What is DUE DILIGENCE in NORTH CAROLINA?

January 16, 2022 by Danielle Edwards

What is DUE DILIGENCE in NORTH CAROLINA Real Estate?

It is 2022 and the real estate game has changed.  Buying a home in NORTH CAROLINA? You will probably hear the term DUE DILIGENCE several times.  The Due Diligence process has changed over time and can differ from state to state. If you have purchased a home in the past or in another state, keep in mind that this process may be different from what you experienced during your last purchase.

This video was filmed before the current seller’s market we are in today.  Examples used in this video do not

portray how much due diligence fees are today.  When deciding how much due diligence money to put down on your home

you should always consult your Realtor. (hopefully that is me)

DUE DILIGENCE 101 or HOW TO UNDERSTAND DUE DILIGENCE PERIOD – REAL ESTATE IN NORTH CAROLINA.

BY DANIELLE EDWARDS

Check out my new video/blog

How to buy a home in Charlotte NC 2022

Due Diligence FAQ

The DUE DILIGENCE Process was created to benefit the buyer and the seller.

How does The Due Diligence Process help the seller?

Before the seller of a home officially takes it off the market, they will receive a certain amount of money, upfront from the buyer. If the buyer follows through with the home purchase through closing, the seller will then credit the buyer the due diligence money at closing time.

How does The Due Diligence Process help the buyer?

The buyer uses due diligence as a way to show their good faith that they are very serious about purchasing a home from the sellers.  The buyer knows if they back out for ANY REASON before 5 pm at the end of the closing period, they will lose their due diligence fee and money spent on inspections & appraisal.

What is a normal due diligence amount for buying a home in North Carolina?

Great question!! This amount has changed drastically in the past two years.  Given the competitive market in Charlotte and lack of inventory, we are now seeing the due diligence amount being more than the earnest money amount. Simple answer: It could range $250-$10,000 depending on the price of the home.

Here are some recent Due Diligence amounts on homes I have closed in Charlotte, NC:

  • $369,000 home = $1500 due diligence    >>>  2021 real example >>>  $10,000 due diligence
  • $301000 home =  $3000 due diligence >>> 2022 real example >>>> $10,000
  • $505000 home = $2000 due diligence>>>> 2022 real example >>>>$18,000

The amount varies based on many other factors of your offer to purchase a home in North Carolina.

This amount is always negotiated between the buyers, sellers, and corresponding agents.  You might offer $800, and the seller may come back and say $1,500.  When in a multiple offer situation, the  Due Diligence amount is sometimes even more important to the seller than who has made the higher offer!  If it is between you and another buyer, the seller will want to close the deal with the buyer who seems the most serious and the most financially able to purchase their home.

When do you pay the due diligence money to the seller?

Within 5 days of executed contract.  This is normally done within 24 hours, but there is a 5 day period if the buyer’s agent checks the 5-day amount on the offer to purchase contract.

How long is the due diligence period when buying a home in North Carolina?

This is a negotiated period.  The shorter the period, the better the offer to the sellers.

I would say 2.5-4 weeks is typical for a due diligence period in North Carolina, NC.

Your offer might say 4 weeks, the seller may come back and ask for 3 weeks instead.

What is earnest money when buying a home in North Carolina?

Earnest money is typically 1% of the contract price.  Again, negotiated.

The buyer will give their agent an earnest money check once the buyer’s offer is accepted. This is normally made out to REMAX EXECUTIVE(for example).  The check is deposited for escrow at closing.  The buyer’s agent will refund the earnest money within 2-5 business days if the buyer were to back out during the due diligence period for any reason. If for some reason there is a discrepancy with releasing the earnest money, then you will have to go to mediation.  (I have never had that happen).  However,  at 5:01 pm on the date the due diligence period ends that earnest money is no longer refundable.  It will stay in escrow for you and be a credit to you at closing.

Some agents will show a copy of both checks when presenting the offer.  Always make sure your account information is covered.  This shows good faith. About 60% of the time, this is how the process goes.  There are times a buyer will not have checks on them and the checks are presented after their offer is accepted.  It can be a personal check or a certified check.  Certified is typically preferred, but not necessary.

