My move to Charlotte, NC

They say most of Charlotte, NC is all transplants. By the look of the licenses plates, and southern accents less heard I would say this is true. However, there is something truly special about living in Charlotte, NC and I don’t regret my move to Charlotte.
Being raised in South Florida, I was use to the beaches, humidity, and no one speaking English. I love living in the Carolina’s. There are many different parts for you to choose from. You have the “piedmont” where Charlotte, NC is. You also have the Mountains, which are gorgeous. My favorite, the beaches! South Carolina, has my favorite vacation spot, Charleston, also ranked the #1 city to visit in the United States.

Average American consumes 4,500 calories Thanksgiving day, 3,500 Calories in one pound

Turkey and Cranberry Sauce

Let’s start with the basics. Mr. Gobble Turkey with dark meat, and canned jelly is 410 Calories, and 10g of Saturated fat!
OR you could try 4oz Turkey Breast, and homemade cranberry sauce 195 calories.

Stuffy Stuffing

Carbs are the number one thing to avoid when trying to lose weight, or just remain where you are.
1/2 Cup of stuffing is 175 cal and 4 grams of fat.
OR skip the stuffing, and opt for the green bean casserole 100 calories and 6 grams of fat.

Candied Sweet Potatoes with Marsh mellow stuffing

YUMMMM! My favorite Thanksgiving side item. However, the word “candied” is a clue that
it isn’t going to help your waist line. 250 calories, and 8 grams of fat.

Not the Cornbread!

If you weren’t snacking on cheese and crackers, bread and nuts before the meal, not to worry, there surely is
cornbread during meal to truly STUFF yourself. Cornbread, 1 square, is 190 calories and 9 grams of fat!
Or a regular dinner roll with butter is 130 calories and 5 grams of fat.

Nana’s Pecan Pie is just the best!

Nana I love your pie, but bring the Pumpkie pie to the event! Pecan pie 1 medium slice, is 450 calories, and 21 grams of fat.
OR the Pumpkin Pie is 335 calories and 15 grams of fat. Both aren’t real winners in the calories department. But, you can pick or choose your sides to save for dessert!

Option’s for when you owe more than its worth

Let’s face it, you are not alone with the rest of your “under water friends” who bought at the height of the market. Not only do you own this great home, but most have high interest rates. Staying in your home and throwing GOOD MONEY at your bad investment is not helping you grow financially, or save money.
You may be lucky enough to have an Aunt Ida fund to make up the difference, otherwise I have put together 7 options to help you with your upside down mortgage. I would seek legal advice on 2-7, since rules and laws do vary from state to state.

Option One: DEAL WITH IT

Staying in your home is the least stressful option. A great option if you enjoy taking your money and throwing it away every month at an investment you might never see a return on. However, the right thing to do if you care about your credit and accepting the fact that life isn’t always fair. Because of high interest rates, and the limitations on selling it, dealing with it and “sucking it up” leaves you at option one. But, the good news is that one day in the very distant future you will have it paid off.

Option Two: RENT IT

rentIf you are able to rent your upside down home and cover your expenses this may be a great option. Even if you barely cover your expenses, and you can find an other cheaper living arrangement this would be a good scenario. Sometimes you may have homeowner association rules against renting out that make this option less favorable.
Other options, you can rent out a room, or even two. Probably, not the American Dream you imagined, but a good option to make your living expenses less.

Option Three: Short Sale

A Short Sale is when you can prove a financial hardship and you get the bank’s permission to sell the home for less than what it is worth. Most banks require that you have missed payments. Short sales can be a painful and long experience. They will ding your credit for at least 7 years, but you will NOT be responsible for the difference owed to the bank. However, some banks will make payment arrangements with you for the remaining amount owed, but at a low to zero interest rate. Every bank is different. Having an attorney who specializes in SHORT SALES is highly recommended.

