Housing Market Update: National Trends Meet Charlotte’s Reality

March 28, 2025 by Danielle Edwards

National Housing Market Update: A Mixed Bag of Recovery

The housing market update for March 2025 reveals a national market trying to gain momentum but still facing headwinds. According to the MBS Highway National Housing Index, the market nudged up 4 points to an index of 45, showing slow improvement but still signaling a contraction (with 50 as the breakeven point).

Buyer activity is showing more life, rising 7 points to hit 45, but price direction has stagnated after three months of moderate gains. While some regions like the Northeast, Midwest, and Northwest show solid increases in activity, the Southeast and Southwest—including parts of North and South Carolina—remain below breakeven, hovering at 38 and 40, respectively.

Charlotte’s Housing Market: Holding Strong in Uncertain Times

While the national outlook is cautious, Charlotte’s real estate market is telling a more stable story. The Queen City continues to hold its ground, offering both buyers and sellers a relatively balanced environment.

Infographic showing national housing index and buyer activity gains alongside Charlotte’s median home value and sale price for March 2025.

Home Values and Pricing Trends

Charlotte’s median home value has climbed to $393,531, a 0.9% year-over-year increase (source: Zillow). Meanwhile, the median sale price sits at $411,000, reflecting a 2.8% uptick compared to March 2024 (Redfin).

Market Activity: Balanced and Competitive, But Manageable

Homes in Charlotte are spending an average of 37 days on the market, and sellers typically receive two offers per listing (Realtor.com). This healthy level of activity indicates a balanced market where neither buyers nor sellers dominate—great news for anyone entering the game in 2025.

Charlotte Market Snapshot: Quick Recap

  • Median Home Value: $393,531 (+0.9% YoY) [Zillow]

  • Median Sale Price: $411,000 [Redfin]

  • Average Days on Market: 37 days [Realtor.com]

National Pricing vs. Charlotte’s Steady Growth

Nationally, price growth has stalled, and some regions are even seeing slight declines. However, Charlotte’s real estate market bucks that trend. Thanks to ongoing local developments like South End’s Queensbridge Collective and Dilworth’s Radius Dilworth apartments, the city maintains steady demand and price appreciation.

Additionally, limited inventory continues to support prices. With only about 3,200 active listings, down 3% from last year (The Luxury Playbook), competition remains healthy but not overwhelming.

Is It a Buyer’s or Seller’s Market? The Answer May Surprise You

Across the U.S., markets vary:

  • Buyer-leaning in parts of Florida, Texas, and the West Coast.

  • Still seller-friendly in the Northeast and Mid-Atlantic.

Charlotte, however, sits comfortably in a balanced zone, making it an ideal time for both buyers and sellers to engage.

Key Takeaways: What You Need to Know

  • National Index: Buyer interest is growing, but pricing remains cautious.

  • Charlotte: A balanced, steady market with mild growth in home values.

  • Price Direction: Stable nationwide but slightly rising in Charlotte.

  • Developments: Local projects like Queensbridge Collective and Radius Dilworth are boosting housing stability.

  • Market Dynamics: Charlotte’s moderate inventory and steady demand foster ongoing stability.

What’s Next for Charlotte’s Real Estate Market?

Looking ahead, Charlotte’s housing market appears poised for continued steady growth through 2025. The city’s blend of new developments, balanced inventory, and healthy demand suggests buyers and sellers can expect consistent opportunities without extreme swings.

Whether you’re buying your first home, looking to upgrade, or considering selling, Charlotte offers a unique advantage—a stable market in a time when others are fluctuating.

Real Estate Trends Next Year | Housing Market Forecast for 2025

October 18, 2024 by Danielle Edwards

What is the Housing Market Forecast for 2025?

Curious about real estate trends next year? Understanding these trends is essential whether you’re planning to buy, sell, or invest. The housing market forecast for 2025 points to significant shifts in both mortgage rates and home prices. Planning ahead allows you to capitalize on upcoming opportunities. Both buyers and sellers will need to monitor market conditions closely to make the best possible decisions.