DO YOU HAVE A BUYER’S AGENT?

If you are looking for a buyer’s agent in the Charlotte area I would be honored to work with you.  There are also two other Realtors on my team to help assist you if you are looking in an area that I am not an expert in.  It is very important to choose an agent who works in the trenches in the area you are looking in.  I can also help refer you an agent in North or South Carolina with my network of fantastic agents I have worked with.  I am licensed in NC/SC and cover parts of the Fort Mill/Lake Wylie area.

5 Star review from Google

“Working with Danielle Edwards was a great experience.  We need to sell our parents’ home and all of their neighbors in Wilshire recommended Danielle.  The house needed repairs and updating. Since we were on a limited budget, Danielle knew exactly where to put our money, and even put in some of her own!  She was able to schedule multiple contractors and get the work done in two weeks!  That made our lives a lot less stressful.  It also greatly increased our profits vs had we just sold it as-is.  She was always available, helpful and thorough with any questions or concerns we had.  Her knowledge and wonderful sense of humor got us through this.  Danielle really cares about the community and making sure this was more than just another sale.  It was truly a pleasure working with her. ”

Marie and Sue, 7212 Fortrose Ln, List Price $389,9000 —- SOLD $432, 000    2022

Originally, they were going to list it AS-IS at $250,000!

What determines your Charlotte home’s value?

What I love about our community is that all the homes are so explicitly unique.  Moreover, there are many factors go into determining the value of your home.

  • Age
  • Exterior Condition- lawn, roof, siding, windows
  • Lot size, location, and kind(flat vs sloping)
  • Interior Condition- upgrades, paint, popcorn ceilings, flooring
  • Big ticket items- HVAC system, appliances, water heater
  • Recent Sales
  • Smell- yes, smell…

Therefore with all of these items, how can a computer tell you what your home is worth? They use an algorithm based on sales, age, tax value, and appreciation accordingly.  Sometimes this amount is close; evidently, it is way off.  In fact, in every home I sold in Wilshire, the Z*llow value was way less, and the neighbors thought I was “crazy to get that price.”

I did my homework.  I spend hours pricing a home.  Not to brag, each time. I nailed it this time.  I price my listings to get the right buyers in the door. And then have the ability to be able to be selected with the offer(s) we receive.

I have invested in a tool for my clients called Homebot particularly.  What I appreciate about Homebot is that it surprisingly looks at your entire financial picture.  It takes into account the equity you have and your interest rate. (more info below)

Danielle Edwards then hopes to expand her results to the rest of the Touchstone Village – Touchstone & Bevington Pines.  I have sold 95% of the homes in Wilshire in the past 5 years.  This is a true testament to what I do.

My 2021 sellers earned 107.5 and 110% of the list price!  Yes, it was a crazy market!  But, I hustled to market effectively, stage, and present their home.  Also, since I am the neighborhood expert, I was able to ensure it appraised since I knew all the ins & outs of the comparable homes and was able to justify the higher price point.

First Impression on selling your Charlotte home

I also pour my creativity into making the showing experience one that makes a lasting first impression.

I discuss with my clients the return on their investment if they are willing to make minor upgrades to boost the home’s curb appeal.  Each home and situation is different, and for each listing, I take a personalized approach to meet that homeowner’s goals and timeline.

Staging?

There are 3 different types of staging when considering how to market a home for sale in Charlotte, NC.

Virtual Staging

Like done here at 7212 Fortrose Lane, Charlotte, NC 28277.

BEFORE
Virtual Staging

Actual Staging

  • See below an example on what I did in Wilshire

Boost Staging

That is where I bring in props and decor to elevate the color and experience in the room.

Changed light shades & flower

The staging is certainly included in my marketing fee to ensure we sell your home at top dollar.

The final product is a home that explicitly photographs to perfection.  99% of buyers decide they want to see a home based on how it looks online.

Oh! And I also hired a professional photographer, measuring and no cost to you!