Option Four: Modify Your Mortgage

Many homeowners are taking advantage of various loan modification programs. These programs offer lower interest rates, but also restart the term of your loan for 30+ years. The home will have to qualify and in some cases appraise. The upside in doing this is by making the home more affordable you could potentially put yourself in a position where you can sell it sooner.

If this option doesn’t work, see option five.

Option Five: HARP Program

HARP PROGRAM is a great program for those who are upside down in their mortgage, have made on-time payments, have a reasonable good credit score, and falls into the guidelines in this video.

HARP if you meet all of the following criteria:

Option Six: Walk

By no means am I suggesting foreclosing on your home. But, lets face it, people are doing it. In some areas, mortgages are often made on a non-recourse basis — so, the bank can take your house, but can’t come after you for any balance due on your mortgage. (Check with an attorney! This is not true everywhere and in every case)
A better option is to contact your bank regarding a deed-in-lieu, where the bank agrees to take the deed. All you are doing is saving the bank a step from taking you to court to sue you for the keys. However, they can still come after you for the difference owed.

Offer the bank a deed-in-lieu.
Stop making payments.
Continue to live in the house and save money, cause let’s face it your credit is about to take a 7 year hit!

Most of the time the bank would want you to try to short sell your home with a Realtor. This shows good faith, however you need to prove financial hardship with a short sale and missed payments.

Option Seven: Bankruptcy

Bankruptcy is forgiveness of all debt. This is the sure way to make sure you are DONE with the collectors calling, and the bank coming after you. When you file bankruptcy you can forgive other debt like credit cards, car loans, and your mortgage loan. There is something calling AFFIRMING your loan in the bankruptcy process. This would be if you want to not put your home in your bankruptcy and still “agree” to pay your mortgage cause you still want to live there. Many bankruptcy attorneys may advise not reaffirming your mortgage loan, even if you want to stay in your home. When you file bankruptcy, even if you decide to keep the home and make payments, the bank no longer reports to the credit bureaus that you are making ON TIME payments, because the loan wasn’t “reaffirmed” in your bankruptcy.

How does the Queen City compare to the rest?

Big cities surely are expensive. I have lived in most of them. I can always remember coming to Charlotte, and getting a chicken sandwich at Tender’s in Cornelius, for $4 and I was SOLD. According to Forbes Magazine, Charlotte ranks #19 in places to live for Business and Careers. With a population of 1,836,000 Charlotte is no longer the sleepy southern town it once was. Compared to a little sister of Atlanta, Charlotte since 2007 has stepped it up with restaurants, shopping, and better transportation.

    70 people move to Charlotte a day

    Charlotte has become the second largest banking center second to NEW YORK CITY. Charlotte has the professional sports teams: Carolina Panthers, Charlotte Bobcats, and the minor league Charlotte Knights. The new National White Water Center is a popular attraction, and don’t forget NASCAR. There are a handful of well known universities in Charlotte, Queens College, Johnson and Wales, and UNC Charlotte.

    Charlotte Cost of Living: Eating

    Compared to NYC, it is much more manageable. However, the culinary skills have improved outside your fried chicken stop. The median price for a meal is $8.
    Most upscale restaurants will be around $20, per person, without alcohol.

As a realtor one of the top questions I get about Charlotte is, “What is the Charlotte commute like?”  This is a fair question considering we drive an average of 13,476 miles per year, or 37 miles a day. The number of Americans with driver’s licenses increased 45 percent, from 145 million in 1980 to 210 million in 2010. We spend more than twice as much time in traffic congestion – 14 hours per year in 1982 to 34 per year in 2010.
With that in mind, lets break down Charlotte Commute times:

Lake Norman to Charlotte Commute

First problem with this commute is if you are coming past exit 33 and crossing the lake, EVERYONE stops to look at the lake.  You may find yourself sitting in your car crawling and its for nothing.  Just people looking at the lake.  If everyone could cohesively just LOOK forward and drive this would shave a good  8 minutes off your Charlotte commute.

