Pine Bluff New -Like homes Locust NC

September 4, 2026 by Danielle Edwards

Pine Bluff is one of the more approachable new-construction communities in Locust, and the reason comes down to two things most buyers don’t look at closely enough: how many homes are in it, and how wide the lots are.

Pine Bluff is 112 single-family homes. That’s it.

I want to put that number first because it changes the experience of living somewhere more than almost any other feature. A 112-home community fills out in a reasonable window and then it’s done. You’re not living next to active construction for six years. You get to a point where the neighborhood is finished and the people in it know each other.

Compare that to the 400- and 600-home communities going up around the Charlotte metro, where the last phase delivers years after the first, and buyers in phase one spend a long time living beside dump trucks.

The lots

Homes at Pine Bluff sit on 90-foot homesites, and every home comes with a two-car garage.

Ninety feet is meaningfully wider than what a lot of production builders are platting right now. It’s the difference between a side yard and a walkway. If you’ve toured newer communities and had the vague feeling that the houses were too close together, lot width is usually what you were reacting to — and it’s the one thing you can’t renovate your way out of later.

Floor plans

Smith Douglas offers nine plans at Pine Bluff, ranging from about 1,436 to 3,005 square feet, with three to five bedrooms and two to four and a half baths.

The plans are named: The Phoenix, The Benson II, The Langford, The Coleman, The Lancaster, The McGinnis, The Harrington, The Avery, and The James. The Phoenix anchors the low end at 1,436 square feet with three bedrooms and two baths; the larger plans run up over 3,000.

That’s a genuinely wide range for a community this size, which matters — it means a first-time buyer and a family needing five bedrooms can both find something here, and it keeps the neighborhood from becoming demographically monolithic.

Smith Douglas builds on a personalization model, so there’s a design-selection process rather than a fixed spec home. Ask about the current incentive structure when you go; builders in this market have been running meaningful options credits, and they change month to month.

Amenities

Pine Bluff keeps it simple: walking trails, sidewalks throughout, and a tot-lot playground.

No pool, no clubhouse. I’d frame that as a feature rather than a gap for a lot of buyers — amenities are paid for through HOA dues in perpetuity, and a pool you use four times a summer is an expensive pool. If you want a full amenity package, there are communities in the area that have one, and I’ll show you those. If you’d rather keep your dues low and use Locust City Park, Pine Bluff is built for you.

Where it is

Pine Bluff is in Locust, NC, in Stanly County, about 12 miles from I-485 at Exit 41. Note that the sales office carries a Midland, NC 28107 mailing address — that trips people up, but you’re in the Locust area.

  • Uptown Charlotte: roughly 25 miles
  • Concord: about 15 miles
  • Albemarle: about 15 miles

Locust itself has grocery, banking, medical offices, an Ace Hardware, Locust City Park with trails and free summer Movie Nights, and local spots like Morgan’s Dairy Bar, The Brew Room and Hot Mess Burgers. Red Bridge Golf Club is nearby, as is Reed Gold Mine. Schools are Stanly County Schools.

How Pine Bluff compares

Locust has real choice in new construction right now, which is good for buyers. The short version of how I’d frame it:

  • Pine Bluff (Smith Douglas) — smaller community, wider lots, wide plan range, minimal amenities and correspondingly simpler dues
  • Meadow Creek Village (Century Communities) — different builder approach and price positioning
  • Whispering Hills and Streamside (True Homes) — True Homes’ Integrity collection, different value proposition
  • Locust Valley — not new construction at all, but worth seeing if mature lots matter more to you than a warranty

The honest answer is that the right one depends on whether you’re optimizing for lot size, monthly payment, square footage, or how finished the neighborhood feels the day you move in. Those pull in different directions, and no builder’s website will tell you that.

Want to see it?

I show all of these, and I don’t have a horse in the race between builders. If you’re comparing new construction in Locust, come walk two or three of them with me in an afternoon — the differences become obvious fast when you see them back to back. This community is pretty much finished. However, I can help you find other new ones like it.

One thing worth knowing: going to a builder’s sales office without your own agent doesn’t save you money. The builder’s representative works for the builder. Bring me along on your first visit and you keep someone in your corner at no cost to you. Here is my video on why you should have a buyer agent for new construction.

Meadow Creek Village, Locust, NC | New Homes by Century Communities

Meadow Creek Village, Locust, NC | New Homes by Century Communities

If you are searching for new construction near Charlotte but want more space, a quieter setting, and a price point that still feels realistic, Meadow Creek Village in Locust deserves a serious look. This Century Communities neighborhood on the Cabarrus County side of Locust gives buyers a fresh option with modern layouts, tall ceilings, and pricing that starts from $354,990.

