James Custom Homes – Charlotte, NC

April 8, 2021 by Danielle Edwards

James Custom Homes

Oxford Manor

New Construction – Luxury Charlotte, NC

Looking to build a home in Charlotte, NC?
South Charlotte is a hotspot for many to live. This area gives you more house for your dollar, access to Uptown, the airport, major roads/highways, and it is just a great place to be!

James Custom Homes has built many communities here in the Charlotte area. Recently, they have started a new project at OXFORD MANOR which is tucked in behind OXFORD HUNT an established community.

What I love about this James Custom Homes location is that you are “inside 51”. Which to someone not from here that probably doesn’t make sense. Being inside 51, means you are “closer” to the uptown area and Southpark. You also get to escape the busy intersection of Providence and 51 which easily could add another 5 minutes to your commute.

If you are looking for new construction and trees this community might be a great option. It also can boast the top public schools in the area AND several private schools nearby also.

I have worked with JAMES CUSTOM HOMES before and they are a solid builder. Like most builders you have to deal with “change fees” and “that is an upgrade”. But, in the end they make sure to deliver you a solid energy efficient home and make sure you the buyer are happy.

Here is my walk-through tour of their model home at OXFORD MANOR

If you are considering building a home having YOUR OWN representation is important. The builder compensates me for assisting you. Here is my video on why you should consider this and working with me.

About the Home:

The sellers of this SouthPark condo worked hard to bring gorgeous, modern upgrades to this starter home. They added granite countertops in the kitchen, fresh interior paint, new light fixtures, and new tile surrounding the master bathtub! Stay warm all winter long with a cozy and charming wood burning fireplace. All the space you need in the master walk-in closet. Just imagine sipping your coffee every morning on the master walk out balcony or hosting summer BBQ’s on the private enclosed patio out back.  New wood floors run throughout the living and dining room area with ceramic tile in the foyer and kitchen. You’ll get bragging rights on the fact that you’d be living in the home where “Homeland” was filmed!

About the Area:

What’s not to love about SouthPark? A short distance from Uptown, Cotswold, South End, you name it! SouthPark is an amazing central location for homeowners of all ages. It’s full of mature, lush trees that line the streets and gorgeous neighboring homes. Shop all day at South Park Mall and neighboring shopping centers like Phillips Place and The Specialty Shops. Stop by popular spots like Whole Foods, (half price wine samples on Wednesday evenings) Home Goods, Crate and Barrel, and so many more. Not to mention, you’ll be a short distance away from Harris Teeter’s flagship location (known by Charlotteans as the Taj-MaTeeter for it’s immaculate facility!)

Wine and dine at Baku, Del Friscos, or Living Kitchen. I ALWAYS recommend Reid’s Fine Foods.

5 Charlotte-Area Changes to Look For

June 8, 2016 by Danielle Edwards

5 Charlotte-Area Changes to Look For

These 5 Charlotte-Area Changes could help you buy or sell your Charlotte home

Charlotte is ever-growing and constantly changing. It seems as though every month, dozens of new condominiums and apartment homes, new neighborhoods, as well as plenty of shopping and restaurant options are being built all around us. Understanding what’s going on in and around Charlotte can play a vital role in the sale of your Charlotte home or the purchase of your next home in the Queen City.  I’ve done some research to let you know what Charlotte-Area changes to look for as you prepare you buy or sell your home.

1. The Catalyst Project in Downtown Davidson

According to the City of Davidson, plans are underway for developing new shops, restaurants, and parking options in Downtown Davidson around Town Hall. Charlotte Agenda posted that this project will cost about $5.7 million. Execution of this plan hasn’t quite happened yet, as many residents are opposed to it.

2. Community House Road in Ballantyne

Approval for a new community in the Ballantyne area has brought about some plans for Community House Road. You can expect to see a more pedestrian friendly street with sidewalks, roundabouts, additional lighting, and landscaping. Read about why this is happening here.

3. Redevelopment in the Second Ward

A neighborhood in Uptown’s Second Ward is in the process of being redeveloped. The city of Charlotte is in the midst of deciding on one of three proposals for the development, according to Charlottestories.com. To see what these proposals look like, click here.

