Finding the Best Place to Raise Your Family

Here are some things to consider when looking for the Right Place for your Family

Why a school test scores shouldn’t be everything?

Whether you are moving close or far away, it doesn’t take a rocket scientist to know that you can Google most of the information you need and learn if it is the right fit.  However, as a real estate agent who has helped so many relocate to Charlotte, NC, I know the typical things buyers do.   This blog is not what you think… I will tell you other ways to dig deeper into an area you are considering moving to.

What is your family into?

Make a list of all the important things to you and your family.

  • Plan a trip to experience those “hobbies” as if you were there with your Family.  

 

 

 

 

 

 

 

 

 

 

 

 

 

  • Go to a high school football game.

 

 

 

 

 

 

 

 

 

 

  • Go to the local children’s theater show.

Moving to a new location can be a significant decision, and it’s important to research various aspects to ensure a smooth transition. Here are the basic things to consider when researching a place to move to with your family.

Cost of Living:

Investigate the cost of living in your desired destination. This includes housing costs, groceries, transportation, healthcare, and taxes. Websites like Numbeo and Expatistan can provide cost-of-living comparisons.

 

 

 

 

 

 

 

 

 

 

Job Market:

If you’re moving for employment, research the job market in the area. Look for job opportunities in your field and consider the unemployment rate.  It is really helpful to start your search knowing where you will be working.  Traffic patterns can be crazy as our city grows and grows.  Google Maps is a great resource where you can put a home/area in and then choose the time of day you are traveling to work.  That should easily cross out a few areas to consider!

 

 

 

 

 

 

 

 

 

 

Housing Market: 

Explore the local real estate market to understand property prices, rental rates, and availability. Consider factors like the quality of schools, crime rates, and proximity to amenities.  Remember real estate is LOCAL! Don’t fall in the trap of listening to what you hear on the news or TikTok.  Ask your Realtor!

Climate:

Check the area’s climate, including average temperatures, rainfall, and seasonal variations. Think about whether you can adapt to the climate.

 

 

 

 

 

 

 

 

 

Education for the whole family:

If you have children, research the quality of local schools, colleges, and educational institutions. Consider the availability of extracurricular activities and educational resources.  If you want your child in a charter school or private, know when the lottery opens and what they need for residency to apply.

If sports are important to you, you should try to visit a few games at different schools.  You can talk to the parents in the stands and learn about the team’s culture, playing time, and expectations.  Ask all those questions and get answers from the source.

  • Go to the Elementary School Fall Festival(if opened to the public).

Healthcare:

Investigate the quality and accessibility of healthcare facilities in the area. Check if your insurance plan covers medical services there.

Research crime rates and safety levels in the neighborhood or city where you plan to move. Websites like NeighborhoodScout can provide crime data.

Transportation:

Assess the transportation options available, including public transit, road networks, and proximity to airports or train stations. Consider your commuting needs.

 

 

 

 

 

 

 

 

 

 

 

Local Culture and Lifestyle:

Learn about the local culture, lifestyle, and community dynamics. Consider whether they align with your interests and values.

Taxes:

Understand the local tax laws, including income tax, property tax, and sales tax. Consult with a tax professional if necessary.

Utilities and Services:

Find out the cost of utilities like electricity, water, gas, and internet services in the area. Compare providers and their rates.

Local Regulations and Laws:

Research local laws and regulations, including zoning laws, noise ordinances, and pet regulations, to ensure they align with your lifestyle.

Quality of Life:

Consider factors such as access to recreational activities, parks, cultural events, and restaurants. Think about how these aspects contribute to your overall quality of life.

 

 

 

Community and Networking:

Explore opportunities for networking and making friends in the new location. Social media groups, local clubs, and organizations can be helpful.

Find out the locations of nearby hospitals, police stations, and fire departments. Know the emergency numbers for the area.

Environmental Factors:

Research environmental factors such as pollution levels, proximity to natural disasters, and environmental conservation efforts in the region.

Visa and Immigration Requirements:

If you’re moving internationally, understand the visa and immigration requirements for your destination country.

Language and Cultural Differences:

If moving to a place with a different language or culture, consider language barriers and cultural adjustments you may need to make.

Future Development Plans:

Check for any major development or infrastructure projects that could impact the area in the coming years.

Local Support Services:

Identify local services such as banks, post offices, grocery stores, and pharmacies that you’ll need daily.

It’s essential to conduct thorough research and possibly visit the area before making a decision to move. Gathering as much information as possible will help you make an informed choice that aligns with your personal and professional goals.

Do you enjoy live music, food, hiking — experience that!  Yes, planning a trip out and doing all these things might be more costly.  However, if you make a huge decision, you will want to know it checks all the boxes.

Going off of a school’s test scores is 1/4 of the equation (my opinion).  As a mom who has tried to navigate the dance world for my daughter, I can tell you the trial and error has been interesting.

