Inventory is down over 42% which may seem unfortunate, but low inventory means homes are selling for more. Closed sales are up from this time last year, list prices are on the rise, and new listings are also increasing. 7 activities to keep kids busy during the pandemic

7 activities to keep kids busy during the pandemic

Energy-busting games and activities for the whole family

Somehow March 2020 seems like 5 years ago and 5 days ago all at the same time. And yet, here we are, approaching mid-August and still keeping the kids safe at home in the midst of this pandemic. Due to our current circumstances, I thought i’d bring back this list of activities to help keep kids busy and at play. Give them a try, and have fun!

  1. Scavenger hunt: For younger kids, keep it simple by hiding the same item (like Easter eggs) around the house and have them search for all the items. For older kids, create a treasure hunt list of 10-20 random items around the house and have them cross off each item from the list. You could hide keys, books, earrings, you name it. This will keep them occupied for at least an hour! Kids with siblings will gain awesome teamwork skills with this activity. Anyone who participates will get to practice problem solving in an analytical way.
  2. Stained glass door mosaic: If you have a storm door anywhere in the house, use blue painter’s tape and create a mosaic pattern. Have your kids use washable paint to fill in the shapes. For full instructions, click to read this mom’s blog post. Arts and crafts at home help develop fine motor skills in younger children, and identify shapes and color. This activity will help encourage kids to create and play in the relaxed environment of their home.
  3. The balloon waddle: Blow up a balloon and have your kid(s) squeeze it between their knees and try to waddle across the room. If the balloon hits the floor, they have to start from the beginning. This is a great opportunity for siblings to engage in some friendly competition. Try to encourage them to encourage each other. Parents, this is a fun one to join in on. You’ll love bonding and laughing with your little ones during this silly game.
  4. Toy car wash: Two birds with one stone! Entertain the kids while you (sneakily) get them to clean their own toys. Fill buckets or a kiddy pool with warm soapy water outside or in the garage, or even in the bathroom. Give the kiddos sponges, dish brushes, and hand towels. They’ll love dunking their toy cars into the soapy water and splashing around.
  5. Tape ball: Painter’s tape will become your best friend during this time. Tape several strands of painter’s tape from one side of an open door frame to another, sticky side facing out. Make sure it’s high enough on the door that it’ll be challenge for your children to reach it, but not too high that they can’t throw something at it. Ball up a few more strands of tape, sticky side out as much as possible, and have them throw the ball up towards the tape web and try to get it to catch! Create fun competitions, such as “first one to get 5 tape balls to stick wins!”
  6. What’s in the box? Find a shoe box with a lid and cut out a hole large enough that your child’s hand can fit through, but small enough that it’s hard to see inside. Put one interesting item at a time into the box and have them reach in and guess what it is. Get extra creative with it by decorating the mystery box with your little ones. Encourage them to ask questions about the items and offer clues if needed. This activity helps children associate information other than just how an item looks.
  7. Lego color hunt: A colorful twist on a classic treasure hunt. Grab 4-6 pieces of construction paper (make sure to pick colors that match various lego pieces.) Then, hide a variety of colored legos around the house and have the kids find the pieces and then place them on their corresponding colored paper. To keep it simple, hide 10 of each color so the kids know when they’ve found them all. Don’t have legos? You can pretty much do this with any toy, as long as you have paper of a matching color. This is great for kids developing the ability to identify color. Once they’ve found all the pieces, encourage them to build something fun with the pieces.

These activities will keep kids busy, entertained and burning some of that energy off. They’re great for days when the weather just doesn’t permit a day of outdoor play. And parents, remember that this time is hard for us all. If handing them an iPad or turning on a movie is about all you can muster up today, just remember: you’re doing great.

Charlotte Real Estate Market Report

Market home sales show early signs of recovery for Charlotte Real Estate

Is the Charlotte Real Estate market recovering? As businesses across the region continue to adjust to reopening, home sales across Charlotte show the housing market in the early stages of recovery. According to data from Canopy MLS, home sales in June were down only 1.8% compared to June 2019. 4,938 properties sold in June 2020. Closed sales compared to May 2020 increased 37.2% with 340 more transactions completed than the previous month.

Pending contract activity

Buyer interest and demand for homes in the region is returning to pre-pandemic levels. Pending contracts rose significantly by 26.8 percent year-over-year with 6,174 properties going under contract in June. Contract activity compared to May 2020 was also positive and rose 4.2 percent.

