Lake norman is an “area” that sprawls north of Charlotte.  It is a man made lake that has several “fingers” creating this summer hot spot for those living in the Charlotte area, and its surrounding communities.  You can live on Lake Norman and live on the Northern part of the lake in Mooresville, Troutman, and Statesville  all cities/towns in Iredell county.   Denver and Sherrills Ford area which is the West part of the lake in  Lincoln County.  However,  the Mecklenburg county side is most popular for its location close to Charlotte and its shopping and entertainment.  The cities in Mecklenburg county that are apart of Lake Norman would be
Huntersville at the southern tip.  The majority of the lake norman area lies in Cornelius, NC.

South End, from retail to light rail

Charlotte, NCSouth end is a historic warehouse district that has been rejuvenated with condos, town homes, retail and instant connection to Uptown.

For those wanting to live “in the city” of Charlotte, South End delivers what you want without the hassle of Uptown life.  I compare

South End, Charlotte to the West Village of NYC.  Having lived there for three years, I can honestly say it keeps getting better.

This week there is more news on the horizon about exciting happenings in the South End area.

 

 

WHAT’S NEW IN SOUTH END, CHARLOTTE AND WHY YOU SHOULD LIVE THERE

Tupelo Honey Cafe:

A popular brunch spot in Asheville, has moved into the South End, Charlotte area.  Located where Pewter Rose use to be.  This is a definite MUST EAT

place when visiting Charlotte, or if you live in the area.  Located at 1820 South Blvd.  Visit site for big party reservations or call 980-225-9167.

Nan and Byron’s:

Another new restaurant in South End, Charlotte.   Located where the landmark Vinne’s stood for decades and been completely re done floor to ceiling.  Located on the North West corner of East and South Blvd.  The food is delicious southern soul food.  Great decor on the inside southern/city flair.   Located at 1714 South Blvd.  Phone number  Nan Byron’s ( 980) 224-7492.

Publix:

“Where shopping meets pleasure”.  My childhood grocery store has made its way from Florida to the Carolina’s.   Publix has an amazing bakery, deli sandwiches, and very friendly employees.

The Publix in South End should be opening soon, and will be called the Shops at South line.  Publix will be going head to head with Matthews based grocery store Harris Teeter.

Retail:

Centro Cityworks, the Charlotte development firm headed by David Furman, is planning a five-story, 74,000-square-foot office and retail building in South End next to landmark restaurant Price’s Chicken Coop.  Should be completed summer of 2015.

LIGHT RAILLight rail:

Till now the light rail, “metro mover’, connects Pineville to Uptown along South Blvd.  The 1.2 million dollar project will start in March creating an 9.3-mile line connecting uptown and UNC Charlotte opens in 2017. After its completion, the Lynx Blue Line and the Blue Line Extension, as the new segment is called, will connect 20 miles of the city spanning Pineville to just below the Interstate 485 beltway at the UNCC campus. It is expected by 2035 an estimated 50,000 people will ride the light rail daily!

Charlotte Real Estate Market up 24.6%

Charlotte Real Estate Market is SOARING.

Charlotte, North Carolina

The Queen City is looking good.

Great news to ring in the new year.  The Charlotte Real Estate market is vastly improving.

By just comparing December 2013 to the previous year home sales are up 12.8 percent.

according to the Charlotte Realtor Association.

The report says Realtors sold 2,636 home last month in the 10-county Charlotte region tracked by the association, up from 2,337 in December 2012.

With December’s data in, the association reported end-of-year figures as well. Guess what? total closings for 2013 were up 24.6 percent to 34,468 from 27,660 in 2012.

“Though inventory is somewhat limited across the region and the new mortgage rules for lenders could hamper sales a bit, the Charlotte market still provides more opportunities than challenges and Realtors are optimistic about the outlook for 2014,” says Joe Rempson, the 2014 president for the association.

Personally, as a Realtor I was even busy in the month of December which normally is a time with real estate in Charlotte slows down.

Even though statistics show a great improvement, Charlotte could still use some sellers to come off the sidelines and create more inventory in

certain areas.

What can your money buy you in Charlotte?

wesley-heights-houses$100,000 can buy you a nice 3 bedroom home on the bordering communities of Charlotte.  These homes range from newer 3 bedrooms to

old Charlotte brick homes with lots of acreage.

$200,ooo can get you into the popular Charlotte subdivision of Highland Creek in a 4 bedroom home. Or a nice ranch in adorable Madison Park located in the heart of Charlotte.

$300,000 can get you a lot in Charlotte.  All depends on location!  You can chose Northern Charlotte and get a 5 bedroom home in Highland Creek.

You can try an older Suburb in Providence Plantation and have a spacious 4 bedroom, or a the new popular “Ballantyne” area and get a nice 3 bedroom.

$400,000 can get you a nice 4 bedroom NEW home in many subdivisions all over Charlotte.   There are so many options for real estate here in Charlotte.

Mecklenburg County covers Charlotte Area, Real Estate Statistics

Currently, in Mecklenburg county homes are taking 3.19 months to sell, and priced at $96.42 per sq. ft.
Mecklenburg County, is the heart of where Charlotte lives. Homes here are closer to the Uptown Charlotte area, airport, sporting event and concerts.
However, neighboring counties have recently become a hot spot for home owners seeking cheaper taxes, newer homes, and more home for the dollar.

