Morgan Hills Albemarle NC | New Homes by True Homes

Most of the new construction conversation in Stanly County happens around Locust, because that’s the closest edge to Charlotte. Morgan Hills sits fifteen miles further east in Albemarle — and that fifteen miles is the whole reason to look at it.

 

THE ENTRY POINT

Morgan Hills has been starting in the mid-$200s for single-family new construction.

I want to sit on that for a second, because in the Charlotte metro in 2026, a new-construction number starting with a 2 is genuinely uncommon. For a first-time buyer, or a buyer who got squeezed out of the market closer in, or someone downsizing and looking to buy without a mortgage at all, that entry point does something most communities can’t.

The trade is location. You’re in Albemarle, not Locust — roughly 45 minutes to Charlotte and Concord along Highway 24/27. Whether that’s a dealbreaker or a rounding error depends entirely on your work situation, and I’d rather help you answer that honestly than talk you into a drive you’ll resent.

THE HOMES

Morgan Hills is built by True Homes on their Integrity Collection, the same value-focused line they build at Streamside. True Homes’ consistent pitch is square footage per dollar, and at this price point that’s the whole proposition.

The community is at 1023 Freeman View Drive, Albemarle, NC 28001, off Highway 24/27, and has model homes on site.

As with any value collection, know what you’re touring: standard finishes are more modest than True Homes’ upper collections, and the model home will typically show upgrades. Ask the sales representative which items in the model are standard and which are options, and get it in writing before you fall in love with a kitchen you haven’t budgeted for. That’s true at every builder, not just this one.

SCHOOLS

Morgan Hills feeds the South Stanly attendance area rather than West Stanly:

  • Aquadale Elementary (K–5) — about 7.3 miles
  • South Stanly Middle (6–8) — about 7.0 miles
  • South Stanly High (9–12) — about 7.5 miles

All three sit about seven miles out. That’s a real consideration for families — it’s a genuine morning drive, and there’s no version where you’re walking to school. If school proximity is your top priority, Streamside’s 1.7-mile distance to West Stanly High is a different animal, and I’d point you there instead.

Always verify current assignment with Stanly County Schools before you write an offer. Attendance zones change, and a builder’s website is not the authority.

WHAT’S ACTUALLY AROUND YOU

This is where Morgan Hills earns its keep.

Downtown Albemarle is minutes away, and it’s in the middle of a real revitalization — the old Lillian Knitting Mill converted to apartments and offices, the century-old Albemarle Hotel renovated into housing and restaurant space, a Pfeiffer University health sciences campus downtown, and businesses like Uwharrie Brewing in the historic Station 1 Firehouse. The city projects 400 to 500 new residents a year. I wrote about all of it in my downtown Albemarle guide.

For outdoors, you’re about 15 minutes from Morrow Mountain State Park, with Badin Lake and Lake Tillery nearby. If you own a boat or want to, this is one of the better-positioned communities in the region for it.

That combination — a downtown that’s actively improving plus lake and mountain access in a quarter hour — is not something the Locust communities can offer. It’s the trade you’re making for the extra fifteen miles.

WHO MORGAN HILLS IS RIGHT FOR

Good fit if: you’re buying at an entry price point, you work remotely or east of Charlotte, you want lake and park access, and a walkable historic downtown appeals to you more than proximity to a mall.

Less good fit if: you have school-age kids and a seven-mile school drive would wear on you, or you’re commuting to uptown Charlotte daily.

THE ALBEMARLE TIMING ARGUMENT

Here’s the thing I’d want a buyer to consider. Albemarle is putting real money into its downtown, a university has planted a campus there, a 282-acre business park is in development, and the city expects several hundred new residents a year.

That’s the profile of a market earlier in its curve than Locust’s. It doesn’t guarantee anything — nothing does — but if you’re buying at an entry price in a place that’s investing in itself, that’s a more interesting position than buying at the top of a market that’s already been discovered.

Oaks at St. Martin Oakboro NC | New True Homes from the $320s

Almost three thousand square feet. A three-car garage. A hundred and thirty-one dollars a square foot.

There are not many places left within an hour of a major metro where that sentence is still true. Oaks at St. Martin is a brand-new True Homes community in Oakboro, NC 28129, and it’s the most house per dollar I can show you anywhere in Stanly County right now.

 

THE CATCH, SAID HONESTLY

This one is different from every other community I’ve shown you, so let me get it out of the way first.

These are proposed homes. Nothing is built yet. You’re choosing a plan and a lot and building it from there. There is no finished house to walk through, no move-in-ready inventory to negotiate on, and no keys in sixty days.

That’s not a downside – it’s the entire point. True Homes calls these semi-custom, which means you’re choosing your own finishes instead of inheriting the ones somebody else picked. There are roughly ten plans to choose from, and the community is expected to take about two years to build out.

If you need to be in a house by Christmas, this isn’t it. If you’ve spent a year losing out on used houses that needed $40,000 of work anyway, keep reading.

