Need a Buyer Agent for new construction?

Yes!  The friendly agent at the new home model works for the builder.  The contracts are written PRO builder.  Everything they do is for the builder. I have seen many times where little things have gone wrong and I was able to catch it and point it out to my buyer who was purchasing new construction in the Charlotte region.

Most Desirable Cities to Live

September 8, 2023 by Danielle Edwards

Where would Americans rather be living?

Individual tastes, lifestyles, and priorities can greatly impact where Americans desire to live. While some Americans could like suburban or rural settings, others might choose metropolitan locations. Given that everyone has different preferences and demands, it is crucial to understand that there is no universally applicable solution. However, the following trends and circumstances may have an impact on where many Americans choose to live.

According to 1,000 survey respondents, the most underrated U.S. cities are:

  1. Seattle, WA
  2. Tampa, FL
  3. Charlotte, NC
  4. St. Louis, MO
  5. Boston, MA
  6. Austin, TX
  7. Birmingham, AL
  8. Baltimore, MD
  9. San Jose, CA
  10. Atlanta, GA

Americans rated Seattle as the most attractive city in the United States for the year 2023, according to roughly one in five respondents (19%). The Emerald City is a top pick for Gen Z (21%) and millennials (17%), respectively, trailing only Los Angeles (19%) in popularity among young people.

It’s simple to comprehend Seattle’s allure. The city is renowned for its lovely neighborhoods, thriving food scene, proximity to nature, and year-round recreational options. Yet these attractions come at a heavy cost to locals.

The same survey’s “Most Underrated” and “Most Overrated” lists included Tampa, Atlanta, and Boston, while the “Most Desirable Cities to Live” list had New York City at number four. Our main lesson from it is that everything comes down to personal preference.

Every city has advantages and disadvantages, and what one individual may consider to be overrated may be their ideal vacation spot. The most important thing is assisting your clients in choosing a location that matches their goals and values, whether it be the bustling city life or the peaceful charm of a smaller town.

Costs to Remember when Buying a Home

March 10, 2023 by Danielle Edwards

Learn About Home Buying Costs

When buying a home, there are many costs that go beyond the down payment and mortgage.

Homebuyers should factor in several additional expenses such as closing costs, appraisal fees, transfer tax, homeowner’s insurance fees and more. What’s more, these costs differ by state.

Closing Costs:

Closing costs typically include lawyer fees, title search fees and other administrative expenses associated with the completion of a sale agreement. Depending on where you live, closing costs could range from 2-5% of the purchase price of the home.

Appraisal Fees:

Appraisal fees generally depend on the size and complexity of the property being appraised but can range from $200-$1000 or more in some cases.

Transfer Taxes:

Transfer taxes are state or local fees that are paid on the sale of a house. The amount of transfer tax can range from 0-2% of the purchase price, depending on where you live.

Homeowner’s Insurance Fees:

Homeowners insurance is an annual fee that pays for repairs and damages to the home. Generally, this type of insurance costs between 0.2-1% of the purchase price annually.

Inspection Fees:

Home inspections typically cost around $500-$1000 but can vary widely depending on factors such as the size of the house and any special features it may have.

Closing Costs:

Closing costs can include fees for attorney’s services, title insurance, loan origination fees and other charges associated with obtaining a mortgage. Depending on your location, closing costs generally range from 2-6% of the purchase price.

Utility Bills:

Utility bills cover water, electricity, gas and other features such as trash pickup. These bills can range from a few hundred dollars to thousands of dollars per month, depending on your location, the size of your home and how energy efficient it is.

Maintenance & Repairs:

Home maintenance and repairs may cost anywhere between 2-4% of the purchase price annually. This includes costs for basic maintenance like mowing the lawn, as well as larger projects such as replacing a roof or an HVAC system.

Property Taxes:

Property taxes are paid annually and are calculated based on the assessed value of your home. The amount can range from 0.5-2% of your purchase price each year.

Insurance:

Homeowners insurance is typically required by the lender and can range from 0.2-1% of the purchase price each year. The cost may depend on your location, the size of your home and other factors.

HOA Fees:

If you are buying a condo or a home in a planned development, you may have to pay homeowner association (HOA) fees which cover shared amenities such as pools, common areas and parking lots. The cost of these fees can vary greatly depending on the type of property and the amenities offered.  Some communities will have capital contribution fees also, you see this more in the master plan communities.

How to buy and sell your home at the same time ?

How to buy and sell your home at the same time?

Video by Charlotte Realtor® Danielle Edwards- REMAX EXECUTIVE

Sold on Danielle

Welcome to 2021 Real Estate… the era of great interest rates, a pandemic slowing down, and not enough inventory to keep up with the demand here in Charlotte.

The once quaint city to its big sister Atlanta has been revived.  People from all over have migrated here bringing with them the flavors, diversity, culture, and an artistic vibe that the Queen City was needed in order to be a consideration amongst those looking for a place to call home.

Charlotte, NC we are one of the top 5 growing cities according to Forbes Magazine.

Our temperate climate, International Airport, second largest Banking city in the US, bustling nightlife and a magnet for college graduates is making this the place to be.

When you combine all the ways Charlotte has grown in the twenty years I have been here I can see why we are in this situation.

On the bright side, today’s homeowners should be happy with the equity that potentially could have built in their home.  They can take that equity and get creative WITH record low rates to find the new home.  I did a video below explaining the 5 options you have.

x

OPTION SIX (not mentioned in video)

Ribbon Home Solutions

As a preferred Ribbon agent, I can guide you through this product that buys your home cash and then you can purchase your new home as a cash buyer.  There are some fees associated with this, but the fees far outweighs the stress of moving two times.  I also have been successful getting the fees covered by the seller or getting creative other ways 🙂

The best way to decide what is best for you is to investigate all your options.
1) What is the market? Seller’s market? Buyer’s market?
2) How is your current home compared to what buyers want today?
3) What is the competition like on the home you want to purchase?
4) What is your current stress level? How do these options affect that?
5)Does your current home have “issues”
-sloping lots
-backs up to road noise
-unsightly curb appeal
-less desirable schools
-outdated
6) Do you want to sell your home while you are still living there

Consider these questions and then discuss with your chosen Realtor to figure out the best strategy to make moving a pleasant experience.

See how other Charlotte Homeowners successfully bought and sold their home with Realtor, Danielle Edwards.