Where does Danielle Edwards advertise?

My marketing covers video, youtube, waze, google, Facebook, and Google! Not to mention, as a RE/MAX agent, your listing is put in front of Charlotte’s top-producing Realtors and on REMAX.com, the top real estate company in the world’s website.

I invest in my listings and don’t just put a sign in your yard.  We all know these homes will sell based on their location and price point.  My focus is not just to sell your home, but to stretch every last dollar out of it.  I put sweat equity into getting your home ready to hit the market.  My team handles the coordination and hassle to get your home ready to hit the market in Charlotte, NC.

“Selling a home can be a stressful experience. Selling your parent’s home brings additional challenges. From the moment we contacted Danielle to the closing, she was with us throughout the entire process. Her ability to solve problems, organize, and coordinate home repairs and upgrades, estate sales, HOA compliance, etc., is amazing. She’s like a superwoman! Danielle is an excellent communicator and explains every question in layman’s terms. She’s highly respected in the community and understands the real estate market from both the seller’s and buyer’s points of view. Professional and passionate are the first words that come to mind when describing her relationship with clients. I highly recommend Danielle; she made it possible to achieve our goals for both price and timeline.”

Marie Raymer – Wilshire

“We want to thank and recommend our Realtor Danielle Edwards to other potential buyers or sellers in the Charlotte area. Danielle has guided us with knowledge and patience. She knows what buyers are looking for and what sellers need to do to get the best outcome. We are so glad we trusted her and listened! She if efficient, hardworking and accessible- returning calls and texts. She is very good at her job and it has been a pleasure working with her through the process of selling our home of 17 years. Our house received multiple offers from day one and she met with us in person to explain the difference in the offers and what that meant. She has been very successful in Wilshire/ Touchstone and now I can personally see why. Thank you so much!!!”

Rob & Carol Bell

“Danielle Edwards did a phenomenal job of selling our house 8% over the listing price in 72 hours! Our move was not planned, and my family left Charlotte a month before it was listed. Danielle handled everything in our absence. She managed it all from painters, cabinets, fixtures, and staging. And she even picked up a leaf blower to clean out the garage! She knows exactly what you need to spend money on for the best results. She told my wife and me, when we signed the listing agreement that she would take care of us like family. I think she may have done better!!!!! If you need a Realtor, someone you can trust to do the job the way you would, CALL DANIELLE EDWARDS! That’s what I did, and I am so glad I did. ” Jim Averill

“We can’t say enough good things about working with Danielle! The entire process of listing our home for sale and then closing went smoothly. She is a real estate expert with extensive knowledge and experience in the South Charlotte housing market. In fact, she has had several closings in our neighborhood (Wilshire). Her attention to detail and her communication is stellar. She gave us helpful suggestions on clearing out items and staging our home, and even brought additional decor to ensure the entire home looked beautiful and inviting for photographs and showings.

Danielle presented us with extensive research and options for the listing price of our home. She then went above and beyond duty by meeting the appraiser at our home, armed with comps and detailed home and neighborhood information. The appraiser was impressed as no other agent had done that before. Our home was appraised as expected, and our closing went as planned with no delays.

We highly recommend Danielle Edwards and would certainly use her again and/or refer our friends and family to use her as well.”

FALL HOME CHECKLIST

October 6, 2021 by Danielle Edwards

Fall is finally here!!!

1. Aerate and Seed your yard

Aerating and seeding revitalize your grass. When it’s properly done, it can be very beneficial to make your lawn stay healthy.

After you aerate, you should over seed, fertilizer, and water your lawn within 48 hours. The seed, fertilizer, and water will have the best time to get down into the holes made by the aerator if done soon after aeration.

These methods allow new grass varieties to be introduced to a lawn to steer clear of diseases and insect attacks.

2. Change battery in smoke detector (fire safety prevention month)

It is recommended you test your alarms at least once a month to ensure they are working properly.

Working smoke alarms will always help keep you and your family safe.

