2025 Charlotte housing marketing sales decline and what it means.

Here in the Charlotte real estate market our numbers have caught up to the rest of the nation.  I have gathered information from all the top real estate sites and put together my report. It all starts with supply and demand. As a top real estate agent in the Charlotte area who has had a variety of listings this year, I have seen first hand the dramatic affects of supply and demand and when economic woes are top of mind. You can see from the graph below what a difference three years makes in simply the percent of list price sellers are receiving on their Charlotte area homes.

How today compares with past drops

Housing cycles are not new. Recovery happens, but timing varies.

Real Estate market comparison

Historical sales declines vs recovery timelines.
  • 1980s recession: 50% sales drop, ~4-year recovery
  • 2008 financial crisis: 51% sales drop, ~3-year recovery
  • COVID 2020: 27% sales drop, ~8-month recovery
  • 2022–Present: 39% sales drop, recovery TBD

Prices have leveled off

Despite slower sales, prices aren’t falling off a cliff. After early-year softness, list prices stabilized, with July closing around $439,450. Flat isn’t flashy, but it beats freefall.

Listing prices flattened through mid-2025. The graph below shows the amount of price reductions per month in the entire Charlotte region compared to national price reductions.

Builders are buying down the pain

New-construction sellers are leaning in. Per the National Association of Home Builders, 66% of builders are offering incentives such as rate buydowns and closing-cost help. That keeps new homes competitive with resales and gives buyers leverage. A reported 39% of builders are also lowering pricing too!

NAHB: share of builders offering incentives rose to 66%.

Days on market – Charlotte Real Estate

Homes are taking longer to go from listing to closing date. That means buyers get more time to evaluate and negotiate, while sellers should budget for a longer runway.

The graph below shows the steady increase of homes on the market over the past 3 years in the Charlotte region.

Quick takeaways for Charlotte buyers and sellers

  • Two-thirds of builders offer incentives. Ask about buydowns and closing costs.
  • First-time buyers made up 24% of all homebuyers, down from 32% the previous year.
  • Many home owners are choosing to stay in their homes with low interest rates since the math does not make sense whether it is to upgrade or downsize.

What Makes Weddington, NC, a Best Charlotte Suburb?

If you’re reading this post, it’s maybe because you’ve heard about how great Weddington, NC, is. What used to be a small, quaint North Carolina town is booming into a bustling Charlotte suburb. If you are looking to move to the Charlotte, NC, area, Weddington is a magnet for people and families wanting wide open spaces, newer homes, community amenities, and, of course, more bang for your buck!

I recently moved several families to this sparkling suburb via Facetime or in person – from all over the United States. Their main focus was a safe place to raise their family and top schools. But, let’s not forget the beautiful parks, access to sports fields, hockey, gymnastics–you name it— it is here — tucked away behind soaring pine trees.

Where is Weddington located compared to Charlotte, NC?

Weddington is 2-3 miles from I-485,  making this location attractive to hybrid and remote workers. But even if you commute daily, it is doable — about 35-40 minutes to uptown. Some roads are 2-lane country roads, which during rush hour, can have a slower pace after a long day. The further you live from the Charlotte city center, you get “more bang for your buck.” Just realize it might take you longer to get home, which costs time, gas, and wear and tear on your car. The taxes are slightly cheaper in Weddington, but if you are a commuter, you make up for that the further out you buy.

It comes down to what is important to you! I tell clients to think about how they live now. What is important to you? Since I have lived in many areas throughout Charlotte and the US, I usually can give examples to my clients on what they can expect relative to their lifestyle.

Top Things to Do near Weddington, NC?

Hunter Farms offers seasonal educational farm tours during the Spring, Fall, and Winter seasons. Kids can discover the sights and sounds of a working farm. You can rent a garden plot to grow your food or an outdoor venue for special events, such as parties, receptions, and reunions.

Charlotte Helicopters offers aerial sightseeing tours in many areas in and around Charlotte. Make memories with your friends and family by taking an aerial tour of Uptown Charlotte, Speedway, Lake Wylie, and Lake Norman. Custom tours of your choosing are also available.

Waverly hosts Weddington’s finest shopping, restaurants, homes, and office space, all located off I-485 near Ballantyne, Blakeney, Matthews & Waxhaw. A walkable community with the urban energy you’re looking for and the convenient South Charlotte location you desire. Stylish living options abound, just steps from the office. Designed to bring people together, Waverly is the perfect place to meet friends for coffee or a cocktail. Sample a variety of cuisines from the many dining hot spots on The Terrace. Six Mile Creek Greenway has a beautiful 1.8-mile out-and-back trail. Generally considered an easy route, it takes an average of 31 min to complete. This greenway is a popular trail for road biking, running, and walking, but you can still enjoy some solitude during quieter times of the day. The trail is open year-round and is beautiful to visit anytime. Dogs are welcome and may be off-leash in some areas.

Downtown Waxhaw is home to thriving arts, cultural and dining scenes, less than 15 minutes from Weddington. Enjoy arts and history museums, parks, trails, antiquing, and breweries!

If you are reading this post it is probably because you heard about how great Weddington, NC is.
What use to be a small quaint North Carolina town, is booming into a bustling Charlotte suburb with small town feel. If you are looking to move to the Charlotte, NC area this area is a magnet for people or families wanting wide open spaces, newer homes, community amenities, and of course— more bang for your buck!

Built by well known Charlotte builder John Wieland.

Most of Wieland communities all look the same. Large brick stately homes, columns or porches, larger lots, and top notch community amenities. They are typically all built out in different phases and offer you many floor plans from basement homes, cul de sac homes, facing a pond/lake, or the coveted private treed lot!

Where is Weddington located compared to Charlotte, NC?

This location in Weddington Chase is 2-3 miles to 485 our beltway that gets you to I-77. This is attractive because many do not have to commute to the city everyday like before. Even if you do, it is not a bad commute. However, I will warn you- some lanes are 2 lane country roads. During rush hour this can sometimes be a slow pace to get you back home. The further out you live from the Charlotte city center you do get “more bang for your buck”. Just realize, it might take you longer to get home and that costs time, gas, and wear and tear on your car. Some will proudly boast that the taxes are slighty cheaper in Weddington too! But, to me… you make up for that being further out.

Really it comes down to what is important to you! I tell clients to think about how you live now. What is important to you? Since I have lived in many areas throughout Charlotte and the US, I normally can give examples to my clients on what they can expect relative to their lifestyle. I love the Weddington Chase location because it has quick access to Providence Rd and Publix my favorite grocery store!
