Lake norman is an “area” that sprawls north of Charlotte.  It is a man made lake that has several “fingers” creating this summer hot spot for those living in the Charlotte area, and its surrounding communities.  You can live on Lake Norman and live on the Northern part of the lake in Mooresville, Troutman, and Statesville  all cities/towns in Iredell county.   Denver and Sherrills Ford area which is the West part of the lake in  Lincoln County.  However,  the Mecklenburg county side is most popular for its location close to Charlotte and its shopping and entertainment.  The cities in Mecklenburg county that are apart of Lake Norman would be
Huntersville at the southern tip.  The majority of the lake norman area lies in Cornelius, NC.

Snow-Charlotte-Tips-Driving-Fun

OMG! It’s going to SNOW in Charlotte….

becomes a popular post you might see today… over and over again.  With all the fun with the “snow” there

are some important tips you should know.   As  Realtor, people moving here always ask, “How many times a does it snow in Charlotte?”

I would say on average we might get two good snow falls a year.  Today is one of those days…. be careful out there.

Snow Charlotte Tip ONE:

Your 4- wheel drive snow proof car doesn’t make you invincible in the snow.  Four wheel drive is going to give you more tourque to make it through the snowy conditions, it isn’t going to be SUPERSUV and help you brake faster when you are driving too fast in the snow.

Snow Charlotte Tip TWO:

Preparing your car for snow.   Hopefully, you’ve planned in advance for this day.  Otherwise, ……To ready your car for the winter, check that each of your tires has at least a 6/32-inch (4.8-millimeter) deep tread.   All weather tires can handle most conditions.  Check your antifreeze levels and battery power and make sure that your defroster and rear window defogger work.  As far as the inside of your car goes, purchase a snow shovel and kitty litter or sand for digging yourself out of a jam and giving your vehicle traction. Flares, a flashlight and a snow scraper should also be kept in your car.   Also good to have the snow scrapper outside your car, cause when your trunk is iced in that isn’t going to help you.  Finally, you can always ask a friend who is a snow expert for their advice.

SNOW Charlotte Tip THREE:

Driving too closely.  This might sound like common sense.  But, you actually want to double (or if you want to be really cautious — triple) your normal distance between cars, giving yourself a minimum braking distance of six seconds. Put another way, for every 10 mph (16 kph) you’re traveling, you should give yourself four car lengths of space. So if you’re traveling at 30 mph (48 kph), you should have 12 car lengths between you and the vehicle ahead of you.

SNOW Charlotte Tip FOUR:

Slamming on the brakes.  YIKES!  Don’t do this.

When you feel your tires start to slip, it’s easy to panic and slam on the brakes.  Don’t do it — this removes traction from your tires, taking away your ability to control your vehicle.

Once you’ve lost traction and your wheels are locked up, slamming your brakes won’t change the situation. What you should do when you feel yourself begin to skid is ease off the accelerator and let the car slow down on its own. A moving tire means that there is still some traction, which is what you need to steer yourself out of a collision.

If braking is required and your vehicle comes with an anti-lock brake system, brake with steady, even pressure. If your car doesn’t have ABS, then you should pump the brakes by quickly braking again and again.

When handling snow-covered corners, you should begin a steady braking as you approach the turn. Once in the corner, ease off the brakes and use the car’s remaining traction to steer through the turn.

Charlotte, NCSouth end is a historic warehouse district that has been rejuvenated with condos, town homes, retail and instant connection to Uptown.

For those wanting to live “in the city” of Charlotte, South End delivers what you want without the hassle of Uptown life.  I compare

South End, Charlotte to the West Village of NYC.  Having lived there for three years, I can honestly say it keeps getting better.

This week there is more news on the horizon about exciting happenings in the South End area.

 

 

WHAT’S NEW IN SOUTH END, CHARLOTTE AND WHY YOU SHOULD LIVE THERE

Tupelo Honey Cafe:

A popular brunch spot in Asheville, has moved into the South End, Charlotte area.  Located where Pewter Rose use to be.  This is a definite MUST EAT

place when visiting Charlotte, or if you live in the area.  Located at 1820 South Blvd.  Visit site for big party reservations or call 980-225-9167.

Nan and Byron’s:

Another new restaurant in South End, Charlotte.   Located where the landmark Vinne’s stood for decades and been completely re done floor to ceiling.  Located on the North West corner of East and South Blvd.  The food is delicious southern soul food.  Great decor on the inside southern/city flair.   Located at 1714 South Blvd.  Phone number  Nan Byron’s ( 980) 224-7492.

Publix:

“Where shopping meets pleasure”.  My childhood grocery store has made its way from Florida to the Carolina’s.   Publix has an amazing bakery, deli sandwiches, and very friendly employees.

The Publix in South End should be opening soon, and will be called the Shops at South line.  Publix will be going head to head with Matthews based grocery store Harris Teeter.

Retail:

Centro Cityworks, the Charlotte development firm headed by David Furman, is planning a five-story, 74,000-square-foot office and retail building in South End next to landmark restaurant Price’s Chicken Coop.  Should be completed summer of 2015.

