. Under the North Carolina Law it requires at least (8) eight years to conduct a property reassessment to determine it’s market value. On the other hand, Mecklenburg County has advanced their cycle to conduct the procedure every four (4) years.

Here are three (3) different criteria to consider:

  •  THE CHARACTERISTICS MATCH THEIR FILE

– For example: you permanently added a screen porch and spent about $30,000 – 80,000 on it. You’ll be receiving a notification from Mecklenburg County informing you that there will be an assessor visiting you.

Every detail, changes, upgrades will be assessed by them.

  • COMPARABLE SALES

– are comparable properties in a specific area that you’re looking to buy or sell in. They are used to determine the home value by comparing it to similar properties sold in the same neighborhood.  You will contact your local trusted real estate agent and they should be able to assist you. If you don’t have one, then hopefully you will think to contact me as your local Charlotte real estate agent!

  • ANY KNOWN IMPROVEMENTS

– Any improvement or changes you put to the house that can be taxed on.

For instance, you noticed that there might be some errors on the declared tax, there are also options for you to do.

  • Reach out to them and do an informal review
  • Formal review , go in front of them to argue your case
