TOP 3 Seller Tips – Sell your home Charlotte NC

Top 3 Seller Tips – Sell your Charlotte home – Charlotte NC

Top Three Seller Tips for selling your Charlotte home!  Looking for free advice? Want to make sure you make the right decision?  You have found the right article to read.

Hello! I am Danielle Edwards, Charlotte real estate agent since 2006.  I have seen this area BOOM and worked my tail off and experienced the good, bad, and ugly of this business.

What do you need to know before selling your home?

Top 3 seller tips- Sell your Charlotte Home.

Looking to sell your Charlotte home? Here are my top 3 seller tips along with other KEY information you need to know before hiring a Realtor and selling your Charlotte home.  I know there are many real estate agents for you to choose from.  I found that not all Charlotte real estate agents are created equal.  There are part-time agents, full-time agents, stick a sign in the yard, or go-getters like me who strive to exceed what you think a Realtor should be doing.  I love the old saying, “you get what you pay for.”   There are agents that will discount their fee, and for that, you get a discount service.  There are Charlotte real estate agents like myself, who go above and beyond to ensure your home looks its best no matter the market.  Let me tell you a little secret, the prettier homes…. sell for more, sell faster, get stronger offers.. AND in today’s market, those offers are AS-IS and have appraisal waivers.  That means a better experience for you AND more money in your pocket at the closing table.  Which leads to glowing 5-star reviews and really happy clients!  I love happy clients!

Selling your home in a seller’s market is interesting. As a Charlotte real estate agent I am seeing a lot of  Charlotte listings where homeowners/agents might be cutting corners.  I am seeing horrible photos on Charlotte million-dollar listings, lack of details, and just poor representation.

Did you know 91% of buyers decide they want to see a home based on its online appearance?

(source NAR)

As a top Charlotte listing agent in Charlotte, NC – I do not recommend this.  I treat each listing whether it is $300,000 or over a million dollars the same.  If my name is on it, it is going to show its best.  Why? Because I have seen FIRST HAND the results of doing that.  Each time, I break community records and consistently have a record over surpassing the price per sqft or the percent over list price for that area.

Virtual Staging

Top 3 seller tips

Staged home vs. Virtually staged home  with professional pictures

Tip 1 to selling your home

You only get one shot to create the first impression to potential buyers. The better your Charlotte home presents itself the stronger the offers. Think of it as a beauty pageant. When a Charlotte buyer walks into your home their mind is like a cash register checking off all the things they need to do to the home to make it theirs or update it with improvements. Not only are aesthetics taken into account, so are things like the age of your roof, HVAC, windows etc. Your Charlotte listing agent (if it isn’t me) should be advising you at the bare minimum what you need to do to your Charlotte home to get the most return on your investment when it comes time to sell in Charlotte, NC.

You need to be asking questions like what is included with their representation-

  1. Professional Real Estate Staging
  2. Professional Real-estate Photography
  3. Measurements
  4. Admin Fees associated with working with them
  5. Ask for client real estate reviews
  6. Look up their Charlotte MLS listings

Charlotte Listing agent Danielle Edwards- TOP 3 tips selling your home

Of course, there are many other aspects that go into selling your Charlotte home. These to me are the top 3 must-do things that I see Charlotte homeowners skipping on thinking they don’t have to do anything since it is a seller’s market.

Tip 2: Pricing your home with actual comparable sales is also important.

Your listing agent should be preparing a CMA- comparative market analysis using comps and adding/ subtracting value based on updates those homes have.   Pricing a home with a pie-in-the-sky number often lead to longer days on market, and worse low ball offers.

I price my listing three different ways.  From that analysis, I discuss with my seller the return on investment they can expect if we make a few updates to maximize the higher number that the CMA shows.  I am consistently correct, and every time I knock it out of the park.

Tip 3: Know your home and be honest

What’s that saying? Honesty is the best policy.  I work with my clients on creating the most detailed list of everything they have done to a home.  When a buyer sees what you have done and more importantly what you are being HONEST about what is broken it gives them security when making their offer.  If you don’t want to fix outlets or windows, put it on the NC property disclosure which is a mandating form for sellers to provide to Charlotte homebuyers.

How to buy and sell your Charlotte home at the same time

Charlotte is one of the top 5 cities that people are relocating to. While many Charlotte homeowners want to sell, they are faced with the issue of where to go. This is a conversation I have often with homeowners.  I have solutions and answers for that which is also easier to discuss in person – naturally!  However, if you are not ready for that commitment here is a video I did on that!