TAXES YOU NEED TO KEEP IN MIND

Knowing anything is power, I wanted to provide you with this information on the Mecklenburg taxes. I wanted to communicate this to my Realtor partners because that is what my management team sent me.

Since Mecklenburg County is mandated to update the assessed values of all properties every four years, they just published their new tax rates. To check the new tax rate for any purchase transactions in Mecklenburg County, you must pull up the tax bill using the link below.

Below is a screenshot of where this can be found.

 

 

 

 

 

 

 

 

 

 

You then need to figure out which municipality it’s in.  For example, the screen shot below is in Charlotte so the new tax rate is .7335.  The new assessed value for this property is $1,093,500 so to calculate the taxes, you take $1,093,500, multiply by .007335 to get the annual amount, and then divide by 12 to get the monthly amount that you should put into PCL.  So the monthly taxes for this property will be $668.40.  You should NOT be looking at the prior year’s tax bill to obtain the property taxes since the new assessed values and tax rates are now out.

Property Tax Reevaluation – Mecklenburg County, Charlotte-NC 2023

PROPERTY TAX – Mecklenburg County Homeowners Hit PLAY before you PAY!!

Whatever we purchase, either online or offline; whether it’s tangible or not, let’s admit it there’s always a value added tax on it. Sometimes we might not notice but we ALWAYS PAY TAXES. And today we’re not only talking about Taxes, we’re discussing a reassessment year that happens every 4-8 years.

NOTE:  They will send you the new value in the mail, but then they “normally” adjust the tax rate for the value in June.  In past years, everyone panics, and then the county sets the new tax rate and that % is applied to your value.

Property Tax is  a real estate ad-valorem tax, which can be considered a regressive tax, commonly calculated by a local government. It is based on the value of the property which can be real estate or – in many jurisdictions – also tangible personal property. Under the North Carolina Law it requires at least (8) eight years to conduct a property reassessment to determine it’s market value. On the other hand, Mecklenburg County has advanced their cycle to conduct the procedure every four (4) years.

Here are three (3) different criteria to consider:

  •  THE CHARACTERISTICS MATCH THEIR FILE

– For example: you permanently added a screen porch and spent about $30,000 – 80,000 on it. You’ll be receiving a notification from Mecklenburg County informing you that there will be an assessor visiting you.

Every detail, changes, upgrades will be assessed by them.

  • COMPARABLE SALES

– are comparable properties in a specific area that you’re looking to buy or sell in. They are used to determine the home value by comparing it to similar properties sold in the same neighborhood.  You will contact your local trusted real estate agent and they should be able to assist you. If you don’t have one, then hopefully you will think to contact me as your local Charlotte real estate agent!

  • ANY KNOWN IMPROVEMENTS

– Any improvement or changes you put to the house that can be taxed on.

For instance, you noticed that there might be some errors on the declared tax, there are also options for you to do.

  • Reach out to them and do an informal review
  • Formal review , go in front of them to argue your case

Charlotte Real Estate Market- County results

Mecklenburg, Union, Iredell, and York County

Here is a breakdown on the amount of months you can expect your home to sell, and the average price per sq. ft.
CRITERIA:
*past 12 months
*4 bedroom
*priced $200k-$300k

Charlotte, NC

Mecklenburg County covers Charlotte Area, Real Estate Statistics

Currently, in Mecklenburg county homes are taking 3.19 months to sell, and priced at $96.42 per sq. ft.
Mecklenburg County, is the heart of where Charlotte lives. Homes here are closer to the Uptown Charlotte area, airport, sporting event and concerts.
However, neighboring counties have recently become a hot spot for home owners seeking cheaper taxes, newer homes, and more home for the dollar.

 

UUnion County, NCnion County located south east of Charlotte, Real Estate Statistics

Currently, in Union county homes are taking 3.6 months to sell, and priced at $89.5 per sq. ft. Union county, known for homes with lots
of acreage, horse country, but not so far out there that Publix and Walmart haven’t made their claim on this popular sprawling area.

 

 

Lake Norman

Iredell County located North of Charlotte, Real Estate Statistics

Currently, in Iredell county homes are taking 5 months to sell, and priced at $89.88 per sq. ft.
Iredell County is most know for the Lake Norman area, and popular base for many NASCAR related industries. Taxes are cheaper than their southern
neighboring Mecklenburg. Many home buyers that don’t mind the I-77 traffic, or being far from the “city-life”, opt- to choose Iredell county as a place to call home.

 

                                       Baxter Village Homes

York County located North of Charlotte, Real Estate Statistics

Currently, in York county homes are taking 4 months to sell, and priced at $89.75 per sq ft. York county is most known for Fort Mill, SC area
and Lake Wylie. The schools in Fort Mill are ranked among some of the top in the nation. Home owners opt to live here to be 20 minutes from Charlotte city center, lower taxes, more home for the dollar.
