and building that custom home might be the answer.
Many buyers are turning to building a custom home to achieve what they want.

Chelsea Building Group- “Live Exceptionally”

7 custom homes -Southpark.

The Bridge at Sharon View has  7 custom homes total, two are already built.  The lot sizes range from .29 – .32 acres.  Another great feature is that lawn maintenance is included in the HOA, of $200 a month.

You can still choose your lot and build a custom home with Chelsea Building Group.
There are 5 lots / home sites for sale in this Southpark gated enclave.  There are no specs, since they are a truly custom builder.  You meet with Jeff Conger, Construction manager to discuss preliminary ideas for your home and decide if it will work with the lot of your choice.  Next step would be to meet with the architect Gray Houghton, and our design team.

Charlotte Real Estate Market Update

October 3, 2014 by Danielle Edwards

Charlotte Real Estate Market Update

Remax Executive, Danielle Edwards

South Park home for sale.

How is Charlotte Real Estate doing?

Are we in a seller’s market? Or a buyer’s market?

In the world of Real Estate we use statistics to analyze and inform us about how our real estate market is doing in Charlotte. A typical way to know if it is a buyer’s market, or seller’s market, is based on how long it takes for homes to stay on the market. This is called the Absorption rate. If it takes more than 6 months to sell a home, then it is considered a buyer’s market, if it takes 6 months to sell you are right there in the middle, a flat market. If it takes less than 6 months to sell a home, then you are in a seller’s market.

Charlotte Single Family Homes are selling on average 3.8 months

Seller’s Market

The Charlotte real estate market is changing. Recently all 3 of my current transactions were multiple offer situations, and under contract within 5 days.

Homes in Charlotte are selling fast.

The Farms

Single Family homes, Re-sale, Charlotte

Charlotte Homes under contract on average in 44 days

Another question buyers and sellers always ask is price. Price is key. Price is everything.
The time where you could buy a home in Charlotte for 20% under market value has passed.

Homes in Charlotte are now selling at an average of 96% of list price!

So, submitting an offer that is extremely LOW is not only insulting to the seller, it makes little sense. Because the seller knows if his/her home is priced right, it should sell at 96-99% of list price.  In some cases, I’ve seen homes sell for more than listing price!

Charlotte Real Estate Market up 24.6%

January 8, 2014 by Danielle Edwards

Charlotte Real Estate Market is SOARING.

Charlotte, North Carolina

The Queen City is looking good.

Great news to ring in the new year.  The Charlotte Real Estate market is vastly improving.

By just comparing December 2013 to the previous year home sales are up 12.8 percent.

according to the Charlotte Realtor Association.

The report says Realtors sold 2,636 home last month in the 10-county Charlotte region tracked by the association, up from 2,337 in December 2012.

With December’s data in, the association reported end-of-year figures as well. Guess what? total closings for 2013 were up 24.6 percent to 34,468 from 27,660 in 2012.

“Though inventory is somewhat limited across the region and the new mortgage rules for lenders could hamper sales a bit, the Charlotte market still provides more opportunities than challenges and Realtors are optimistic about the outlook for 2014,” says Joe Rempson, the 2014 president for the association.

Personally, as a Realtor I was even busy in the month of December which normally is a time with real estate in Charlotte slows down.

Even though statistics show a great improvement, Charlotte could still use some sellers to come off the sidelines and create more inventory in

certain areas.

What can your money buy you in Charlotte?

wesley-heights-houses$100,000 can buy you a nice 3 bedroom home on the bordering communities of Charlotte.  These homes range from newer 3 bedrooms to

old Charlotte brick homes with lots of acreage.

$200,ooo can get you into the popular Charlotte subdivision of Highland Creek in a 4 bedroom home. Or a nice ranch in adorable Madison Park located in the heart of Charlotte.

$300,000 can get you a lot in Charlotte.  All depends on location!  You can chose Northern Charlotte and get a 5 bedroom home in Highland Creek.

You can try an older Suburb in Providence Plantation and have a spacious 4 bedroom, or a the new popular “Ballantyne” area and get a nice 3 bedroom.

$400,000 can get you a nice 4 bedroom NEW home in many subdivisions all over Charlotte.   There are so many options for real estate here in Charlotte.

Want more specific information?

As a Remax Executive Realtor, I would be happy to personally help you find a home in your price range and discuss the different areas of Charlotte.