THE NUMBERS

  • Builder: True Homes, semi-custom
  • Price range: $324,900 to $410,000
  • Square footage: 1,370 to 2,970
  • Lots: 0.21 to 0.23 acres
  • HOA: $300 twice a year – about $50 a month

Look at that HOA line twice. Fifty dollars a month. Compare it to an amenity-heavy community where the dues run three hundred and up, and over a ten-year hold the difference is real money. You’re trading a clubhouse for it, and for a lot of buyers that’s a trade worth making – especially in a town where the park is already two minutes away.

THE 2,970 IS THE STORY

The largest plan lands near $388,900 for 2,970 square feet with a three-car garage – roughly $131 a square foot.

For context: finding new construction anywhere near the Charlotte metro under $200 a foot has become unusual. Under $140 is close to unheard of. That gap is the whole reason to look at Oakboro, and it’s not going to stay this wide forever.

SCHOOLS

This is unusually good for a rural community, because everything is genuinely close:

  • Aquadale Elementary – under a mile
  • South Stanly Middle School – about a mile and a half
  • South Stanly High School – about a mile and a half

Every school your child will attend from kindergarten through graduation is inside a mile and a half of the front door. If you’ve ever done a 25-minute school run twice a day, you know exactly what that’s worth, and it’s more than most people budget for when they’re comparing price per square foot.

THE TOWN IS THE AMENITY

You’re minutes from Oakboro District Park, and Oakboro has one of the best small-town main streets in Stanly County – actual storefronts, the depot and caboose, the mural, a park with a pond and fountains. I did a whole video and a full guide on it.

Read it here: my Oakboro town guide. If you’re considering building here, spend a Saturday morning in town before you sign anything. The subdivision will look like every other subdivision while it’s under construction. The town is what you’re actually buying.

WHO OAKS AT ST. MARTIN FITS

Good fit if: your budget is in the $300s, you’re tired of competing for resales that need work, you want to pick your own finishes, you have school-age kids, you want the lowest dues in the county, and you can wait for a build.

Think twice if: you need to move quickly, you want to walk through the exact house before you buy it, you want a pool and a clubhouse, or you commute west every day.

BUILDING IS A DIFFERENT TRANSACTION – GO IN KNOWING THAT

A new-construction purchase is not a resale purchase with different paperwork. You’re signing the builder’s contract, on the builder’s timeline, with the builder’s lender being suggested to you, and you’re making forty finish decisions that each carry a price.

The three things that cost buyers the most money here: picking structural options you can’t add later and skipping ones you can, not understanding what’s standard versus what’s an upgrade until the design studio appointment, and signing before anyone has read the contract on your behalf.

HOW IT COMPARES IN THE COUNTY

  • Oaks at St. Martin (True Homes) – Oakboro, semi-custom, the most square footage per dollar and the lowest dues
  • Streamside (True Homes) – same builder, value collection, strong school proximity
  • Pine Bluff (Smith Douglas) – wider lots, smaller community, in Locust
  • Meadow Creek Village (Century Communities) – Locust
  • Cresswind at Rocky River (Kolter) – gated 55+, full resort amenities, top of the county price-wise

Seeing three of them in one afternoon is worth more than reading about all of them.

LET’S GO LOOK

The onsite agent at Oaks at St. Martin is Tyler Griffin, and he’s good at what he does. Here’s the part worth saying plainly: he works for True Homes. That’s the job and there’s nothing wrong with it – but if you walk into that sales office alone, the only licensed person in the room represents the seller.

Cresswind at Rocky River | 55+ Homes in Locust NC by Kolter

Five hundred and fifteen acres. Twelve hundred homes at build-out. Thirty pickleball courts planned. And it sits in Locust, North Carolina – a town most people drive past on their way to somewhere else.

Cresswind at Rocky River is Kolter Homes’ third active-adult community in this region, and it’s the biggest thing to happen to Stanly County new construction in years. I walked the model row so you’d know what’s actually there, what’s still a rendering, and what the dues really cover.

 

FIRST THING: THIS IS 55 AND OLDER

If you’re still raising kids, this isn’t your community, and I’d rather tell you in the first paragraph than the last. Pine Bluff and Meadow Creek Village are a few minutes away and both take families.

That said, the age rule has more give in it than people assume. Cresswind holds back 20% of homes for residents under 55 – spouses under the age limit, adult children living at home, live-in caregivers. If your situation is close to the line, it’s worth asking rather than assuming you’re out.

WHERE IT IS AND HOW YOU GET THERE

From I-485, take Exit 41 / Albemarle Road, then Albemarle Road (NC 24/27) about 13 miles toward Midland. Left on N Central Avenue (NC-200) for 1.8 miles, right on Bethel Church Road for 0.8 miles, then left on Cresswind Boulevard. The sales office lot is on your right, just before the gated model row.

On the commute: you’ll see marketing that makes uptown sound like a quick hop. Be realistic and plan on roughly 40 minutes to uptown Charlotte depending on traffic and exactly where you’re headed. Mint Hill, Harrisburg and Concord are meaningfully closer.

For a retiree that number means something completely different than it does for a commuter, which is exactly why this community works here and a family community at the same distance would struggle.