4. 50 Million dollar expansion of NorthLake Mall

The owners of NorthLake Mall are adding a “lifestyle component” around the permitter of the current mall that will include restaurants, additional shops, and entertainment services. The expansion is to be completed in late 2017.

5. Rock Hill Bleacher Project

A $230 million Rock Hill development is planned to go up across from Winthrop University. The development will include apartments, sports facilities, restaurants, shops, and outdoor entertainment areas. You can view a slideshow of the current plans for this project here.

Whether you are buying or selling a home in Charlotte, North Carolina, these major developments may affect you! Working with a Realtor that is knowledgable about the future of each neighborhood is vital in making a home buying decision, and could play a key role in successfully selling your home.

May, 2016– Danielle Edwards is a Charlotte, NC Realtor with RE/MAX Executive, the number one RE/MAX in the Carolinas.

There’s a reason why it’s so rare to find a native Charlottean around here. Charlotte is a great place to move and there’s never been a better time to buy a home in Charlotte! Here’s why:

7. Affordability

For the high quality of life in the Queen City, Charlotte actually has a low cost of living among the top 40 metro areas in the nation. According to movingtocharlotteguide.com, Charlotte’s housing costs are 18 percent lower than the national average making 2016 the perfect year to buy a home in Charlotte!

6. Options

You can find bungalows galore near the city, or live in a modern uptown condo. You can live in the suburbs of Ballantyne or Matthews, or you can live on either Lake Wylie or Lake Norman. There is such a wide variety of homes in the Charlotte area, it’s impossible not to find a home that fits you and your family best.

3. Fun for the whole family

You could try a new place or go on a new adventure every weekend in Charlotte and rarely do the same thing twice. Go on a Saturday morning hiking trip on Crowders Mountain, take the kids to Discovery Place downtown, or take the whole family to the Whitewater Center for more than just whitewater rafting. There’s a plethora of family friendly outdoor activities, scenic greenways, museums and sights to see all over the city.

2. Pet-friendly environment

Charlotte is home to 6 dog parks across the city. Almost every local brewery is pet friendly and chances are there will be tons of cute pups for your own four-legged friend to meet. Bring your dog to the Whitewater Center to enjoy a big lawn and live music. There’s even an annual doggie event called “Woofstock.”

7 Simple Ways to “Go Green” at Home

April 26, 2016 by Danielle Edwards

7 Simple Ways to “Go Green” at Home

“Go Green” in your Charlotte, NC home with these 7 tips.

April, 2016– Danielle Edwards is a Charlotte, NC Realtor with RE/MAX Executive, the number one RE/MAX in the Carolinas.

“Go Green” at home! Making subtle changes to your daily lifestyle at home can make a positive impact on the environment. You don’t have to purchase a hybrid car or start raising your own livestock to create a more environmentally-friendly home. Below are some ideas you might find helpful when deciding to “Go Green” in your Charlotte home.

7. Update the insulation in the house

Older homes (built before 1980) may not be constructed well for energy efficiency. According to energy.gov, adding insulation to a home will likely pay for itself within a few years due to the amount of energy it will save for Charlotte, NC homeowners like you. If completely updating the insulation throughout your home is not currently in your budget, you can always purchase thicker curtains, or even sun-blocking/thermal curtains to keep the house cooler during the summer.

6. Throw out pesticides

Most pesticide sprays come in aerosol cans which are bad for the environment– more importantly, the chemicals that exist within those cans aren’t good for you and your family. Prevent pests first by sealing up any exposed holes in the wall or cracks in the foundation. Be very careful not to leave behind any crumbs or sugary and sticky messes. In the event that you do find bugs inside of your home, try using one of these homemade organic pesticides.

Danielle Edwards RE/MAX Realtor Charlotte NC

5. Clean off dust bunnies from refrigerator coils

All of the dust that collects behind your refrigerator will cause it to have to work harder to keep cool. Every 6 months or so, scoot it out and clean off the dust that has accumulated to make sure your fridge isn’t using up more energy than necessary in your home.

4. Unplug small appliances

Appliances still use energy when they’re not turned on or not being used, just because they are plugged into the wall. You can save energy and even cut back on your power bill just by unplugging appliances like your toaster or coffee maker. Also, try unplugging lamps that don’t get used very often in guest bedrooms or formal living rooms.