To prove my point, a visit to Four Square, shows picture after picture , while driving, after they pass exit 33 approaching Davidson.
  • Leaving from exit 28/25 its a 45 min commute in rush hour.  Non Rush hour 20 min commute.
  • Leaving from Mooresville or Davidson  an hour commute in rush hour.   Non rush hour  35 min commute

Ballantyne to Charlotte Commute

The Charlotte commute from popular suburb Ballantyne to Uptown Charotte can be a headache.  However, unlike the lake where there is just ONE way in and out, here you have 3 options.
I love options.
  • 485- Uptown Charlotte-   The stretch from Johnston/Rea to 77 could take up the bulk of your time with current construction.  Rush hour 45 mins.  Non Rush hour 20 minutes.
  • Historic route- If you are one for scenery, history, and catching red lights this is the option for you!  Take Ardrey Kell to Providence Road and drive straight! This is the same amount of time 45 mins to and hour in peak rush hour(but, you could get lucky  and hit green lights, also easier to detour, but non rush hour (hitting green lights is the best) 30 minutes.  This route has more restrictive speed limits.
  • Zig-Zag- For the creative people, who love using their GPS this route is for you.  I tried this the other day, and out smarted the accidents that my app told me about.  Combination of HWY 51, to Park Rd, through communities, and landed in Uptown.  Watch yourself on Park Rd near “Cameron Woods” cops love to hang out and trap you!

The Charlotte commute from South Park has one disadvantage, you can’t win from choosing highway or streets.

  • Going on either Park Rd,  or Sharon to Providence should take 20 minute in Rush Hour.  Non rush hour 15 mintues.  Again, all 2 lane roads in most parts, and if you hit lights could take longer.

 

 

Fort Mill to Charlotte Commute

Fort Mill has fast become a desirable spot cause of the great schools, lower taxes, and “small town” feel.  It is also just as close to Charlotte, as the other popular Charlotte suburbs.

  • 77 North hitting a few of your friends coming off the 485 will slow you do as they add to 77 North traffic.  45 Rush Hour, 30 Minutes Non Rush Hour
  • For those going to North Charlotte, taking the new 485 loop around and skipping 77 North traffic is a great idea.  This will connect you around Huntersville.

Want to avoid Charlotte commute?

Your options would be to live IN Uptown, or the Southend area, or other up and coming urban areas surrounding uptown.  OR, if you live south of downtown, use our new Cats lynx system light rail. 
Feel the big city city life here in Charlotte.  The lightrail is clean, safe, quick and effective!  Makes your Charlotte commute not even a thought!

Why I fell in love with the Queen City, and why you will too

In 2006, I moved to the Queen City (Charlotte, NC) from South Florida.  After living in California and NYC, I was anxious as to whether the “South” could hold my attention.  Between the beauty of Lake Norman, the crisp and colorful fall season, and unique, family-owned restaurants, I was very happy with my decision.

There are so many wonderful reasons I fell in love with the city. But if I had to pick 10, these would be on the list:

1. The climate

The weather in Charlotte is incredible. Being a Floridian, I was not looking forward to wintertime in the Carolinas. But, really the winter here isn’t that bad at all.  Summer heat, compared to Fort Lauderdale, was not even a comparison.  I’m convinced that there’s no place with a more beautiful autumn season than right here. Charlotte is full of lush greenery that turns all kinds of shades of yellow, orange and red. The Carolina blue sky seems a little bluer. And Spring, are you kidding me? Where do all these beautiful trees come from?!

2. The people

The people in Charlotte may be some of the nicest folks i’ve ever met. There are two types here: you have your native “Charlottean’s” and then you’ve got people like me who have migrated here from elsewhere. It seems that no matter which of the two they belong in, they’re are friendly either way! Everyone waves when they change lanes, says hello and asks about your day.  They address others as “Ma’am” or “Sir” and hold doors open for others.

3. Accessibility:

The airport

Charlotte is super accessible when it comes to travel. The Charlotte Douglas Airport is an awesome international airport right outside of the city . It’s the 10th busiest airport in the U.S., averaging about 1,400 flights a day with about 700+ non-stop flights and more than 175 non-stop destinations around the world. Parking is easy, the restaurants are great, and you can be to the islands or NYC super fast! Not to mention it is the hub for American Airlines!