Charlotte Real Estate Market
2020 Canopy Realtor® Association/Canopy MLS President John Kindbom said, “The large bump in pending contracts this past month compared to last year shows that buyer demand is healthy and was held back simply due to COVID-19. The last two months were certainly challenging. There are still challenges ahead. But we can already see the market is improving and will likely be a key driver in our economic recovery.”Prices rose during the month of June. The average list price ($366,537) rose 10.9 percent compared to last year but decreased 2.4 percent compared to May 2020. The median sales price ($284,900) and the average sales price ($333,938) rose 7.5 percent and 3.5 percent, respectively. The original list price to sales price ratio was at 97.6 percent, showing sellers are getting close to their asking prices.

 

New listing activity

 

New listing activity continues to lag and signals that seller confidence is recovering at a slower pace. Year-over-year new listings were down 8.5 percent with 5,365 new listings added to inventory during the month. Compared to May 2020, new listing activity rose 3.8 percent as sellers continue to adjust to virtual showings and opening their homes to buyers in the safest manner possible under current and changing conditions.

Kindbom added, “Realtors® certainly understand the hesitancy many sellers have in listing a home during what seems to be the height of a pandemic, even though agents continue to use every precaution to ensure safe showings. However, with inventory at the lowest level recorded, there’s a lot of opportunity for sellers who are ready to list. In fact, new listings get increased visibility and are spending less time on market.”

Inventory in Charlotte Region

Inventory across Charlotte declined 46.7 % year-over-year to 5,701 active listings at report time. This pushed months of supply to 1.3 months in June. This time last year the market had nearly three months of supply and 10,698 active listings.
Homes continue to sell briskly, which is another hallmark of a strong seller’s market. Days on market, the metric that accrues for “Active”and “Under Contract-Show”statuses, averaged 38 days in June 2020 compared to 40 days in June 2019. The average number of days a property was on the market from the time it was listed until it closed (list to close) was 89 days.

It’s not exactly easy to stay home when you’re used to living a busy, “hustle and bustle” lifestyle. But during these uncertain times, taking advantage of the opportunity to declutter your home may help ease some anxiety while keeping you moving. While many of us are working from home and/or entertaining kids during the day, now is the time to get some of those long term to-do list items checked off your list. What better time to start the spring cleaning process? Read below for 7 ways to declutter your home while practicing social distancing.

1. Organize all those photos on your computer

If you’re anything like me, you’ve got thousands of photos of your computer from over the years. Family vacations, holidays, and random snapshots of the kids growing up. Take this time to organize those photos into folders. You can organize them by year, and then by month or event. 2. Sell stuff online that you don’t need.

Declutter your home AND make some money. You can sell gently-used, brand named clothes on Poshmark, a smartphone app that allows you upload photos of your items, pick a price, and sell them online. Poshmark covers all shipping costs. All you have to do is print their pre-paid shipping label, and take the item to your nearest post office. An easy Poshmark tip is to actually put on the outfit and accessorize, and have someone take a photo of you wearing it all (or use self timer.) Clothes are much more likely to sell when people can see what they look like being worn. Throw a filter on the photos while you’re at it! For furniture, electronics, or larger household items, download the Offerup, VarageSale or LetGo apps.

3. Clean out your bedroom closet

Now that you’ve identified the items that you are selling, it’s time to identify items that you just don’t need or use, and don’t think you can sell. Spring is here. If you didn’t wear it at all this past winter, haven’t worn it in 5 years, or forgot you owned it at all, get rid of it. Someone else out there would love to have it. 4. Clean out those junk drawers

We all have a drawer or two that’s designated for random cords, change, pens, junk mail and other miscellaneous items. If you haven’t needed the cord or referred back to the opened junk mail, toss it! Add the change to your kid’s piggy bank, throw away the packaging to the headphones you bought 2 years ago. 5. Start a keepsakes collection

While you’re cleaning out closets and drawers, chances are you will run across some keepsakes you can’t bring yourself to throw out or give away, but may not necessarily have a specific place for. Purchase a large, high quality box or use a piece of furniture like a storage chest to hold these keepsakes in. Family photo albums, hand-written cards from loved ones, baby clothes you can’t bring yourself to part ways with, you name it. Later, you can pass down this piece of furniture with everything inside. A tip: While storage chests are widely available on Amazon, you may want to keep keepsakes in a box until you are able to buy a handmade piece from a local vendor. 6. Clean out your car

You don’t just have to declutter your home to feel better. Now is a great time to pull the car into the driveway and clean out every inch. The trunk, center consoles, those flaps in the backs of the seats. You’ll be thanking yourself the next time you drive around in your squeaky clean car. Don’t forget to disinfect!

7. Organize smaller linen closets

Whether you fill your linen closets with bathroom items or actual linens, take advantage of any extra time to organize them. There are so many ideas on Pinterest on how to creatively make some more space in this tiny closets. Try rolling your towels and washcloths, putting cotton balls and cotton swabs in their own little canisters instead of the boxes they come in, and even use shoeboxes and shoeboxes lids to hold smaller items like hairspray and perfumes.