Danielle Edwards Charlotte NC Realtor REMAX Executives

3. Brew smarter

Coffee drinker? Make sure your coffee was sustainably grown by drinking USDA Certified Organic coffee. If you prefer to drink coffee on the go, many Charlotte, NC coffee shops will offer discounts for customers who bring their own mug or thermos. Save money and save paper or plastic!

Danielle Edwards Charlotte REMAX Realtor

2. Ditch the dryer sheets

Did you know the chemicals in your dryer sheets are bad for your health? There are many home made alternatives to using Tide or Gain dryer sheets that may also save you money! Try this safe alternative instead.

Weekend Home Makeover Tips – DIY

April 11, 2016 by Danielle Edwards

How to Give Your Home A Weekend Makeover

Give Your Charlotte Home a Facelift This Weekend!

April, 2016– Danielle Edwards is a Charlotte, NC Realtor with RE/MAX Executive, the number one RE/MAX in the Carolinas.

Maybe your new home doesn’t need any major renovations, but it could sure use a facelift. You can devote one weekend a month to some of these cost-effective home improvement projects until your house finally feels like home! Below are some ideas to get you started or provide inspiration. Follow the links below the pictures for instructions on how to give your home a weekend makeover!

Spray Paint Old Lighting Fixtures

Don’t be so quick to throw out old fixtures. An outdated gold or brassy dining table light could be an easy and affordable fix with the right tools. Change the look of your entire dining room by spray painting the fixture and replacing the bulbs.

http://unskinnyboppy.com/2011/01/let-there-be-non-brassy-light/

Paint The Front Door

Some people prefer a bold pop of color, some people prefer a dark stain. Try looking up some fun color schemes and figure out what would look best with the color of your exterior as well as shutters if your house has them.

Weekend Home Makeover

Board and Batten

Add some classy elegance to a drab room that simply decorating doesn’t seem to liven up. This might be a more complicated project for the less-than-handy homeowner, but with a little help and elbow grease, this DIY project will completely transform any room.

http://www.thriftydecorchick.com/2011/03/progress-board-batten-in-office.html

http://www.thriftydecorchick.com/2011/03/progress-board-batten-in-office.html

Refinish Carpet Steps

Rip up the carpet and brush on some stain. Turn your drab staircase into a chic and eye-catching feature in your home. Stairs are a very heavy traffic area in any house, causing carpeted steps get dirty and turn dark quickly. By removing the carpet and adding stain to the top of each step, you will create an overall cleaner image and environment in your home.

Create Some dimension

Stencil on some high gloss paint over flat paint. You can find large stencils at most craft stores. This project is perfect for a small accent wall. The effect works best when both paints are the exact same color.

You don’t always need to knock down walls and spend thousands to give your home a makeover. Always be careful to overlook a home because it seems a little plain–sometimes all it takes is a few weekends and a little paint to make your home feel brand new.  When a buyer walks in your home they are looking for reasons to eliminate it.  Don’t give them that option!  Not sure where to start contact Danielle Edwards and she will guide you with a target list to get your home ready to sell.

7 Ways to Help Your Kids Adapt to a New Home

7 Ways to Help Your Kids Adapt to a New Home

Tips for encouraging the kids to love their new Charlotte home

March, 2016– Danielle Edwards is a Charlotte, NC Realtor with RE/MAX Executive, the number one RE/MAX in the Carolinas.

Many of my clients have had young children and worry about the effect that moving may have on them. In general, moving is a huge transition, especially when kids are moving from the only home they’ve ever known. I’ve put together some guidelines and tips on how as a parent, you can make the transition a little bit easier on the kids.