Within Charlotte we have a light rail that makes travel from South Charlotte into Uptown easy, and safe. It’s constantly being expanded and currently transports 27,000 people every single day. It has 32 stations from Pineville to the University area, with additional arms under construction.

4. Parks

There are so many beautiful parks in Charlotte, it took me about a year before I experienced most of them. My favorite is Freedom Park which is comparable to the Central Park of the Queen City.  You’ll love the annual Festival in the park! Complete with live performances, local art vendors, and of course, funnel cakes! Up north by Lake Norman, you’ll find Jetton Park, where you can walk, have picnics, even get married.  Enjoy a beautiful sunset, watch the boats go by and just relax!

If you want to experience a piece of nature in center city, try Romare Bearden Park! It’s a beautiful green area with a breathtaking fountain and skyline view. First Ward Park is another Uptown Charlotte gem. It has a really neat water fountain that shoots from the ground, kids love it! It even has workout equipment adults can use while their kids splash around. Another secret that many don’t know about is Latta Plantation.  You can rent kayaks there and go horseback riding. It’s a beautiful place to have a picnic by the water, hike, and just get lost with nature.  They have the famous historical “Latta” home you can tour, the Raptor Center, and nature trails that go on for miles.

5.  Sports

Professional Sports

If sports if your thing, Charlotte has you covered with: The Carolina Panthers NFL team, NBA Charlotte Hornets , minor league Baseball the Charlotte Knights, and minor league Hockey The Checkers. Whether you choose to support Charlotte teams or not, you can still enjoy local Charlottes ports by waiting for your team to come play here in Charlotte! More than likely, your college team will be making a visit to play against USC, Wake Forest, Clemson, UNC or NC State, so you get your college fix once a year too! The Panthers and Knights stadiums have unmatched views of the beautiful Queen City skyline. Even if sports aren’t your thing, the scenery is so worth getting out there and experiencing the game!

Adventure sports

Newly added to Charlotte is the National White Water Center.  This is fun for the whole family.  You can go white water rafting, zip-lining, kayaking, mountain biking, hiking, rock climbing and paddle boarding! They have awesome concerts along the rapids, and a restaurant that is great to watch the rafters flip over and enjoy the beautiful scenery.

NASCAR

Charlotte in case you haven’t heard is the home to NASCAR, the new NASCAR hall of fame, the ALL STAR RACE and the Bank of America 500.  Whether you are a NASCAR fan or not, it is definitely something you need to check out once and cross it off your bucket list!

6. Road Trips

  • In Charlotte, you are 2 hours from the beautiful Blue Ridge Mountains, Biltmore House and skiing.
  • The beaches are 3 1/2 hours away: Sunset Beach, Myrtle Beach, Wrightsville Beach and Carolina Beach.
  • #1 Place to visit in the U.S., Charleston, is only 3 1/2 hours away
  • Less than a half-day trip away from destinations such as: Atlanta, DC, Raleigh, Nashville, and Charlottesville

7. Cuisine

The Charlotte food scene is growing more famous and delicious all the time.  BBQ is a definite hometown must here, but beware of Bojangles.. those biscuits will lure you in, and the sweet tea? Lets just say you’ll put on a quick 10 lbs  🙂  My top 5 favorite places are:

  1. Midwood Smoke House : Located in Plaza Midwood. As if the BBQ wasn’t good enough, the banana pudding is even better
  2. Nikko Sushi: Fun ,lively sushi place that makes you feel like you are in the “big city”
  3. Soul Gastro Lounge: funky tapas place in Plaza-Midwood.  They don’t take reservations, but it is worth the wait
  4. Custom Shop: Elizabeth area.  Great “custom” fresh food, small portions.  Don’t visit in a rush, this food is fresh and pricey but SO worth it!
  5. 131 MAIN: is another great NC chain that doesn’t feel like a chain at all. Different specials each night. High quality food and service.  The cornbread, ahi-tuna appetizer and salmon appetizer are my favorite.