The real estate market is constantly evolving. Key industry players, including Wells Fargo, Fannie Mae, and Goldman Sachs, expect the next year to bring favorable mortgage trends and an uptick in housing prices. The early months of 2025 may offer the best window for buyers to secure low rates before competition rises.

Real estate trends next year forecast by Danielle Edwards, your trusted RE/MAX agent

Housing Market Forecast 2025: Key Mortgage Trends to Watch

The mortgage trends in 2025 suggest declining rates, providing a favorable environment for buyers. Market analysts predict that mortgage rates could fall steadily through the first half of the year. This drop could result in a surge of buyer activity, as many have been waiting for lower rates to re-enter the market. However, the second half of the year may see increased competition, which could lead to rising home prices.

For sellers, the housing market forecast indicates that listing early in the year may be advantageous. With buyers returning to the market, sellers who prepare and price their homes well will attract serious offers quickly.

Projected mortgage rate trends for 2025 by Danielle Edwards, RE/MAX agent

Home Prices Forecast for 2025: What Buyers Should Know

The home prices forecast for 2025 highlights expected increases between 2.3% and 4.4%, depending on location and demand. With demand expected to rise as mortgage rates drop, buyers who act sooner can secure homes at lower prices. Waiting could mean facing increased competition and higher prices later in the year.

Sellers, on the other hand, will need to be strategic in pricing their homes. While demand will grow, overpricing could still discourage potential buyers. Staging the home and presenting it well will also help sellers stand out in a competitive market.

Real estate trends next year—home sales forecast by Danielle Edwards, your trusted RE/MAX agent

Key Market Conditions for Homebuyers and Sellers

  • Homes are currently staying on the market for an average of 44 days, giving buyers more time to negotiate better terms.
  • Inventory levels have increased from 2 months in October 2023 to 2.4 months in September 2024, offering more options for buyers.
  • Over 1,100 price reductions were recorded in September 2024, creating favorable conditions for those looking to make an offer.

Maximizing Market Conditions in 2025

Tracking market conditions for homebuyers and sellers will be crucial in 2025. Buyers can benefit from early action, locking in favorable mortgage rates while inventory is still plentiful. Sellers who list at the right time and price their homes appropriately can expect strong offers as demand rises. Preparing early and partnering with an experienced agent will make all the difference.

Conclusion: Plan for Real Estate Trends Next Year

The real estate trends next year point to opportunities for both buyers and sellers. Early preparation and action will be key to staying ahead in the market. Mortgage rates are expected to decline, but competition will likely increase as more buyers enter the market. Sellers who list and price strategically will benefit from rising demand. RE/MAX EXECUTIVE WNC Supply Drive: How You Can Help Flood Victims

We have a RE/MAX EXECUTIVE office in downtown Asheville. As you may know, the Western Carolinas experienced devastating flooding last week. Local counties have reported over 100 deaths across multiple states, but due to ongoing phone and internet outages, many families have not yet been notified. Charlotte, NC 28211

We’ve also set up a GoFundMe page to support our agents and their communities in Western North Carolina, linked below. All money donated will go directly to those impacted. You can make your contribution here: GoFundMe: WNC Flood Relief.

Is 2024 a Good Time to Buy a House? Key Market Insights

September 24, 2024 by Danielle Edwards

Is 2024 a Good Time to Buy a House? Key Market Insights

If you’re asking yourself, “Is 2024 a good time to buy a house?” you’re not alone. Many potential homebuyers are curious about what this year holds for the housing market.

Current Housing Market Trends

The real estate market in 2024 is showing signs of change. Here are some key trends to consider:

  • Increased Inventory: More homes are becoming available, giving buyers more options to choose from.
  • Stabilizing Prices: Home prices are leveling off after years of rapid growth, potentially making purchases more affordable.

Graph showing the stabilization of average home prices from 2019 to 2024, indicating a less volatile housing market.

The graph above shows how average home prices have started to stabilize from 2019 to 2024, indicating a less volatile market for potential buyers.

Interest and Mortgage Rates

Interest rates play a significant role in determining whether it’s a good time to buy:

  • Potential Rate Drops: Economists predict that mortgage rates may decrease, lowering monthly payments for new buyers.
  • Affordability: Lower rates increase purchasing power, allowing you to afford a more expensive home or reduce your monthly expenses.

