Olde Sycamore- Best places to live near Charlotte, NC

Mint Hill Golf Community in Town of Mint Hill

Olde Sycamore is a residential community located in southeast Charlotte, North Carolina, United States. The community is situated around a golf course and features a mix of single-family homes, townhomes, and patio homes.  Olde Sycamore is great for anyone wanting top community amenities and enjoys golf.

Golf Plantation- Mint Hill

The Olde Sycamore Golf Plantation is an 18-hole semi-private golf course designed by Tom Jackson, which offers a challenging and enjoyable golfing experience for players of all skill levels. The golf course also features a practice range, putting green, and a fully stocked pro shop.

In addition to golfing, residents of Olde Sycamore have access to several amenities, including a clubhouse, swimming pool, tennis courts, playground, and walking trails. The community also has a homeowners association (HOA) that manages common areas and ensures that community standards are upheld.

Mint Hill – Why live here?

Olde Sycamore is conveniently located near several shopping centers, restaurants, and entertainment options, including the Mint Hill Pavilion and Matthews Festival Shopping Center. The community is also just a short drive from downtown Charlotte and its many attractions, such as the NASCAR Hall of Fame, the Discovery Place Science Museum, and the Levine Museum of the New South.

Why a school test scores shouldn’t be everything?

Whether you are moving close or far away, it doesn’t take a rocket scientist to know that you can Google most of the information you need and learn if it is the right fit.  However, as a real estate agent who has helped so many relocate to Charlotte, NC, I know the typical things buyers do.   This blog is not what you think… I will tell you other ways to dig deeper into an area you are considering moving to.

What is your family into?

Make a list of all the important things to you and your family.

  • Plan a trip to experience those “hobbies” as if you were there with your Family.  

 

 

 

 

 

 

 

 

 

 

 

 

 

  • Go to a high school football game.

 

 

 

 

 

 

 

 

 

 

  • Go to the local children’s theater show.

Moving to a new location can be a significant decision, and it’s important to research various aspects to ensure a smooth transition. Here are the basic things to consider when researching a place to move to with your family.

Cost of Living:

Investigate the cost of living in your desired destination. This includes housing costs, groceries, transportation, healthcare, and taxes. Websites like Numbeo and Expatistan can provide cost-of-living comparisons.

 

 

 

 

 

 

 

 

 

 

Job Market:

If you’re moving for employment, research the job market in the area. Look for job opportunities in your field and consider the unemployment rate.  It is really helpful to start your search knowing where you will be working.  Traffic patterns can be crazy as our city grows and grows.  Google Maps is a great resource where you can put a home/area in and then choose the time of day you are traveling to work.  That should easily cross out a few areas to consider!

 

 

 

 

 

 

 

 

 

 

Housing Market: 

Explore the local real estate market to understand property prices, rental rates, and availability. Consider factors like the quality of schools, crime rates, and proximity to amenities.  Remember real estate is LOCAL! Don’t fall in the trap of listening to what you hear on the news or TikTok.  Ask your Realtor!

Climate:

Check the area’s climate, including average temperatures, rainfall, and seasonal variations. Think about whether you can adapt to the climate.

 

 

 

 

 

 

 

 

 

Education for the whole family:

If you have children, research the quality of local schools, colleges, and educational institutions. Consider the availability of extracurricular activities and educational resources.  If you want your child in a charter school or private, know when the lottery opens and what they need for residency to apply.

If sports are important to you, you should try to visit a few games at different schools.  You can talk to the parents in the stands and learn about the team’s culture, playing time, and expectations.  Ask all those questions and get answers from the source.

It’s essential to conduct thorough research and possibly visit the area before making a decision to move. Gathering as much information as possible will help you make an informed choice that aligns with your personal and professional goals.

Do you enjoy live music, food, hiking — experience that!  Yes, planning a trip out and doing all these things might be more costly.  However, if you make a huge decision, you will want to know it checks all the boxes.

Going off of a school’s test scores is 1/4 of the equation (my opinion).  As a mom who has tried to navigate the dance world for my daughter, I can tell you the trial and error has been interesting.

What are the Cozy Activities for the Fall Season?

Autumn is a magical time of year. The leaves change color, the air becomes crisp, and there is a sense of excitement in the air. It is the perfect time to get outside and enjoy the beauty of nature or to cozy up indoors with a good book and a warm cup of No matter what you choose to do, fall is a great time to spend with family and friends. It is a time to celebrate the harvest, enjoy the changing seasons, and create lasting memories.

(1 ) Drink hard cider and pick apples at Windy Hill Orchard & Cider Mill.