Why Buyers Are Looking at Meadow Creek Village

Meadow Creek Village is one of the newer Century Communities neighborhoods in Locust, NC, and that matters. Early buyers usually get the best mix of floor plan selection, lot choice, and pricing flexibility before a community gets further along. In Danielle’s video tour, she highlights the combination that stands out here: super tall ceilings, included appliances, a strong location, and access to Cabarrus County Schools.

This is the kind of community that appeals to buyers who want a newer home without pushing all the way into higher Charlotte-area pricing. You are still close enough to Charlotte for commuting and convenience, but far enough out to get more house for the money.

Key Facts About Meadow Creek Village

  • Builder: Century Communities
  • Location: Locust, NC 28097
  • Community side featured: Cabarrus County side of Locust
  • Starting price: From $354,990
  • Typical price range: Mid $300s to mid $400s
  • Size range: Approximately 1,509 to 2,285 square feet
  • Floor plans: 5 available
  • Home types: One-story and two-story homes
  • Community amenities: Pool and cabana

Inside the Homes

One of the strongest points Danielle calls out in the video is the feel of the homes themselves. These homes are designed for how people actually live now: open-concept living areas, tall ceilings that make the space feel bigger, and layouts that work for everyday life instead of just looking good in photos.

Included appliances also help take some of the friction out of the move. For first-time buyers, move-up buyers, or anyone trying to keep the overall budget under control, that matters more than people sometimes realize.

Floor Plans and Buyer Flexibility

According to the video and community details, Meadow Creek Village offers five floor plans with both one-story and two-story options. That gives buyers more room to match the house to the way they live instead of forcing themselves into a single format.

  • One-story options for buyers looking for easier day-to-day flow
  • Two-story options for buyers who want more separation of space
  • Open layouts for entertaining and family life
  • Tall ceilings that create a more spacious feel
  • Modern new-construction finishes with a cleaner move-in experience

Location Advantage: Locust Without Feeling Disconnected

One of the biggest strengths of Meadow Creek Village is its location. Danielle points out that the community is only about 5 miles from downtown Locust, where buyers can easily access shopping, restaurants, and local events. That means you get a more residential and relaxed setting without feeling cut off from everyday convenience.

For buyers comparing suburban new construction around Charlotte, this is an important middle ground. You are not trying to force a city lifestyle into a place that does not offer it. Instead, you are choosing a community that gives you breathing room while still keeping the essentials close.

Approximate Drive Times

  • Downtown Locust — about 5 miles
  • Concord — about 20 minutes
  • Uptown Charlotte — about 35 to 45 minutes
  • Charlotte Douglas International Airport — about 45 to 55 minutes

Community Lifestyle and Amenities

Buyers are not just comparing square footage anymore. They are comparing the full experience of the neighborhood. Meadow Creek Village adds value with a community pool and cabana, plus the feel of a newer neighborhood where homes, layout, and amenities are all working together.

That mix is especially attractive for buyers who want a cleaner, more predictable ownership experience than many resale homes offer. New construction reduces the unknowns and gives buyers a chance to move into a home that fits current preferences from day one.

Schools and Why the County Line Matters

Another point Danielle calls out clearly is that this community sits on the Cabarrus County side of Locust. That matters to many buyers because school assignment and county identity often shape where they focus their search. In this case, Meadow Creek Village gives buyers access to the Cabarrus County side while still enjoying the Locust setting.

If school zones, commute patterns, and long-term resale logic are part of your search criteria, this is exactly the kind of detail worth sorting out before you walk into a builder office alone.

Do You Need a Realtor for New Construction?

Yes — and Danielle says it directly in the video. Buyers often assume they can just work with the builder rep and be fine, but the builder rep represents the builder. Having your own representation helps you understand the contract, compare communities objectively, and make sure you are not missing details that affect the real cost of the home.

The good news is that having your own realtor generally does not cost you extra in a new-construction purchase. It simply means you have someone on your side through the process.

If you’re researching new construction in Stanly County, Whispering Hills is one of the most relevant conversations in the Charlotte market right now — and most buyers aren’t finding it until they’re already priced out of Mecklenburg.

Living in Locust, NC

Locust NC Stanly County community near Charlotte real estate

Living in Locust means you get the breathing room that Mecklenburg County stopped offering years ago. Larger lots, newer construction, lower traffic — and a 30-minute commute to Charlotte that a lot of buyers are now willing to trade for. Stanly County is not a compromise; it is a strategic choice for buyers who have done the math.

As the Charlotte metro continues to push outward, communities like Whispering Hills are absorbing that demand early — which is where value tends to hold the longest.