  1. When packing up your first home, make sure to leave the kid’s rooms and belongings in place as long as possible. Pack up their bedrooms and bathrooms last, so they won’t go without the rooms they are used to for very long.  If you’re hiring a moving company or using a moving truck, make sure the kids’ boxes can be easily accessed so you can unpack their belongings and bedrooms first in the new home.
  2. Turn the unpacking and decorating process into a game or fun activity for your children. Have the kids compete for who can unpack 5 boxes the fastest, or let them play their favorite music as loud as they want while the family unpacks together. Packing up and boxing the old house may seem like a chore to the kids, and that’s okay, as long as they associate unpacking the new house with fun and excitement.
  3. Before the big move, take the kids on a drive around their new neighborhood or town. Point out the unique things in the area that make it fun for kids. Try to get them excited about playtime at the local park or the neighborhood pool.
  4. Consider unpacking the TV first so the kids have a form of entertainment while you and the movers move the big furniture they can’t help with.
  5. 8720604364_2ebdc6df85_o
  6. Before moving in furniture and picking out rooms, let the kids explore the new house so they can become familiar with the space.
  7. Look up Facebook groups for parents in your neighborhood. See if your neighborhood is on nextdoor.com. Setting up playdates for your children or getting them involved in local extra-curricular activities will help keep them distracted from the negative aspects of the big change and also help them make new friends in the neighborhood.kids-835146_960_720
  8. Most of all, be patient with the kids as they adjust. Moving homes can be very hard and they may not appreciate the new house right away. Understand that it’s normal, and accept their feelings. Time heals all things, and they will grow to love their home eventually.

6 Tips for Relocating to Charlotte

March 23, 2016 by Danielle Edwards

6 Tips for Relocating to Charlotte

Everything from navigating through the city to Queen City culture, use this article as your resource guide for relocating to Charlotte

Whether you are packing up and relocating to Charlotte right away or you are just in the early stages of house shopping, this Charlotte-area Realtor Estate agent is here for you! My name is Danielle Edwards and I am a Charlotte, NC Realtor with RE/MAX Executive, the number one RE/MAX in the Carolinas.  Preparing to relocate is stressful enough. I’ve done some research on relocating to the Queen City… so you don’t have to!

Know your school districts.

Oftentimes, the best neighborhoods are near the best public schools. Charlotte is a huge city, and if you plan on staying in the same home as your children grow up, be sure you’re looking at neighborhoods in school districts with a great reputation before relocating to Charlotte. Check out our list of the top rated high schools in Charlotte, and what neighborhoods surround them.

Test-drive your commute.

Loop Study StonewallCharlotte is full of interstates. If you’re heading North on I-77 on the way to work, your 15 mile commute may take an hour. If you’re heading South at the same time, your ride will be smooth and traffic-free. The same is true for the inner and outer loops of I-485, I-85, and even smaller roads such as Highway 160. If you already have a job lined up in the area, take a ride during rush hour from your prospective neighborhoods to your job site. If you will be working in uptown Charlotte, make sure you’re comfortable with the commute before your first day. The random one-way roads uptown can be tricky if you’re not used to them.

Subscribe to the Charlotte Agenda.

This online publication is great for newcomers that are relocating to Charlotte. The writers highlight popular restaurants and neighborhoods, and keep readers up-to-date on what’s in the works for the Queen City. Once you get settled in, this will be a great resource in figuring out where to explore. You are sure to fall in love with the many beautiful sights and unique breweries, parks, boutiques, and other small businesses that Charlotte has to offer! They also list multiple job openings a day, for those of you who are still on the job hunt.

Are you a workout fanatic? Purchase Class Pass.

This smartphone app is $79 per month. But, if you love working out it will be worth it. Charlotte is home to a large amount of local, family owned or private gyms. Maybe you are a yogi but don’t know which studio is best for you. The app lets you choose from almost ANY gym in Charlotte, view their schedule, and reserve a class. The only fee you pay is for the app itself. This means you have access to every gym in Charlotte until you find the one that’s right for you. Some of these gyms cost over $200 a month for a membership, so $79 is a great deal.

Know your neighborhoods.

It seems like Charlotte is home to a handful of “mini-towns.” You’ll hear all kinds of names for different areas here. The truth is, there are a ton of unique neighborhoods around the city and each one has it’s own character. While one area may be home to many college students, another may be home to many young professionals or families, so it’s important to get a good idea of what you can expect from each of these communities so you’ll be an expert before relocating to Charlotte! Some of these areas include: Elizabeth, South End, Lower South End, NoDa, South Park, Steele Creek, and Dilworth. To learn more about each neighborhood, check out this helpful website.