You don’t have to head to the mountains to pick apples. The closest orchard to Charlotte is less than an hour outside the city and features live music, hayrides, a hard cider bar and, of course, fresh fried apple cider doughnuts.

The orchards is now open for picking this season. Hours are 1-6 p.m. on Fridays, 10 a.m. to 5 p.m.  on Saturdays and noon to 5 p.m on Sundays (subject to weather and crop conditions).

Head to the hard cider bar for a $13 flight featuring six flavors — usually five mainstays and one specialty rotation. If you find something you love you can buy it by the bottle at the farm stand.

(2) Ride haunted rollercoasters at SCarowinds.

Carowinds transforms from a “theme park” to a “scream park” for its annual SCarowinds Halloween attraction. The event features 500+ monsters, ghosts, and goblins roaming the grounds plus haunted attractions and shows.

Not feeling it? Buy a “No Boo” necklace for $12 and the monsters won’t approach you. And check out The Great Pumpkin Fest for kid-friendly fall entertainment.

(4) THE AMP BALLANTYNE Entertainment

In the center of Ballantyne, there is an outdoor amphitheater. With a cutting-edge sound system, covered stage, VIP spaces, and plenty of room for general admission lawn seating, the location will accommodate events for up to 3,500 ticketed and free guests. Festivals, markets, regional performances, fitness classes, and other activities will be included in the programming in addition to the big concerts, making Ballantyne a popular destination for Charlotte residents.

In addition to having designated restrooms, concession stands, food truck parking, and perimeter fences with access points for VIP and regular admission, the venue is also outfitted with perimeter fencing. Depending on the kind of event, different areas of on-site parking will be accessible.

(9) Join 60,000+ attendees in celebrating Hispanic heritage at the Hola Charlotte Festival.

Oct. 7 | 12:00pm to 6:00PM

The 11th annual event features authentic food and beverage, cultural dance performances, vendors, and more. The Hola Charlotte Festival, one of Charlotte’s greatest Hispanic Heritage Celebrations, celebrates the richness of Latin American culture.

(10) Head to Raleigh for the N.C. State Fair and all the fried food your body can handle.

Oct. 12-22

The event is ranked among the top 25 fairs in the country and features live music, carnival games, rides, agricultural exhibitors and competitions.

This year, they’re debuting a new 155-foot ferris wheel called the Sky Gazer. Tickets to ride are $10-$13 and do not include admission. Please note that gates close for admission at 9:45PM every night. You must be at the gates prior to the said closing time.

New foods that debuted last year included an arepa burger, bacon on a stick dipped in nacho cheese and crumbled Cheetos, brownie funnel cake, a mac and cheese waffle cone topped with turkey barbecue and cracklins, chocolate chip hushpuppies and more. (11) Watch 50+ hot air balloons take to the sky at the Annual Carolina Balloonfest.

The second-oldest balloon festival in the country is a sight to behold as dozens of colorful balloons take to the sky. You can even book a ride for about $250/person.

(14) Join the Great Elizabeth Pumpkin Wall Lighting.

This year’s event hasn’t been announced yet but it’s usually a few days before Halloween.

Each year, Elizabeth neighbors construct a giant 60-foot-long wall lined end to end and top to bottom with jack o’lanterns. You can join in the community carving event or just stop by to see it lit up.

(15) Run alongside planes at the airport’s Runway 5K this Fall.

Oct. 21 | Last bus leaves at 6:45 AM. 5K starts at 7:30 AM | Charlotte Douglas Airport

The unique race puts runners and walkers on the runway at one of the country’s busiest airports where they’ll get an up close view of planes queuing and taking off. This year’s event will fund an Airport Opportunity Scholarship with Central Piedmont Community College (CPCC) created to promote careers in aviation.

Where would Americans rather be living?

Individual tastes, lifestyles, and priorities can greatly impact where Americans desire to live. While some Americans could like suburban or rural settings, others might choose metropolitan locations. Given that everyone has different preferences and demands, it is crucial to understand that there is no universally applicable solution. However, the following trends and circumstances may have an impact on where many Americans choose to live.

According to 1,000 survey respondents, the most underrated U.S. cities are:

  1. Seattle, WA
  2. Tampa, FL
  3. Charlotte, NC
  4. St. Louis, MO
  5. Boston, MA
  6. Austin, TX
  7. Birmingham, AL
  8. Baltimore, MD
  9. San Jose, CA
  10. Atlanta, GA

Americans rated Seattle as the most attractive city in the United States for the year 2023, according to roughly one in five respondents (19%). The Emerald City is a top pick for Gen Z (21%) and millennials (17%), respectively, trailing only Los Angeles (19%) in popularity among young people.