Why Buyers Are Choosing Whispering Hills

  • True Homes — established Charlotte-area builder with a track record
  • New construction from the high $350s — meaningful entry point
  • Pool + playground + green space included in community plan
  • Generous homesites — space that resale inventory can’t match at this price
  • 30–40 minutes to Charlotte — commutable without compromise
  • Stanly County — lower congestion, lower tax burden, quieter living

The Villages at Red Bridge — Locust, North Carolina

March 13, 2026 by Danielle Edwards

The Villages at Red Bridge, Locust NC | Golf Community Guide

Most golf communities come with a catch: mandatory club membership and dues you pay whether you golf or not. The Villages at Red Bridge does not work that way. Red Bridge Golf Club plays as a public course, so you can live on the fairway and never pick up a club — or play every weekend without buying into anything.

See Locust, NC for yourself

Red Bridge sits in Locust, so it helps to see the town first. Here is my full tour of what living here actually looks like.

The part most buyers get wrong about golf communities

Ask anyone who has shopped a golf neighborhood and they will tell you the same thing. The house looks great. Then you read the covenants and find a mandatory club membership attached to the deed.

Red Bridge works differently. The course is public, so membership is optional rather than required. As a result, you get the views, the open space, and the quiet without the obligation.

Of course, you can still buy a membership if you play often. However, that is your choice instead of a line item you inherited with the house.

Verify this in the covenants for any specific home before you write an offer. Community rules can change, and I would rather you confirm it than take a blog post’s word for it.

About the golf course

Red Bridge Golf Club opened in 2009. David Postlewaite designed it, and the layout runs 18 holes at par 72, measuring 6,735 yards from the longest tees.

The terrain is wooded with real elevation change, which is unusual for this part of the Piedmont. In addition, a creek runs alongside several holes on the back nine. Golfers describe it as a risk-reward course with some forced carries and demanding par threes. There is also a 12-tee driving range on site.

Because the land drains well, the course tends to stay playable after rain. For a year-round golfer, that matters more than a scorecard does.

Homes in The Villages at Red Bridge

Construction began in 2009 and continued through about 2020. So this is an established neighborhood rather than an active build site. The trees have filled in and the streets are finished.

Homes generally run between 1,800 and roughly 2,300 square feet, with two to four bedrooms and three to four baths. The community includes both single-family homes and attached units.

Layouts here reflect when they were built. Expect open living areas, covered patios, bonus rooms, and flexible spaces. Many homes back to the golf course, a pond, or woods.

What homes cost in Locust – NC – Village of Red Bridge

Recent median sale prices have run near $515,000, at roughly $207 per square foot. Listings have ranged from the high $200s up to about $675,000 depending on size, view, and condition.

Golf course frontage carries a premium here, as it does everywhere. Therefore two similar floor plans can sit far apart in price based purely on what the back windows look at.

Prices move, so treat these as a snapshot rather than a quote. Reach out and I will pull current numbers for you.

Where you actually are

The Villages at Red Bridge sits in Locust, in Stanly County, on the western edge of the county nearest Charlotte.

  • Uptown Charlotte — about 30 to 40 minutes
  • Concord — about 25 minutes
  • Albemarle — about 15 minutes
  • Monroe — about 30 minutes
  • Charlotte Douglas International Airport — about 45 minutes

Schools are part of Stanly County Schools. Verify current assignment with the district before you write an offer, since zones change.

What is nearby

  • Locust Town Center shopping and services
  • Mi Fuente Fresh Mexican Grill
  • The Brew Room
  • The Local Room
  • Rocky River Vineyards
  • Locust City Park, with trails and free summer Movie Nights
  • Retail and restaurants in nearby Albemarle

Who Red Bridge is right for

This community fits you if you want golf course scenery without a mandatory membership. It also works well if you prefer an established neighborhood over new construction, or if you want single-level and low-maintenance options near Charlotte.

In addition, it suits buyers who golf occasionally rather than religiously. You get the setting either way.

Who it is not right for

However, Red Bridge is not for everyone. Skip it if you want a private club experience with a member-only course, a full country club social calendar, and a gate at the entrance. That is a real thing to want, and this is not that.

Look elsewhere too if you commute to uptown Charlotte five days a week. Thirty to forty minutes each way adds up fast.

Finally, if you specifically want brand-new construction with a builder warranty, this is the wrong neighborhood. Locust has several new communities instead, including Meadow Creek Village, and  more you can find on my youtube channel.

Living in Locust

Locust has grown steadily as buyers look past the immediate Charlotte suburbs for space and a quieter pace. In fact, the town has grown close to 30% in recent years. Even so, it still reads as a small town rather than a subdivision with a town attached.

The town calls itself “The City with a Soul.” Meanwhile it keeps adding restaurants, small businesses, and community events without losing that character.

For more on the area, read my full Locust, NC community guide.

Want to see The Villages at Red Bridge?

Golf communities reward touring in person. Photos flatten elevation, and the difference between a golf-view lot and one two streets back is something you have to stand in to understand.

So if Red Bridge is on your list, reach out. I will show you what is available, walk you through the covenants so the membership question is settled in writing, and compare it honestly against the other Locust options.