 

UUnion County, NCnion County located south east of Charlotte, Real Estate Statistics

Currently, in Union county homes are taking 3.6 months to sell, and priced at $89.5 per sq. ft. Union county, known for homes with lots
of acreage, horse country, but not so far out there that Publix and Walmart haven’t made their claim on this popular sprawling area.

Iredell County located North of Charlotte, Real Estate Statistics

Currently, in Iredell county homes are taking 5 months to sell, and priced at $89.88 per sq. ft.
Iredell County is most know for the Lake Norman area, and popular base for many NASCAR related industries. Taxes are cheaper than their southern
neighboring Mecklenburg. Many home buyers that don’t mind the I-77 traffic, or being far from the “city-life”, opt- to choose Iredell county as a place to call home.

York County located North of Charlotte, Real Estate Statistics

Currently, in York county homes are taking 4 months to sell, and priced at $89.75 per sq ft. York county is most known for Fort Mill, SC area
and Lake Wylie. The schools in Fort Mill are ranked among some of the top in the nation. Home owners opt to live here to be 20 minutes from Charlotte city center, lower taxes, more home for the dollar.

They say most of Charlotte, NC is all transplants. By the look of the licenses plates, and southern accents less heard I would say this is true. However, there is something truly special about living in Charlotte, NC and I don’t regret my move to Charlotte.
Being raised in South Florida, I was use to the beaches, humidity, and no one speaking English. I love living in the Carolina’s. There are many different parts for you to choose from. You have the “piedmont” where Charlotte, NC is. You also have the Mountains, which are gorgeous. My favorite, the beaches! South Carolina, has my favorite vacation spot, Charleston, also ranked the #1 city to visit in the United States.

Let’s face it, you are not alone with the rest of your “under water friends” who bought at the height of the market. Not only do you own this great home, but most have high interest rates. Staying in your home and throwing GOOD MONEY at your bad investment is not helping you grow financially, or save money.
You may be lucky enough to have an Aunt Ida fund to make up the difference, otherwise I have put together 7 options to help you with your upside down mortgage. I would seek legal advice on 2-7, since rules and laws do vary from state to state.

Option One: DEAL WITH IT

Staying in your home is the least stressful option. A great option if you enjoy taking your money and throwing it away every month at an investment you might never see a return on. However, the right thing to do if you care about your credit and accepting the fact that life isn’t always fair. Because of high interest rates, and the limitations on selling it, dealing with it and “sucking it up” leaves you at option one. But, the good news is that one day in the very distant future you will have it paid off.

Option Two: RENT IT

rentIf you are able to rent your upside down home and cover your expenses this may be a great option. Even if you barely cover your expenses, and you can find an other cheaper living arrangement this would be a good scenario. Sometimes you may have homeowner association rules against renting out that make this option less favorable.
Other options, you can rent out a room, or even two. Probably, not the American Dream you imagined, but a good option to make your living expenses less.

Option Three: Short Sale

A Short Sale is when you can prove a financial hardship and you get the bank’s permission to sell the home for less than what it is worth. Most banks require that you have missed payments. Short sales can be a painful and long experience. They will ding your credit for at least 7 years, but you will NOT be responsible for the difference owed to the bank. However, some banks will make payment arrangements with you for the remaining amount owed, but at a low to zero interest rate. Every bank is different. Having an attorney who specializes in SHORT SALES is highly recommended.

Option Four: Modify Your Mortgage

Many homeowners are taking advantage of various loan modification programs. These programs offer lower interest rates, but also restart the term of your loan for 30+ years. The home will have to qualify and in some cases appraise. The upside in doing this is by making the home more affordable you could potentially put yourself in a position where you can sell it sooner.

If this option doesn’t work, see option five.

Option Five: HARP Program

HARP PROGRAM is a great program for those who are upside down in their mortgage, have made on-time payments, have a reasonable good credit score, and falls into the guidelines in this video.

Option Six: Walk

By no means am I suggesting foreclosing on your home. But, lets face it, people are doing it. In some areas, mortgages are often made on a non-recourse basis — so, the bank can take your house, but can’t come after you for any balance due on your mortgage. (Check with an attorney! This is not true everywhere and in every case)
A better option is to contact your bank regarding a deed-in-lieu, where the bank agrees to take the deed. All you are doing is saving the bank a step from taking you to court to sue you for the keys. However, they can still come after you for the difference owed.

Offer the bank a deed-in-lieu.
Stop making payments.
Continue to live in the house and save money, cause let’s face it your credit is about to take a 7 year hit!

Most of the time the bank would want you to try to short sell your home with a Realtor. This shows good faith, however you need to prove financial hardship with a short sale and missed payments.

Option Seven: Bankruptcy

Bankruptcy is forgiveness of all debt. This is the sure way to make sure you are DONE with the collectors calling, and the bank coming after you. When you file bankruptcy you can forgive other debt like credit cards, car loans, and your mortgage loan. There is something calling AFFIRMING your loan in the bankruptcy process. This would be if you want to not put your home in your bankruptcy and still “agree” to pay your mortgage cause you still want to live there. Many bankruptcy attorneys may advise not reaffirming your mortgage loan, even if you want to stay in your home. When you file bankruptcy, even if you decide to keep the home and make payments, the bank no longer reports to the credit bureaus that you are making ON TIME payments, because the loan wasn’t “reaffirmed” in your bankruptcy.
