Is A Housing Market Recession Upon Us?

Why There Won’t Be a Recession That Tanks the Housing Market

There’s been a lot of recession talk over the past couple of years, leading to concerns of a housing market collapse akin to the 2008 financial crisis. However, expert projections suggest otherwise.

Expert Projections Show Economic Strength

Jacob Channel, Senior Economist at LendingTree, emphasizes the robustness of the economy, stating, “At least right now, the fundamentals of the economy, despite some hiccups, are doing pretty good. While things are far from perfect, the economy is probably doing better than people want to give it credit for.”

Most experts believe there won’t be a recession in the next 12 months. One reason why is the current unemployment rate. Let’s compare where we are now with historical data from Macrotrends, the Bureau of Labor Statistics (BLS), and Trading Economics. When we do, it’s clear the unemployment rate today is still very low (see graph below):

The orange bar shows the average unemployment rate since 1948 is about 5.7%. The red bar shows that right after the financial crisis in 2008, when the housing market crashed, the unemployment rate was up to 8.3%. Both of those numbers are much larger than the unemployment rate this January (shown in blue).

But will the unemployment rate go up? To answer that, look at the graph below. It uses data from that same Wall Street Journal survey to show what the experts are projecting for unemployment over the next three years compared to the long-term average (see graph below):

As you can see, economists don’t expect the unemployment rate to even come close to the long-term average over the next three years – much less the 8.3% we saw when the market last crashed.

Low Unemployment Rates

Most experts now believe that a recession within the next 12 months is unlikely, citing the current low unemployment rate as a significant factor. Historical data comparison reveals that the current unemployment rate remains relatively low compared to past averages and previous crisis periods.

Projected Stability in Unemployment Rates

Future projections also indicate sustained stability in unemployment rates, with economists forecasting rates to remain below historical averages over the next three years. This suggests that the risk of a significant increase in unemployment, which could lead to a wave of foreclosures, is minimal.

Bottom Line: Economic Stability

Experts are increasingly confident that a recession shortly is improbable. With low unemployment rates and projected stability, fears of a housing market crash similar to 2008 are unfounded. This indicates a resilient housing market that is unlikely to experience significant disruptions in the foreseeable future.

Typically, a month’s supply of six months or less indicates a seller’s market. So, where do we stand? Looking at the numbers, it’s evident that we’re nearing the conditions of the unicorn years, with days on the market at 59 compared to 69 today. Despite occasional fluctuations, the trend remains clear: people are still flocking to Charlotte, eager to make it their home.

Strategies for Sellers

But here’s the catch: sellers need to adjust their expectations and price their homes correctly to capitalize on this market. With the right strategy, you can ensure that your property fetches top dollar in today’s competitive landscape. DIY Home Improvement – WOOD MAINTENANCE TIPS

As an experienced Charlotte real estate agent, I have seen horror stories when it comes to DIY projects that have repercussions when you go to sell your home. I thought I would highlight these tips here.

 

 

 

  • If I am replacing an old deck, should I get it permitted?

YES!  I know it costs more money to get your wood deck permitted.  This is ONE improvement I would not skip the permit.  I have seen a homeowner who “did it themselves” and was so proud they took down the old deck and replaced it with what was there.  The only problem was that it wasn’t done to the current code and was still stuck in 1986.  Needless to say, that was a real pain to go back and correct.  This also happens while you are trying to move and buy another home.  Talk about stress!  So, do yourself a favor— GET THE PERMIT.

 

  • If I am putting in a new deck, but I am REALLY handy and know a guy who can tell me the code, do I need to get it permitted?

YES! See #1.

 

  •  Should I paint my exterior wood trim ever 3 years?

YES!  This is general maintenance and will save you thousands is a more costly repair if all your wood starts to rot.

 

  • Do my gutters protect my wood?

YES!   When gutters are clogged, then water splashes in places it shouldn’t.  Most of the time, it is happening in areas you can’t see from the ground.   However, that home inspector will certainly find it when you go to sell.  There are a few ways around this.

1. Clean your gutters 1-2x a year as needed.  You can hire someone, or if your home isn’t too tall, a ladder and a leaf blower work.  (not responsible for any injuries)

2. Install lead guard gutters-  do the math.  Knowing you will be in your home for 7+ years or more will pay for itself and the peace of mind.

3. Trim/remove trees that are over your roof or near your roof.   Don’t get me wrong, I love trees.  But, BOY, do they cost money when things go back?  For those of you new to Charlotte, we have clay soil.  When we get a lot of these older trees, do go BOOM.  You can choose upfront the risk you want to take on it hitting your car or your house.   Also, critters get in your home when limbs are over your roofline.  One of my biggest PET PEEVES is tree care.

    1. Trim away from home
    2. Remove dead trees
    3. If roots are affecting driving than eventually it will get into your pipes… $$

 

 

  •  What lies beneath- Crawl Space

Water and wood are NOT friends.  See number #4; if the gutters are not working as they should, then water is getting into your crawl space.  Affecting beams and other good things holding up your precious home.  Ask your HVAC guy or hire a crawl space company to check it out every few years.  This will cost you $5,000-$10,000 if you forget about under your home and find out issues once under contract.

Many crawl space issues have to do with the grading of your property, too!  Remember— water away from your home.  French drains and sump pumps are your best friends if you have a lot that needs it.

 

  • Show me the money- Trex Deck

Yes, I know this is expensive.  However, if you will be in your home 7+ years, it will save you repainting, replacing, or worrying about your deck ever again!  Just make sure it is done with a permit,  see #2.

Buying a house is a monumental decision typically involving thorough inspection, meticulous paperwork, and financial planning. However, what if the house of your dreams comes with an eerie twist? What if it’s rumored to be haunted? Or did you know there was a divorce? Or just some really toxic sellers you just had to deal with?

For those who are intrigued by the supernatural or simply undeterred by the idea of sharing their home with spirits, purchasing a haunted house might be an enticing adventure.

However, most people want their home to be a happy place that they can make their own.

In this blog, we explore the buying journey and the intriguing process of hiring a medium specialist to perform a clearing.

For information on any notable events that may have taken place in the residence, you can check online databases for public documents or even ask your neighbors. If this matter concerns you greatly, you might think consider engaging a property history researcher to assist in locating pertinent details regarding the property’s past.