LIGHT RAILLight rail:

Till now the light rail, “metro mover’, connects Pineville to Uptown along South Blvd.  The 1.2 million dollar project will start in March creating an 9.3-mile line connecting uptown and UNC Charlotte opens in 2017. After its completion, the Lynx Blue Line and the Blue Line Extension, as the new segment is called, will connect 20 miles of the city spanning Pineville to just below the Interstate 485 beltway at the UNCC campus. It is expected by 2035 an estimated 50,000 people will ride the light rail daily!

Charlotte Real Estate Market up 24.6%

Charlotte Real Estate Market is SOARING.

The Queen City is looking good.

Great news to ring in the new year.  The Charlotte Real Estate market is vastly improving.

By just comparing December 2013 to the previous year home sales are up 12.8 percent.

according to the Charlotte Realtor Association.

The report says Realtors sold 2,636 home last month in the 10-county Charlotte region tracked by the association, up from 2,337 in December 2012.

With December’s data in, the association reported end-of-year figures as well. Guess what? total closings for 2013 were up 24.6 percent to 34,468 from 27,660 in 2012.

“Though inventory is somewhat limited across the region and the new mortgage rules for lenders could hamper sales a bit, the Charlotte market still provides more opportunities than challenges and Realtors are optimistic about the outlook for 2014,” says Joe Rempson, the 2014 president for the association.

Personally, as a Realtor I was even busy in the month of December which normally is a time with real estate in Charlotte slows down.

Even though statistics show a great improvement, Charlotte could still use some sellers to come off the sidelines and create more inventory in

certain areas.

What can your money buy you in Charlotte?

wesley-heights-houses$100,000 can buy you a nice 3 bedroom home on the bordering communities of Charlotte.  These homes range from newer 3 bedrooms to

old Charlotte brick homes with lots of acreage.

$200,ooo can get you into the popular Charlotte subdivision of Highland Creek in a 4 bedroom home. Or a nice ranch in adorable Madison Park located in the heart of Charlotte.

$300,000 can get you a lot in Charlotte.  All depends on location!  You can chose Northern Charlotte and get a 5 bedroom home in Highland Creek.

You can try an older Suburb in Providence Plantation and have a spacious 4 bedroom, or a the new popular “Ballantyne” area and get a nice 3 bedroom.

$400,000 can get you a nice 4 bedroom NEW home in many subdivisions all over Charlotte.   There are so many options for real estate here in Charlotte.

Currently, in Iredell county homes are taking 5 months to sell, and priced at $89.88 per sq. ft.
Iredell County is most know for the Lake Norman area, and popular base for many NASCAR related industries. Taxes are cheaper than their southern
neighboring Mecklenburg. Many home buyers that don’t mind the I-77 traffic, or being far from the “city-life”, opt- to choose Iredell county as a place to call home.

Currently, in York county homes are taking 4 months to sell, and priced at $89.75 per sq ft. York county is most known for Fort Mill, SC area
and Lake Wylie. The schools in Fort Mill are ranked among some of the top in the nation. Home owners opt to live here to be 20 minutes from Charlotte city center, lower taxes, more home for the dollar.

They say most of Charlotte, NC is all transplants. By the look of the licenses plates, and southern accents less heard I would say this is true. However, there is something truly special about living in Charlotte, NC and I don’t regret my move to Charlotte.
Being raised in South Florida, I was use to the beaches, humidity, and no one speaking English. I love living in the Carolina’s. There are many different parts for you to choose from. You have the “piedmont” where Charlotte, NC is. You also have the Mountains, which are gorgeous. My favorite, the beaches! South Carolina, has my favorite vacation spot, Charleston, also ranked the #1 city to visit in the United States.

TOP 10 THANKSGIVING HEALTHY SWAPS

Average American consumes 4,500 calories Thanksgiving day, 3,500 Calories in one pound

Turkey and Cranberry Sauce

Let’s start with the basics. Mr. Gobble Turkey with dark meat, and canned jelly is 410 Calories, and 10g of Saturated fat!
OR you could try 4oz Turkey Breast, and homemade cranberry sauce 195 calories.

Stuffy Stuffing

Carbs are the number one thing to avoid when trying to lose weight, or just remain where you are.
1/2 Cup of stuffing is 175 cal and 4 grams of fat.
OR skip the stuffing, and opt for the green bean casserole 100 calories and 6 grams of fat.

Candied Sweet Potatoes with Marsh mellow stuffing

YUMMMM! My favorite Thanksgiving side item. However, the word “candied” is a clue that
it isn’t going to help your waist line. 250 calories, and 8 grams of fat.
OR you can opt for plain sweet potatoes, or mashed potatoes w/ turkey gravy 170 calories.

Not the Cornbread!

If you weren’t snacking on cheese and crackers, bread and nuts before the meal, not to worry, there surely is
cornbread during meal to truly STUFF yourself. Cornbread, 1 square, is 190 calories and 9 grams of fat!
Or a regular dinner roll with butter is 130 calories and 5 grams of fat.

Nana’s Pecan Pie is just the best!

Nana I love your pie, but bring the Pumpkie pie to the event! Pecan pie 1 medium slice, is 450 calories, and 21 grams of fat.
OR the Pumpkin Pie is 335 calories and 15 grams of fat. Both aren’t real winners in the calories department. But, you can pick or choose your sides to save for dessert!