Having lived in the different areas of Charlotte from Lake Norman to Ballantyne I can certainly help you find the right part of Charlotte for you to live in.

Charlotte Commute Times- Charlotte Realtor- Danielle Wasser

November 8, 2013 by Jason

Charlotte Commute Times

Charlotte, NC

Charlotte, NC

As a realtor one of the top questions I get about Charlotte is, “What is the Charlotte commute like?”  This is a fair question considering we drive an average of 13,476 miles per year, or 37 miles a day. The number of Americans with driver’s licenses increased 45 percent, from 145 million in 1980 to 210 million in 2010. We spend more than twice as much time in traffic congestion – 14 hours per year in 1982 to 34 per year in 2010.
With that in mind, lets break down Charlotte Commute times:

Lake Norman to Charlotte Commute

First problem with this commute is if you are coming past exit 33 and crossing the lake, EVERYONE stops to look at the lake.  You may find yourself sitting in your car crawling and its for nothing.  Just people looking at the lake.  If everyone could cohesively just LOOK forward and drive this would shave a good  8 minutes off your Charlotte commute.

To prove my point, a visit to Four Square, shows picture after picture , while driving, after they pass exit 33 approaching Davidson.
  • Leaving from exit 28/25 its a 45 min commute in rush hour.  Non Rush hour 20 min commute.
  • Leaving from Mooresville or Davidson  an hour commute in rush hour.   Non rush hour  35 min commute
Rain – Sure this is safe
Sunny Days
Let’s not forget Sunsets

Ballantyne to Charlotte Commute

The Charlotte commute from popular suburb Ballantyne to Uptown Charotte can be a headache.  However, unlike the lake where there is just ONE way in and out, here you have 3 options.
I love options.
  • 485- Uptown Charlotte-   The stretch from Johnston/Rea to 77 could take up the bulk of your time with current construction.  Rush hour 45 mins.  Non Rush hour 20 minutes.
  • Historic route- If you are one for scenery, history, and catching red lights this is the option for you!  Take Ardrey Kell to Providence Road and drive straight! This is the same amount of time 45 mins to and hour in peak rush hour(but, you could get lucky  and hit green lights, also easier to detour, but non rush hour (hitting green lights is the best) 30 minutes.  This route has more restrictive speed limits.
  • Zig-Zag- For the creative people, who love using their GPS this route is for you.  I tried this the other day, and out smarted the accidents that my app told me about.  Combination of HWY 51, to Park Rd, through communities, and landed in Uptown.  Watch yourself on Park Rd near “Cameron Woods” cops love to hang out and trap you!

Southpark to Charlotte Commute

View from Midtown

View from Midtown

The Charlotte commute from South Park has one disadvantage, you can’t win from choosing highway or streets.

  • Going on either Park Rd,  or Sharon to Providence should take 20 minute in Rush Hour.  Non rush hour 15 mintues.  Again, all 2 lane roads in most parts, and if you hit lights could take longer.

Fort Mill to Charlotte Commute

Fort Mill has fast become a desirable spot cause of the great schools, lower taxes, and “small town” feel.  It is also just as close to Charlotte, as the other popular Charlotte suburbs.

  • 77 North hitting a few of your friends coming off the 485 will slow you do as they add to 77 North traffic.  45 Rush Hour, 30 Minutes Non Rush Hour
  • For those going to North Charlotte, taking the new 485 loop around and skipping 77 North traffic is a great idea.  This will connect you around Huntersville.

Charlotte view from Southend

Want to avoid Charlotte commute?

Your options would be to live IN Uptown, or the Southend area, or other up and coming urban areas surrounding uptown.  OR, if you live south of downtown, use our new Cats lynx system light rail.
Feel the big city city life here in Charlotte.  The lightrail is clean, safe, quick and effective!  Makes your Charlotte commute not even a thought!

Charlotte Commute Apps

  • Waze- gives you directions and monitors traffic conditions for others on the road at the same time. That’s what makes it the leading navigation app (although the friendly app icon and design certainly play a part in luring users back). Waze is works together with fellow drivers.
  • Twist– Focusing on actual arrive time, which will save you from texting while driving(prevent traffic).  Most accidents are caused from people running late.
  • Twitraffic- Uses drivers TWEETS to let you know about traffic
  • Beat the Traffic Charlotte- this is ONLINE and an APP!