The graph above shows the latest mortgage rates for various loan types in September 2024, helping buyers understand current market conditions.

Economic Factors to Consider

Beyond market trends and rates, consider these economic factors:

  • Job Market Stability: A strong job market can give you the confidence to make a long-term investment.
  • Inflation Rates: Inflation can affect the cost of living and the value of your investment over time.

Making Your Decision

So, is 2024 a good time to buy a house? It depends on your personal circumstances, financial readiness, and market conditions in your desired area. Here are some steps to help you decide:

  • Assess Your Finances: Ensure you have a stable income and sufficient savings for a down payment and closing costs.
  • Get Pre-Approved: Speak with a lender to understand how much you can borrow and at what interest rate.
  • Consult a Real Estate Professional: An experienced agent can provide local market insights and guide you through the process.

The graph above illustrates how higher interest rates can decrease your purchasing power, helping buyers make informed decisions about when to lock in rates.

Ultimately, staying informed about the housing market trends and economic factors will help you make the best decision for your situation in 2024.

Exploring National & Charlotte Real Estate Market Trends 2024

September 16, 2024 by Danielle Edwards

Navigating the National and Charlotte Real Estate Market in September 2024

The national real estate market trends are ever-changing, impacting both the overall market and local markets like Charlotte. As we step into September 2024, several key updates are affecting the current mortgage rates, leading to significant housing market updates. Over the past two years, we’ve seen rapid increases in 30-year fixed mortgage rates, influencing affordability and real estate market balance nationwide.

National Market Update: Shifting Mortgage Rates and Trends

The national real estate market has seen substantial shifts in 2024, with a particular focus on the mortgage rate forecast. The Federal Reserve is signaling policy changes, and the real estate market news indicates potential rate cuts. This change could significantly impact the national home buying guide for those considering new purchases. Figure 1 shows the trend of 30-year fixed mortgage rates over the past few years. Housing market predictions suggest that lowering rates will open up more home-buying opportunities, potentially influencing real estate investment tips for buyers and investors alike.

National Mortgage Rates Over Time (2020-2024)Figure 1: National Mortgage Rates Over Time (2020-2024)

The National Real Estate Market Analysis and Balance

We’re witnessing a more balanced national market. A balanced market typically involves a five to seven-month supply of homes, and we’re seeing signs of this balance across the country. Housing market insights show that inventory levels are on the rise, and homes are staying on the market longer. This shift may affect those looking for property investment guides or considering the best time to buy a home. National Real Estate Market Analysis 2024 emphasizes understanding these dynamics for strategic decision-making.

Charlotte Market Insight: Trends and Opportunities

In the Charlotte Real Estate Market, we’re observing similar shifts. Charlotte housing market updates reveal that inventory is increasing, and the market is leaning towards balance. Figure 2 illustrates the monthly inventory levels in Charlotte, highlighting the market’s trend towards balance. For those searching for homes for sale in Charlotte NC, this is a significant development. Charlotte NC property listings are staying on the market a bit longer, providing more options for buyers. If you’re buying a home in Charlotte, now might be the ideal time.

National vs. Charlotte Home Prices (2022-2024)Figure 3: National vs. Charlotte Home Prices (2022-2024)

  • Price your home correctly based on the real estate market analysis.

Understanding Due Diligence in the Carolinas Home-Buying

August 7, 2024 by Danielle Edwards

When considering due diligence in the Carolinas home buying, it’s essential to understand that it is a mandatory requirement in the contract. Due diligence is a key part of the home-buying process in the Carolinas. It demonstrates to the seller that you are serious about purchasing their home. This step can make a significant difference in securing your dream home in the Carolinas.

What is Due Diligence?

Due diligence in the Carolinas home-buying involves paying a specific amount of money to show your commitment to the purchase. This money, known as the due diligence fee, is paid directly to the seller and is a required part of the contract. It is non-refundable if you decide to withdraw from the deal later. However, it is an essential component of buying a home in the Carolinas. The due diligence period allows you to conduct necessary inspections and appraisals, ensuring everything is in order with the property.