3. Fall HVAC service

You need to think about preparing your heating, ventilation and air conditioning (HVAC) system for fall maintenance. Maintaining it ensures it will run smoothly the way it should when you need it. Investing your time and money in these maintenance tasks will protect both your home and your HVAC investment, including your wallet. Well-running systems are more energy efficient, so they end up costing you less to run all season long.

4. Trim back dead branches on trees

Dead and broken branches should be trimmed or removed right away. Regular trimming throughout the life of a tree reduces the amount of work necessary and the stress on the tree.

“If you want to grow a healthy tree that can live for a long time, pruning is a must,” says Jason Parker of Davey’s North Philadelphia, Pennsylvania office. “Specifically, cutting off dead or diseased branches helps keep you and your home safe.”

5. Inspect fireplace

Do it now. When winter starts, that’s when chimney cleaning businesses get busy. According to the National Fire Protection Association, home heating appliances are the cause of the majority of house fires, and chimneys are to blame for most of those. Fires from the chimney happen with the igniting creosote, a sticky and highly flammable smoke by-product that sticks to chimney liners.  This is why fireplaces must be cleaned.

6. Turn off exterior faucets and sprinklers (before freeze weather)

Turn off outside faucets. Turn off and drain automatic sprinkler systems. Remove all connected hoses and wrap faucets with towels or a Styrofoam insulator.

7. Reverse ceiling fans

Reversing your ceiling fan moves warm air near the ceiling down to the floor. This significantly reduces your energy use and can lower your energy bills by as much as 15 percent.

What is a Home Warranty?

July 28, 2021 by Danielle Edwards

What is a Home Warranty ?

Do I need one? and What does it cover?

by Charlotte Realtor Danielle Edwards with RE/MAX Executive

Whether you are buying a home or you own a home sometimes getting a home warranty can be very helpful.
I have many emails from various clients over the years on how their home warranty has saved them money.
Think of a home warranty just like you would a car warranty, insurance policy etc. You have to be willing to
deal with the hoops and fine print to get your stuff covered sometimes. I have had clients have amazing experiences and borderline stressful ones.

Check out my video below on the pros and cons of getting a home warranty in today’s market.

What to Know About Buying a Home in an HOA

July 12, 2021 by Danielle Edwards

HOA Community Charlotte

Thinking of Buying a Home with an HOA: Homeowners Association?

If you’re considering buying a home in an HOA (Homeowners Association), it’s important to know the details before making your decision. In Charlotte, NC, HOAs are common, and while they can protect the value of your property, an uninformed buyer could make a big mistake. Understanding the benefits and drawbacks of HOA communities will help you make a more informed choice.

What Is an HOA?

A homeowners association (HOA) is an organization that manages and regulates residential communities. By purchasing a home within an HOA, you agree to comply with the association’s rules and regulations, which could range from maintaining the appearance of your home to restrictions on property modifications.

What Types of Properties Have HOAs?

  • Single-family homes
  • Townhomes
  • Condominiums

What Are the Different Types of HOAs?

  • Voluntary HOA: Homeowners can choose whether to join.
  • Mandatory HOA: Every homeowner must be a member and adhere to the rules.
  • Optional HOA: Offers services to homeowners without mandatory participation.

Important HOA Considerations

Before you make an offer on a home with an HOA, consider these key questions:

  • Is there an architectural committee or review process?
  • Are there rules or regulations that might affect your lifestyle?
  • Are there any upcoming assessments?
  • What does the HOA cover for exterior maintenance?
  • Can you review the HOA’s financials?
  • When were major community updates (like the roof, pool, siding) last completed?
  • Are there restrictions on home-based businesses or commercial vehicles?
  • Are there limitations on cosmetic changes to your home, such as painting or adding a shed?
  • What about holiday decorations?

HOA Charlotte Community

Why Your Realtor Should Help You Navigate HOA Communities

Your Realtor® should provide you with the HOA documents before you make an offer. It’s also helpful to talk to neighbors for their perspective. Living in a Charlotte HOA can protect the integrity of your investment, but if you prefer flexibility over restrictions, it’s worth considering whether an HOA is right for you.
