6 Tips for Relocating to Charlotte

Everything from navigating through the city to Queen City culture, use this article as your resource guide for relocating to Charlotte

Whether you are packing up and relocating to Charlotte right away or you are just in the early stages of house shopping, this Charlotte-area Realtor Estate agent is here for you! My name is Danielle Edwards and I am a Charlotte, NC Realtor with RE/MAX Executive, the number one RE/MAX in the Carolinas.  Preparing to relocate is stressful enough. I’ve done some research on relocating to the Queen City… so you don’t have to!

Know your school districts.

Oftentimes, the best neighborhoods are near the best public schools. Charlotte is a huge city, and if you plan on staying in the same home as your children grow up, be sure you’re looking at neighborhoods in school districts with a great reputation before relocating to Charlotte. Check out our list of the top rated high schools in Charlotte, and what neighborhoods surround them.

Test-drive your commute.

Loop Study StonewallCharlotte is full of interstates. If you’re heading North on I-77 on the way to work, your 15 mile commute may take an hour. If you’re heading South at the same time, your ride will be smooth and traffic-free. The same is true for the inner and outer loops of I-485, I-85, and even smaller roads such as Highway 160. If you already have a job lined up in the area, take a ride during rush hour from your prospective neighborhoods to your job site. If you will be working in uptown Charlotte, make sure you’re comfortable with the commute before your first day. The random one-way roads uptown can be tricky if you’re not used to them.

This online publication is great for newcomers that are relocating to Charlotte. The writers highlight popular restaurants and neighborhoods, and keep readers up-to-date on what’s in the works for the Queen City. Once you get settled in, this will be a great resource in figuring out where to explore. You are sure to fall in love with the many beautiful sights and unique breweries, parks, boutiques, and other small businesses that Charlotte has to offer! They also list multiple job openings a day, for those of you who are still on the job hunt.

Relocating to Charlotte

Are you a workout fanatic? Purchase Class Pass.

This smartphone app is $79 per month. But, if you love working out it will be worth it. Charlotte is home to a large amount of local, family owned or private gyms. Maybe you are a yogi but don’t know which studio is best for you. The app lets you choose from almost ANY gym in Charlotte, view their schedule, and reserve a class. The only fee you pay is for the app itself. This means you have access to every gym in Charlotte until you find the one that’s right for you. Some of these gyms cost over $200 a month for a membership, so $79 is a great deal.

Know your neighborhoods.

It seems like Charlotte is home to a handful of “mini-towns.” You’ll hear all kinds of names for different areas here. The truth is, there are a ton of unique neighborhoods around the city and each one has it’s own character. While one area may be home to many college students, another may be home to many young professionals or families, so it’s important to get a good idea of what you can expect from each of these communities so you’ll be an expert before relocating to Charlotte! Some of these areas include: Elizabeth, South End, Lower South End, NoDa, South Park, Steele Creek, and Dilworth. To learn more about each neighborhood, check out this helpful website.

Springtime House Shopping: How to Stay Ahead

How to prepare for the busy market this spring

Staying informed on how to handle springtime house shopping paired with working with your RE\MAX Executive agent will help you achieve an awesome home buying experience this Spring! Spring and summer are approaching quickly, and the temperature isn’t the only thing that’s warming up. As the days grow longer and the temperatures become more desirable, you’ll find that more homebuyers are on the prowl.  Keep reading for some helpful tips on how to survive springtime house shopping in 2016:

Get Pre-approved: When you make an offer, you’ll want to outshine the rest of the clients who are out springtime house shopping as well. One way to do this is to go ahead and get pre-approved by a lender. When a seller sees that you’re trustworthy and a step ahead, they’ll feel more confident about accepting your offer. You’ll want to include your lender’s pre-approval letter in your offer.

Know what you want: You’ll want to act fast when you’re interested in a home this spring. The high competition may mean that a great opportunity could slip out from under you. In the wintertime, you may be able to find a place you love and let it sink in for a week or so before making an offer. But in the hot Spring market you’ll want to jump on it a bit faster. Of course, a decision as big as buying a home should be carefully thought out, so do your research ahead of time and know what makes a perfect home in your eyes so when the right one comes along, you can grab it.

Get organized: Finding a home is sometimes the easiest part. You’ll also need to provide many time-sensitive documents to your lender in order to close. Before you really dive in to your home search, go ahead and compile as many of these documents as possible. Make sure you can get your hands on tax returns, W2’s, bank statements, etc. Understand that opening a credit card or making a big purchase could slow down your loan approval or prevent it all together. Things move quickly when the market is busy, make your springtime house shopping experience smooth and easy by staying organized.

Learn to Compromise: If a seller accepts an offer on the home of your dreams, that’s great! But it may not happen, and that’s okay. Decide on exactly what you absolutely need to have in a home and the rest can wait. Maybe you won’t consider a home that doesn’t have a pool or a large master bathroom. But are those things more important to you than making sure your children are in a solid school district or that you have a short commute to work? If you can’t have it all, make a list of the things you need in a home and make another list of the things you want in a home. Just make sure to keep them separate, and consider needs first.