WHAT THE DUES ACTUALLY BUY

This is where most people get a number quoted at them without the context, so here it is properly:

  • $150 a month right now, while the resort amenities are still being built
  • $299 a month once the full amenity campus opens
  • $2,000 capital contribution at closing

That monthly figure covers lawn maintenance, basic cable and internet, security system monitoring, and the lifestyle program. Run that against what you’re paying separately for those things today before you decide it’s high – for a lot of buyers it comes out close to a wash, minus the Saturday spent mowing.

THE AMENITIES – AND WHEN THEY ACTUALLY OPEN

Be clear-eyed about the timeline, because this is the single biggest thing buyers misunderstand here.

  • The Founders Club, the temporary clubhouse, opens mid-October 2026
  • The first pickleball courts are expected around the first of the year
  • The full resort campus starts construction next fall and runs roughly 12 to 18 months from there

So if you buy early, you’re buying into the plan, not the finished product – at early-phase pricing. If you want to walk into a completed clubhouse on day one, you’re a later-phase buyer. Both are fine. Knowing which one you are before you tour is what keeps you from being disappointed.

What the finished campus is slated to include: Club Cresswind with a full-time lifestyle director – an actual person whose job is planning the calendar, not a bulletin board – a fitness center with SmartFIT training, a yoga studio, an aerobics studio, an arts and crafts room with a kiln, a ballroom, a resort pool with hot tub and cabana, tennis, and eventually more than thirty pickleball courts.

The part the brochures underplay: this land sits on the Carolina Thread Trail along the Rocky River Blueway. There’s lake access, walking trails, a dog park, and you can put a kayak in the water. For the right buyer that’s worth more than the ballroom.

THE HOMES

Ten decorated models on the row, with floor plans running roughly 1,500 to 2,900 square feet. Six homes are on the market as of September 2026, and every one of them has been listed about 92 days:

  • Caroline – 122 Marina Bay Trail – 3 bd / 2 ba – 2,063 sf – 0.12 ac – 2-car – $555,500 – $269/sf
  • Lila – 117 Marina Bay Trail – 3 bd / 3 ba – 2,201 sf – 0.16 ac – 2-car – $651,950 – $296/sf
  • Julia – 119 Marina Bay Trail – 2 bd / 2 ba – 2,100 sf – 0.14 ac – 2-car – $655,250 – $312/sf
  • Madison – 211 Marina Bay Trail – 3 bd / 3 ba – 2,749 sf – 0.20 ac – 2-car – $664,120 – $242/sf
  • Paige – 305 Marina Bay Trail – 3 bd / 3 ba – 2,920 sf – 0.18 ac – 3-car – $774,480 – $265/sf
  • Sydney – 221 Marina Bay Trail – 3 bd / 3.5 ba – 2,879 sf – 0.15 ac – 3-car – $803,840 – $279/sf

Best value on paper: the Madison, at $242 a square foot on the largest lot in the group. The one to think hardest about: the Julia, at $312 a foot for two bedrooms – you’re paying a premium per square foot for a smaller plan, which only makes sense if that specific layout is the one you want to live in.

No builder is going to draw that comparison for you. That’s the whole reason to bring your own agent.

THE HONEST NOTE ON THE LOTS

They’re small – 0.12 to 0.20 acres. That’s the trade, and it’s deliberate. You’re not buying a yard here. You’re buying the four hundred acres around you and somebody else to maintain it. If a yard is what you want, this is the wrong community and I’ll show you something else.

And those 92 days on market? On a resale that might be a warning. On a builder’s standing inventory it’s leverage – the kind of thing that gets discussed when you have representation at the table.

INCENTIVES

The current offer is a design studio discount when you use the builder’s preferred lender, CTC Mortgage. Builder incentives move constantly – they change by phase, by quarter, and sometimes by the week. Ask me what’s live the week you’re actually shopping rather than trusting a number in a blog post, including this one.

PHASES

The community will build out in roughly seven phases. Right now there’s Phase 1 North, and Phase 1 South on the other side of Bethel Church Road. Which phase you buy in affects your price, your amenity timeline, and how long you live next to active construction. It’s a real question to ask on your tour.

WHO CRESSWIND FITS

Good fit if: you’re 55 or better, you want the yard work and the exterior handled, you want a built-in social calendar instead of having to build one, you’re comfortable buying into an amenity plan that isn’t finished yet, and your commute is either gone or flexible.

Think twice if: you want land, you want a finished clubhouse the day you move in, or you need to be inside the loop several days a week.

HOW IT COMPARES IN THE COUNTY

Stanly County has more new construction right now than it’s had in a long time, and the communities are not interchangeable:

  • Cresswind at Rocky River (Kolter) – gated, 55+, full resort amenity plan, the highest price point in the county
  • Pine Bluff (Smith Douglas) – wider lots, smaller community, all ages, in Locust
  • Meadow Creek Village (Century Communities) – Locust, family-oriented
  • Streamside (True Homes) – value collection, strong school proximity for older kids
  • Oaks at St. Martin (True Homes) – Oakboro, semi-custom, the most house per dollar in the county

Seeing three of them in one afternoon is worth more than reading about all of them.