Hiring an experienced seasoned Charlotte listing agent is going to ensure your greatest assets is represented as it should be.

I pride myself on going above and beyond with my Charlotte listings to maximize the return for my Charlotte homeowners.

I invite you to read my reviews to hear for yourself what my Charlotte homeowner clients have to say about their experience working with me to sell their home, buy a home, or do both at the same time!

My Charlotte real estate team is here to help you!  We are a solid group of rockstars that all bring something special to the table. We are proud to be Diamond Award Team with RE/MAX Executive too!

Sell your home faster with these simple changes

April 5, 2018 by Danielle Edwards

Sell your home faster with these simple changes

How changing simple things like paint and curtains can help you sell your home faster

When homeowners decide to put their houses on the market, they often panic at the thought of all the costly renovations and major changes that need to be made in order for their home to sell. While it is true, sometimes homes do need some renovating– I’m here to tell you from experience that it is actually the most simple changes that will allow you to sell your home faster! When it comes to curtains, for example, it can be more beneficial to take them away completely than it is to change them up!

Small updates can mean BIG dollars!

I had a client who had their home on the market for 45 days with NO offers. The home was beautiful, in great shape, and in an ideal location. We realized that it was the personal decorative touches they had throughout the home that may be turning some buyers away.

We simplified the decor–specifically the window dressings and paint, and the home immediately got multiple offers and sold at listing price. Just look at the difference taking away the curtains and wallpaper made:

Before and afters:

Just because your decor is beautiful, doesn’t mean it’s for everyone. By taking away your own personal touches such as curtains, wallpaper and paint– you’re allowing potential buyers to let their imaginations run wild! While I show them around the home, they’re just dreaming of the decor and paint colors they can’t wait to fill their future home with. So remember, small updates can mean big dollars!

Now, let’s get your home SOLD!

Cost-Effective Curb Appeal Projects

April 19, 2016 by Danielle Edwards

Cost-effective curb appeal projects for your home

Cost-effective curb appeal projects that won’t break the bank

April, 2016– Danielle Edwards is a Charlotte, NC Realtor with RE/MAX Executive, the number one RE/MAX in the Carolinas.

Fix up the exterior of your newly purchased home without emptying your wallet, or get your home in shape to sell without having to hire anyone to do the work for you. Sometimes all it takes is cleaning things up a bit, adding a few accents, or hiding unsightly items in your front yard. Below are some DIY ideas on how to make the most out of your home with just a few cost-effective curb appeal projects.

1. Update your garage door

Even if the exterior of your home is well-maintained or new, a dirty or drab garage door could take away from your home’s curb appeal. This cost-effective curb appeal project will help you transform your home, just by adding some paint or a few pieces of hardware.

  • Option One: Add some gel stain to make your garage door look like it’s made out of beautiful wood. You can even re-stain your front door to match. Learn how here.Cost-effective curb appeal projects

  • Option Two: Add brackets to your garage door to add some character. This can be done for as little as $10! Click here for a tutorial.

2. Dress up your foundation

If the foundation of your home is less-than-appealing, it’s an easy fix! Simply add some stone to the foundation to add some curb appeal, plant some shrubs, or add stucco. All 3 can be done for a low price. You can find more foundation-improvement ideas for added curb appeal here.

3. Update your mailbox

Your mailbox is the first thing people see from the road. Ditch the tiny black mailbox on a stick and add some stone and elegant numbers to the front instead. This can be accomplished in about a day, and is less expensive than buying a brand new mailbox! To add some extra pizzazz, plant some flowers at the base.

4. Hide eye sores like trashcans, hoses, and hardware.

When you look at homes in magazines or on Pinterest, chances are the photos don’t include the every day items that most homeowners need. Make your home look catalogue-worthy by hiding these items and adding some curb appeal! Here are some ideas to get your started:

5. Add or update molding on your front door

Your front door ties together the aesthetic for your entire home, it’s important to make sure that it contributes to the curb appeal for your home. You can add some cost-effective curb appeal just by either adding some molding around your front door, or by updating the existing molding. For DIY instructions, click here.

By spending time working on these cost-effective curb appeal projects, you will achieve a picture perfect home with your own personal touch! Remember, you can always maintain a clean look by maintaining the lawn and trimming back shrubbery, pressure washing the driveway and walkways, and cleaning out your gutters regularly.