Attention to Detail: A lot things go wrong in the winter. A snow storm can cause the roof to leak, your furnace could break, pipes can freeze, etc. Touring a home for the first time in the Winter, it may be easier to find things that can end up costing you money in the future. If you are house shopping in the spring,  you’ll have to be a little more cautious. Search for damp areas on walls or a damp smell in cabinets, turn on taps to check water pressure. Open windows to see if the frames are rusted or warped. Check out our checklist of additional warning signs here. Finding a questionable issue in a home yourself before moving forward will save you a lot of time, energy, and—quite possibly, money.

Warning Signs to Look for When Touring a Home

Ready to go see some houses? Be on the lookout for these warning signs during your tour

There are a ton of new homes going up all over Charlotte, NC. But there are also many beautiful older homes with history and character. If you’re looking at a home that’s more than a few years old, there may be more to it than meets the eye. Even if you’re planning a renovation, it’s important to know what issues or warning signs to look for in a home so they can be detected early on. Below is a list of warning signs to be weary of when touring a home for the first time with your Charlotte Real Estate agent. Noticing these problem-areas early on will help you determine how much money you may have to spend to make a prospective house your home!

Large, overgrown trees

If the large trees in your yard are old and weathered, they could pose a potential threat during wind or ice storms. Check to make sure large trees are sturdy and see if they seem to be rotting out. A rotting tree may need to be completely removed, where a strong tree may just require a little extra maintenance and trimming.

Difficult-to-open Windows

If you find it significantly difficult to get a window open, it could indicate anything from dry rot to termite infections. Check around sticking windows to see if the sellers may have covered up damp spots with fresh paint. If so, they had something to hide that will likely cost you extra money.

Wiring and electricity issues

Electrical outlets that seem old or discolored could be a warning sign. Electrical wiring can be extremely costly. If the house isn’t vacant and has power turned on, flip the light switches on and off and check electrical sockets for signs of damage.

Damaged Cabinets

Cabinets are easy to cover up and face-lift on the outside, but the same isn’t always true for the interiors. Check the inside of the kitchen cabinets to make sure there isn’t any water damage. Sometimes coffee pots left underneath wooden cabinets for years can cause damage from the steam, so it may be helpful to look underneath the upper cabinets as well. You can repair a water-damaged cabinet, but it may be pricey.

Dampness

Be observant of all the walls and ceilings in a home. Check for any stains or evidence of water damage. If you can smell dampness but can’t see it, try to determine if the paint in that area is fresh. If so, the sellers may have tried to cover up stains by painting over them.

Water Pressure

Check the shower pressure in the bathrooms. You don’t want to be stuck in a home with terrible water pressure. While you’re running the water, check out how well the drains work. It may also help to check the kitchen and bathroom sinks for drainage issues as well.

Loose Tiles

Loose tiles in bathrooms, kitchens, or laundry rooms is a sign of water damage. If you see any uplifted tile or loose grout, also check and see if any wood seems to be cracked or swollen in that area.

Roof

Unfortunately, roofs can pose dozens of expensive issues. Make sure the roof does not appear rusty or damaged. Be observant of whether the roof seems sturdy or slightly saggy. If the roof seems to be caving in slightly, this could mean there is a framing or foundation issue with the house.

Yard condition

Try to determine by the shape the yard whether or not drainage is an issue. If the yard seems to cave in at any point, this may indicate that rain will cause pools of mud in the lawn which means you will be the one to spend money on a new drainage system. This could be especially troublesome if you have pets.

Heating and AC

Check out the HVAC or heating system to determine the age of the system. If it seems old and weathered, it may need to be replaced in the near future or right away.

How is Charlotte Real Estate doing?

Are we in a seller’s market? Or a buyer’s market?

In the world of Real Estate we use statistics to analyze and inform us about how our real estate market is doing in Charlotte. A typical way to know if it is a buyer’s market, or seller’s market, is based on how long it takes for homes to stay on the market. This is called the Absorption rate. If it takes more than 6 months to sell a home, then it is considered a buyer’s market, if it takes 6 months to sell you are right there in the middle, a flat market. If it takes less than 6 months to sell a home, then you are in a seller’s market.

Charlotte Single Family Homes are selling on average 3.8 months

The Charlotte real estate market is changing. Recently all 3 of my current transactions were multiple offer situations, and under contract within 5 days.

Another question buyers and sellers always ask is price. Price is key. Price is everything.
The time where you could buy a home in Charlotte for 20% under market value has passed.

Homes in Charlotte are now selling at an average of 96% of list price!

So, submitting an offer that is extremely LOW is not only insulting to the seller, it makes little sense. Because the seller knows if his/her home is priced right, it should sell at 96-99% of list price.  In some cases, I’ve seen homes sell for more than listing price!