It’s simple to comprehend Seattle’s allure. The city is renowned for its lovely neighborhoods, thriving food scene, proximity to nature, and year-round recreational options. Yet these attractions come at a heavy cost to locals.

The same survey’s “Most Underrated” and “Most Overrated” lists included Tampa, Atlanta, and Boston, while the “Most Desirable Cities to Live” list had New York City at number four. Our main lesson from it is that everything comes down to personal preference.

Every city has advantages and disadvantages, and what one individual may consider to be overrated may be their ideal vacation spot. The most important thing is assisting your clients in choosing a location that matches their goals and values, whether it be the bustling city life or the peaceful charm of a smaller town.

Prices Rising, Inventory Increasing

Housing prices in the US housing market have increased rapidly in recent years. Prices are expected to increase 5-10% by 2024, continuing the current trend.

This pressure to increase prices is due to many reasons. One of them is the persistent supply crisis. For years, fewer and fewer homes have been listed for sale, and this trend is not expected to change anytime soon. Rising mortgage interest rates are another reason. Although mortgage rates remain historically low, they have increased recently and are expected to continue rising through 2024.

As mortgage costs and interest rates rise, it is becoming more and more difficult for buyers to purchase a home. First-time buyers, who are often more sensitive to property market fluctuations, will be particularly affected.

So, what should homebuyers do in 2024?

Here are a few tips:

  • Start saving early. The sooner you start saving for a down payment, the better. This will give you more options when it comes time to buy a home.
  • Get pre-approved for a mortgage loan. This will show the seller that you are serious about buying the home and have the necessary financing. Be prepared to act quickly. Homes are selling quickly in today’s market, so you should be ready to make an offer as soon as you find the right home.

In April 2023, the median sales price of a home in North Carolina was $302,549, a rise of 4.4% year. But year over year, the number of properties sold fell by 16%. The median number of days on the market climbed from the prior year by 10, reaching 36 days.

California, Florida, and Texas are some more states that are experiencing an increase in housing costs. But in these states, the rate of price growth is also slowing down.

There are a few factors that are contributing to the cooling of the housing market. One factor is rising interest rates. The Federal Reserve has raised interest rates several times in recent months, making borrowing money more expensive. This is making it less affordable for buyers to purchase homes.

Another factor is the increasing inventory of homes for sale. More homeowners are listing their homes for sale, giving buyers more options. This is also helping to slow the pace of price growth.

It is still too early to say whether the housing market is headed for a crash. However, the signs are pointing to a cooling market. Buyers looking to purchase a home should be prepared to act quickly, as inventory will likely continue to decrease.

TAXES YOU NEED TO KEEP IN MIND

Knowing anything is power, I wanted to provide you with this information on the Mecklenburg taxes. I wanted to communicate this to my Realtor partners because that is what my management team sent me.

Since Mecklenburg County is mandated to update the assessed values of all properties every four years, they just published their new tax rates. To check the new tax rate for any purchase transactions in Mecklenburg County, you must pull up the tax bill using the link below.

Below is a screenshot of where this can be found.

 

 

 

 

 

 

 

 

 

 

You then need to figure out which municipality it’s in.  For example, the screen shot below is in Charlotte so the new tax rate is .7335.  The new assessed value for this property is $1,093,500 so to calculate the taxes, you take $1,093,500, multiply by .007335 to get the annual amount, and then divide by 12 to get the monthly amount that you should put into PCL.  So the monthly taxes for this property will be $668.40.  You should NOT be looking at the prior year’s tax bill to obtain the property taxes since the new assessed values and tax rates are now out.

Bordering South Carolina, the South Charlotte area is a bustling suburb for those wanting “newer” homes, mostly built after 1990, top-ranked schools, and plenty of Targets and shopping centers nearby.   With the new Ballantyne area booming with Go Ballantyne and live music at the AMP, this once snubbed area of “Ballantyne” which seemed so far away, is now feeling a lot closer to “things” for the active person.  South Charlotte has many pockets which can be confusing to someone new to our area.

These areas are bordered by the town of Matthews and Pineville, which will feel just a little more “small” town with cute historic downtowns to explore.

Four Mile Greenway and shopping

Let’s get back to South Charlotte!  Within this area, you will find the 4-mile creek greenway.  A true destination for someone seeking a beautiful nature trail in the middle of the “suburb.”  You can visit Trader Joe’s, Starbucks, and other small businesses before or after your walk!  Bordering this special gem is a community called TOUCHSTONE VILLAGE; tucked behind Touchstone Village is a 54-home community called Wilshire.  These homes were built in the early 1990s and developed by Crosland.  The Touchstone Village homes will have low ceilings, smaller rooms, and popcorn ceilings–however, most have stunning .50-acre lots!