8. Greenways

For the active people, Charlotte has stunning greenways around the city.  I have yet to explore them all.  They recently added the “rent-a-bike” around the city that makes exploring Charlotte even easier! I suggest checking out the 7 mile greenway that runs through Freedom Park and Midtown over to Elizabeth.

9. Unique neighborhoods

Much like NYC, Charlotte has its unique pockets of the city that are almost separate from the rest.  I love the “artsy” style of NoDa (North Davidson).   Here you will find art galleries, street vendors, live music, fun tattoo shops and the famous hot dog vendor! There is also Plaza Midwood, one of Charlotte’s eclectic, historic areas.  This is definitely a destination spot for the FOODIE.  Bring your taste buds here for sure!  Check out, “Soul” the pork belly tacos are out of this world, Zada Jane’s, Midwood Smokehouse and a great burger at Kickstand.  For the more historical charming town vibe, Davidson, which is North of Charlotte, is a quaint town, and feels like going back in time. While you are up there check out North Harbor Yacht Club, for a nice meal on Lake Norman.

10. Quality of life

This one is a little hard to explain, it’s something that you’ll just understand once you get here. I guess a better term for number 10 would be “the easy life.” The traffic compared to other cities of this size is a breeze. It’s so easy to make friends, get involved, raise a family or retire here.  The cost of living compared to most major cities is minimal. I find myself always happy to be back “home” in Charlotte after a trip elsewhere.  The pace of life is perfect.  Once you find your niche group of friends, hobbies, church/temple, mommy groups, whatever it is you need– you will be right at home.

Choosing the right Charlotte suburb

Having lived in the big cities, I moved to Charlotte in 2006.  I have had the experience of being in various sections of Charlotte, and I can honestly say all are great.  For those looking to move to the Charlotte area from another state, or a big city, I can assure  you that you will find what you are looking for here in Charlotte.  I found a recent study that covered the top 10 suburbs to live in.  I wasn’t surprised that 2 of them are Charlotte suburbs. The suburb study is based on criteria including cost of living, education, and amenities. At the top of the list is Westerville, OH, a suburb of Columbus, OH. The rest of the list is comprised of cities in states including Texas, California, North Carolina, Massachusetts, and Tennessee:

The study is based off the top 75 suburbs connected to the largest 20 cities in the U.S.

  • Amenities (shopping, dining, entertainment, etc.)
  • Cost of living (percent above or below national average)
  • Crime (percent above or below national average)
  • Education (student to teacher ratio compared to national average)
  • Employment (income and unemployment compared to national average)

From sources including the U.S. Census and Bureau of Labor Statistics—we were able to see how each city did in the individual criteria (on a scale of 1 to 75, with 1 being best) and also on average to give them an overall score.

The first of two North Carolina suburbs (of Charlotte, NC) the  top 10, Matthews, population 27,198, isn’t as safe as the cities we’ve talked about thus far. With 2,952 crimes per 100,000 residents, its crime rate is only 6.6 percent below the national average.

Thankfully for its residents, the city did better in other areas. One of them is cost of living, where it is 3.3 percent below the national average (and only .2 percent above the average for the rest of North Carolina). Median household income is also quite high at $70,742, which is 35.2 percent higher than the national average.

With 24,866 residents, the second suburb of Charlotte to earn a spot in our top 10, Cornelius, is about on par with the national average in terms of crime; 314 crimes per 10,000 residents annually. Property crime in the city, however, is slightly higher than the national average.

Cornelius is the first city we’ve detailed where the cost of living is actually higher than the average than the rest of the country (by 2.5 percent). Its median household income of $81,532 is 55.8 percent higher than the American average and 85.3 percent more than the average for North Carolina. In terms of education, its class sizes are double the national average; it has a 32-to-1 student-teacher ratio compared to 16-to-1 for the U.S. average.