Why Due Diligence is Important

In the Carolinas real estate market, due diligence provides buyers with a competitive edge. It signals to the seller that you are committed to buying their property. This is especially crucial in a competitive market where multiple offers may be present. Due diligence in the Carolinas home buying helps you stand out among other buyers and demonstrates your seriousness.

How to Determine Your Due Diligence Fee

Determining the right due diligence fee is crucial. You need to consider how much you are willing to risk if the deal does not proceed. Consult with your real estate agent about what is typical in the Carolinas. They can offer guidance based on current market conditions and help you make an informed decision. Remember, the due diligence fee is a sign of your commitment, so it should reflect your seriousness about the purchase.

Steps to Protect Your Due Diligence Fee

To protect your due diligence fee, ensure that you complete all necessary inspections during the due diligence period. This includes a home inspection, pest inspection, and any other checks needed. If you discover any issues with the property, you can negotiate repairs or a price reduction with the seller. If you choose to back out of the deal, it is best to do so early in the process to minimize potential losses.

Conclusion

Due diligence in the Carolinas home buying is a mandatory step that shows sellers you are serious and committed. By understanding what it involves and setting the right fee, you can confidently navigate the home-buying process in the Carolinas. Work closely with your real estate agent to ensure you make the best decisions. Remember, due diligence is as important as choosing the right home, so take the time to get it right.

Explore Emery: South Charlotte Townhomes for Modern Living

Explore Emery: South Charlotte Townhomes for Modern Living

Discover Emery, offering modern townhomes in South Charlotte. Experience the charm of suburban living without compromising on style.

Looking for a new home in the South Charlotte area but don’t want the hassle of a single-family home? Emery is a great option for living in the suburbs of Charlotte.
The new fancy term “Duet” is what you will find when visiting Emery in South Charlotte. A “duet” is the fancy term for “duplex” but let’s not use that word again since nothing about Emery feels like a duplex, it really felt like a single-family home.

There are a few options left if you are looking for a place to call home in South Charlotte. Check out my video below on my recent visit.

Key Takeaways:

  • JP Orleans offers its own contract, requiring a 5% down payment.
  • $3000 closing costs with preferred lender.
  • Meticulously maintained dry retention pond.
  • Fenced dog park area for residents.
  • Option to fence private areas.
  • HOA covers lawn maintenance, trash, and insurance.

Need a Buyer Agent for new construction?

Yes!  The friendly agent at the new home model works for the builder.  The contracts are written PRO builder.  Everything they do is for the builder. I have seen many times where little things have gone wrong and I was able to catch it and point it out to my buyer who was purchasing new construction in the Charlotte region.

Contact Danielle Edwards, your Emery buyer’s agent, today.

Emery is listed by Robyn Riordan at Compass, built by JP Orleans.  Thank you for allowing me to showcase your community.

CHARLOTTE NC MARKET UPDATE MARCH 2024 – TRENDS

March 18, 2024 by Danielle Edwards

Welcome to the latest Charlotte NC real estate market update for March 2024. Here, I, Danielle Edwards, delve into key trends shaping our local housing market, providing insights and guidance for buyers and sellers alike.

Key Trends in the Charlotte NC Real Estate Market Update March 2024

From the initial listing to the closing date, I’ve witnessed a notable uptick in market activity. Homes are moving faster, as indicated by the significant decrease in median days on the market from 53 to 37 in just one month.

Steady Performance and Seasonal Fluctuations

Looking back over the past year, our Charlotte region’s real estate market has shown steady performance despite seasonal fluctuations. While we experienced a slight dip in home sales during the fall, particularly in October, the market quickly rebounded, with February seeing a resurgence in activity.

Supply Improvements and Opportunities for Buyers

One encouraging sign is the slight improvement in the housing supply. Over the course of a month, the number of available homes increased from 2,727 to 3,000. This uptick provides more options for buyers and helps alleviate supply constraints.

Personalized Guidance and Expert Assistance

I understand that real estate decisions are local and personal. Whether you’re considering buying, selling, or investing, my team and I are here to provide personalized guidance tailored to your unique needs.
